Building Information Workflow - FM
Architects & engineers design information enables builders to construct a building
The additional information generated by the builder during construction & Fit-Out...
...is the same information needed by the FM team to run the building
4
Two Approaches To Manage Building Information
1. Add all building information to the 3D BIM/CAD model
• Relies on archietcts /engineers and CAD
operators to add & retrieve the information
• Many CAD packages will be required on a multi-discipine model
2. Hold the building information in an external database linked to a 3D model
• More flexibilty to incorporate construction, FF&E & FM information
• Easier to manage change
• More accesssible information can be managed by the FM team
ArtrA
5
Field-BIM - Database Management
Field & Lifecycle BIM is not about construction or FM staff changing 3D design models It’s about bringing together all construction information into a usable & transferable resource Viewing FM database information through a 3D model Using tablet PC’s instead of CAD workstations
ArtrA
6
ArtrA - What Is It?
ArtrA is a building information management system for construction management, fit-out and facilities management Transfers a BIM from the design office to the construction team, and then to the FM team
Multi-discipline, fully compliant with all BIM/CAD applications, handles IFC and read/writes COBie information At its core ArtrA is a (SQL) database management application with a graphical front end (an Active-X version of Navisworks)
7
Field-BIM – Model Preparation
Larger projects are managed by building
Example shown - 12 NWF files – (1 for each building)
Facilities staff will receive 4 hours training, so the models need to be manageable
8
London & Barts Hopsital - Seperate models for each floor
All levels Navisworks NWF Single floor NWD
Facilities staff will receive 4 hours training, so the models need to be manageable
Field-BIM – Model Preparation
9
Manchester Central Library - saved views for each floor
Facilities staff will receive 4 hours training, so the models need to be manageable

This Revit space object holds valuable information, but obscures all other objects. E.g. Doors, stairs etc. cannot be selected
Room/floor objects are excellent place holders for linking documents & construction data. They allow other objects to be selected
The solution is to flatten a copy of the space objects to become floor objects.
Field-BIM - Model Preparartion - Room Objects
11
ArtrA Facilities Management BIM – Basic Principles
‘’Use the model for point & click access to review and capture project information’’
Immediate access to project documentation
Data capture CodeBook database
Room sign-off QA/QC database
Snagging database
12
Use the model attributes to search & find specific objects
Linking FM Information
Link documentation, spreadsheets & database information to the results
Review on-site on a tablet PC
13
Documentation In The Field
Architectural Discipline
Select the door and open the document from the list
14
Building Services Discipline
Select the diffuser and open the documents from the list
Documentation In The Field
15
Architectural
Floor objects provide easy access to project documentation
More than 1800 documents have been linked to this model in 32 categories
Select the room and open the documents from the list
Documentation In The Field
16
Click on an object to access its documentation from a website Provided internet access is 100% guaranteed at all times & the websites don’t change
Linking Documents To Websites
17
Discipline Driven
The large number of documents can result in information overload
Therefore everything in ArtrA is driven by discipline & ‘user rights’
18
Use any hardware you like – but is it fit for purpose?
Online or Offline or Both?
Hardware & Software – Online & Off-line
19
Tablet PC’s are equipped with barcode & RFID readers
Barcodes help construction teams & FM managers find the correct information Use Revit ID or IFC GUID
Use Of Barcode & RFID
20
Field Access To Design Information
Revit attributes imported into tags - click the object to open the tag
A complete material take off for each window type in Excel
Information bubble ‘pops-up’under the mouse
All avaialble in a couple of clicks!
21
A tag is a set of new information in the database that is linked to the model User definable - 30 minutes is all that is required to create a new tag and link it to the correct objects in the model This tag deals with floor finishes, but they can also deal construction progress, trades, room data, logistics etc.
ArtrA Tags
22
The model provides the room/space name & number, dimensions...
from model
Room data sheets (Excel) define the floor finish type
from RDS
Suppliers provide part numbers, more detail & cost
from supplier
Facilities Management Infomation In Excel - Multiple Sources
The combined information is linked to the BIM database
23
Facilities Management BIM – Data Import Workflow
Excel Room Data is imported into ArtrA tags
Import templates are saved and re-run as the information changes
The information is sorted by room and displayed as a Tag by clicking on the room

24
Convert Dumb 3D Models Into Intelligent BIMs
25
Furniture Fixtures and Equipment
99% of BIMs don’t include the objects neccesary for Fit-Out & FM
Who supplied it & when?
What did it cost?
Who installed it?
Who commisioned it?
When does the warranty expire?
What’s the stock No.?
Whats the manufacturers description?
Where is the product brochure?
Where is the installation guide?
What is the commisioning process?
What documentation is mandatory?
What is the maintenance cycle?
26
ArtrA will read building information from any source... CodeBook, Excel etc.
A contents manager merges the data from various sources to the correct room, zone, floor, department etc.
Additional FM information is added (warranty, supplier etc.)
Then links the combined data to the correct room in the model

Use The Model For Any Lifecycle Process...
FM Process Check
Building Cleaning Monthly
COSHH Regulations Monthly
Fire Extinguishers Monthly
Scheduled Maintenance Monthly
1. Create the tag & properties in ArtrA’s database 2. Link it to the model (circulation areas in this case) 3. Record the monthly data using a tablet PC
30
ArtrA – Reporting From The BIM Database
Information in ArtrA’s BIM database can be reported or sent to Excel
Thematic report - Partition status on a given date
Often more meaningful when shown thematically through the model
31
3. Export (sell) the combined project database to the FM provider - if they want it!
