• Gym– Jones and Cable Cross Machines with new 10x10 space
• Outside– new grill, patio furniture, and handicapped pool entry

• Resident use 24/7 when not reserved– Reserved @ 10 times a month

• Key lessons:– Importance of e-mail communication– Park Place corners– ID’d new areas to put large snowfalls– Map of hydrants and culverts – New: Clear street parking before plowing

• Exceeded snow removal budget by $60K
• But end year with only +/- $10K deficit– Saved $20K in landscaping costs
• Landscaping Committee to prepare 5-year capital plan to better plan that account going forward
– Significant savings on bad debt, web operation, electrical costs, and general repairs
– Mid-year insurance premium reduction
• Handle with ’09 surplus

2010-11 Budget
• 3% assessment decrease: $113 to $110/month. How?– $15K reduction in trash removal contract– Reduced insurance premiums– Web hosting budget reduced– Newsletter via postcard notice
• Structural savings passed onto residents
• Other operational items remain essentially at or above 2010 costs, so no reduction in service levels

’10-’11 Reserves
• Operating Reserve: no change– $72K, @12% of total expenses
• CIR: no assessment revenue used– Projected balance of +/- $35K
• Repair and Replacement Reserve– Increased contribution by 3% independent study
recommends– Remains above 100% funding level per study– Clubhouse reno already built into $110 assessment

• RTCA taking over pond– First must dredge; probably December– May need to cut some vegetation at rip rap
• Water main project– WM easement granted for $5K– Expected to last 2+ years– No drilling at night; no using the
neighborhood for trucks
