Construction Method Statement
INTRODUCTION
The site is currently a disused school with various derelict boarded up buildings on it.
Initial demolition of the school building will need to take place and once planning consents are in place a demolition contractor has been appointed. The demolition contractor will also be the Principal Contractor while demotion works are carried out.
In the interests of being environmentally friendly, all existing concrete and brick rubble will be crushed and reused on site.
SITE SET UP
The extent of the site compound will be as shown in Appendix 1
In the interest of protection for the general public, it will be our intention to have full protective hoarding and screens around the site.
ACCESS AND EGRESS
The existing gate to the school will be kept in place for access and egress purposes.
With regard to members of the public using the adjacent footpath to the south boundary a banksman will be in place to control traffic accessing and leaving the site
TREE PROTECTION
All tree protection measures will be in place to approved drawings prior to any operations taking on site.

DELIVERIES
It is our intention to bring all deliveries along the A36 Pulteney Road turning into Pulteney Grove then left into Lime Grove Gardens avoiding Lime Grove due to the narrowness of the road, as shown in Appendix 2.
All deliveries to site will take place on rigid axle lorries only due to residents parking on the road in Lime Grove Gardens. It is also our intention to avoid deliveries during rush hour to alleviate congestion for the local residents.
CONTRACTORS PARKING
All contractors parking will be on-site or in the pay and display car park outside of Bath Cricket Club.
Absolutely no parking will be allowed by sub-contactors on any the adjacent roads.

GROUNDWORKS
Groundworks will be carried out by supply and fix contractors, to be appointed, once planning for the development has been received.
The above conditions will be set out in the Terms of Engagement.
It is also envisaged that while the groundworkers are on site the groundworker will be the Principal Contractor and Bloor Homes will be the client.
Once development has reached oversite stage and on-site road and footpaths completed, Bloor Homes will take over as Principal Contractor and our own employed manager will be on site on a permanent basis.
All contractors and sub-contractors will be expected to have passed Bloor Homes’ standard competency checks and where necessary references will be taken and checked.
COMMUNICATION AND LIAISING
Throughout the project Bloor Homes and all their staff and contractors will maintain a high level of liaison and communication with all relevant parties to ensure the programme can be carried out with least amount of disruption to our neighbours, their property and the general public.
The proposed site manager for this development will be Mr John Mumford who has worked in Bath previously on similar projects.
WHEEL WASHING
If required, a wheel wash may be put in place at the entrance to the site.

WASTE MANAGEMENT
A full waste management plan will be put in place once planning is granted.
DISC CUTTING
All contractors and sub-contractors are made fully aware of their responsibilities and where necessary, dampening down measures will be put in place.
PROPOSED ORDER OF BUILD
Plots 1, 2, 5, 12, 13, 11, 10, 9, 8, 7, 6, 4 and 3.
ESTIMATE OF CONTRACTORS ON SITE
We estimate no more than 25 contractors on site any one time including:
4 Groundworkers
1 Forklift driver
1 Labourer
3 Carpenters
2 Plumbers
8 Bricklayers
2 Electricians

PROGRAMME OF WORKS
It is estimated that the whole project would take no longer than 14 months.
HOURS OF WORKING
Hours of working will be:
8am to 5pm Monday to Friday
8am to 1pm Saturday
No Sunday or Bank Holiday work.
The site will be a Considerate Contractor Site
