What is land use? Land use is the human use of land. Land use
involves the management and modification of natural environment into built environment such as fields, pastures, and settlements.
'Land use' is also often used to refer to the distinct land use types in zoning
." As of the early 1990s, about 13% of the Earth was considered arable land, with 26% in pasture, 32% forests and woodland, and 1.5% urban areas.
•To ensure orderly arrangement of the various parts of the town put to different uses such as Residential, Industrial, Commercial etc.•Equitable distribution of land uses with respect to population•To utilize the high valuable land which are either unutilized or underutilized at present. •To reconstruct the older part of the town so as to bring it into a liveable condition, and •To ensure equitable distribution of basic amenities and facilities and to locate them within easy reach of the residents

. The ingredients that constitute land value are utility, scarcity and desirability
FACTORS THAT CONTRIBUTE TO LAND VALUE
The physical attributes of landquality of location, fertility and climate; convenience to shopping, schools and parks; availability of water, sewers, utilities and
public transportation; absence of bad smells, smoke and noise; and
• The legal or governmental forces• the type and amount of taxation, • zoning and building laws, • planning and restrictions.
•The social factors•population growth or decline, •changes in family sizes, •typical ages, •attitudes toward law and order, •prestige and •education levels.
•The economic forces•value and income levels, •growth and new construction, •vacancy and •availability of land.
