About ASTAD.
Majority of the projects were delivered to QATAR
FOUNDATION (QF) which became the major client. In
2008, both entities decided to form strategic
partnership and establish ASTAD PROJECT
MANAGEMENT.
History: Formerly known as the QP Onshore Engineering
Department – Special Projects Division and in
collaboration with Contract, Planning, Cost and other
Support Departments within QP, have delivered high
profile prominent Buildings and Facilities in Qatar since
2001.

QF FM Main Objectives are;

Qatar Foundation as Owner, created QF FM to maintain & operate all facilities at inception of Education City in 2001.
QF CPD doesn’t look only at how buildings are designed, QF CPD + QF FM wants to see and plan how buildings will be Operated and Maintained.

Recurring issues of handover documents that challenge QF FM Quality services: • All Handover Data & Documents are poorly structured.
• Traditional 2D As-Built documents are very often wrong.
• QF FM are using ArchiBus18.2 for CAFM, but the As-Built Data entry into ArchiBus is Time & Staff consuming.
• Training in time QF FM Staff in understanding their complex and extensive Buildings is difficult with 2D documents Only…
• Why handover documents in EC projects should NOT be done any more ONLY in a Traditional mode.

• Streamlining the process of data entry in CAFM platform (use of COBie*2.4 fully interoperable with ArchiBus 18.2).
• Accurate recoding & user friendliness of the As-Built information (As-Built BIM Models including 3D laser scanning).
• Offering QF FM a tools to challenge QA/QC of the contractor provided handover documents (training of QF FM Staff).

QF/ASTAD developed As-Built BIM (Including Cobie) requirements to be part of Handover/Closeout deliverables to assure accurate and consolidated data captured by “all” (AEC, specially Contractor) stakeholders during project life cycle.
Critical Infrastructure projects in Education City were the 1st implementation step.
The Integration of COBie in BIM Lifecycle, streamline the process of data records and assure a Consolidated & well Connected dataset.

COBie data responsibility matrix must be clear in As-Built BIM method statement between the GC & his sub-contractors or any other 3rd Party BIM Consultant.
•COBie Data is fully linked to As-Built BIM Model but can be also use completely separately from As-Built BIM Model.
•COBie Data input (when Design BIM is required) is not requested in the design stage in QF/ASTAD projects, except Room/Spaces schedules.
MEP Assets are the priority and key MEP items are listed.
QF FM Coding Protocol are integrated to COBie in the early stage.
