AGENDA
Various Electrical Services provided in Telecom
Installations.
Precautions in planning by Architects to
incorporate the various provisions of Electrical
Services
Electrical Services Planning
• As per departmental practice, a requisition is made by
user to the Architect for preparing the preliminary
drawings.
• The Architect unit is supposed to provide suitable space
for various electrical services.
• At this stage electrical personnel should interact with
architect and ensure that all their requirements are met.

Electrical Services
The various Electrical services to be provided in Telecom
buildings are as under:
1. Sub-Station 2. Engine Room
3. A/C Plant 4. Lifts
5. Fire Detection 6. Fire Fighting
7. Telephones Conduits
8. Main Board/Rising Main for Electrical Distribution for L&P
9. LT Electrical Panels
10. Power Distribution with the help of Cables/Ducts in buildings
11. El and Fans 12. Compound Lighting
13. Water Supply Pumps 14. Lightening Conductors
15. Miscellaneous

Sub-Station
• The internal partitions of the Sub-station should
be finalized taking special care that the HT Panel,
the transformers and LT Panels can be properly
accommodated with required clearances.
• These spaces should be so allocated that there is
least cris-crossing of cables/ducts, (ref. sketch 1)

Sub-Station
Rolling Shutters
• Rolling shutters of about 2.4. mtrs. in height and
2.2 mtrs. in width are normally adequate except
in cases it is proposed to install transformers of
capacities higher than 500 KVA.

Sub-Station
Ventilation
• Efforts should be to get permanent type of ventilation in
the sub station area which can be attained by providing
grills/louvers at lower level on the internal walls and at
higher level on the external walls.
• Concrete jallies can be provided in place of present
practice of providing closed and openable type ventilators.
• For fire protection it is essential that HT Panels and
Transformers are housed in enclosed spaces.
• In case of transformers we can have the partition walls
upto a level of 9 ft. leaving some space on top for
ventilation. For internal circulation of BSNL only
Sub-Station
Ramp/Platform
• In some cases where road level is lower than the sub-
station room level ramp/platform is provided for
transportation of transformers etc.

Sub-Station
Earthing
• In the beginning itself we should interact with
Architect and see that some kachha space is
provided near the substation.
For internal circulation of BSNL only
Engine Room
• It should be checked that the space provided is
suitable for installing 2 number of Engine
Alternators.
• The exact space requirements will depend upon
the size of the Engine to be installed.
For internal circulation of BSNL only
Engine Room
Ventilation
• Most of the points mentioned in case of
substation are applicable here also.
• The openings for inlet of fresh air should
normally at lower level and their area should be
about 1 & 1/2 times the radiator area.

Engine Room
Door Sizes :
• Same as in case of Substations.
Earthing:
• Same as in case of Substations.
Ramp/Platform:
• Same as in case of Substations.

Air Conditioning
• The switch room and A/C Package Room should
be so located that maximum throw required is not
more than 11 meters.
• All A/C spaces should be close to each other to
reduce dueling.

Air Conditioning
Condenser space:
• We should have balcony for installing condensers
adjacent to the package room.
• However, it should be ensured in the preliminary
drawings. (Ref. Sketch 2).
• This arrangement reduces the cost substantially
as the length of refrigerant lines is reduced.

Lifts• The number of lifts should be worked out on an approximate
basis and the number of lift wells provided by the Architect
should be checked.
• From service point of view it is important that all the lifts are
housed in one lobby.
• The Lift well dimension should be adequate for required size
of lift.
• The machine room ventilation should be carefully planned
We should insist for permanent type of ventilation as no
persons attends the machine room. (Sketch-3)
For internal circulation of BSNL only
Lifts
• Lift machine room ventilation should be carefully planned
keeping all aspects mentioned in case of Substation in
view.
• Provide permanent type of ventilation as no persons
attends the machine room is ventilated with the help of
windows and open able/ fixed type ventilators. These do
not serve the purpose. (Sketch-3)

Main Board, Fire Detection & Telephone Risers
• For housing the above items risers are required.
• Efforts should be make to get them properly
integrated into the building drawings.
• A recommended solution is given in Sketch 4.

Fire Fighting
• For fire fighting we require an underground Tank, a pump
room and space for hydrant pipes and landing valves and
hose reels besides yard Hydrants.
• In the beginning itself these aspect should be examined and
decided. Ultimate height of the building to be considered
even though initially we may be constructing only partly (Ref.
sketch 5).
• A fire control room should also be planned near the
entrance.
For internal circulation of BSNL only
Water Supply Pumps
• Same as in case of Fire Fighting Pumps.
For internal circulation of BSNL only
Cable Trays/Ducts
• The method of taking power from substation/engines
to various points like power room. A/C package room,
should be examined.
• In case it is decided to have ducts, the same should
be marked in the drawing after deciding route
judiciously.
• Cutouts, their locations and sizes should be worked
out.
For internal circulation of BSNL only
Compound Lighting
• Pipes for crossing roads should be left.
• Also location of poles can enhance the beauty
of building if Architects are also involved in
finalization of their location.
For internal circulation of BSNL only
Lightening Conductor
• The Earthing locations should be identified in the
layout drawing.
• Efforts should be made that these do not come in
the main elevations.
For internal circulation of BSNL only
Exhaust Fans
• Exhaust fans are normally installed in Substation
Room, Engine Room, Toilets, Power Room,
Battery room, Machine room and Basements.
• It can be appreciated that exhaust fan will be of
no use if it is installed over a window. It will only
short cycle the air and the room will remain
unventilated.
For internal circulation of BSNL only
Ventilation of Power Room and Battery Room
• As in case of Sub-station and Engine Rooms we
should try to ensure cross ventilation in these
rooms by providing openings on the opposite wall
at a lower level.
• Sometimes, providing a gap between the floor and
door bottom can also add to effective ventilation.
