What is FlexiDry?
FlexiDry is an accelerated screed additive which can be used on a wide range of floor applications.
By altering the dosage the dry time of the screed can be chosen at 7, 14 or 21 days.
How FlexiDry works
Screed hardens due to a chemical reaction –hydration– between cement and water in the mix whichrequires one part water to four parts cement by weight.
Obtaining the correct water to cement ratio is abalancing act: the mix needs additional water to beworkable enough to place, and to fill voids, but excesswater can make the mix weaker, porous and lead to shrinkage.
How FlexiDry works
FlexiDry, when added to the mix water, allows moreof the cement molecules to bond, accelerating thehardening and drying time without compromising onworkability, strength or durability.
The concentration of FlexiDry in the mix water willdictate the rate at which Hydration and drying willaccelerate.
The difference between FlexiDry & standard floor screeds
• Depending on the dosage of FlexiDry final floor finishes can be installed after 7, 14 and 21 days
• Standard screeds laid at 75mm will take approximately 110 days to dry before final floor finishes can be installed

FlexiDry is a perfect screed solution for Underfloor Heating. It provides a good conductor of the heat dissipated from the pipes and due to its high density and easy compaction optimum performance is achieved.

Recent tests by a recognised University showthat a cementitious screed is 20 to 30% moreefficient as a thermal conductor than ananhydrite screed.FlexiDry Floor screeds are more efficient due tobeing more compact than a standard cementitiousscreed plus the cement content being an activeconductor.

The centre has been designed with sustainability at its core through collaboration between Greenpower, Emission-Zero, Fordingbridge and Passivent. The building itself is open plan to allow flexible use of space and includes an office area, a lecture theatre and storage. It makes use of passive design features such as orientation andnatural ventilation to use as little energy as possible.

FlexiDry has been used on a considerable number of projects under the Build Schools for the Future (BSF) programme.Using FlexiDry allows reduced screed thickness on top of insulation and Underfloor Heating systems and therefore less cement is used on each project reducing carbon emissions.

It is estimated that over the next 20 years in excess of 4,000 secondary schools will be built.
The project started in 2009 and currently involves 2,367 schools.

On average we estimate completing the screeding of 200 schools a year with the average job size per school of 5,000 square meters.
By changing the specification of the whole BSF project over to FlexiDry it would save 105,060 tonnes of cement & 131,325 tonnes of CO₂.

Main Contractor Kier decided to change the specification after the first pour of Free Flowing Anhydrite screed to the FlexiDry Fast Drying Screed System and used FlexiDry F2 (14 day dry) and F3 (21 day dry) screed additives to suit the project timelines.
The reasons were their concerns as to how long the screed would take to dry before final floor finishes could be installed, particularly heading into the winter months. The FlexiDry Floor Screed is being installed over underfloor heating to approximately a 5,000sm area. FlexiDry provided the perfect solution and gave control back to the Contractor.
