CONCEPTUAL PLAN 1. Introduction
• As per the EIA Notification 2006, all new projects or activities listed in the Schedule to
this notification, shall require prior environmental clearance from the concerned
regulatory authority which shall hereinafter referred to be as the Central Government in
the Ministry of Environment Forest and Climate Change for matters falling under
Category ‘A’ in the Schedule and at State level, the State Environment Impact
Assessment Authority (SEIAA) for matters falling under Category ‘B’ in the said
Schedule, before any construction work, or preparation of land by the project
management.
• As per the EIA notification 2006 and its amendments all the building construction
projects/Area Development projects and Township Projects come under schedule 8. The
Building construction Projects which have built up area ≤50,000 to > 1, 50,000 m2
Environment protection Act, 1986
they
come under category 3. Thus it is required for the project to obtain environmental
clearance under EIA Notification, 2006 from SEIAA, Uttar Pradesh prior expansion and
modification. Others approval required for the project will be Water Act, 1974 and Air
Act, 1981. As per the Water Act, 1974 and Air Act, 1981, project proponent should
obtain consent prior establishment and prior operation from respective state pollution

• The Expansion of Group Housing Project is being done by LR Infrahomes India Pvt. Ltd. The company’s philosophy is to transform urban landscapes by creating sustainable
communities.LR Infrahomes is a young, vibrant and dynamic realty company with
expanding interests in residential & commercial real estate.
• LR infrahomes India Pvt. Ltd.has obtained environment clearance for its existing building
from MoEF&CC in 2017 vide letter no. F.No.21-152/2017-IA-III dated 28 July 2017 and
also obtained consent to establish from UPPCB vide letter no. F98731/C-1/NoC-
1091/2017/347 dated 24.03.2017.

• Earlier the residential building was planned over an area of 1.22 hectare (3.033 Acre),
having 4 residential blocks including convenient shopping and school. Earlier the
dwelling units of the existing area were 296.
• M/s LR infrahomes India Pvt. Ltd. now intends to expand their project. As the part of the
expansion, project will be expanded both vertically and horizontally, i.e. plot area will be
added and also the nos. of floors on existing developments. After expansion, site is
planned over 1.86 hectares (4.6083 acres) land. Expanded project comprises of total 7
residential block including EWS and LIG with other amenities.
• The present land use of the site is residential as per land Use of Ghaziabad-Loni Master
Plan 2021.It is a luxurious residential complex, locates at NH-58, Ghaziabad.
2. Site location and surroundings
Project site is spread over an area of 1.86 hectare. The project is located at Khasra No.
1104m, 1111m, 1116m & 1123 m Village- Noor Nagar Pargna Loni, NH-58, Raj Nagar
Extension, Ghaziabad, UP. Location map of the site is given in Figure 1. Project site is
comes under residential zone as per the Ghaziabad-Loni Master Plan-2021, Site marked on
master plan and zonal plan is shown in Figure 2

3. Surroundings and Connectivity of the Project Site
Project site is located in raj nagar extension, Ghaziabad, and surrounded by residential

Road which is approx. 0.2 km away from the project site in SW Direction. Project site is 1.44

4. Project Cost
The total estimated cost of the project (Existing + Expansion) is approx. Rs 87.64 Crores
which includes the cost of the land as well as the developmental cost.
5. Area statement
The total site area (existing + expansion) is estimated to be 18,648.66 m2 (or 4.6083 acres).
LR infrahomes India Pvt. Ltd.has obtained environment clearance for its existing building
having plot area 12,274.56 sq. mtrs. (1.22 Hectare) from MoEF&CC in 2017 vide letter no.
F.No.21-152/2017-IA-III dated 28 July 2017 and also obtained consent to establish from
UPPCB vide letter no. F98731/C-1/NoC-1091/2017/347 dated 24.03.2017.Refer Annexure I
and II). After expansion site are has been increased to 18648.65 sq. mtrs. (1.86 hectare)
After expansion, site will comprises of total 7 residential block including EWS and LIG with
other amenities. In the existing area there were 4 residential blocks which area Block-A,

Block-B, Block-C and Block-D included convenient shopping area and school area.
However in the expansion area, 3 residential blocks area proposed i.e. block-E, Block-F and
Block-G.out of these Block-E is reserved for EWS and LIG houses.

6. Population Density
The total population for the existing and the expansion parcel has been calculated
are 4,431 persons including staff and visitors. Population calculations are based on
the Ghaziabad building bye laws and NBC standards the detailed population
breakup is given below in the following Table 5.

7. Water Requirement
Water requirement during construction phase is estimated to be 396 KLD. Private water tanker supplier will be hired for construction phase. No groundwater will be extracted for construction activities,

The total water requirement for operational phase of existing and expansion area is 246 KLD. The fresh water requirement for existing and expansion area is 156 KLD. The source of water supply during operational phase from bore wells as there is no other source i.e. municipal supply is available at the site and nearby area. For abstracting the ground water, project proponent has obtained the permission from office of assistant engineer bore well, zone-I, Ghaziabad. Storage structures in form of overhead tanks and underground tanks are and will be developed within the project site for storage of water. Pump room will be constructed within the project site to house the motor and pumps. 7.1 Waste Water Generation & Treatment It is expected that the project will generate approx 191 KLD of waste water from
existing and expansion area of the site. The waste water will be treated in the STP
(230 KLD capacity) provided within the complex generating 153 KLD of recoverable
water from STP which will be recycled within the project. Treated water will be re-used
for flushing (67 KLD), landscaping (7 KLD), DG cooling (17 KLD) within project

7.2 Sewage Treatment Technology
Sewerage System FAB TECHNOLOGY
An external sewage network shall collect the sewage from all units, and flow by gravity
to the Expansion of sewage treatment plant.
Following are the benefits of providing the Sewage Treatment Plant in the present
circumstances:
• Reduced net daily water requirements, source for Horticultural purposes by
utilization of the recoverable waste water.
• Reduced dependence on the public utilities for water supply and sewerage
systems.
• Sludge generated from the Sewage Treatment Plant shall be rich in organic
content and an excellent fertilizer for horticultural purposes.

7.3 Treatment Technology Figure 9: Flow Diagram of Sewage Treatment Plant
The technology is based on attached growth aerobic treatment followed by clarification
by a tube settler. Lime will be dosed in for suppression of foaming tendencies. The
clarified water will be filtered in a pressure sand filter after dosing of coagulant (alum)
for removal of unsettled suspended impurities. This water will be passed through an
activated carbon filter for removal of organics. The filtered water from ACF is then
chlorinated & stored in the flushing tank. The attached growth fluidized aerobic bed
reactor (FAB) process combines the biological processes of attached & suspended
growth. It combines submerged fixed film with extended aeration for treatment of the
waste water.

The waste water after screening is collected in an equalization tank. The equalization
tank is required for preventing surges in flow & facilitating equalization of
characteristics over the entire quantity of effluent in a given time. A provision for pre-
aeration is made in the equalization tank in order to ensure mixing & to prevent the
sewage from going septic.
The equalized sewage is then pumped into the FAB reactor for biological processing.
The water enters the bottom of the reactor & flows up through the fixed film media
which grossly enhances the hydraulic retention time & provides a large surface area
for growth of biological micro – organisms. The FAB reactor is aerated by fine pore
sub – surface diffusers which provide the oxygen for organic removal. The synthetic
media floats on the water & the air agitation ensures good water to micro-organism
contact.
The FAB treatment is an attached growth type biological treatment process where in,
the majority of biological activity takes place on the surface of the PVC media.
Continuous aeration ensures aerobic activity on the surface of the media. Micro –
organisms attach themselves on the media & grow into dense films of a viscous jelly
like nature. Waste water passes over this film with dissolved organics passing into the
bio-film due to concentration gradients within the film. Suspended particles & colloid
may get retained on this sticky surface where they are decomposed into soluble
products. Oxygen from the aeration process in the waste water provides oxygen for
the aerobic reactions at the bio-film surface. Waste products from the metabolic
processes diffuse outward & get carried away by the waste water or air currents
through the voids of the media.
The aerated effluent passes into a tube deck settler for clarification. The theory of
gravity tube settler system is that the carrier fluid maintains laminar flow in the settling
media at specified maximum viscosity. These two parameters of a carrier fluid, flowing
through a hydraulic configuration, will determine the velocity gradients of the flow, the
height of boundary layer at the inclined surface and the residence time within the
media.

The carrier fluid must be viscous Newtonian, exhibiting a Reynolds number of less
than 1000 and preferably, a number under 400. The laminar flow, through the inclined
tubes, will produce velocity gradients sufficiently large to form an adequate boundary
layer, where the velocity of fluid approaches zero. Boundary layers are necessary in
functioning tube settlers, to allow suspended solids to separate from the viscous
carrier fluid. Under gravitational forces, they will settle to the hydraulic surface of the
tube and subsequently from the clarifier media.
Since the tubes are inclined at 60 degrees, solids settled on the tubes are continually
discharged down. This downward rolling action increases particle contact and hence
further agglomeration, which increases the sludge settle ability. Studies show that
these agglomerated sludge particles can have a settling rate in excess of ten times the
settling rate of the individual floc particles in the influent. These heavy agglomerated
masses quickly slide down the 60 degree inclined tube and settle at the bottom of the
tank.
Excess sludge from the bottom of the Tube settler shall be transferred into an
adjoining aerobic digester cum thickener tank. In this tank sludge shall be aerated.
The air shall be shut off periodically and supernatant water will be led back into the
Equalization Tank. This way the sludge shall be thickened and its volume shall be
reduced. The thickened sludge will be further solidified using a centrifuge or a filter
press and the solid cakes will be used as manure in horticulture.
The treated and disinfected water from the Chlorine Contact Tank will be passed
through a Multigrade Filter, an Activated Carbon Filter and a Softener and then stored
in a Treated Sewage Water Tank. Water from this tank will be used for the Cooling of
DG system and for horticulture and other recreational activity within the site.
8. Rain Water Harvesting
The storm water disposal system for the premises shall be self-sufficient to avoid any
collection/stagnation and flooding of water. The amount of storm water run-off
depends upon many factors such as intensity and duration of precipitation,
characteristics of the tributary area and the time required for such flow to reach the
drains. The drains shall be located near the carriage way along either side of the

roads. Taking the advantage of road camber, the rainfall run off from roads shall flow
towards the drains. Storm water from various areas/shall be connected to adjacent
drain by a pipe through catch basins. Therefore, it has been calculated to provide 2
rainwater harvesting pits at selected locations, which will catch the maximum run-off
from the area.
1) Since the existing topography is congenial to surface disposal, a network of
storm water pipe drains is planned adjacent to roads. All building roof water will
be brought down through rain water pipes.
2) Expansion of storm water system consists of pipe drain, catch basins and
seepage pits at regular intervals for rain water harvesting and ground water
recharging.
Rain water harvesting has been catered to and designed as per the guideline of
CGWA. Peak hourly rainfall has been considered as 40 mm/hr. The recharge pit of 4.1
m dia and 3 m depth is constructed for recharging the water. Inside the recharge pit, a
recharge bore is constructed having adequate diameter with PVC slotted pipe up to a
layer where sandy aquifers/ deeper aquifer permeable layers exist. The ground water
level in the area is more than the 20 - 22 meters bgl. The bottom of the recharge
structure will be kept 5 m above this level. At the bottom of the recharge well, a filter
media is provided to avoid choking of the recharge bore. Design specifications of the
rain water harvesting plan are as follows:
• Catchments/roofs would be accessible for regular cleaning.
• The roof will have smooth, hard and dense surface which is less likely to be
damaged allowing release of material into the water. Roof painting has been
avoided since most paints contain toxic substances and may peel off.
• All gutter ends will be fitted with a wire mesh screen and a first flush device
would be installed. Most of the debris carried by the water from the rooftop like
leaves, plastic bags and paper pieces will get arrested by the mesh at the
terrace outlet and to prevent contamination by ensuring that the runoff from the
first 10-20 minutes of rainfall is flushed off.
• No sewage or wastewater would be admitted into the system.

• No wastewater from areas likely to have oil, grease, or other pollutants has
been connected to the system.
Further water conservation measures are suggested to be taken to reduce the water
requirement are given in Table 10. Plans showing storm water drainage network is
attached.

10. Power Requirement
The power supply for total existing and expansion area shall be supplied by PVVNL
(Paschimanchal Vidyut Vitaran Nigam Limited). The total connected load for the
project will be approx. 2,035 kVA. The load will be supplied by transformers of total
2,400 kVA capacity, (2×1,200kVA)
10.1 Details Of D.G Sets There is provision of 3 no. of DG sets of total 2,100 kVA capacity (2×750, 1× 600 kVA
each) for power back up in the residential group housing colony. The DG sets will be
equipped with acoustic enclosure to minimize noise generation and adequate stack
height for proper dispersion.
11. Solid Waste Generation
Solid waste would be generated both during the construction as well as during the
operation phase. The solid waste expected to be generated during the construction
phase will comprise of excavated materials, used bags, bricks, concrete, MS rods,
tiles, wood etc. The following steps are Expansion of to be followed for the
management solid waste:
• Construction yards are proposed for storage of construction materials.
• The excavated material such as topsoil and stones will be stacked for reuse
during later stages of construction.
• Excavated top soil will be stored in temporary constructed soil bank and will be
reused for landscaping of the group housing colony project.
• Remaining soil shall be utilized for refilling / road work / rising of site level at
locations/ selling to outside agency for construction of roads etc.

During the operation phase, waste will comprise domestic, agricultural waste and
commercial waste. The total solid waste generated from existing and expansion
the project shall be mainly domestic waste and estimated quantity of the waste
shall be approx. 1,332 kg per day (@ 0.5 kg per capita per day for residents, @
0.15 kg per capita per day for the visitor and landscape wastes @ 0.2
kg/acre/day). Following arrangements will be made at the site in accordance to
Municipal Solid Wastes (Management and Handling) Rules, 2000 and amended
Rules, 2016.

Organic Waste Converter A waste converter is a machine used for the treatment and recycling of solid and liquid
refuse material. A converter is a self-contained system capable of performing the
following functions: pasteurization of organic waste; sterilization of pathogenic or
biohazard waste; grinding and pulverization of refuse into unrecognizable output; trash
compaction; dehydration.
