Small Steps, Big Impact
Lots of people taking small steps canmake a big impact on the environment.Those steps can entail anything from switching to compact fluorescent lightbulbs to incorporating non-toxic and recycled building materials.
Saving Green
If you’re on a tight budget, greening your house can be beneficial becausesustainability strategies translate tomore dollars in your wallet. Just using anENERGY STAR-qualified compact fluorescent light bulb saves about $30over its lifetime and pays for itself in about 6months. It uses 75% less energyand lasts about 10 times longer than an incandescent bulb.
By using programmable thermostats, you can slash heating and cooling billsby $180 per year. Cut phantom power consumption--home electronics thatkeep using power even in standby mode, for instance--and save $100 peryear.

It’s a saying thatREALTOR® James Ma of Century 21 Realty Management Co. follows. “Ithink you have to overcome yourself in order to reach your goal—no mat-ter what other people say.” It’s a motto that has served Ma well throughoutthe years.When Ma first got into the real estate industry, a senior agent who he
respected and looked up to because of her experience gave him some advice,advice he’s glad he didn’t follow. “She told me that if I wanted to make amillion dollar-deal ‘you have to wait another four years,’” he said. Ma wasable to close a million dollar-deal less than a year after she told him that.“But I thanked her and keep what she said in mind at all times.”Ma graduated fromQingdao Technological University in China with a
bachelor’s in engineering. “Naturally the first job I got after graduation wasas an engineer at an international company in 1985.” In 1990 he came toGuam. Ma has been living on Guam for more than 23 years and proudlycalls himself a “Guamanian.”It wasn’t until Ma sold his first home that he even considered going into
real estate. “One thing that encouraged me to get this agent’s job was thetransaction experience,” he said. “I decided to take the real estate license test.I passed and got a real estate license.”OnceMa got his license, it took him a while before he was hired by one
of the island’s real estate companies—eventually settling with thecompany which he sold his first home through—Century 21 RealtyManagement Company.It was a rough start for Ma and it didn’t get any easier. “I accomplished
five listings and three pendings in my first month but it doesn’t mean thisis an easy job. It is very tough and hard … especially in the beginning.” Thatwas in 2003.While thingsmay have gotten betterMa says it was and still is a lot ofwork
to be successful, especially in today’s market. “I am a victim and survivor inthe currently slow market,” he said. “Everyone knows the economy is in adepression or has sloweddown.We are all affected.That iswhy I ama ‘victim.’But I am also a survivor because I am busy every day.”In spite of all the hard work that goes into it, real estate is something Ma
still enjoys. His favorite part is closing the transaction no matter how big orsmall it may be. “I just got a commission check for a recent transactionworthabout $100. This person has been my customer for a long time and waslooking for an office space. We looked around and finally found what sheneeded.” His client praised all his hard work but Ma made sure to staygrounded. “I just try to domybestwhether the showing is a success or failure.”

If you're on a tight budget and want to spiff up the lookand feel of your bedroom, here are some exciting bed-room decorating ideas for the budget-minded.With so
many options, you don't have to spend a fortune to achievea fabulous look for your bedroom. Whether you want acomfortable cottage-style bedroomor a contemporary style,you can spend as little or as much as you want and still getamazing results.Paint Can DoWonders
Probably one of the least expensive ways to change thedecor of a bedroom is to apply a fresh coat of paint maybe alighter or darker color than before. If the room is paintedplain white or off-white, try a cream color or a light pastelcolor such as soft blue, light tan or mauve, or even lightgreen. Light, cool pastels provide a calming, serene atmos-phere, which is what you probably want in the room whereyou'll be resting the most!If you don't like plain paintedwalls, then addwallpaper to
one wall of the room, or half of the walls with a dividermolding. You can also complete a painted roomwith a wallborder pattern to add a splash of color.
Bedroom LightingFor lighting, add a couple of decorative lamps to the room

New Bedding and PillowwithMatching CurtainsIf you really don't have the time or energy for major re-
modeling try buying new bedding (with bed skirt), pillows,andmatching curtains. Scout around at yard sales and thriftshops to find new or used bedding sets with curtains, or youcan match your sets. You can sometimes find "like-new"items at very inexpensive prices. Also, check with local bed-ding retailers during clear-out sales to great deals on brand
name bedding sets. Be sure to look for matching accessorypillows so you can layer them on your bed for decoration.
Bedroom Furniture: tables, Chairs and RugsOther inexpensive items to help improve bedroom decor
include night stands, rocking chairs or antique chairs,dressers and oriental rugs. You can find these items at yardsales as well, or buy them on clearance without spending alot. They really add to the roomwithout having tomake bigchanges. Be sure these will match your bedding, curtains andwall colors. Also look for matching throws for various sea-sons of the year. For night tables, decorate with silk flowers,photos, doilies and other items.

Making your home look spacious will help you tofeel more calm and relaxed. A cluttered homemakes yourmind feel cluttered. You’re constantly
thinking about what all needs to be done and how muchwork it will be to get rid of all of this mess. It can beexhausting just to think about, so we put it off and the prob-lem can compound.
It’s time to say goodbye to clutter and give yourself someroom to breathe. You don’t have to get rid of everything thatyou own to create space. Sometimes you just have to beclever about how you store it. First, you should try to get ridof what you don’t need by categorizing the things that tendto get messy.
For example, I have a craft room that I used to be excitedabout. As timewent on, I accumulatedmore andmore junk.I kept buying little plastic drawers and containers thinkingthat I was organizing. What I was actually doing, wascompounding the problem. I would get a new container, say,for my sewing supplies, but it didn’t hold everything. Iwould end up just putting my favorite things inside of it.Then when I needed a certain color button, I couldn’t forthe life of me remember what I did with it. I noticed that Iwas surrounded by amillion little containers that I now hadto sift through.
Don’t go for the quick fix. Gather everything that you havein one category and decide it it needs to be broken downfuther. When you’re done making piles, you can physicallysee howmuch space you will need for each thing. Instead ofspending $10 or $15 here and there every couple ofmonths,do a little research and find out what type of desk or dresserwould work best for what you own. My mother keeps somuch stuff beside her bed that she swapped out her bedsidetable for a media cabinet. Now all of her medicines,manicure suplies, books, lights, jewelry, and pens are hiddenaway in an attractive piece of furniture, but she can still reachthem all from her bed.
When organizing your home, use the same rules that youwould organizing your closet. The things that you use most
should be front, center, and easy to access. Everything elseshould be out of sight or even out of reach. In your closet,you can use specialty clothes hangers like cascading hangersand accessory hangers to get a lot of little things out of yourdresser and hidden away in the closet. This opens up yourdresser drawers to becoming storage for other things aroundthe house.

RainWater -Harvest It. Recycle It.
Last month’s article, “Guttered Done”, inspired me to writea little more about the rain and how to use it to our advan-tage, especially since our rainy days have been more
frequent. Recycling of rainwater is a conservation effort practicedin many parts of the world. There are a few places where a lawexists that require all new construction to include rainwaterharvesting adequate for the resident. Good idea!
What is Rainwater Harvesting?Basically, it is the simple collection or storing of water throughscientific techniques from the areas where the rain falls. It involvesutilization of rain water for domestic or agricultural purpose. Themethod is simple and cost effective too.
Rainwater harvesting ensures an independent water supply. Thisis great for when our main water supply is restricted or if wechoose to save some dollars, as well as practice water conserva-tion. For several months, Guam has been blest with much rain-fall (or should I say, ALOTof rainfall!). What an opportunity forone to save the downpour, harness the water and recycle it for themany uses in our homes like flushing toilets, watering plants,irrigation and other interior and exterior uses.
Recycling rainwater is a technique that is somewhat dependenton end-use and maintenance. It produces beneficial effects byreducing peak storm water runoff and processing costs. Rainwa-ter harvesting systems are simple to install and operate. Runningcosts are negligible, and they provide water at the point ofconsumption.
It is important that the system is sized to meet the water demandthroughout the dry season. In addition, the size of the catchmentarea or roof should be large enough to fill the tank.
Methods of Rainwater HarvestingThere are a fewways to harvest rainwater. The twomain ones aresurface runoff and roof top rainwater. Surface runoff harvesting,is rainwater that flows away as surface runoff. This runoff couldbe caught and used. Roof Top rainwater harvesting, which thisarticle will focus on, is a system of catching rainwater where itfalls. In rooftop harvesting, the roof becomes the catchments, andthe rainwater is collected from the roof of the house. It can eitherbe stored in a tank or diverted to artificial recharge system. Thismethod is less expensive and very effective and if implementedproperly helps in augmenting the ground water level of the area.
A Few Examples of Roof Top Rainwater Harvesting
If you were ever in one of ourtyphoons (or experienced stormsituations), you are no strangerto this basic rainwater solutiontechnique as seen in this illus-tration. This is a basic model ofrainwater harvesting. Costs arelow and one can access thecontained water easily. After a
storm, one can easily have water for flushing the toilets, bathingand washing dishes.
Imentioned that rainwater recycling is easy and affordable. I guessin determining what system to use or how elaborate you want thesystem to be, you need to ask yourself a few questions. Do I wanta container onmy rooftop or on the side ofmy home? Do I wantit underground? What will I be using the water for? Do I plan todrink the recycled water? If so, how can I “treat” the water forconsumption? How much is my budget? Check online for themany, many types of techniques one can use. There is a shower ofgreat ideas! Also check the phone book as there are a fewcompanies on Guam that can assist.
Whether you have an existing home or plan to build one later,include a rainwater recycling system into your plan. It willincrease you home’s value and save youmoney on your water bill,and youwould be conserving another resource. Til next time, GoGreen Guam!
