FENCING & LANDSCAPE GUIDELINES PROCESS
STEP 1Identify the fencing and landscape requirements as detailed in the Macarthur Heights Fencing and Landscape Guidelines.
STEP 2Construct the fencing and landscaping for your lot consistent with the Macarthur Heights Fencing and Landscape Guidelines.
STEP 3Some lots may be eligible to receive a “landscaping rebate”. Check your land contract to see if you are eligible. If so, on the completion of your house, fencing and landscaping, and within 24 months of settlement, submit your application to the UrbanGrowth NSW Project Review Panel.

Landcom has developed Fencing and Landscape Guidelines for Macarthur Heights because we are conscious of the importance of building well landscaped homes and quality fencing in our new communities. Well landscaped streets help create a sense of place and are generally most attractive. Guidelines help you:
• Create consistency in street frontage and landscape character.
• Clearly define lot boundary, street edges and private space in key locations by using appropriate fencing and landscaping.
• Add value to your home and the suburb.

LANDSCAPE:• 2 x advanced trees in the front yard (minimum pot
size of 25L). See plant species guide on page 8.
• 1 x advanced street tree is provided in the verge in front of each lot. Any street tree damaged or removed must be satisfactorily replaced with a similar advanced specimen.
• Consistent dense hedge row at a minimum mature height of 1.0m to be provided along the front boundary.
• All shrubs to be planted in suitably mulched and edged garden beds, turf to other unpaved areas of the site.
• To maximise the opportunity for landscaping within the front setback, driveway is to be no more than 5.0m wide at the front boundary, and total garage door width to any street frontage is not to exceed 5.0m.
LETTER BOX:• Provide brick or rendered 1.2m high letter box pier
and standard letter box. Refer guidelines page 7.
DRIVEWAY:• Driveway crossing between the street and the
property boundary must be constructed in plain uncoloured concrete, maximum 5.0m wide.
• Bin storage is to be located behind gate on driveway side where possible. Bin storage and services are not to be visible from the street.
• Other planting must be provided within the front yard, including beside the driveway and paths.
FENCING: • Front fence: Any front fence is to be a brick or
rendered pier with metal palisade infill, approx 1.2m high. Refer to fencing details page 6. A front fence is required on some lots – see masterplan page 3.
• Front retaining walls: a retaining wall within the front yard area up to 0.6m high may be constructed where necessary. Refer to retaining wall guidelines page 5.
• Side and rear boundary fence: 1.8m high lapped timber fence to be set back at least 1.0m behind nearest front corner of the house. Refer to Fencing Guidelines page 6.
• Any fencing along the side boundary (forward of the building line) should be consistent with the style of the front fence. A consistent dense hedge row may also be provided.
• Corner lots (including those adjoining pedestrian links): 1.8m high fence along the secondary frontage of a corner lot may not extend more than 50% the length of the lot.
RETAINING WALL OPTIONS Where a retaining wall is required on sloping front yards throughout the estate there are several guidelines and options to be considered to ensure consistency.
Option 1: Provide a retaining wall on the boundary of the lot at a maximum height of 0.6m, front yard is then sloped up to house level. Any front fence should be on top of the retaining wall. Construction and finishing to be in accordance with ‘Brick or rendered pier and infill front fence type’ (refer page 6). To ensure consistency, the front retaining walls are to complement the brick or render of the residence.
Option 2: Two retaining walls at a maximum height of 0.6m each at the front of the lot to provide a more level front yard area. The second wall should be setback at a minimum gap of 0.5m from the first retaining wall on the boundary. Any front fence should be on top of the front retaining wall. To ensure consistency, the front retaining walls are to complement the brick or render of the residence.

FENCING TYPOLOGIES
BRICK OR RENDERED PIER & INFILL FRONT FENCE ALONG UNIVERSITY DRIVE & GOLDSMITH AVENUE • Fence to be a maximum height of 1.2m.
• Letter box pier to abut driveway on the inside driveway edge.
• Piers to be spaced at a maximum of 2.0m apart from their respective internal edges.
• Plinth walls are nominal 200mm above the surface area (except where they form a retaining wall).
• Provide a 50mm clearance from the top finished level of the plinth and fence infill panel.
REAR LANEWAY BOUNDARY FENCE • Fence to be a maximum height of 1.8m.
• Standing piers are 230mm square.
• Minimum 3 brick piers will be required per lot, one on each side boundary and one adjacent to the driveway.
• Timber palisade panels shall be 1.8m in height with a nominal 100mm slat and 50mm spacing.
• Gates are to be consistent to the overall finish and dimensions of the fence.
LETTER BOX GUIDELINES • A Letter ILO Post box pier is required on each residential lot within the estate, as illustrated below.
• The material of the Letter ILO Post box pier is to complement a predominant render or brick of the front facade of each individual dwelling, and match any front fence that is provided. It should be built to the dimensions shown.
• Letter box piers should abut the driveway on the inside driveway edge.
SIDE & REAR BOUNDARY FENCE • Timber lapped fencing to be a maximum height of 1.8m.
• Where fence is erected on a retaining wall, steel posts which key into the retaining wall are required.
• Palings to overlap a minimum of 25mm each side.
Note: Side and rear boundary fencing along pedestrian links are to be treated as per corner lots to increase surveillance along the link.

FINAL INSPECTION REQUESTTo claim your rebate, simply meet the following requirements within 24 months from the date of settlement of your land purchase:
• Meet the conditions of the Contract for Sale of Land issued by Landcom.

The Macarthur Heights Design Review Coordinator will then arrange for an inspection of your fencing and landscaping to confirm compliance within 7 days. Once compliance is confirmed, Landcom will process your rebate and forward a cheque to the address below. If your fencing and landscaping does not comply, the Macarthur Heights Design Review Coordinator will contact you to provide advice for improvement.
