Talkin’ about architectural antiquesBy Paul Weideman
There’s nothing like the earthy, rustic quality of
architectural antiques to add substance to a New
Mexico home, courtyard, or garden. And if you prefer
being surrounded by gleaming, newly manufacturedsurfaces, a well-placed object bearing the marks of age and
human hands may yield a contrasting soulfulness.
It’s not hard to find architectural antiques in Santa Fe.
Jackalope and Seret & Sons are obvious places to check out.
It may be valuable to look into these fascinating items with
a designer like Pam Duncan of Wiseman & Gale & Duncan
Interiors.
In Duncan’s store, you may notice the beautiful
vargueño or traveling desk from Bolivia. It’s an example of
a straightforward antique piece, ready to go. Then there
are items like the glass coffee table built around a lovely,
antique piece of French iron grillwork, and the glass lamp
made of what was once a chandelier pendant.
A third category is populated by “nuevo antiques.” SantaKilim, for example, sells true antiques from Morocco,
Afghanistan, and India, as well as new pieces made by
artisans in Santa Fe and Morocco, based on old designs.

Design and insideOUTsantafe, said, “In my work, unless
the client specifically wants an antique, I love good
reproductions. I’m more concerned with the design
aesthetic than how old it is.”
Cost is an unavoidable consideration. “When I travel,
I find things, but it can be very expensive to bring them
back,” Templeman said. “I was in France and I found a
table, fantastically priced at just $1,500 for a beautiful, elm,
500-year-old farm table, but it was going to cost me $4,000to bring it here.”
For Pam Duncan, “Making f urniture out of whatever we
find is a joy because those are things you can’t do with new,
purchased furniture. I’ve made architectural antiques into
headboards, I’ve used them on fireplace mantels and as
fireplace surrounds. Sometimes we make pieces into lamps
or table vases. We had some wonderful porch posts from
Peñasco years ago that I’m sure someone
used inside as decorative features.”
Duncan stressed that both antiques and
antique-based pieces — such as decoratively
carved strips that can be added as accents to
furniture— should harmonize, c ulturally,
with the home or room.
“We generally have used architectural
antiques and fragments from Guatemala and
Mexico and France. Sometimes we use a piece from the
Philippines, because the Spanish were there and that works
well.”
The smooth, earth-toned surfaces in a typical “Santa Fe
Style” home curiously works with many décor varieties:
Asian design is one that seems to work as well as NewMexico Spanish colonial. And architectural antiques go
with almost anything, if done tastefully.
“There’s no reason why a contemporary house can’t have
an interesting element that isn’t a c ontemporary piece,”
Duncan said.
She take trips for the purpose of finding things to
import, “and when I look at something, if it’s an interesting
something, I can figure out a way to use it.”
In her showroom are small tables incorporatin
tray and an old basket. Looking at a 17th-century
chest, she said she’s thinking of making an interes
stand for it.
“That’s what we’re all about,”

“The myth is that we’re just a sa lvage yard, just
old doors,” said Scott Coleman, who owns La Pue
his wife, Melissa. “We do still sell old doors, but m

products for new construction entirely out of the
materials. “People walk along here and see doors

It’s easy to wonder if La Puerta isn’t robbing th

but Coleman insists that all the stuff in his invent

Looking at some fantastically carved, but dilapidated,
ors from Egypt, Coleman said, “To me, the patina on an
old door is sacred; it’s like a Jackson Pollack painting.”
Inside the building, one room offers scores of samples
surface finishes. Next door is the company library,
th photographs of completed pieces filling hundreds of
lumes; they’re organized by type, such as round tables
d entertainment centers.
In a large wood shop, artisans fabricate custom doors,
binets, fireplace mantels, beds, wine-storage racks,nities, and flooring, most constructed using invisible but
gged mortise-and-tenon joinery. Many finished pieces
ast intriguing combinations, like the refrigerator-door
nels from reclaimed barn wood sharing space with
binets fronted with antique tin paneling.
La Puerta employs 30, down from 50 a few years ago.

“Business has been OK,” Coleman said. “It’s a tough
mate, but our business is all over the country now. Less

A few pieces getting ready to go in September were a 12-

“We don’t make things for sale. We work by custom
ders, and it’s based on people’s budgets,” he said. “So
ther than just telling someone this door is $5,000, we
k them what they want to achieve and how much they
n spend, and we’ll design a solution that meets their
budget and comes as close as
possible to their aesthetics.”
The design side of
the business is first and
foremost. “The design
appointment includes a tour
of the inventory yard and
provides a brief cultural
history of the material as well
as provenance,” according
to the La Puerta catalog,
one of the coolest, little
company catalogs you’ll find
anywhere.

to the La Puerta shop was a

round insert — a sculptural
circle in a square — for in-
room firewood storage.
On another piece, a
finished door showed hinge/
strap indentations from
its original use. “For some
people, that will be their
favorite detail,” Coleman
said. “Someone else might
love the door except for that.”
Designing and furnishing
a house is, of course, all
about individual taste.
“I only have 17 years of experience in Santa Fe,” Barbara
Templeman said, “but I think people still want a mix. They
come from other places and want to incorporate their
things, so architectural antiques are used as an accent.
For me as a designer they have more impact if they’re
visually isolated. If they’re used in a clean, contemporary
environment, an antique as a coffee table becomes a
centerpiece.”
In the best circumstance, if the budget allows, a new-
house project will begin with meetings between the
client, the architect, the builder, and the interior designer.
Templeman agreed, but added, “for some reason, architects
here don’t think of involving the interior designer until
later in the process. It would be nice if there was more
collaboration.”
Templeman uses architectural antiques in many different
ways.
“If I am planning with the architect at the time a home is
conceived, we can use them for accent doors and windows
and in garden walls. Also filigree ironwork can be used
similarly in an opening in a wall or in windows or a door.
Stone is also fun to work with. Old column capitals and
fountains from Spain and Mexico, France, and Italy look
really nice in a garden environment.”
She has created coffee tables from antique, weathered
doors and frames fabricated from wood or iron. Another
table was based on an old, Mexican chicken cage.
Where did she find that antique item? “At an estate sale
in Santa Fe,” Templeman said. “Another good source for
these items is Antique Warehouse in the Railyard, and I
have used La Puerta. And I watch for things driving around
New Mexico.”

Would you work with a lawyer who was
not licensed? Would you trust a doctor
who doesn’t take continuing education?Would you hire a plumber who is
unlicensed... ever? Given a choice, your
answer is probably “NO” to each of these
questions. Well, as of July 31, 2010, you
have a choice when selecting a mortgage
banker or broker. Licensed or unlicensed?
Does it really matter? Read on.
In 2009, the New Mexico Legislature
passed the New Mexico Mortgage Loan
Originator Licensing Act. Along with this,
the Mortgage Company Licensing Act
was passed and The National Mortgage
Licensing Service (NMLS) was created.
State and national licensing for mortgage-
loan officers and their companies is now
a reality. The purpose of these long-
overdue bills is to increase competency
in the mortgage business. In order to be
eligible for such licensing, a tough test
must be passed. Then a background check
and fingerprinting must meet a strict
standard. When all of these requirements
have been met and are in place, the
mortgage officer is given a 6-digit ID
number that is registered with the NMLS.From a borrower’s perspective, what
does this hoopla really mean? Does it give
him or her a better rate or terms? Does
it help with the down payment? Maybe
not, but it does mean better knowledge
of programs, underwriting, and products
to help obtain the right mortgage, in the
right way, and offers protection against
fraud and the old bait-and-switch game.
The requirements of the law are
multi-faceted, but I want to discuss a
few of them. The first is the mandatory
continuing education (MCE) required
annually. The courses must be taken with
an accredited provider who is required to
give the students the very latest updates
concerning the mortgage business. Lack
of proof that MCE has been completed
and reported to the NMLS can result in
revocation of the license.
Loan officers for mortgage brokers
(who do not underwrite and fund the
loan) and for mortgage bankers (who
do underwrite and fund loans) are
required to comply with the new laws.Loan officers with state and federally
chartered banks with mortgage banking
departments are exempt from these new
laws.
Secondly, the protection and
recourse provision in both acts gives a
borrower security that the loan officer
offering the loan deal will follow
through at the closing table with the
same terms. Complaints can be filed
at the NMLS website, http://mortgage.
nationwidelicensingsystem.org
Thirdly, the fingerprinting and
background check should not be taken
lightly. Most consumers want to know
that their loan officer has not committed
fraud. A loan officer, mortgage bank, or
commercial bank with numerous pending
lawsuits may play an important part in a
borrower’s decision process.
Licensing of mortgage loan officers
is a good thing. It is something I have
supported since coming to Santa Fe
years ago. It is the first question you
should ask when interviewing some
to lead you through the complexitie
home mortgage and the last thing t
grateful for when putting the key in
door of your new home.

“sanctuary,” it becomes a place where
you mindfully start and end each day.
The home that is a sanctuary brings youback to center. Sanctuary is a sacred and
protected place, originating from the
Latin sanctum, which meant an inviolably
private place. Home is a place of refuge
and retreat from our everyday duties in
the world. Many studies have shown that
our physical environment has a GREAT
effect on our health.
Getting back to nature is what brings
us back to quiet peacefulness. In nature,
there is a natural order... no chaos. Our
homes should be places of calm and
peace. So obviously they should not be
cluttered with stuff. As the saying goes
“a place for everything and everything
in its place.” That may sound corny or
cliché, but to me it is truth. If you find
this a challenge, there are professional
organizers or books for do-it-yourselfers,
but it is necessar y.
We all yearn for beauty and quiet on
some level, so we should try to create this
in our home. Here are some ways that wecan connect to nature in our sanctuary:
• Keep fresh flowers in your home and
locate them in an area where you can
enjoy the sweet fragrance of these natural
beauties.
• Let the light in. Open your shades and
drapes.
• Try arranging furniture for ease of
flow and space. Edit your furniture and
decorative accessories and get rid of
things that don’t serve you.
• The sound of moving water can add
a soothing element of calm that will
welcome you and your guests. There are
a wide variety of water features to fit any
budget available at many home stores.
• Subtly filling your space with natural
scents such as lavender, sage, lemongrass
or other wonderful herbs, which are
available in a variety of natural oils or
other forms to suit many tastes.
• Create an entrance that welcomes
you at the end of each day and sends youoff each morning refreshed. How do you
do this? Again, no clutter, place a piece
of art that makes you joyful. Create a
resting place for keys and handbags, etc.,
and make sure that a delightful fragrance
sends you off and welcomes you home!
My favorite quote is from the famous
architect/designer Le Corbusier: “Space
and light and order. Those are the t
that men need, just as much as they
bread or a place to sleep.” Aaaah... h
at last!

The National Bureau of Economic
Research announced on Sept. 20 that the
recession had officially ended in June
2009. While that appears to be good
news, the announcement did not rule out
the possibility of a second recession, nor
address our still struggling economy. The
backbone of our economy is the housing
market and the National Association of
Realtors announced at the end of August
a decline in existing homes sales of 27.2
percent nationally from the previous
month. In Santa Fe, there was a 30 percent
decline in sales from June to July.
Since all of that news is like sour
grapes, we thought we would look at the
various areas of Santa Fe and do our own
analysis, based on information from the
Santa Fe Association of Realtor’s multiple-
listing database. Here is our snapshot of
the year to date.
All agree that 2009 was the worst year
in real estate and while 2010 is not yet
over, let’s look for reasons to believe we
are on the path to recovery. The largest
part of Santa Fe, southwest city limits, saw
almost a 25 percent increase in sales year
to date, with 157 units sold in 2009 versus
190 units sold s o far this year. The average
selling price dropped 4 percent, from
$249,000 to $239,000 which translates to a
new average selling price per square foot
of $163.
Nearby, the Airport Road area saw a
small decrease in sales YTD, with only 69
homes selling, compared to 71 sold last
year. Average selling price dropped a mere
2.5 percent to $200,700, which may signal
that prices are close to b ottoming in that
area.
In southeast city limits, homes that
have sold had slightly longer days on
market, from 264 to 327 days, but 132
units have sold versus 87 in 2009. The
average selling price dropped close to 8
percent overall, with an average selling
price per square foot of $271.
In the s outheast county, Eldorado was
not immune to the downturn. While the
sales number YTD remained close to
constant, with 67 homes sold, the average
selling price did fall close to 10 percent
to $343,000. All the neighborhoods
surrounding Eldorado along U.S. 285
saw their sales rise close to 50 percent
over 2009’s paltry 18 home sales. So far,
37 properties have sold, with an average
price of $462,000 or $180 per square foot.
In the northwest city limits, property
sales remain constant with 42 units sold
year to date versus 41 in 2009. This is one
of a couple of areas that saw an increase
in sales price. With 9 percent appreciation
over last year, homeowners in this area
will be happy to hear their average selling
price is up to $376,800, with an average
price per square foot of $216.
Conversely, in the northwest county,
while the units sold did increase from
47 to 64, the sales price fell 11 percent.
With 177 properties still available for sale
and an average asking price of $210 per
square foot, this area is still challenged.
Las Campanas saw a 33 percent decrease
in sales this year to 19 homes sold YTD.
The average selling price saw a modest
drop to $275 per square foot, but, with
150 properties available for sale, the
data suggests that number will likely fall
further.
The winner in our market snapshot
goes to the north city limits. While
inventory levels there remain high, sales
increased almost 35 percent to 112 Y TD,
with an average selling price of $289 per
square foot. Even the old adage rings true
in the worst of times: location, location,
location!
So, what’s the bottom line? Our
market is changing weekly, influenced
by the volatility of the f inancial ma
pressured by the incoming stream o
foreclosed homes, and squeezed by
lack of qualified buyers. But, overa
market is improving slowly but sure
you are in the market to buy, stupen
deals are available in almost all area
of Santa Fe and properties are sellin

Three generations now at Trails WestBy Paul Weideman
The Grovers are celebrating 2010 with three generations
of the family working at Coldwell Banker Trails West
Realty, Ltd. The tradition began nearly three decades
ago when John E. Grover and his wife, Joel Faye Bennet,founded Trails West Realty in Santa Fe.
That was in 1981. Four years later, they became a
Coldwell Banker affiliate. John was the company’s owner/
broker until 1995, when it was sold to Brian and Carol
Nelson.
“They owned three other Coldwell Banker franchises in
New Mexico,” John Grover said. “They later sold it to their
son and daughter-in-law, Mike and Theresa Nelson, in
Alamogordo. They own the franchise there and another in
Ruidoso.”
Coldwell Banker, founded in 1906, has 3,300 residential
real estate offices worldwide, and 97,000 sales associates.
In 1996, Jonnalyn, one of the Grovers’ four daughters,
joined the Trails West Realty team. A year and a half ago,
the owners asked her to be managing broker after Chuck
McKinley left to become qualifying broker at Prudential
Santa Fe Real Estate.
Jonnalyn Grover has a computer science degree f rom
Oklahoma University and came to real estate after 14 years
in the business world. She is now the top cat at the business
her parents started — and she works in the building at 2000
Old Pecos Trail that they built.
The Grovers, besides taking turns at the helm of one
of Santa Fe’s biggest real-estate companies, have been the
recipients of numerous accolades. John, who grew up in
Liberal, Kansas, has served as president of the Santa Fe
Association of Realtors and was named “Broker of the
Year” in 1989. He has also served as president of the Santa
Fe Economic Development Corporation and Santa Feans
for Responsible Growth.
Jonnalyn, a Wichita native who grew up in Oklahoma,
has a bunch of initials after her name, attesting to her
dedication to the real-estate field. She is a Certified
Residential Specialist (CRS), an Accredited Buyer’s
Representative (ABR), and a Graduate of the R ealtor
Institute (GRI). Her peers in the Santa Fe Association of
Realtors named her “Realtor of the Year” in 2009. In the
same year, the organization awarded her father the SFAR
Lifetime Achievement Award.
Earlier this year, Rachel Rosebery, John and Joel’s
granddaughter (and the daughter of Jonnalyn’s sister,
Deborah), joined Trails West. Rachel was born in Colorado
Springs but grew up in Boise City, Okla. Her father owned
the local newspaper, The Boise City News, for 20 years.
The possessor of a bachelor of fine arts degree, she
previously worked as closing coordinator for a Dallas
building company, then spent several years doing
administrative work with Santa Fe Properties.
Now settled in at Coldwell Banker Trails West, she
said, “I feel incredibly humbled and grateful to have the
opportunity to work with and learn from such amazing
people that just happen to be my family. Grandpa and
Jonnalyn have such integrity and professionalism - t hey are
the best examples and teachers I could have ever asked for.”
John Grover emphasized that he and Joel Bennet no
longer own the company. “Some people think we still do,”
he said. “I’m one of the broker associates along with Rachel;
we’re both responsible to Jonnalyn and to the general
manager of the company.”
As the local company head, Jonnalyn Grover examines
stats and trends in order to help her brokers in their
work. “We’re not having a typical summer,” she said in
mid-September. “The first part was good, but the last
two months are off. It is a challenging market, even for
seasoned Realtors. It just takes a lot of work.”
Asked for his perspective, John Grover said, “In the 30
years we’ve been in real estate we’ve never seen a market
like this, but I do know that over time, if history says
anything, real estate will become strong again. People who
are buying want to buy at the bottom of the market and
they just don’t know when that’s going to be. It’s kind of at a
stalemate at each end of the market, so it’s a difficult thing
right now.”
He said the amazing mortgage-interest rates today evenbeat those right after World War II, when his father-in-law
bought a house at 5.25 percent interest. In 1981, the year

aul Duran calls Lincoln Square “Santa Fe’s first luxury high-rise residential project.”
One condominium unit, listed by Duran and Darlene Streit of Santa Fe Realty
Partners, is on the market as a complete unit. It was staged by American Country
Collection (ACC), with finishes by interior designer Ann M. O’Carroll.
The unit is on the fourth floor of the former La Esquina Building, constructed in the
early 1980s by the Bybee family. The new owner, Christopher Smith (CEO of Allegiance
Realty Corporation, Charlotte, N.C.), decided to convert the building to residential/
commercial use. The work, carried out by Lockwood Construction and Pinson Brothers,
involved a dramatic facelift, inside and out, at the same time addressing code issues.
The old building was strictly offices, and on the bottom (accessed from Lincoln) there
were restaurants, a hair salon, and other retail uses. All retail is now at street level; these
are expanded spaces comprising the first floor and mezzanine. These spaces are nearly 100
percent leased. Everything above that—
residential on the third and fourth floors, andcommercial on the fifth floor — is for sale.
The owner and Realtors chose a 2,400-square-foot space on the fourth floor to finish as
a model of what can be done.
“The other spaces are shells and the individual buyer can create his or her own interiors,
whether it’s a Park Avenue, open loft or Southwestern style like this one,”Duran said.
The other space on the fourth floor is 2,830 square feet. The third floor could be a 6,744-
square-foot residence, or may be divided in two. The commercial space on the fifth floor
could be a 5,638-square-foot residence, or may be divided in two or three.
Two of the project’s strong points are the views from the upper-floor units and
convenience of living in the center of the downtown area. Lincoln Square is direc

The finished condo, accessible by stairs and elevator, boasts floors of ceramic ti
wood; plastered walls; and iron-railed balconies. The living room has a beam ceil
gas-burning kiva fireplace.
The kitchen and dining room both have viga ceilings with coved-plaster. Beaut
cabinets of dark, close-grained wenge wood grace the kitchen, which is equipped
a Sub Zero refrigerator, Wolf oven/range and built-in microwave oven, and Miele
dishwasher.
In the walk-in laundry room is a vertical washer/dryer set, a sink, and plenty of
space.
The condominium is set up with dual master suites, both with large bathroomstravertine countertops, tiled floors and showers; and a deep bathtub in one. The b
of the two bedrooms has a kiva fireplace and glass doors onto a balcony, offering
the Santa Fe Community Convention Center and beyond to the foothills and the
Mountains.

In late August, we held a well-
water clinic at the Pojoaque Wellness
Center. The participants were mostly from Nambé, Pojoaque, Jacona and
the Pueblos of Nambé, Pojoaque and
Tesuque, all of which are located in
areas of compromised water quality. We
conducted free, on-site testing of water
from private, domestic wells and offered
testing for uranium at cost.
We had an overwhelming turnout,
with some individuals bringing water
from multiple wells. We had five staff
members and one volunteer working the
four-hour event and we could not keep
up with the crowd. The participants were
patient waiting in line and we answered
questions about water quality while
they waited. We also had copies of the
satellite map showing the concentration
of wells that previously exceeded the
EPA’s recommended limit (maximum
contamination level, or MCL) for
uranium content in public water supplies.
We provided a handout of the New
Mexico Environment Department’s
guidelines for potential health-risk constituents in drinking water and we
provided a list of websites that offer useful
information on the potential human-
health effects of various constituents in
water. That list is available upon request.
Even though we informed participants
that the uranium testing could take as
long as 90 days, their concerns were so
high that we elected to send the samples
to a commercial, certified testing lab in
Albuquerque. We will have results before
the Department of Health’s Scientific
Laboratory Division (which recently
moved locations) would even have
accepted samples. The commercial lab
will use EPA-approved mass spectroscopy
to determine uranium levels, if present.
Participants were asked to fill out data
sheets with contact information, the
locations of the sample sites, and their
major concerns. Without question, the
dominant specific concern was uranium,
with arsenic coming in second, followed
by nitrate and then fluoride.The recurring theme was whether
or not the water is safe to drink... for
themselves, for their pets, and even their
horses. Landlords expressed concerns
for their tenants. One gentleman
wanted to know if the water is safe for
his pregnant wife, and a lady asked if
it is safe for her grandchildren. People
expressed concern about (dissolved)
contaminants that they could not see. The
contaminants of potential health risk all
fit into that category and they are actually
concentrated if the water is boiled.
Most participants noted hardness as
an issue. Almost all samples had some
fluoride, but with only a handful over
the Secondary Standard of 2.0 parts per
million. Nitrate was fairly common also,
with several wells at twice the MCL for
drinking water. Naturally-occurring
nitrate is relatively insignificant in this
area and high levels of nitrates in local
wells are usually a result of contamination
by leaking septic tanks.
Arsenic testing is almost completed.
By the time this article is published, we
should have the uranium test results back
from the lab and we will have begun
contacting the participating well owners.

There is something amazing about
having a live conversation about Santa Fe
with someone in Spain or getting a tweet
from one of your Twitter followers in LA
about our housing market. Today people
build their careers on LinkedIn from
their smart phones. Many of us watch
YouTube more than TV, and others track
the Pet Parade or other Santa Fe events
on Flickr. The first decade of this century
might be remembered as when human
communication shifted online globally.
We have zoomed into the future
by googling around the globe in a
nanosecond, yet we are still adaptingto this new way of communicating,
learning to network and interact online
through social-media pathways such
as FaceBook, Twitter, LinkedIn, Scoop,
Flickr, and YouTube. We have discovered
social networking online is phenomenal
for getting your marketing word out,
reconnecting with old acquaintances or
lost friends, and meeting new people who
share common interests. But it appears a
computer screen can erase common sense
and any social etiquette skills we learned
as humans to interact face-to-face.
When people realize they can meet
new people or find customers online,
they frequently get so excited they forget
common courtesy and common sense.
Here are some do’s and don’ts to help.
Remember the internet’s privacy rule:
there is no privacy on the net. Everything
you say and do online is available to
anyone forever. Do not post your financial
information or when you are at your bank using an ATM — in other words, do not
be stupid. Your future employer or college
registrar can search your online behavior.
Be thoughtful about how you friend,
follow, fan, and socially connect with
others. Communicate more about your
interests than your lunch or what you
“really ” think about your customer, ex-
partner, boss, co-worker, or neighbor.
Talk about what is important to you
and be positive and helpful to others.
Engaging people by responding to
their tweets, blog posts, or Facebook
wall is how we can connect and build
relationships and businesses. Jump in
and participate with your experience and
knowledge; do not just read streams of
conversations and act like a voyeur.
Focus on being “you” in a genuine,
courteous, and professional manner.
When you are marketing your
products, company, or services, look for
opportunities to pitch where and whenyou are relevant and non-intrusive. Do
not dump advertisements on s omeone’s
Facebook page or blog. Avoid using
profanity or bullying people as you will be
quickly unfriended and your behavior will
follow you online everywhere. If someone
says he or she is in a relationship, avoid
making comments about dating them.
Share your knowledge and open the door
for others with your experience instead.
Remember, socially acceptable customs
matter online as much as in person. See
you online!

On the market: ‘Casa de Dos Aguas’By Paul Weideman
his splendid, multifunction
house wraps around a big
courtyard with a koi-filled pond,
mature aspen and cherry trees,and lots of ivy and planted containers.
Through a gate on the other side of the
courtyard is Canyon Road and, around the
corner, Cristo Rey Church.
The property, owned by architect John T.
Midyette III and his wife, Brenda Midyette,
is nicknamed Casa de Dos Aguas. Just
below the back porch is the channel for the
Acequia Madre, the 400-year-old “mother
ditch” of Santa Fe, and below that flows the
Santa Fe River.
“In a wet year, between the acequia
and the river, it sounds like you’re in the
mountains here,” John Midyette said.
He bought the property in 1983,
remodeling it to serve as his architecture
office and as quarters for a business called
Architectural Antiques Ltd. (Next door,
his mother, Joan Nold Midyette, ran The
Shop of the Frightened Owl, which featured
jewelry and antiques.)
In 1992, the couple decided they wanted
to live in the house. They changed the
business spaces into living spaces and
expanded the domicile. On the east end, an
adobe master suite was added. On the west,
over the garage, a second story was added
to provide guest quarters and a light-filled
architect’s studio.
Regarding the antique business, Brenda
Midyette said, “We had a big sale and then
way too much that we didn’t sell we moved
in here. Most of it was from Mexico and
Spain.”
The house is graced with beautiful,
old, salvaged doors from Mexico and
other architectural antiques. The entrance
to the living room is framed by an old,
carved, post-and-beam assembly that once
supported a portal in Michoacan, Mexico.
In a wall nearby, you can see the timbers of
a very old building.
“There have only been eight owners
here,” John Midyette said. “I have an
abstract on the property. The first deed of
record is dated 1866, but the oldest part, an
old wood-timber building with a stacked-
stone root cellar we think goes back to
the late 1700s. That idea is from word-of-
mouth from people in the area.”
The marketing for Casa de Dos Aguas
refers to a “historic property with 21st-
century amenities.” The fact is that it was,
historically, historic, but the city no longer
considers that it contributes to the historic
fabric of the Eastside, because virtually
everything you can see from the street is
recent remodel. As David Rasch, historic-
preservation officer for Santa Fe puts it,
“It is noncontributing due to non-historicalterations overwhelming the original
historic integrity.”
The little, historic cabin is still there,
inside remodeled spaces. (The old root
cellar is now used to store wine, up to 1,500
bottles of wine.) Its presence relates back
to times when the road out front — long
before it was named Canyon Road — was
used to convey firewood, loaded onto
donkeys, into town from the mountains.
“Burros loaded high with firewood was
another typical sight of days past,” Santa Fe
historian Marc Simmons wrote in a 2005
issue of The Santa Fe New Mexican. “As late
as the 1940s, wood venders roamed the
streets of Santa Fe with their donkeys.
“A woman I know on Canyon Ro ad
remembers when they would knock at her
back door and offer to sell a donkey-load of
billets for 50 cents. If you wished, the seller
led his animal into the kitchen and pulled
a slip-knot in the rope that held the wood.
The billets slid to the floor in a neat pile
next to the cook stove.”
The Midyettes echoed local history in
another way when they kept a burro on the
property. The animal, actual ly a miniature
burro, and a llama companion had free
reign in the fenced area between the house
and the river for nine years.
“We got them as babies from a Buckaroo
Ball auction,” John Midyette said. “When
we decided put the house on the m

The guest suite at the west end
house is also old; it was originally
house with two bedrooms, a kitch
an outhouse. The rest of the hous

It’s quite an interesting time to be a
Realtor and yet a great time to consider
entering the business. As a new Realtor,it is helpful to come into the business
when sales are moving at a slower pace,
when the environment more conducive
to garnering transaction and industry
expertise. And with all the technology
and business support now available, new
Realtors can more easily advance their
careers.
The Santa Fe Association of Realtors
(SFAR) will shortly be offering s everal
new tools to support our members. A
new product called the Realtors Property
Resource is scheduled to be launched
by the association later t his year. It is a
product created exclusively for Realtors
as part of the National Association of Realtors’ “Second Century ” initiative. The
Realtors Property Resource (RPR) will
provide a detailed view of every parcel of
property in the United States. This data-
rich site will include information about
public records and assessments, prior
transactions and sales history, zoning,
permits, mortgage and lien data, and
neighborhood demographics.
RPR has the ability to enhance brokerproductivity by offering features where
members can access nationwide property
results along with local market-to-market
comparisons. With advanced reporting
tools, RPR can help Realtors increase
sales and listing presentations. A chart for
each property shows cumulative historical
transactions, which can be used to create
customized reports for buyers and sellers,
along with other relevant trends and
facts. Report content is managed using
tools that can refine the presentation
of a property so Realtors can readily
demonstrate the potential return on an
investment property, from a planned or
existing home-improvement project.Protecting the Santa Fe Association of
Realtors’ multiple listing service (MLS)
data is an important component of the
benefits provided to Realtors as well as
their clients and customers. In September,
SFAR will launch a “secure log-on” feature
that will require new authentication
and security measures for our Realtor
members when signing on to the MLS
system.These new online security tools
will work to protect the data from
unauthorized access.
Lastly, SFAR is in the process of
providing several products that can
improve our members’ productivity as
well as data accuracy and input into
the Santa Fe MLS. Realtors will soon
have access to the zipLogix platform for
use with MLS forms. This electronic
form software will make it easier for
Realtors to access data from the MLS
for listing information. The specific
zipLogix products to launch for use
by our members include ZipForm and
MLS Connect. With access to these newproducts, members will also be able
to purchase other zipLogix offerings
including Relay, an internet-based,
real estate transaction-management
application; and zipLogix Digital Ink, a
secure data and digital signature product.

Given New Mexico’s strugg ling public
education system, many parents want
new methods for teaching t heir children.
One effective place to learn, your own
backyard, is often overlooked. With a
little forethought and the application of
some inexpensive features, you can create
a modest wonderland that doubles as a
multifunctional learning center.
The simplest kid-friendly garden
feature is the “sunflower tunnel.” Made up
of two rows of sunflowers tied together on
top, sunflower tunnels must be s ituated
in a sunny part of your property. Put your
tunnel in a convenient location, so youand your k ids remember to water, enjoy,
and learn from it.
If possible, plant sunflowers in healthy
soil or in slight depressions where they
can absorb runoff. Wind protection can
also be a critical factor in establishing
a successful tunnel, and it is helpful if
your rows are lined up on level ground.
But where are the level parts of your
landscape? Where is your garden’s
healthiest soil? Where does your land get
at least six hours of sunlight? Where is
it wet after a rain? Where do winds rip
through?
The answers to all of these questions
require observation, the starting place of
science, but they also imply a need for
measurement, experimentation, analysis,
and discovery. Bring children into the
landscape-design process and they
become scientists with a positive purpose
and designers with clear reasoning behind
the artistic choices they make.
One important aspect of learning inthis hands-on way is that the experience
can be much more memorable due to its
relevance. When kids obtain data because
a teacher or textbook tells it to them, this
can be dull. When kids obtain the same
data in order to create a fun place to play,
it could be an unforgettable experience.
Like the day-in and day-out work
of rehearsing for a school play, your
sunflower tunnel will demand attention.
From watering and weeding to scratching
compost into the soil and supporting
floppy flowers with tall stakes, a sunflower
tunnel teaches patience as it passes on an
important life lesson: Benefits come from
dedication to your work.
When cold sets in, your sunflower
tunnel will wilt, and it will be time to
step back and take in the magic spot
you created. Perhaps while nibbling on
sunflower seeds or while harvesting them
for roasting later, you and the children
working with you just might feel the rush
that every successful artist or craftspersonfeels after a mere inspiration is brought
forth to fruition.
The essential practical lesson of a
sunflower tunnel is that hard work and
energy go into the food we eat, but in the
end nature will do many things for us as
long as we let her. In the midst of playing
in and around the tunnel, by harvest time
most children will learn the many ways in
which sunflowers are useful in the garden.
As they create diverse microclimates in
the neighborhood, they also provide food
for migratory birds, and find satisfaction
in their bellies in the form of a healthy
snack.

In a free market economy, the value of
a house is largely determined by the s ale
prices of comparable properties. If a sellerputs his house on the market at a price
substantially higher than comparable
homes in the neighborhood, potential
buyers are likely to place that property
low on their list of desirables and the
house lingers on the market. Even if the
property were to sell at the higher price,
the appraisal process may show that the
house is overpriced compared to similar
homes, and the buyers then may decide
not to purchase or the seller may be
forced to lower the price if he wants to
retain the buyers.
In any event, if the appraisal process
shows that the property is priced higherthan comparable homes, and then
declares that the estimated value is less
than the sale price, lenders will only lend
against the lower appraised vale, not the
sale price. This means that if the buyers
really want the property, and the seller
refuses to lower the sale price, the buyers
will have to dig deeper into their assets
and make up the difference between the
appraised value and the sale price.In determining the value of a property,
the appraiser doesn’t just make up
numbers: the appraiser has to use
comparable sales of similar homes within
a specified radius of the subject property
to establish the value of the property. In
the current real-estate market in Santa
Fe, there is a plethora of properties for
sale, and a dearth of active buyers. Supply
is high, demand is low, and this leads to
lower prices.
To make matters worse, homeowners
in financial difficulty are increasing the
number of foreclosed properties and
short-sale properties on the market,driving prices lower. From discussions I
have had with longstanding professional
appraisers in Santa Fe, they can usually
determine if a property is foreclosed and
will reject that property as a comparable
sale. An example is that in doing a radius
search to find comparable sales, this
particular appraiser found a foreclosed
property that was originally listed for
sale at $500,000, but sold for $165,000.He rejected this as a comparable because
it was an anomaly. Unless foreclosed
properties become the norm, they do not
affect property values during the appraisal
process. But short sales are a different
matter.
Short sales occur when a homeowner in
financial trouble and the entity that holds
the note (Fannie Mae, Freddie Mac, bank,
etc.) both agree to sell the property for
less that what is owed, i.e., short of what
is owed. These situations are not typically
identified as short sales in the multiple-
listing service (MLS) that appraisers
use to find comparable properties toestablish value, and thus are included as
comparable properties. This will drive
property prices d ownward.
The logic here is that the number of
short sales in Santa Fe is helping to drive
prices down. Currently when I review
an appraisal for either a refinance or
purchase, I compare the market app
value to the cost approach value. Re
without fail, the cost approach is hig
than the market approach valuation

the property than to buy the existin
property.

Darlings,
I did something very old-fashioned
today. While taking my dog, R oxanne,
for a walk — a long one at that — I did
not (repeat, did NOT) use my cell phone
for a phone call, a text message, an email.
Nada. How retro! To tell you the truth,
Rosebuds, it felt good, I mean really good.
There I was, fully engaged in the colors,
smells, sounds of an early fall morningwith my best friend trotting alongside me
experiencing the same thing, and thoughts
uninterrupted. What a blessed way to start
a day.
This cognitus uninterruptus gave
me time to think about the non-profit
organization, Dollars4Schools, created
by SantaFe.com, and to mull over which
program I want to monetarily support. Pat
and Michael French (founders of SantaFe.
com) have developed an internet site
(www.dollars4schools.org) that allows me
to give directly to teachers for programs
that will either disappear due to budget
cuts or are in great need, according toschool principals and teachers. I’ll tell you
what, Crumbcakes, the Frenches are now
coming up with as many clever and helpful
ideas for our community as they did when
putting together and running a successful
real-estate company.

I’m terribly sorry, Pumpkins, but I was
in California a large part of September, so
I had very little time to get the scoop on
the latest musical offices Realtors play. I
did get the breaking news about Fran Hill
(formerly Sotheby’s), however. My jaw was
on the floor when I learned she moved to
Barker Realty . Not because Barker Realty
doesn’t have one of the best locations in
town for shopping, wining and dining;
and not because it doesn’t have one of
the classiest office interiors around. No,
Kittens, because it does have all of that and
more. I’m surprised only because Fran was
the original agent to move f rom another
office (the Santa Fe Agency) to French &
French when it very first started in Pat andMichael’s guesthouse.
From the Frenches’ guesthouse to an
office in Los Miradores, to an office next
to Santacaf é, to the merging of French
& French/Sotheby’s, to Sotheby’s as it
exists today: 28 years in all. I think that
makes Fran the most stable Realtor in the
business. And what does this mean for
David Barker (owner/broker)? It means
he’ll be in business for at least another 28
years. Smart recruiting, David.
So... California. What a great visit I had
with friends Arthur Petersen (investment
manager with Wells Fargo) and his wife,
Monica Brock, former Santa Feans whonow joyfully reside in Santa Barbara
(along with the ruler of the house, their
pure white lab, Winston). Darling readers,
what’s not to be joyful about living in Santa
Barbara? It’s always a good day for walking
on the beach, hiking in the hills, sailing
on the ocean, dining at the yacht club,
playing tennis, playing golf. I’ll be going
back soon.
If you think you’re seeing a hologram
of Monica around the 4th of this month,
you’re not. It is she, in the flesh, but only
for a flash. She’s in town to meet up with
her mother, Rose Brock , and they’re flying
off to Argentina with other members of the Santa Fe Chamber of Commerce for
the Buenos Aires tour, a very tough tour
of duty, I must say. (Monica and Ros e had
that fashionable women’s store, Brock’s, for
13 years. Before Monica joined The Frith
Firm and became my attorney. Before she
married Arthur and moved away.)
