March is upon us already, I love March because it signifies to me the start of new beginnings. For instance it signals the beginning of the football season (go Eagles), it signals the beginning of Autumn, in the ancient Rome calendar March signalled the beginning of the year and for SwanCare Group this year March signals the month when we launch our new Vision, Mission and Values for the organisation. So this year in 2012, March is really the beginning of something new and very special.

SwanCare Group unveils its new Vision, Mission and Values Since September last year the Board in conjunction with staff and residents has set about to develop a Strategic Plan for the next 5 years. Part of this process also looked at the organisations Vision, Mission and Values and it was agreed that these too needed a facelift to bring them into line with the direction that we are heading and become reflective of our goals and aspirations. As a result of much thought and consideration we have come up with a Vision and Mission that is simple yet extremely powerful, and which we believe truly encompasses all that we are about and reflects all that we are aiming to achieve.

Our Vision is to enrich the lives of everyone in our community.

Our Mission is to provide comprehensive quality care, accommodation and services to our residents.

We also took the opportunity to canvas our staff and through a series of workshops and surveys we have determined a new set of values that we feel underpin the organisation and are reflective of the values that we want our staff to aspire to in all their daily activities whilst they are at work fulfilling the above Vision and Mission. Put simply SwanCare Group values RESPECT. Where RESPECT is made up of the following interrelated values:

The launch of the new SwanMobile In another first for the month of March, we will, on the 8th March, be officially launching the new SwanMobile. Totally raised from donations from our residents and our own major community groups, this vehicle will supplement the existing service and will be a great benefit to residents, enhancing what is already a tremendous service that we provide here at Bentley Park. The new vehicle will also come with some new recruit drivers. As a means of supplementing the volunteer driver pool and as a means of improving the interaction between residents and staff, three members of the organisation’s executive team, namely Natalie Hodi, our General Manger of Retirement Living, Garry Black our Chief Financial Officer and yours truly will once a month take the wheel and become your volunteer driver for a SwanMobile shift. Please don’t worry, each of us have undergone the rigorous driver education and training program (thanks Laurie and Karen). You will be in safe hands!!!

Snippets from around the Village To round off my article this month I have the following snippets of information that I would like to take this opportunity to share with you all.

• First of all, can I extend my congratulations to the Bentley Park Social Club for the excellent event that they held on Australia Day. Held in arduous (heat) conditions, the committee showed exemplary spirit and organisational skills to adapt their function to cope with the heat and the huge numbers of attendees. From all reports the event was a huge success. Special mention must also be made to one of our tireless workers in George Palmer, who provided that technical expertise, above and Continued Page 3

Bentley Park - Rowethorpe At the last Residents Council meeting a talk was given by the Police Dept. on home safety. We were also shown a slide show on how to safeguard our houses. The video recommended fitting window locks, and spy glasses so you can see who is at your door before you open it. Most important of all is not to leave windows and doors unlocked. Also do not leave the curtains or blinds open at night as burglars can see you sitting there on your own. We are all guilty of just being away for five minutes to hang out the washing etc. and not locking the door. THIS IS A NO NO. It only takes seconds for thieves to go in and out. We do hope you all went to the meeting and really paid attention to what the Police had to say. At our delegates meeting it was suggested that the security guards have dogs with them especially when patrolling dark areas such as Bollig Gardens and Pugh Place. At this stage it is just an idea to be looked into further. Please if you see anything suspicious don’t hesitate to call Security on 6250 0020 day or night. Once again I will remind you of the delegates of Neighbourhood Watch. Alma Ralph, Don Pederick, Dawn Inverarity, Pam McInnes, Lillian Pelham, Marion Pollock, Audrey Wylie, Dorris Harper, Barry Williams, Andrew Chisholm, Joan Edwards, Don Reid, Judith Pederick, Tony Ryder and from Rowethorpe Joy Hawken, Pat Jordan and Yvonne Ballard. Scam AlertWe have had a report from a resident that they received a telephone call from someone who said they were from the Government. They stated they would like to give her $5000 and to deposit it direct in to her bank account and asked for her account details. This resident was very smart and told the caller to send the money in a cheque. Remember, NEVER give your bank account details to anyone over the telephone.

• Residents will have received by now new forms requesting an update to their next of kin / emergency contacts. This is really important information for us and I would be extremely grateful if all residents can take the time to fill out these forms and return them to Administration. In the event of an emergency it is imperative that we have your up to date contact details.

• I mentioned in my opening comments the release of our new values, being based around the acronym of the word RESPECT. I truly feel that our staff do have respect for all residents and I know that our staff work extremely hard to honour these values and ensure that every interaction with our residents results in a positive experience. It is therefore disappointing when some residents consider it appropriate to be disrespectful and in some cases quite rude to our staff, who, at the end of the day are always trying to do their best to help out. It is only isolated instances, but these often over-ride the good. Can I therefore please appeal to residents that might want to take their frustrations out on our staff to reconsider their actions, after-all we are all on the same side.

• Finally, I mentioned at my last VRAC meeting the current situation with the maintenance of air conditioning units that are installed in residents’ premises. I have been asked to re-clarify this position. Essentially, we (Admin) are responsible for air conditioning maintenance and repair to units that are installed in residents’ homes. If a resident moves into a unit and it doesn’t have an air-conditioner installed, and the resident takes it upon themselves to pay for the installation of one, then, subject to the unit being of the approved type and style, we will undertake to look after its ongoing maintenance and repair. For further details on this matter residents can contact either Mike Sullivan or Natalie Hodi.

Laundry/Linen Service - effective 15th March 2012 Dear Bentley Park Resident, SwanCare Group Hospitality Services provide Cleaning, Laundry and Food Services to our Aged Care Facilities and also to all our Residents in our Independent Living Units at Bentley Park. In light of the ever increasing costs associated in providing these services over the past 12 months, unfortunately we can no longer sustain the current pricing and pickup and delivery times. Therefore, it is necessary that the following changes will be effective from Thursday 15th March 2012. Michael Moves to Bentley Park A couple of years ago Michael Hansen was your typical Aussie bloke employed in the mining industry in the North-west. He’d lived in Karratha most of his life and was contemplating retirement. But that all changed when he woke up in a hospital bed severely handicapped after a debilitating stroke. Since then Michael has been working on his rehabilitation with Brightwater Care Group at their site in Oats Street. Staff there provide goal-focussed rehabilitation services to people who have acquired a severe disability. Michael’s goal is to get to the stage where be can look after himself again. As Michael’s rehabilitation progressed he and his Brightwater friends started looking for somewhere for him to set up house. Someone suggested a retirement village with on-going care services. He found what he was looking for when he discovered the new villas at Bentley Park. SwanCare Group, Brightwater and BGC Construction worked together with Michael planning his new villa in Solandri Avenue. It is being suitably modified to allow him to move around in his chair and do all the every-day, look-after-yourself duties like cooking, washing-up and laundry. Not easy when you can’t walk and have one good arm!

In spite of his handicap, Michael remains up-beat and is looking forward to his new life at Bentley Park. He’s a very social bloke and wants to get involved in the local scene. So when you see him wheeling around the place next month be sure to stop and have a yarn with SwanCare’s latest convert.

Archives I had intended writing an article on how “Banham Level came to be. What! Never heard of it ?. Well as you drive down Jarrah Rd at the low side of Adie Crt. you will see a big log of wood about 12 to 15 Ft long and about eighteen inchs in diameter and has BANHAM LEVEL chopped into it. Then a bit further on there is a big hole in the ground with a wire fence in front of it and a concrete slab on top, forming a Carport with a roof on it. That area is “Banham level”. It was originally an ugly sump. However in the Archives I came across a Press release that says it all. As follows. PRESS RELEASE - 24/5/79 DUAL USAGE FOR UGLY SUMP Swan Cottage Homes, at Bentley have a solution for unsightly drainage sumps. Dual usage under lease is the answer. Richard Cleaver, Chairman of the retirement village, today praised the Perth City Council for it’s co-operation. When this Organization failed to obtain by transfer an ugly fenced compensation basin jutting into a modern unit development in Jarrah Road, an alternative was sought. A Proposal was advanced that, with the Council extending maintenance assistance, the sump could be preserved for flood eventualities and the village could build over it a modern Carport deck with appropriate Land-scaping and beautification. Plans have been approved, a long term lease is to be signed and within a few months a dual purpose development will be seen as a probable Pilot scheme for other sumps in the Metropolitan area Mr Cleaver said that in recognition of the initiative of the Village Administrator Mr Leon Banham in this plan the Car Deck will be named “Banham Level”. The Archives are situated in Unit 1 of Richard cleaver lodge. This is an ideal place for you to go for a couple of hours with a few of your friends, to sit round and reminisce on the good old days. Look at photos of friends you have not seen for a while. Enjoy a cuppa. All it takes is a call to Tini or myself and make a date for day or evening. Battery Recycling Thank you to all who have been recycling batteries and other items. I would like to encourage everybody to get involved and do our bit to save the environment. Since I started collecting batteries for recycling in mid-December, I have taken more than 10 kilograms of various types of batteries to a bulk collection point in Belmont shopping centre. After that encouraging start, I wish to expand the operation to include the following: • batteries (all except car batteries) • spectacles • mobile phones • hearing aids • corks (not plastic stoppers) • printer ink cartridges • fluorescent light globes (not tubes). There are receptacles for all of the above at Belmont Shopping Centre and that is where I will take them. Batteries and fluorescent light globes should not go in the rubbish bin as they contain materials which will pollute the Earth. Spectacles and hearing aids are tested and re-used for people who cannot afford new ones. Recycling boxes for these items are located in Bentley Park as follows: • East of Adie Court in Richard Cleaver Lodge near the letter boxes. • Plantation Apartments foyer and the Administration building foyer. • West of Adie Court in rubbish rooms next to the laundries. • Drummond Apartments foyer and Mavis Cleaver Court near the notice board. There is no money in any of this recycling. I don’t get paid and it costs me nothing to take the items for recycling with me whenever I go to Belmont for shopping. Allan Manning

Bentley Park Reserve FundSince last year the VRAC has been in ongoing discussion with Management regarding the Reserve Fund as specified in the Residence Agreement (7.4). Our interest and concern was prompted by a previous lack of published information or Management reporting on the issue. Under clause 7.7 of the Bentley Park Residence Agreement, Management is required to provide a report on funds collected, (only the reserve fund portion), together with details of expenditure. In February 2012 a report was placed on the Administration noticeboard detailing movements in the Reserve Fund. This new report will now be produced quarterly, as required by the terms of the Residence Agreements in place since 2006. The VRAC recommends that, where appropriate, Residents read and study their Residence Agreements, particularly clauses 7.4 to 7.7, which outline the establishment and use to which the Reserve Fund contributions can be allocated. Briefly, when a property, (which is subject to a post 2006 Agreement), is vacated two amounts called Deferred Management Fees are deducted from the proceeds of the changeover. The first is an Amenities Fee and the second is a contribution to a Reserve Fund which can only be used (at management discretion) for repairs and replacements anywhere in the village, provided that these expenses are not covered by our normal monthly fees. They are not to be used for any other purpose, such as wages, advertising, debt reduction, etc. The concept of this Reserve Fund is that it will build up for future large replacement costs – roads, painting, lift replacements, etc. and management can invest these funds to gain interest income. Establishment of a Reserve Fund is detailed in the Fair Trading (Retirement Villages Code) Regulations 2009, clause 4.8 and a suggested model for the report is shown in Appendix 4. In the case of Bentley Park, because the village continues to undergo a continual upgrade of out-dated dwellings, the monies that have been paid into the Reserve Fund in the past 6 years have been used for this purpose. Management believes this situation will continue for some time but eventually expects that this refurbishment program will be completed resulting in a subsequent build-up of funds. The current balance is nil. While acknowledging the need for the refurbishment program, the VRAC would prefer to see a percentage amount retained and added to the Reserve Fund balance each quarter. The VRAC believes that the absence of monies in this fund may impact or even

delay necessary repairs or improvements in the Village to existing occupied dwellings and facilities. In addition the VRAC believes that a more detailed expenditure analysis should be provided which also shows the individual properties and the work undertaken in each. CEO Graham Francis will be asked to address these issues at our Residents Meeting in April. Please consider giving him the benefit of your views either then or sooner. Our outing for March was recommended by a couple of residents and I have been there myself. It’s Ramon’s at Willow Ponds Canning Vale, on the 13th & 20th March 2012. Two course meal plus sweets and either a flat white coffee or a cup of tea for $25.00. You can also buy drinks. Bus pick up from 5:30pm. Please book early so I can arrange drivers and bus lists. Stratton Luncheon/Concert Shirley and Peter Brunt host a luncheon and Concert at the Stratton Centre on the 1st Friday of each month from 11:30 – 2:30pm. This includes a Fish & Chip luncheon, wine, beer and soft drinks, a 1hr concert by quality performers and afternoon tea or coffee and cakes. The cost is $10 all inclusive. My number one priority this month is to sincerely thank the Committee for all their hard work at both the Australia Day event and then at the first Sunday Concert. Our volunteers for Australia Day, including some administration staff and maintenance men, as well as the people who assisted with setting-up and taking down the infrastructure for the day plus the cooks, food servers (who also did the cleaning up) and bus driver, did a great job in really hot weather. We all were so pleased that residents appreciated the efforts to make them comfortable, while providing a typical ‘Australian Day’, as was evident from the feedback. Also, we are very pleased that everyone enjoyed the ‘Madhatton Trio’ on Sunday 12th February. They played really excellent music in a very professional manner, were very friendly and enjoyed using the Auditorium. The Social Club’s next event is the celebration of St. Patrick’s Day on Saturday, March 17th, in the Auditorium from 11am – 2pm, with a special Irish menu and music by the ‘Heel and Toe Band’. There will be a raffle and a prize for both the best Irish lady’s costume and the best Irish gent’s costume. We encourage those not wearing an Irish costume, to wear something green to mark the day! Tickets will be available on 8th March in the Admin. Centre lobby. The provisional Calendar of events for the rest of the year is as follows, but some unavoidable changes may occur at the last minute. RECYCLING: There is new management for the recycling efforts, and it is very pleasing that a good roster of assistance for the paper recycling has now be drawn up, therefore not making huge demands on any one. Special thanks are due to those new volunteers helping to share the load to earn extra income for the Social Club, and consequently for Village social activities. Last year we started a group whyo do beading and jewellery making & some beautiful pieces have been made. We would like to hear of more things you would like to demonstrate, things you love to do e.g. we have a lady with her spinning wheel willing to come. Date to be set. Or things you want to learn. The Snooker Players Association The Snooker Players Association is situated on the second (Social) floor of the Administration Building. Playing sessions are held Monday to Friday from 1–3pm. New members are w elcome and we would especially welcome ‘recently-moved-in’ residents. It doesn’t matter if you haven’t played for many years, as the ‘old touch’ will soon come back! Undercroft Bowling Club We had a great celebration the 40th (Ruby) Anniversary of our Bowling Club on the 20th January. We had a lovely Roast Dinner and salads followed by sweets made by some of our ladies with drinks and tea and coffee. Our special guests were our CEO Mr. Graham Francis, Karen, Ronnie, and Kim from Admin. Thank you so much to all our helpers, especially to Mary Gent and her daughter who did all the organising, Marys daughter made a scrumptious ‘Sticky Date Pudding’!!! A great success. We are holding a ‘Battle of the Sexes’ competition on Saturday 25th February followed by a BBQ, should be great fun for everybody. Now that the festive season is well and truly out of the way, it’s back to business as usual. Session time attendance has been a bit quiet - must be something to do with the weather or those lucky ones that managed to get away to cooler climes or on cruises etc [such as our President at the moment]. We are located on the 2nd floor of the Administration building in an air-conditioned room so it is never hot or cold, the membership is only $10 per annum and each session only $2. There is an experienced facilitator available at each session to help those who need it. We also run a special class for beginners and welcome Rowethorpe residents. The Writer’s Group

We are a group of friends who write for our

own pleasure. We meet to share our work

and our ideas, and to offer suggestions to

fellow members in a non-critical way that

helps to improve their work. Most members

write about their memories from years ago,

and some write parts of their life stories.

Some interesting discussions are had

following the reading of the work.

We meet each fortnight on Thursday

mornings at 9.30 am in the Handicraft Room

on the second floor of the Administration

Building. One or two new members would

be welcome; there are no fees, all you need

to do is to bring a piece of your writing to

read. Anyone interested would be welcome

to come and listen to the readings before

deciding to join us.
