The Leptos Group was founded in Kyrenia, Cyprus by the present executive chairman Michael G. Leptos. Over the last half century the Leptos Group name has become synonymous with refinement and excellence in quality design, construction and development in Cyprus, Greece and the Middle East.
The Group's core activities are in the fields of design, construction, property development and management of grand scale projects in tourism, residential dwellings, holiday homes and mixed style developments. Our holiday homes, mixed style dwellings and innovative resorts exceed a 100,000 bed capacity (25,000 units) which have been completed and made available. In addition to this, more than 10,000 planned hotel room capacity of which 3,500 have already been completed and are operating, the Leptos Group has become one of the most respected corporations in the Mediterranean.The Leptos Group plays the leading role in its field. Purchasing a property in Greece is straight forward with a very well regulated system and procedures. There are a number of steps and statutory checks that have to be carried out before a property purchase can be finalized. We at Leptos Estates can deal with all the necessary procedures making your experience of buying your property stress-free and as easy as possible.
The Procedure
i) The Buyer chooses the desired property i
utilizing the full assistance of our specialised Sales staff.
ii) A Greek Lawyer is appointed for the signing of the contract.
iii) A Greek tax file number ('AFM') is acquired. We assist the clients at FREE service, to issue a tax registry in order to proceed with the purchase of property. The tax registry number is applied for and issued by the Inland Revenue Service.
iv) A Public Notary is entrusted with drawing up the contract, and thus the title deed of the property is obtained.
The signing of the final contract is done in the presence of the Public Notary at his office, whom by the Greek Law is responsible for the validity and legitimacy of the title deed of the Buyer.
v) Effect transfer at the registry of Mortgages
Note: a) During the signing of the contract, the Public Notary is obliged to arrange the presence of an official translator in order to explain to the Buyer at his/her mother tongue all legal terms.
b) The Buyer can sign him/herself the contract, OR, give a power of attorney to the appointed Lawyer and sign on his/her behalf.
v) Title Deed Transfer fees: The transfer of title deed tax must be paid to the local Inland Revenue Service
by the Buyer prior to signing the contract. We assist clients throughout the process.
Residence Permit in Greece
EU citizens enjoy their full rights and privileges, including the right to establish residency, buy property, open a business and work in Greece. New law for non-EU Nationals: Greek Residence Permit (Schengen Visa) to Real Estate Owners in Greece.
All non-EU citizens have the right to property ownership in Greece and to receive Greek Residence Permit (it's also Schengen Visa) with the purchase of Property in Greece with minimum value 250,000Euros. Also the family members can receive the Residence Permit too, spouse and any children below the age of 21 years of age.

Taxation & Expenses
The Purchaser has the following obligatory fees as required by the Greek Law:
1) Lawyer fee: 1,23% of contract amount (approximately)
2) Public Notary: 1,5% of contract amount(approximately)
3) Title Registration fee: 0,5% of contract amount(approximately)
4) Title Deed Transfer fees:
The above is one time government fee applicable to all property buyers. Fee as follows:
ii) For Properties with building license issued UNTIL 31.12.2005, the title deed transfer fee is: 3% (on contract amount)
ii) For Properties with building license issued AFTER 31.12.2005, instead of title deed transfer fee, there is a VAT payment which for the islands (except Crete) is 16% and all the rest of Greece 23%. (based on contract value)
Note: a) The Buyer can pay him/herself the above tax, OR, give a power of attorney to the appointed Lawyer and pay it on his/her behalf.
VAT, as explained above, for projects/properties which the building permit was issued before 31.12.2005, there is no VAT. IF the building permit of a property is issued after 31.12.2005, then VAT is payable as follows:
- For Crete and mainland Greece: 23%
- For islands: 16%
Example:
Leptos Viglia Beach Villas: received the building permits after 31.12.2005, therefore there is 23% VAT since the properties are located in Crete; Buyers pay only VAT.
earthquake, natural disaster, storm, theft, third party liability etc. Insurance costs are normally billed bi-annually though annual payments are also acceptable. Property insurance is not obligatory, but is required by the financial institutions mortgaging the property. The cost for property insurance depends on the value of the house. For a property of 250,000 Euros the annual fee for an insurance covering the property of major risks would be approximately 500 Euros.
- Capital Gains Tax (on the sale of property): Currently in the case of reselling a property, the Owner (Seller) of the property pays on the profit a tax of 20%, with the following notes:- If the property is kept up to 5 years, the taxable amount (of the profit) is 90% (at the rate of 20%).- In case the property remained at the ownership of the seller for 5 – 10 years, the taxable amount (of the profit) is 80% (at the rate of 20%).- In case the property remained at the ownership of the seller for 10 -15 years, the taxable amount is 75% (at the rate of 20%).- In case the property remained at the ownership of the seller for 15 -20 years, the taxable amount is 70% (at the rate of 20%).- In case the property remained at the ownership of the seller for 20 -25 years, the taxable amount is 65% (at the rate of 20%).- In case the property remained at the ownership of the seller for 25+ years, the taxable amount is 60% (at the rate of 20%).
Notes: i) IF the possession of the property exceeds the five – year i
duration, and the profit from reselling the property is less than €25,000 and it is the first property sale within Greece, then there is NO Capital Gains Tax. ii) This Capital gains tax will have to be fully paid before the execution of the transfer of the property to the new Owner.iii) Profit is the difference between the acquisition cost (purchase price) and the new sales price. - Any person has the right to obtain as many properties as s/he wishes.
Annual Expenses:
Are there any yearly costs related to property ownership? Yearly property taxation in Greece is limited to the following:
1. Annual Immovable Property Tax: Currently in Greece a statutory 'objective value' is assigned to each property according to the corresponding district, which on average is approximately one third (1/3) lower than the 'market value' of the property. Property Tax is calculated based on the 'objective value' of the property, with the first €200,000 being exempt! When the objective value of the property exceeds €200,000 every physical person is obliged to pay property tax annually according to the following: From €0 - €200,000: 0%From €200,001 - €500,000: 0,2%From €500,001 - €600,000: 0,3%From €600,001 - €700,000: 0,6%From €700,001 - €800,000: 0,9%From €800,001 and over: 1%
2. Maintenance Charges (Communal Expenses): These are charges paid to the Leptos Property Management Company for services related to the maintenance and cleaning of common areas, such as communal swimming pool, gardening services, electricity for lighting, cleaning, etc. This charge is applicable mainly to apartment - developments. The fee depends on the services and amenities provided in the project and the size of the property. The range fee is approximately:
One- Bedroom Property: €50 - 60 approx. per monthTwo- Bedroom Property: €80 – 100 approx. per monthThree- Bedroom Property: €150 approx. per month
Also, villa owners may use our maintenance services as well as in a customized manner to suit their specific requirements.
3. Property Insurance fees (optional): Property is insured through insurance companies. Property insurance contracts cover all types of possible damages i.e. fire,
