From its purpose to the way it was named, “Tilikum Crossing, Bridge of the People” has made history, both locally and nationally.

The concrete bridge is a key compo-nent of a 7.3-mile extension of TriMet’s MAX light-rail line, serving as a connec-tion between downtown Portland and Park Avenue in Clackamas County. While the cable-stay design of the structure has made it unique among Portland’s roster of bridges, it earned national attention for another reason. When it opens this fall, Tilikum Crossing will become the first transit-only bridge in the country, serving not cars and trucks, but buses

and light-rail trains, pedestrians and bicyclists, and eventually even streetcars.

A TESTAMENT TO EXCELLENCEThe completed transit bridge seems to

cross almost effortlessly over the Willamette River near downtown Portland. But the design and construction of the structure actually posed a list of technical challenges that could only be solved with careful and detailed coordination and communication.

came with a tight schedule that included water windows and stiff restrictions de-signed to protect the surrounding environ-ment.

Kiewit Infrastructure West Co. was se-lected as general contractor for the project through a best-value process. The compa-ny was tasked with providing all required design-build services, from preconstruction through closeout.

Kiewit and T.Y. Lin International, serving as project engineer, knew that the success of the project rested in their ability to work closely as a team while also remaining flexible to changes that might occur during construction. In order to keep on schedule, the team relied on partnering and co-loca-tion in addition to modifying design when necessary, re-sequencing construction and changing approaches when needed.

Architecture was a key part of the proj-ect, extending from the form of the bridge and its towers to the cables and lighting. The design-build team worked closely with

TriMet’s architect, Donald MacDonald, and Trimet’s conceptual design engineer, HNTB, to meet aesthetic goals.

The design-build team also worked with TriMet continually to keep project costs in line. Kiewit consistently produced cost es-timates throughout preconstruction as key design events were reached. When the work approached extremely complicated expan-sion joint work, T.Y. Lin and the design-build technical task force came up with solutions that helped avoid delays and keep costs down.

In order to keep the project’s many mov-ing parts under control and on target, Kiewit and T.Y. Lin met with Trimet both weekly and monthly, a practice that started even before construction began. By working to-gether, all necessary designs and temporary environmental work permits were in place prior to construction.

sign-build team still found itself faced with an unexpected challenge of monumental proportions. During construction, TriMet approached the team and asked to have work on the entire project accelerated by six weeks so that the rail systems contrac-tor could start its portion of work earlier than originally planned. Kiewit and T.Y. Lin immediately pulled together a new plan to keep their work on the bridge on schedule while allowing the rail contractor to begin early.

Through flexibility, collaboration and innovative thinking, the design-build team completed the bridge on time and within budget, all while protecting the environ-ment and exceeding project goals for using minority- and women-owned firms and small emerging businesses.

THE NAME GAMEA unique bridge deserves a unique name.

In true Portland fashion, TriMet decided

to take an unusual approach for the actual process to name the bridge. Rather than pick a name internally, the agency turned to the public to help create a pool of possible names.

Portlanders responded, sending in nearly 9,500 suggestions, which were narrowed down by a selection committee to four “finalists.”

The committee wrangled and debated, finally deciding to bypass three of the finalist names -- the Abigail Scott Duniway Transit Bridge, Cascadia Crossing Transit Bridge and Wy’east Transit Bridge – in favor of the fourth option.

The committee chose “Tilikum Crossing, Bridge of the People” because the Native American name offered “the most promise to connect the people of our region today with the long past of people who have been here for thousands of years, and to connect future generations,” explained historian Chet Orloff, who served as chair of the committee.

The rebirth of Portland’s Pearl Dis-trict over the past several decades has spurred developers to consider

buildings appropriate for the revival. Once known as the industrial triangle in Portland, the neighborhood was primar-ily warehouses, railroad side yards and light industrial sites.

Driven by a vision crafted by the city in the 1980s, many of the warehouses were repurposed in the past decade or so into loft conversions and residential condominiums. New buildings went up, creating an almost bohemian atmosphere with upscale small businesses, art gal-leries, and restaurants. The Residence Inn by Marriott is the area’s first hotel, a much-needed addition to a neighborhood that sees increasing numbers of tourists each year.

Howard S. Wright Construction teamed with SERA Architects and KPFF Consult-ing Engineers to complete the six-story, extended-stay hotel in just 18 months. The general contractor faced considerable challenges while working on the project, including remediation of soil contamina-tion at the site.

“The team was working together on the project for a year before actual work began. The first thing we did was put in a safety handling plan,” said Ryan McGrew, project manager for Howard S. Wright.

Specific safety plans were developed for handling the contaminated material,

trucking and disposal. Plans for work-er safety and monitoring, for example, included pre- and post-project blood screenings for those who worked on that portion of the project.

“We did it right,” McGrew said. “We were recognized by DEQ Oregon as one of the most successful contamination re-movals in the history of that department.”

Another innovative element was per-formed as part of the project’s “5-Over-1” design, which consists of five levels of wood frame construction over a base level of post-tensioned concrete. The concrete columns were supported by a grout-driven pile foundation system. In addition to being more time efficient and cost effective, the system presented less impact on the envi-ronment, performed at significantly lower noise levels than traditional driven piles, and produced no auger or casting wastes.

The completed hotel includes 233 guest rooms and 20,000 square feet of event and service space in a stylized “U” shape that defines a large, open courtyard. Designed to evoke a sense of a European-style plaza, the layout blends with the surrounding neighborhood. Green space softens hard-edged construction elements and seat-ing areas are an inviting extension of the building.

“This was really a great, high-quality project,” McGrew said. “The success of this project was truly driven by the team’s ability to work together.”

Several years before Marvel 29 began rising in Portland’s St. Johns area, PHK Develop-ment’s project team began reaching out to nearby residents and businesses for feedback. Comments were taking into consideration to create a building that would successfully integrate into the neighborhood.

Located at the base of the St. John’s Bridge, Marvel 29 consists of a four-story, wood-frame above a pre-stressed slab over a sub-grade parking garage. The develop-ment features 165 apartments and nearly 1,800 square feet of ground-floor retail space.

During community input sessions, people living in the neighborhood request-

ed that the project, when completed, not overwhelm street parking. The project team respected that request by including the un-derground parking component along with parking for 175 bicycles.

The project’s designers worked to find a balance that reflected the existing feel of the St. Johns area by using brick and adding a curved copper corner that pays tribute to the spires of the nearby St. Johns Bridge. Wood timbers salvaged from a floating dry dock were used to make exterior benches. Heavy anchor chains, a huge ship’s anchor and other nautical accents recycled from local shipyards helped add to the aesthetic of the building and its historic setting.

The St. Edwards Catholic Church parish had a desire for a Gothic style church, but a $4-million budget quickly elimi-nated more traditional designs. The team at DiLoreto Architecture sat down with church members and asked questions that helped steer the design while being mindful of spending.

Working together, they settled on an approach that included an abundance of natural light and the idea that structure makes the space. The end product was a contemporary, cost-effective design that was still able to evoke the emotional impression made by classic European cathedrals. The resulting four-sided glass box was design to serve as a “lantern” to the surrounding community.

The 11,681-square-foot, free-standing structure’s interior offers open spaces, soaring structural members, and copious natural illumination and light play. The main seating layout is an arc that effectively moves more of the church’s nearly 550 parishioners closer to the sanc-tuary and altar.

Gothic-style arches made of glulam beams with wood struts radiating out to glass walls are functional and evocative of the more traditional arches in over-head beams found in classical cathedrals. The project team also managed to hide complex and code-required electrical, sprinkler and HVAC systems so as not to disrupt the interior aesthetic.

The Collaborative Life Sciences Building and Skourtes Tower in Portland’s South Waterfront is a

hallmark achievement of collaboration and technology in construction. The 650,000 square-foot facility includes a five-story complex housing labs, classrooms and specialty research cen-ters; and a 12-story tower housing the Oregon Health and Science University School of Dentistry facilities and offices for health professionals and educators. Developed as a partnership between OHSU, Portland State University and Oregon State University the life science building and the tower, when com-bined, offer a centralized, ultra-modern facility for medical education. Features include the world’s most advanced electron microscope, real-time data access through an integrated network and Medical Simulation Labs where students practice surgeries and medical procedures in simulated hospital and clinical environments.

Even before the two buildings were finished, though, technology was play-ing a key role in their construction. “Blue Beam software technology was a key element in this project,” said Chip Laizure of JE Dunn Construction, the project’s general contractor. “We were able to completely construct the facili-ties with all relevant inclusions using a 4-D modeling system, so we were able to see the completed project and exam-ine potential problems before the first foundation members were poured.

“Once construction began, everyone -- architects, engineers, subcontractors -- were all using the same software that allowed everyone to have any change orders immediately.” Using the software also helped trim the cost of the project. Reducing the amount of paper used saved about $1.5 million, while eliminating the need to update drawings manually trimmed another $8.5 million.

The project is the second largest in the country to achieve LEED Platinum certification. Sustainable features include a roof area with 20 percent green cover, generous uses of ambient light, ultra-ef-ficient lighting and HVAC systems, and substantial water efficiency. In addition, 85 percent of construction materials from the project were diverted from landfills through reuses efforts.

The $295 million project came in on budget and on time, in just under 37 months.

“This has really been one of (JE Dunn’s) premier projects,” Laizure said. “The Blue Beam program is really the fu-ture. We were able to meet a compressed time schedule on a large and extremely complex project for science and tech-nology excellence. We co-located with the design team, owners and all the ma-jor players so that the process of collabo-ration was tremendously efficient. “I have to give credit to Dustin Lilje-horn, the project manager, because he was really the driving force that made the whole team function.”

Portland Community College’s new, three-story, 40,000-square-foot academic center on its Cascade campus is a product of collaboration between stakeholders, the project team and the community. A 211-stall underground parking facility optimizes space, allows for future expansion and keeps parking out of sight. Meanwhile, the exterior of the academic center is broken up in sections of masonry, wood paneling and windows to give a human scale to the building while allowing it to blend in with the surrounding neighborhood homes.

The project is also a model for how minority- and women-owned firms and small emerging businesses can be incor-porated into building industry projects.

For the PCC Cascade Hall project, general contractor Hoffman Construction part-nered with Pacificmark Construction, a minority-owned firm.

Prior to partnering with Hoffman on the PCC project, Pacificmark’s largest project had been a $4-million job. However, work-ing closely with the team from Hoffman, Pacificmark completed $8 million worth of interior work on the Cascade Hall projectThe project hit other diversity highpoints. Two satellite parking facilities were built entirely by minority workers and firms, and a remodel of an existing classroom was accomplished in a challenging three-month window by a team made up of 75 percent MWESB firms.

The Parkrose Middle School building in Portland was more than 50 years old and long overdue for replacement. However, the school is in a critical area and finding a way to continue to educate students while constructing a new building would be no easy task.

Todd Construction as the project’s general contract was up to the challenge. The company’s team adopted an innova-tive approach that resulted in the project coming in under budget and ahead of schedule, all without significant disrup-tion to the school’s educational mission or the daily lives of the residents in the surrounding neighborhood.

In order to address neighbors’ concerns about restricted access, noise and safety,

Todd Construction decided to decon-struct the existing building in sections and replace it with a modern, 140,000-square-foot facility.

Original plans also called for the instal-lation of new parking and upgrades to athletic facilities well into the 2015 school year. Todd Construction introduced a creative phasing plan that resulted in completion of the building, parking, track and landscaping by November 2014 — a full eight months ahead of schedule.

With an eye toward pursuing a LEED gold designation, 95 percent of demoli-tion and construction waste was diverted from landfills, and excess dirt was used to improve a nearby high school’s baseball field.

The iconic, 42-story US Bancorp Tower and the adjoining seven-sto-ry US Bank Plaza are landmark

buildings in downtown Portland, com-prising a combined volume of 1.1 million square feet. Built with pink granite and copper-coated exterior glass that lends a pinkish appearance, the 536-foot-tall tower is known as “Big Pink.”

In September 2008, LaSalle Investment Management with Unico Properties pur-chased the tower and plaza. At the time, it was clear the structures needed some renovation work and upgrades.

The work wouldn’t come without chal-lenges, though. More than 6,500 people pass through daily and the building is active 24 hours a day, including housing one of Portland’s premiere restaurants, the Portland City Grill. The project team, which included GBD Architects and Turn-er Construction, identified three areas — operational, schedule and construction — that needed to be juggled to achieve a successful renovation that would have minimal impact on those using the tower and plaza during the work

“On a project like this, it’s really as much about communication as anything else. The sub-contractors, security, ten-ants, stakeholders — everybody has to be on the same page,” said Chad Schuman, project manager for Turner Construction. “When you go into a structure this old,

there are bound to be surprises. We kept on top of it and kept everyone informed, so the schedule kept on track.”

The tower lobby and plaza atrium were stripped down to bare structure, and were rebuilt with steel and glass to create meet-ing spaces and other new tenant space. Heavy granite elements were replaced with white plaster, bamboo, glass and tile to brighten the space while emphasizing height and volume in the atrium. The granite was repurposed as planters in the exterior landscape redesign. Twenty-five tower elevators and 17 plaza elevators were upgraded, and 159 energy-efficient LED light fixtures replaced 270 existing fixtures to reduce the structure’s carbon footprint.

Turner Construction also paid partic-ular attention to hiring minority- and women-owned firms and emerging small businesses for the project, including Green Team Cleaning, Lions Painting and Construction, WH Cress, Zavala and Van-couver Roofing and Sheet Metal.

The $15 million project came in on bud-get and on time in under 15 months.

Kent Pottebaum of GBD Architects praised everyone involved for their team-work.

“I think that with all of the give and take that goes on with a project of this magnitude, we can stop and look at what has been achieved, and be proud of it,” he said.

In 2011, the Portland City Council approved a $15 million bond proposal for construction and site acquisition. A suit-able space was found in a 68,000-square-foot existing warehouse near the Portland International Airport.

The warehouse was an ideal fit for the concept of the training facility, which proj-ect architect Scott|Edwards Architecture designed to include a scenario village for tactical training of officers. An additional wing contains two 50-yard shooting ranges separated from classrooms and training spaces by lockers and storage. Particular attention was paid to sound proofing the entire facility.

Security concerns were addressed both

to limit immediate access to the facility and to minimize access to areas with potentially hazardous training. The design of the shoot-ing range was accomplished with the help of specialized range designers and consultants.

A space that formerly served as a showroom in the warehouse building was converted to administrative offices for 45 full-time employees and instructors.

The project was completed in November 2014 on-time and within the allocated $15 million budget. Mike Reese, who was police chief when the facility opened, applauded the work of the project team, saying, “For the first time in the history of the Portland Police Bureau, we have a top-quality training facility.”

The need for a centralized location for ShelterCare’s programs and services was recognized and construction began on the $2.3 million renovation project in De-cember 2013. The project was planned and executed in three phases that allowed em-ployees, staff and clients to continue to use the building as work was done.

The renovated building retained select-ed original features, including fir floors, ceiling beams and support columns. Much of the original poured concrete structure was kept in place, as was a large post-and-beam timber roof support. The existing roofing was completely removed and re-placed in layers of rigid insulation and a

full membrane system. New parapet walls were created to accent the exterior along with stucco and lap-siding infills with a thermal barrier system. The site also re-ceived an eight-foot CMU wall and auto-mated gate access for security.

The interior was completely gutted. All new plumbing, electrical, HVAC, data and security systems were installed. As general contractor for the project, McK-enzie Commercial Contractors carefully coordinated a collaborative, three-phase system with stakeholders that allowed the project to come in on time and on budget, all without causing disruption to staff, cli-ents or daily operations.

The city of Ashland in Southern Oregon is a small and vibrant city, home to both Southern Oregon

University and an annual Shakespeare festival. But a water shortage can wreak havoc on even the most idyllic commu-nity.

In 1998, daily water shortfalls during peak usage hours in Ashland led the city to adopt a Water Master Plan that includ-ed entering into an interagency agree-ment called the Talent/Ashland/Phoenix, or TAP, pipeline. The city allocated $2.6 million for the project, an amount that included the purchase of water rights for Lost Creek Lake. However, faced with budget issues in 2008, city officials decid-ed to delay the project and began looking at alternative solutions.

By the time 2012 rolled around, drought conditions had worsened and the op-tions the city had turned to were failing to meet residents’ needs. Ashland officials adopted a new Water Master Plan that recommended connecting to the TAP line as quickly as possible. The project’s origi-nal start date of 2015 was moved up a year and an accelerated emergency procure-ment plan was adopted.

Beginning in June 2014, Pilot Rock Excavation as the project general contrac-tor and a crew of subcontractors installed 15,000 feet of 16-inch ductile pipe, set

several vaults with meter and valve equipment, built a temporary pump and chlorination station, and upgraded two existing pumping stations.

“This project was over 15 years in the making,” said Rand LeBaron, Pilot Rocks’ president and project manager. “The first idea was to tap into the Medford water supply, but delays in funding kept push-ing things back until Ashland was really in near-crisis mode. They got funding as-sistance through the Clean Water Act and additional grants, and connecting into the TAP was a much more economical and practical approach.”

The newly installed line runs alongside Highway 99 from Talent to Ashland. The accelerated time schedule made it critical to complete work by Aug. 31. In spite of occasional supply problems, the chal-lenge of rerouting traffic and potential delays associated with meeting require-ments set in place the Oregon Depart-ment of Transportation, the project was completed four days ahead of schedule and $600,000 under budget.

“I wish that all jobs went as smoothly as this,” LeBaron said. “I never saw a more coordinated effort between everyone — engineers, ODOT, the city of Ashland, our crews — it was blindingly fast.”

The LucidPipe Power System is essentially a length of pipe with a turbine inside. As water flows, the turbine turns, generating energy ordinarily lost in the simple flow of water.

It is estimated that nationwide, municipal water systems carrying potable water expe-rience 17 percent to 20 percent leakage on average. When leaks are identified, a perfect opportunity presents itself to replace a pipe section with this new technology — the leak is repaired and the municipality benefits, at no cost, from the additional energy pro-duced.

A 200-kilowatt LucidPipe system was installed in a city of Portland water pipe-line beneath Southeast 147th Avenue and

Powell Boulevard. Based on calculated flow rates, the system is expected to generate 1100 megawatt-hours of electricity annually, enough power for 150 homes.

The Portland project was the first Lucid-Pipe installation in the country to secure a 20-year power purchase agreement for renewable energy produced by in-pipe hydropower in a municipal pipeline. The total $1 million project cost was financed by Harbourton Alternative Energy as an invest-ment, with no cost to the city of Portland or the Portland Water Bureau.

The installation of the LucidPipe System provided a way for the city of Portland to generate clean, renewable energy to meet its Climate Action Plan goals.

A plan for improvements at the Hillsboro Airport ran into an unexpected delay that caused work to begin nearly two months after the contract was awarded to Wildish Standard Paving Company in June 2014. Recognizing the loss of critical weeks of good weather, the Port of Portland chal-lenged Wildish to complete the paving of the primary runway by early October.

Wildish went to work with the abbreviated schedule in mind as crews installed several thousand feet of pipe and wire, and moved more than 100,000 cubic yards of material. They completed most of the lighting systems and runway signage, tackled all excavation,

laid 8,000 tons of asphalt paving, installed nearly 9000 linear feet of drainage systems, and graded and seeded 16 acres of infield to allow drainage while preventing erosion.

All excavation, sub-base and paving was completed by Oct. 10, and seeding was finished four days later, making the newly finished runway functional accordance with the port’s requested completion date.

Throughout the project, Wildish worked to include minority- and women-owned firms and emerging small businesses as sub-contractors. With a record of no-lost-time accidents, Wildish and its team delivered the Hillsboro Airport Runway Project 13L-31R on time and on budget.

connection that can’t be shut down with-out significant economic consequences. It’s also in the heart of an environmentally sensitive area that requires particular attention be paid to avoid interfering with two yearly fish migrations.

“I’m coming up on retirement in a few years and this project, by far, was the most challenging of my career,” said Hamilton Construction’s Brad Sullivan.

To allow traffic to continue to move through the area with as little disrup-tion as possible during the project, ODOT and project general contractor Hamilton Construction decided to build a temporary bridge as a “work bridge” to move equipment and materials to the construction area without impacting traffic.

Concerns that the additional pylons needed to support the temporary bridge might potentially trap debris during high-water events, which could lead to flooding, were reduced by selective place-ment of the temporary pylons. Hamilton Construction erected two $1.2 million, 100-ton gantry cranes onsite to place steel beams up to 167 feet long and weighing up to 198,000 pounds. The cranes were supported by only 12 temporary pilings,

which reduced their potential to trap debris.

Once the eastbound bridge was com-pleted, the team used the detour bridge as a work bridge to complete the west-bound bridge. The detour bridge was then dismantled.

The project team obtained permits that extended their ability to work in the water during low-water periods, which made the project more efficient. The gantry-crane “top-down” construction method kept traffic flowing and allowed the project to maintain a tight timetable, shaving years off the project by allow-ing work to continue during high-water events.

The eastbound bridge also features a dedicated 16-foot wide bicycle and pedestrian path separated from traffic by a concrete barrier and fencing, and an additional pedestrian and bicycle under the freeway adjacent to Jordan Road.

Despite ongoing challenges, Hamil-ton Construction finished the four-year, $92-million project in October 2014, well ahead of the original schedule.

“Every year, every season, it’s a different river, a different challenge,” Sullivan said. “We showed up on the job determined to get it done, even when the river changed overnight.”

TriMet’s new west segment of the Port-land-Milwaukie Light Rail transit project was completed and operational in October of last year. The $88 million project is the first of four segments of work that eventu-ally will complete the new orange line for the transit agency’s light-rail system.

Construction was performed by a joint venture between Stacy and Witbeck and Mowat Construction.

What may seem at first glance to be a basic installation of rail track was actually an extremely complex series of projects. Traffic through major city arteries and

around busy pedestrian areas near Port-land State University, the affect on local area businesses and the impact on resi-dents were among the factors taken into consideration during daily construction. Utilities, both private and public, had to be moved. Sidewalks and roadways were demolished and reconstructed.

Specialized equipment — vibration dampening systems, new traffic signals and upgrades to existing signals — was installed. Additional embedded work included Eco-Track, the first irrigated/ve-gitated plinth track in the United States.

Built in 1905, the city of Portland’s Balch Gulch Bridge is the last remaining pin-connected deck truss bridge in Ore-gon. But it was in need of renovation.

Rather than demolish the bridge and build a new one, the Portland Bureau of Transportation assembled a team ded-icated to restoring the old bridge, while also upgrading it to current codes and the needs of the community.

All design and primary engineering was done in-house, keeping design costs to less than 10 percent of the $4 million budget.

The bridge’s historic trusses were in remarkable condition, but given their age, it was determined that demolition of the

bridge’s superstructure was necessary. The deteriorated wood deck and rivet-ed steel beams were replaced. Modern floor beams were designed to meet code and still match the shape of the original beams. Special restrictions were put in the construction contract so that no new holes were drilled in the original trusses and all were returned to their original po-sition. Walkway handrails were replaced and matched to original designs.

A restoration of the size and scope that was required for the Balch Gulch Bridge typically would require a year or more to complete. However, the project team finished work in four months.

Fresh off a lobby renovation for Portland-based Puppet Labs, Swin-erton Builders was handed another

task by the fast-growing software company.Puppet Labs needed a complete build-

out to turn 74,000 square feet on the fifth and sixth floors of the 300 Building into an expanse of open and collaborative office space. The renovation would require Swinerton to rely on its proven strengths of teamwork and communication.

In addition to ensuring that renovation work created minimal disruptions for the building’s other occupants, Swinerton’s team was required to saw-cut a portion of an existing post-tensioned concrete slab between the fifth and sixth floors to accommodate two sets of steel stairs. In order to avoid severing high-tension ca-bles in the process, the construction team turned to ground penetrating radar to locate them. With that task complete, the team temporarily exterior windows, coor-dinated a smooth shut down of the street, and used a mobile crane to lift the stairs into the building and set them in place.

THA Architecture, the architect for the renovation, also proved itself up to the task of finding innovative ways to over-come challenges inherent in the project. Acoustics were a major concern for Pup-pet Labs, so THA came up with an creative solution.

Designers created a configuration of

acoustic panels attached to exposed concrete ceilings and walls in rooms that would be used for conferences and collaborative meetings. This was the first time the approach had been used for horizontal surfaces and applied directly to concrete. Dedicated members of the design team experimented with glues and other methods of attachment before final-ly settling on stick-pins as the most secure — and most cost effect — approach.

Innovation also came into play for engineering work on the project. When initial construction costs for the project began to climb, a move to value engi-neering helped bring the budget back under control. The approach helped save time and money during the project when Swinerton’s project engineer tapped into his extensive knowledge of the building’s HVAC system and came up with a plan to tie into an existing chilled water loop to provide cooling for units in a server room.

Despite the project’s myriad challenges, work was completed in a tight four-month window. The finished project features walls coated with whiteboard and chalk-board paint, acoustical panels made from recycled plastic bottles and 61 assort-ed paint colors. Hanging rope screens throughout the open office help create a sense of space without hampering exte-rior views of the surrounding Old Town neighborhood.

When it came time to find a new head-quarters space, Portland-based Smarsh knew just any building wouldn’t do.

The perfect place turned out to be located in Harsch Investment Properties’ Pacific Center on Southwest Sixth Avenue in downtown Portland. The 47,000 total square feet of space, spread across three floors of the building, offered the high ceilings and wide spaces that Smarsh needed.

Achieving a dream office space doesn’t some without challenges, but general contractor Lease Crutcher Lewis was up

to the task. Ceilings were raised by almost four feet. Spiral duct work and grilles were left exposed, a move that added a modern feel to the expanse of space.

A new 5-ton HVAC system was added to a disc-burning room. Another system, this one 60-tons, was installed for the server room.

Throughout the project, in order to minimize disruption for other tenants in the building, demolition and construc-tion crew adjusted their schedules to start work at 3 a.m.
