Located on an operational civilian airport, Newquay Cornwall Airport, the Aircraft Maintenance Hangar is located immediately to the southern side of the airport, to the north of the A3059, with access via the Southern Access Road. Hard standing will be located on the west side of the Echo Apron, directly adjacent to the runway.

Description
Two hangar options providing the following:

lease Terms
The lease will be on FRI terms, the occupier will be responsible for all repairs and insurance relating to the property. There will be a site and airport service charge. Airport standard fees and charges are in addition to the rental and are available on request. Incentives are available but are dependant upon status.
Services
All mains services will be provided; foul drainage, service water, telecoms (Superfast Broadband), and mains gas.
Offices
Two storey offices at the front of the hangar are accessed via a double height atrium reception area and are arranged in a two bay system each side being able to be operated independently with the operational aircraft bays. Each wing of the offices has it own WC facilities shower, team room and changing. There are further WC facilities and a kitchen on the first floor. A lift will be provided. Offices will be fully fitted.
Terms
A variety of options are available including long leasehold sales, short term leases (subject to covenant strength) or long term leases of up to 10 years with a 10 year extension option. More details on request.
Environmental Standards
The building will be assessed for an EPC. It will be constructed to a BREEAM “VERY GOOD” standard and can be enhanced to a BREEAM “Excellent” standard if this is required. Terms reflect the enhanced building specification, the lower running costs and carbon footprint.
Planning/local Development Order
The site benefits from two comprehensive LDO which permit B1, B2 and B8 and hangar development without planning permission. This reduces design costs, no planning fees are required and the delivery programme is significantly shorter. The LDO lasts for 20 years so future development or extensions/ alterations to buildings will also be covered by the LDO.
