LBS owes its roots to its humble beginnings. It
started with a simple vision from the founder,
Dato’ Seri Lim Bock Seng, “To be a leading
developer without forgetting to give back to
the community from which we come from.
We need to be people focused.” He has
inculcated this value and Tan Sri Lim Hock
San has taken this vision and evolved it in

This is because in LBS, we believe that in order to
affect and impact the communities around us, we
first need to reflect the change and progress. So
this is reflect in the leadership provided, the
training, and the improved corporate internal
communications, so that every LBS staff has the
same platform of opportunity to rise above

LBS has been a strong supporter of KDSF for 10 consecutive
years and in 2016, LBS was the Premier Sponsor, contributing
RM120,000. LBS aim to help to enable KDSF-NC to help more
children in our community who are born with genetic
condition of Down Syndrome.
The incidence of Down Syndrome is 1 in every 660 live births
(Malaysia). 30%-50% of individuals with Down Syndrome
have heart defects and 8-12% have gastrointestinal tract
abnormalities present at birth. Most of these defects are
correctable by surgery
We believe in the Early Intervention Programme provided
for, in KDSF-NC Centre, to help children with Down
Syndrome to achieve higher potential that can change
their their destiny.
1. KIWANIS DOWN SYNDROME FOUNDATION

Part of The Star's NiE (Newspaper-in-Education), Step Up is
a 24-page bilingual education pullout for Chinese primary
school pupils from Year Four to Six. The Step-Up
Programme consist of 2 pullouts for primary and
secondary students, aiming to make learning English fun
which is inline with Education Ministry syllabus.
LBS believes that children are the pillars to our country’s
future, hence it is outmost essential to strengthen their
academic foundation in schools. Therefore, LBS has been
a faithful sponsor since 2012 with a sponsor value of
RM60,000.
RM60,000 sponsorship comprises of 100,000 copies of
materials:
- 50,000 copies to primary schools
- 50,000 copies to secondary schools
2. STAR STEP-UP PROGRAMME
Corporate Social Responsibility
D’ Island Residence in Puchong is a conservation
project, developed on a precious plot of land on
an ex-tin mine. Although there were a wealth of
fallacies surrounding properties built on ex-tin
mines, the developers chose to develop this
parcel which would have otherwise been left to
waste with no positive use to the community. The
outcome of this development is a first-of-its-kind
island resort themed township, surrounded by a
vast man-made lake that was restored by the
developers.
With this conservation project, the developers also
wanted to make an impact to the environment
by ensuring environmentally friendly construction
methods, energy efficient designs and fittings
were used throughout the development of this
project.
3. CONSERVATION PROJECT – D’ ISLAND RESIDENCE
D’ Island Residences also played host to the
2016 AquaX jet ski race at the lake, where
the powerboats used are recognized by
the “Sijil Alam Sekitar ISO14001”, US
Environmental Protection Agency, the
California Air Resources Board and
European Union. After each race, the
organizers, P1 Powerboats, will monitor and
review the race’s impact to the water and
on land.
Good Customer Initiatives
We have also implemented feedback avenue for our products and
services from our purchasers to ensure that we provide the best to them,
which will ultimately benefit us and our stakeholders. Hence, with the
increasing population in Bandar Saujana Putra and D’ Island Residence,
LBS initiated an Annual CNY Gathering 3 years ago, with the intention to
bond with the residents and also to receive their feedback.
Other efforts that LBS does to build rapport with the BSP residents are
through organizing annual events such as BSP Carnival, Gotong-royong or
Football tournament.
While the D’Island Residence population is slowly building up, we have
had our first meet and greet session in 2014 with the same intentions as
well as a CNY Gathering in 2016.

LBS strongly believes that happy employees also equals to happy
customers. Therefore, we believe that they are the most valuable asset
to an organization. Therefore, LBS also invest in building good rapport
with staff.
- One key activity that we undertake is that we encourage the Heads
of Department in LBS to mingle with all staff. Therefore, weekly lunch
get-togethers within the department has now become a normal
occurrence.
2. WEEKLY LUNCH WITH STAFF
Good Customer Initiatives
LBS believes that two-way communication is the essential to a successful
organization management. As a responsible home developer, LBS
constantly listens to its customers, appreciating their input, gauging their
needs, and looking forward to grow with customers.
The numbers of loyal customers are increasing as LBS expands its business
ever since LBS implemented CRM.
3. CUSTOMER RELATIONS MANAGEMENT
Good Staff Engagement Activities
Apart from good bonding and building relationships, LBS also believes in
ensuring that all staff is clear on the vision of the company and its yearly
objectives. Therefore, LBS organizes a yearly Internal Communication
Briefing in the beginning of the year. LBS invites all staff to ensure that they
are aware of the company’s direction as start off the year.
With this in place, staff are welcomed to share their thoughts and
suggestions with the management.

Activities outside the office responsibilities and environment allow a
different avenue of interaction between the staff. It also ensures that we
create a work life balance. Therefore, annually the following activities are
planned for the staff:

Therefore, through creating a fun environment, team spirit and unity is
created.

loyalty employees such as bonus, career advancement opportunity,
