The primary goal of the GHBA is to be an advocate with elected local, state, and national governments

for issues affecting our industry. Our industry primarily includes home building, remodeling, and develop-ment. As an organization, we want to enact new legislation that will help our industry and society in general and oppose legislation that will hurt.

When issues arise, there are typically two types of responses. ‘Type A’ personalities generally take quick and unilateral action by calling the appropriate elected official to register their displeasure. Others may just lament about negative decisions and do nothing about it. Both responses are usually ineffective and lead public officials to make decisions unfavorable to the industry. It is almost always bet-ter to have a unified and well thought out approach.

There are two other reasons for the GHBA to advocate for our industry. There is enormous strength in num-bers, and the GHBA has 1,600 members companies. That represents nearly

10,000 voters. Politicians understand that they have to be elected to office by people like each of us.

There is also an economic impact on the geographic area represented by particular politicians. They like economic growth and the GHBA is highly competent at supplying growth data. One builder, one developer, or one remodeler has limited voting and economic impact. Speaking up as an individual could damage your reputation with the municipality. But with 1,600 other member compa-nies behind you, our collective voice stresses the economic impact of any negative decisions with real facts and rational support.

The GHBA is currently involved with the City of Houston regarding new building and development codes within the 100 and 500 year flood plains. The proposed changes make little sense, are not backed up with

verifiable data, and are costly to our industry and buyers.

We put together a team of people including GHBA staff, builders, de-velopers, and engineers to help the City craft meaningful changes to the regulations. While we can’t predict the outcome, the dialog is meaningful and backed by real data. The same types of discussion took place with officials of Harris County and produced results satisfactory to both sides.

Whether the issue is building and developing regulation changes due to flooding or legislation that strictly increases home costs like the recent masonry requirements enacted by League City, the GHBA is there to advocate for us. The association needs our help to offer suggestions and show up from time to time. We need their help to act as our voice.

As w e h a v e d o c u m e n t e d previously, on June 29, 2015, the Environmental Protection

Agency (EPA) and the U.S. Army Corps of Engineers (the Corps) finalized their much-discussed joint Clean Water Act (CWA) “Waters of the U.S.”(WOTUS) definition and rule.

The new rule would dramatically expand jurisdiction under the Clean Water Act and the ramifications of the rule would have been severely punitive on business—especially for the home building, land development, construction and transportation infrastructure sectors. The U.S. Chamber of Commerce concluded that under the new rule, “virtually any business that owns or operates a facility or has property would be adversely affected, particularly if it has ditches, retention ponds for storm water runoff, fire/dust suppression ponds, or other surface impoundments on site.”On November 9, 2015, the GHBA, along with other local development stakeholders (TARGET), filed a Petition for Review with the Sixth Circuit in an

effort to fight against this government overreach on property rights. While other lawsuits seek to take down the entire new rule, our legal strategy is designed to remove the weakest and most scientifically vulnerable portion of the rule—the Texas Coastal Prairie Wetlands provision. The rule subjects the Texas Coastal Prairie Wetlands to case-by-case analyses and regulators are directed to consider them as a system. If the Texas specific part of rule is permitted to stand, the economic vitality of our region will be severely damaged and land owners will have to forego the use of their property. The Texas portion of the new rule is a broad, subjective, “catch-all”

approach by regulators to establish jurisdiction over vast swaths of land. This will severely threaten individual property rights, deter business investment, discourage relocation of new businesses and would limit or even eliminate expansion of local business operations.On February 22, 2016, the Sixth Circuit panel asserted jurisdiction over the appeal and issued a nationwide stay which delayed the implementation of the 2015 rule. That stay, along with President Trump’s executive order in February of last year instructing a full review of the “Waters of the U.S.” regulation, gave our industry some hope that this overreach would be mitigated.In late January of this year, the Supreme Court ruled unanimously that the Sixth Circuit Court did not have jurisdiction to be the sole venue for the hearings related to the new WOTUS regulations passed under the Obama administration and has instructed the circuit court to return the matter to the district court level.While the 2015 rule is still currently stayed by the Sixth Circuit, that stay will dissolve in the near future, likely in the next 30 to 60 days.While our group is concerned that the nationwide stay will be lifted, we are encouraged that the EPA and the Army adopted a new rule, only days after the Supreme Court’s ruling, that would delay any implementation of the 2015 rule until 2020. This rule is intended to provide clarity and certainty about which definition

of “waters of the United States” is applicable nationwide in response to judicial actions that could result in confusion.According to the EPA Administrator Scott Pruitt, “The EPA is taking action to reduce confusion and provide certainty to America’s farmers and ranchers. The 2015 WOTUS rule developed by the Obama administration will not be applicable for the next two years, while we work through the process of providing long-term

regulatory certainty across all 50 states about what waters are subject to federal regulation.”As expected, supporters of the original WOTUS have challenged this rule in court in an effort to move implementation of the Waters of the U.S. forward. Over the next few weeks, our TARGET stakeholders and legal counsel will meet to discuss our strategy in the coming months. There are already several options that we can take and we have been in contact with other groups and organizations that have filed lawsuits opposing WOTUS to get feedback on their strategy. We will continue to be vigilant. The success of the Texas economy depends in large part on the availability of reasonably-priced housing and to keep housing affordable, we have to fight this type of government overreach. n

Strong OutlookEconomic Forecast

The annual Greater Houston Builders Association's Economic Forecast Luncheon in January, was held at the Royal Sonesta and hosted over 900 GHBA members. The standing room only crowd was eager to hear the industry forecast for Houston and the nation, with emphasis on the recently passed Republican $1.5 trillion tax bill and the possible post-Harvey effects on the building industry.

Robert Dietz, Ph.D. NAHB Chief Economist and Ted C. Jones, Ph.D. with Stewart Title Guaranty were the guest speakers.

The overall outlook for the housing market is positive, according to the economic experts, both sharing pre-sentations that reflected the numbers.

"Even with the general fear of rising mortgage rates, and a labor shortage, the housing market is healthy," said Robert Dietz.

"Houston area builders will benefit from a long-term need for housing. Home buyers may face higher mort-gage rates this year, but many will end up with more money in their pockets," Dietz added. "Preferential

rates on capital gains on real estate sales remain unchanged. That profit is a down payment for a new home, a boost for homebuilders’ sales."

While the $10,000 cap in the property tax deduction will weaken demand in some high-cost, high tax states such as New Jersey, New York and California, fewer Americans will pay the Alternative Minimum Tax, which should offset some of the impact.

The $750,000 mortgage interest deduction cap will only affect a small percentage of mortgages. The NAHB anticipates rates will rise to about 5 percent by the end of 2019.

Builders are still up against the con-tinuing problem of construction labor shortages, higher cost of materials that existed both pre-Harvey and now post-Harvey, as well as a lack of lending for builder loans. The higher cost of materials will create a declining affordability in housing.

Ted Jones's presentation focused on the local economy and Hurricane Harvey recovery and its impact on the area. Jones noted that the Greater Houston area created 45,500 new jobs

in just the last 12 months. And, in 2017, there were a record number of home sales, and approximately 30,000 single family starts.

Jones stressed that the immediate impact of Harvey on Houston and the surrounding counties would be loss of jobs and declining home sales, but emphasized that he anticipates six to 12 months out from Harvey there will be a surge in job growth and rising homes sales.

The Treasury Department released new withholding tables based on the recently passed Tax Reform Bill outlining how much to withhold from employees paychecks. 90% of workers should see an increase in their paychecks.

The GDP (Gross Domestic Product) growth was up to 2.3% in 2017 and is expected to reach 2.6% in 2018, a strong indicator of a growing econo-my. These numbers reflect there is only a 10% chance of a recession in 2018.

The Houston area is dealing with a very tight labor market with a 4% unemployment rate coupled with 10% job openings.

Jones cited the following additional figures: • Wage growth up 2.5%. • The Federal Reserve raised interest

rates 1.1% in 2017. Targeted 1.9% in 2018 and 2.6% in 2019.

• 30-Year fixed rate mortgage is currently 4%.

• Nearly two-decade high for the Builder Confidence Index.

The oil and gas industry is always a huge concern for the Houston economy and within the building industry. Jones weighed in by noting that technological advances have improved the efficiency of oil and gas production, notably with the advanced development of fracking.

"Fracking has changed the energy industry dramatically since the 1990s," Jones said. "The energy industry has reduced days to drill and fracture from 40 days 3 years ago, to 19 days in 2018."

This technology has also impacted the number of rigs in operation—which is declining. But rig count is no longer an accurate barometer of the business as rigs can now perform more efficiently than in the past. These advancements combined with new opportunities to explore and extract oil and gas will be good for Houston for years to come.

Will Holder, president of Trendmaker Homes is optimistic that the housing industry in Houston, Texas is strong and expected to continue growing.

"People keep moving here for jobs, for warm weather and for affordable housing," Holder said. "You can't not build housing for these folks. There will be a need for 25,000 to 30,000 new homes a year for the next two or more decades."

Outstanding Young ProfessionalKendall McDermott, RoofTec

Kendall quickly emerged as a valuable leader, demonstrating to other young professionals how to get involved in the association. She is also a new Custom Builders Council and HomeAid Houston board member. Despite her brief tenure on the HomeAid board, she immediately stepped up and offered her employer’s services in order to successfully com-plete Roofs over Houston’s Homeless, a HomeAid project that repaired the roofs of homeless shelters across the city in the aftermath of Hurricane Harvey.

The Signorelli Company has been a mainstay in the GHBA development community for years. GHBA members rely on their experience, knowledge and assistance on a wide variety of issues from government affairs advocacy, political fundraising, industry expertise and charitable giving. They are also constructing a HomeAid project in north Houston in 2018. They also represent a growing region of the GHBA membership in Montgomery County.

Matthew has served in leadership positions for the GHBA in several capacities. Under his leadership, the Remodelers Council has seen significant growth in membership; in fact, the Remodelers Council just accepted the NAHB Council Award for Outstanding Recruitment and Retention. This remodeler’s steadfast leadership was not only helpful in membership recruitment, but in educational efforts as well.

Builder of the Year Taylor Morrison/Darling Homes

This dynamic duo built a HomeAid Playhouse that person-ified the “All American Spirit” – and, in the process, broke all records for the charity’s fundraising. This builder team has also committed to build a Benefit Home for the GHBA in 2018 and one of its employees is the 2018 HomeAid board president.

The Fed's Interest Rate Plan for 2018At the start of 2017, the Federal Reserve anticipated

raising interest rates three times and shrinking its large bond portfolio. Unlike in 2015 and 2016, where

the forecasts made by the Fed were overly optimistic, the 2017 forecast was spot on. Whether officials at the central bank can pull off a repeat performance of three rate hikes in 2018 will very much depend on two conflicting signals from the two variables that matter most to the Fed: employment and inflation.

Solid job gains have pushed the unemployment rate to just 4.1% in January, a 17-year low. If the unemployment rate drops as much in 2018 as it did in 2017 – a 0.7 percentage point decline – it would be at a low last seen in the late 1960s. Yet inflation, despite some recent rumblings to the contrary, remains stubbornly soft. Excluding volatile food and energy, the core inflation rate is just 1.5% – quite a distance from the Fed’s 2% target, despite the very low unemployment rate.

Initially, some at the Fed thought the low inflation rate was due to unusual one-off events such as declines in the price of cell phone service, cars, prescription drugs, and surprisingly weak healthcare and higher education inflation. However, as the inflation weakness has persisted, some Fed officials are beginning to rethink, at least slightly, the belief that employers bid up wages as workers grow increasingly scarce. That said, they still fundamentally believe that once the unemployment rate falls low enough, wages will rise. It’s just taking longer than in the past for this to take place.

At this point, there are several scenarios that can play out. Ideally, employment growth slows a bit, the unemployment rate falls a bit more but not much, wage inflation starts to rise, and overall economy-wide inflation strengthens. This would allow the Fed to continue raising rates slowly and not surprise markets. There are, however, several risks to this Goldilocks outcome.

The unemployment rate could drop too low too fast and in the process, ignite inflationary pressures of all sorts. This would force the Fed to raise rates quickly, potentially

triggering a recession. Alternatively, inflation stays low as the Fed slowly raises rates because the unemployment rate keeps falling. In this case, inflation is pushed even lower, forcing the Fed to stop raising rates. In this scenario, the Fed would have little room to lower rates when the next recession comes, as they would stop raising rates earlier than they would have liked.

Luckily, inflation seems to be finally appearing, and this will allow new Fed Chair Powell to raise rates in 2018 at a measured pace like former Fed Chair Yellen. But, as was the case in 2015 and 2016, unforeseen circumstances are likely to necessitate deviations from the preferred path. I, for one, wish Powell luck, but strongly suspect that the economy will be slightly stronger, and that inflation will rise faster than expected, necessitating four interest rate rises – one more than the Fed currently expects.

No matter what happens, 2018 will be bumpier than the economically serene and placid 2017. n

Th e R e m o d e l e r s C o u n c i l o f the Greater Houston Builders Association (GHBA) was honored

with a national award, the Council Award for Demonstrating Remodeling Excellence (CADREs), for outstanding membership recruitment and retention from the National Association of Home Builders (NAHB) Remodelers.

The awards were announced during NAHB Remodelers annual awards pre-sentation at the 2018 International Builders’ Show in Orlando on Jan. 10.

The GHBA Remodelers Council success-fully implemented a variety of initiatives focusing on membership retention at a time when many councils are seeing a decline in enrollment numbers. Due to these efforts, the council increased its membership from 271 to 361 from January to October 2017.

The 2017 Remodelers Council board of directors included two membership chairs (MCs) who focused on growing the council and fostering relationships with new members.

All first-time attendees, prospective and new members were given a ribbon attached to their name badge so they could be welcomed during events. Ambassadors greeted attendees and answered questions on how to become involved in the council.

The MCs followed up with first-time attendees to get their comments and answer questions. They also called

individuals whose membership had lapsed and encouraged them to renew, and to gather feedback about what could be more effective.

By implementing this feedback and providing quality educational programs and networking activities, members renewed their membership and stayed active in the council.

Kevin Vick, 2017 council president, says, “The Remodelers Council has impacted lives in so many ways. I have witnessed the selflessness and profes-sionalism of members who volunteer for

charitable projects such as our Annual Charity Garage Sale in which the pro-ceeds fund local charity projects at non-profit organizations.”

The CADRE is the NAHB Remodelers’ highest national award for work at the local level. The awards, judged by mem-bers of NAHB Remodelers’ leadership, are presented each year to local remodelers councils and individuals whose work at a local level exemplifies the best practices of the remodeling industry. Professional Remodeler magazine and Pella Windows and Doors serve as the official sponsors of the CADREs. n

GGHBA's 38-year-old charity fund-raiser, the Benefit Homes Project, has supported a variety of local charities throughout its history. Currently, HomeAid Houston and Operation FINALLY HOME are the project's beneficiaries.

HomeAid Houston is a 501(c)3 charity that provides remodeling and new construction support to qualified homeless care providers in Harris and the surrounding counties. HomeAid has received nearly $600,000 from the sale of Benefit Homes since 2007.

In 2017, Operation FINALLY HOME became a beneficiary of the Benefit Homes Project. The charity brings

together homebuilders, the military and communities to build custom, mortgage-free homes for America's military heroes and the widows of the fallen.

"Just like the Greater Houston Builders Association, both charities are construction related," said Cindy Hinson, chairperson of the Benefit Homes Project.

"Each builds housing for the less for-tunate and both charities work with GHBA members who are builders, developers, vendors, suppliers and trades. It is an efficient and successful way to help others," she added.

How the Project WorksEach year two to three homes are built for the fundraiser with donated materials, labor and services by GHBA members. The homes are sold at mar-ket value and proceeds from the sale are presented to the charities. The homes are constructed on donated homesites in prime communities and are finished out with numerous upgrades and amenities.

The 2017 Benefit Home teams were Chesmar Homes and Newland Communities. Chesmar built its Benefit Home in Elyson, a new com-munity off FM 529 and the Grand

Parkway. The second team was Westin Homes which partnered with Land Tejas. Westin built its Benefit Home in Lago Mar in Texas City. Both homes set records for donated materials and labor.

“GHBA members continue to em-brace HomeAid and Operation Finally Home through what they do best, building and selling beautiful homes," said Hinson. "These inspiring companies and individuals under-stand that with their help, there is hope for our community’s most vulnerable populations and for our wounded veterans who deserve a fresh start.”

For a number of years, families facing homelessness in north Houston

have been able to stabilize their daily lives with the help of Family Promise of Lake Houston (FPLH). In 2018, Family Promise will be able to deliver more services to many more families.

This agency is working in partnership with HomeAid and First America Homes, a Signorelli Company, to build a family Day Center called “Promise House” in Humble. The Promise House will provide counseling and administrative offices, locker rooms, bath facilities, a family room and kitchen, a child's playroom, and a dining room and library.

The Day Center is designed with a home-like setting to help instill a feeling of security and encouragement. Promise House is a 4,224 sq. ft. plan that will

replace the existing FPLH offices and will double its current capacity.

A pre-construction event was recently held in Porter, Texas at the Valley Ranch Recreation Center, hosted by HomeAid and First America Homes, to introduce the project to vendors and suppliers. An impressive 40 guests were in attendance to hear about FPLH, HomeAid Houston and the construction plans.

The event also highlighted a grant from PetSmart that will pay for a "pet condo" on the property, allowing families to keep their pets as they work to improve their situation. The grant is part of a national agreement with the Family Promise organization.

“This event was a huge success," said Bette Moser, executive director of

HomeAid. "First America Homes sent out the call to their vendors and they answered. Everyone understood the importance of providing a place to help prepare homeless and at-risk families become more independent and self-sustaining. We can't thank First America Homes and their vendors enough for committing to partnering with us on this project."

HomeAid Houston recently honored many of its HomeAid Heroes at Nice Winery, for contributing funds to help

complete remodel projects for local agencies that provide care for individuals and families facing homelessness.

HomeAid Heroes is a program that offers GHBA builders, developers, remodelers, mortgage companies, title companies and trades an opportunity to donate a pre-set amount per transaction within their business. This can include a percentage of the sale of a home, a lot, a door, or the closing of a mortgage.

The funds are applied to the renovation of the shelters. Projects have included updating bathrooms, kitchens, intake areas and adding storage space.

The honorees were treated to a video tour through Nice Winery's wine-making process.

The Heroes Program has grown rapidly since it began in 2014. Many of the HomeAid Heroes have been supporting the program since its inception. This support makes it possible for HomeAid to fulfill its mission "to build new lives for homeless families and individuals though community outreach."

HomeAid, First America Homes Host Vendor Recruiting Event for Family Promise of Lake Houston

Kentucky-based Drees Custom Homes is expanding its Houston operation with the addition of two veteran executives.

Drees has hired Justin Hood as its land acquisitions man-ager, a new position for the company’s Houston division. In this role, Hood is responsible for securing new home sites in area master-planned communities. He has more than 20 years’ experience working for Houston-area build-ers, including Royce Homes, Life Forms, D.R. Horton, Dunn & Stone Builders, and most recently Gracepoint Homes, where he was a member of a management team

that achieved a growth in revenue of 143% in three years.The Houston division has also hired Brett Briggs as its sales manager. He has been active in the local housing market since 2004, leading sales operations at Newmark Homes and most recently Legend Classic Homes. Under his guidance, Briggs’ sales teams have closed approx-imately $94 million in home sales. GHBA named Briggs Sales Manager of the Year in 2014.

Trendmaker Homes re-cently announced the re-tirement of President Will Holder effective March 31, 2018. Holder started as Trendmaker’s general manager in 1993 and has served as president since

2006, all while shepherding the company to becoming the industry leader in premier homebuilding and master-planned commu-nity development. During his 11-year tenure at the helm, Holder led Trendmaker Homes through the merger with TRI Pointe Group in 2014 and oversaw the expansion of the company into Austin in 2015. Senior Vice President Joe Mandola, who will also mark 25 years with Trendmaker Homes in 2018, will succeed Holder as president on April 1.“Working with Trendmaker Homes has been one of the greatest professional adventures of my life,” says Holder. “Throughout the past 25 years, my team members and I have built a company where we appreciate

Joe Mandola began his career in 1988 at Village Builders before joining Trendmaker Homes in 1993, first as an area man-ager, and later as director of housing operations, and vice president of op-

erations. In 2010, he became senior vice president and general manager. “I’ve been very fortunate to work alongside Will for almost 30 years. I’ve soaked up so much from Will over the years that I can’t begin to give him enough credit in just a few words,” Mandola says. Mandola adds, “We have an extraordinary team at Trendmaker and I am deeply thankful to be a part of it. I intend to launch my tenure off the rock-solid foundation Will has established. A leader is only as good as his team, and the team Will assembled and mentored as president these past 11 years is the best in the business.”

My personal experience with the GHBA has shown me how very much there is to be gained by being an active member of this association. From the multitude of educational and professional development opportunities to the networking and community involvement events, I credit the GHBA with providing me the environment to forge invaluable business relationships and foster my continuous professional growth.

Currently, I am the vice president of sales in South Texas for StucSure Home Warranty. I started working for StucSure in November 2001 and joined the GHBA the same month. Immediately I attended a New Member Orientation, and it really helped me get an overall understanding of the organization.

I have served on the Membership Committee on and off through years and it is the heartbeat of the association. If you are looking to serve, this committee is a great place to get involved. I have also served on many councils and divisions and am a firm believer that you will get out what you put in. One of our most selfless and longtime members, Greg Tomlinson with Builders Post-Tension, told me years ago that this a marathon not a sprint. Being an active member in this association continues to prove invaluable to the success of my business.

To get the most out of your membership, I highly encourage you to get involved by participating in GHBA events, as well as committees. Wherever you are located, chances are there is something going on close to you at all times. To kick off your involvement, I like to recommend new members pick an event where they can sponsor a tabletop. This is an inexpensive and easy way to begin what we hope will be an active and longtime relationship with the GHBA!

If you weren’t at the Associate Council luncheon on February 1, you missed an opportunity to learn more about GHBA President Don Klein, and his message of advocacy and education. Don emphasized the importance of associate members getting involved and staying engaged. Our voices and involvement matter!

Speaking of the future of our industry, the GHBA features a scholarship program and awards several scholarships every year. Thom Black with BMC gave his 5th annual commodity update to a sold out crowd at the February Custom Builders Council luncheon. Unfortunately the news wasn’t great. Next to labor, builders are most concerned with pricing. Production and demand along with Canadian duties are all issues we are facing and are reflected in the current pricing increases.

The United States had an estimated 1,202,100 in housing starts in 2017, up 2.4% over 2016.

Lumber has experienced an increase of 20% to 65% year over year, resulting in an estimated increase of $1,600 per house on the framing package alone.

Siding and EWP are up 8%, with gypsum/drywall hitting 20% at times, and blown-in insulation around 10%.

OSB in the Southwest region is currently 12% above the six-year average. The production has decreased due to producers diversifying their production into other areas such as furniture.

Hopefully in the third quarter we will start to see some relief. Thom suggests projecting future projects and working closely with your suppliers to ensure you have enough inventories to complete your current and future projects.

In March, the CBC will welcome a Realtor panel to discuss current regional sales and current buyer demands (e.g., are consumers looking for new construction or remodeling?).

The council also has several other events planned for the year in addition to its monthly luncheons. Watch for more information about the annual charity project, networking event and the Product Expo. It is not too early to start planning!

Participation is vital to accomplishing our council’s mission. Getting involved with the CBC is a great opportunity personally and professionally and we hope you see you at 2018 meetings and events.

Commodity Update Highlights Builder Pain Points

In the past two years, I’ve experienced a lot of life changing events. I married the love of my

life, we survived Hurricane Harvey, purchased our first home, welcomed our first child into the world, and saw the election of a new president. So quite a few milestones have occurred. Through all of that excitement, it can be hard to pay attention to where things are nationally and locally from an economic perspective.

There is a lot of “noise” that obscures a clear message. Whether it’s the multitude of political shows and points of views, to various economic indicators, or the anecdotal evidence from friends and family. I’ll try and cut through some of the noise that I hear to help clarify the signal.

Stock Market is Up: The Dow was up 31% in 2017—the largest rise in the first term of a new administration since FDR. The more representative S&P 500 is up over 23% in 2017. Clearly, the business environment has changed and economic expansion is continuing.

Unemployment is Falling: On election day, the unemployment rate nationally was 4.9%; today it is 4.1%. According to the St. Louis Federal Reserve, in Montgomery County, in November 2016 the employment rate was 4.8%. In the most recent reading for Montgomery County in December 2017, the unemployment rate was 3.7%. If you want a job in MoCo, there’s a great chance you are going to be able to find one.

Companies are Sharing the Wealth: Since the passage of the Tax Cuts and Jobs Act of 2017 in December 2017, more than 3 million workers have received bonuses to the tune of over $6 billion dollars. Let’s be clear, businesses are receiving a windfall as well. When was the last time Walmart raised minimum wages and passed out bonuses?

Business Leaders are Excited: Business leaders in America are flourishing in a more pro-business environment. Companies such

as Ford, IBM, Lockheed Martin, and others are beginning to “reshore” jobs here in the United States. The president’s trip to Davos earlier this year was characterized as constructive with the purpose to seek more foreign investment in America.

When you take a step back and look objectively at the situation, there hasn’t been a better environment for business in this century. When I talk to division presidents here in Montgomery County and Greater Houston, they are all optimistic with WTI stabilized north of $55/barrel. Local builders and developers are all on the hunt looking for land and lots.

So as we approach the start of spring, take some time to stop and smell the roses, and keep your eyes open for the signal.

The Remodelers Council’s March luncheon highlighted design trends and updates from

the International Builders Show. Designs from a dining room built inside a wine room to LED lighting on cabinet toe kicks, all the latest fads were discussed. As you may have heard, the City of Houston has recently proposed changes to the floodplain development regulations. GHBA has been very engaged in the process, offering technical expertise, unintended consequences data and information on the possible negative effects on housing affordability. At our March luncheon, we will host the City of Houston’s Chief Resiliency Officer Steve Costello who will present the latest from the City. We’ll also have remodelers on hand to explain the proposed regulations’ impact on our remodeling industry. Don't miss this opportunity to stay informed!
