Darlings,As our town continues to grow, I love
all the improved shortcuts popping up toconnect the Santa Fe east of St Francis tothe Santa Fe west of St. Francis. Today,its a breeze for me to get to an afternoonmatinee at Regal Theatres by takingAlameda all the way to the roundaboutwhere I hit Siler Road, then cross viabridge (goodbye, San Ysidro Crossing) the wide arroyo known as the Santa
Fe River, turn right on Rufina, left onZafarano, and, presto, Im at the movies.
What I love most about travelingthat far west on Alameda is reading thenames of streets Id never noticed before.My favorite is Muscle Car Lane . Itssomewhere between Grandpas RanchLane and Coriander Road. Pumpkins, Imdiscovering Santa Fe all over again.
This easy navigation also affords metime to reflect on things that otherwisemight not pop into my head. For instance,yesterday I was thinking about howinternational some of my colleagues are.Puh-leeze, Cornflowers, when would I
have the time to ponder that if I werestressed out on Cerrillos Road? Thank heavens for these new routes.
We all know that Kristina Lindstrom(Barker Realty) is originally fromSweden, and even though shes been inthe United States for many years, wemade her promise that she would neverlose her accent. I mean, really, Cupcakes,who wouldnt want to buy a house fromsomeone who sounds like Greta Garbo ?
He doesnt sound like Genghis Khan(who would even know what Genghissounded like?) but I do think that CharlieKhan (Barker Realty) wants to conquer

the Santa Fe Association of Realtors isdelighted to kick off a new program thatgives those who offer a helping handhere in Santa Fe assistance in buying ahome. To our knowledge, it is the nationsonly down-payment-assistance programtargeting employees of charities. Its aperfect fit for Realtors as they already play a significant role in supporting localcharities and nonprofit organizations herein Santa Fe.
The Santa Fe Association of Realtors(SFAR) has received $47,500 from the
Realtors Association of New Mexico
(RANM) as part of the Ira GribinWorkforce Housing Grants Programestablished by the National Associationof Realtors. The grant funds will beused, with the support of the nonprofitorganization Homewise, to launch theprogram, the Charity Begins at Home
workforce housing initiative.Ira Gribin Workforce Housing Grants
are awarded to state Realtor associationsto fund programs that promote safe,decent housing for people with low andmoderate incomes who cannot afford
to live in the communities where they
work. The grant is named in honor of IraGribin, a former NAR president who wasa tireless advocate of fair and affordablehousing for diverse populations.
Realtors build communities and careabout the high cost of housing and thelack of affordable, decent homes availableto working families. The Ira GribinWorkforce Housing Grant funds willallow Realtors the opportunity to addressaffordability problems in Santa Fe andhelp even more working families purchaseand stay in their homes.
Workforce housing refers to safe,decent housing for working low- and
moderate-income people who cannotafford to live in the communities inwhich they work. Workforce housinginitiatives often focus on occupations thatprovide vital community services, suchas teachers, firefighters, police officers,and nurses and other health-care workers.The Ira Gribin Workforce Housing Grantprogram aims to assist a broader rangeof working individuals, including retail,office, and restaurant workers.
The new funds, generously matchedby Homewise, will help the housingorganization continue to provide ahelping hand toward home ownership for
workers in the nonprofit community. TheSanta Fe Community Foundation has alsoagreed to help promote the new programto their network of charities.
SFAR and RANM have made acommitment to help expand the programthroughout New Mexico. A modestamount of the funds will be used todevelop a toolkit to help Realtors raise
funds to sustain the Charity Begins atHome program over time.

Commercial market: pain and endurancBy Paul Weideman
It would be too easy in this annual survey of thecommercial real-estate market to be nothing butdepressing. There have been so many people hurt by theeconomic downturn especially those who have lost theirsmall businesses, and many others who are hanging on by their fingernails. But here and there, also, are hopeful signs.
One of the few new buildings put up in town during thepast year is Molecule Furniture + Design. The unique,silvery building Adriana Siso designed using 11 recycledISO shipping containers is on F lagman Way in the Baca
Area of the Santa Fe Railyard. The business will be operatedby Siso and her daughter, Andrea de los Reyes. During a visit in late October, the two had a lot of unpacking to doand hoped to be open for business by mid-November.
Nearby, Loewen Window Center opened a year agoat 1219 Cerrillos Road, in a new building that is also inthe Baca Street end of the revitalized railyard. The storecarries what manager Anna Catanach called high-endLoewen windows and doors, as well as Windsor windows
and doors, Western Window Systems, and Weiland pocketdoors. I could stand to be busier, said Catanach, who hasbeen in the business for 19 years, including previous stintswith Brother Sun [which closed earlier this year] and Pella.But business is pretty steady. Were keeping it small. Werekeeping the overhead low so we can stay open.
Just north in the Baca Railyard, Santa Fe MountainSports opened a little less than a year ago at a 15,000-square-foot project by artist Brett Chomer, architect EricEnfield, and builder Kevin Daniels. In a cul-de-sac behindit, two buildings are going up. One of them, an interestingstructure with the first and second stories perpendicular toone another, is by Robert Denner, Sunrise Construction.It is for Denners residence, plus lease space for otherbusinesses on the first floor, according to Richard Czoski,executive director of the Santa Fe Railyard Community Corporation (RCC).
Another live-work combination going up across thestreet is a studio and residence for artist Ricardo Mazal. Hisarchitect, Jonah Stanford, plans to build his own residencenext door to that.
Czoski said the RCC is moving ahead on two nbuildings that will be constructed by the motion-pcompany Masque Entertainment Studios . They built near Santa Fe Railyard Park and Warehouse 2is a 21,000-square-foot post-production facility another a building that size or less for Masques corpheadquarters and some plug-and-play space.
Right now, when movie companies come to totheyve been leasing space in the old St. Vincent Hand elsewhere, Czoski said. This facility would their needs when these groups come in for three mshoot a movie.
The RCC plans to seek city approvals for the Mproposal this month and in December. Czoski saiddoes not foresee loan problems. Its owner-occupthat makes a huge difference, he said. Masques Steve Perry, already has financing lined up with LAlamos National Bank.

The Santa Fe market was hit harder than most NewMexico markets, said Anthony Johnson, senior vicepresident of retail services with Sedberry & Associates,Albuquerque. Its not like you saw huge amounts of spacecome online, but the local retailer was hit hard, including
on the Plaza.
Sedberry helped developed Plaza Santa Fe, anchored by Target. One tenant, Hollywood Video , closed this year,but Johnson has two proposals on the space. He added thatQuiznos will reopen in its old space; AAA will be cominginto a 3,850-square-foot building; and Tuesday Morning is slated to occupy the 9,000-square-foot space next toPetsMart that was formerly Corral West.
There are big changes coming for the malls, bothDeVargas Center and Santa Fe Place including tenantsfor two big spaces vacant since 2008 from the departuresof Mervyns (over 62,000 square feet) and Shoe Pavilion(more than 15,700 square feet). Johnson said he cantmention specific users until they sign leases. The changesto the facilities at Santa Fe Place will be much more than
sprucing up, he said. It will be a complete renovation anda re-tenanting and a name change. This will take a while,but it will happen in 2011 and 2012.
DeVargas Center has a good tenant mix, especially withthe new Sunflower Farmers Market , and it certainly has aless derelict appearance than some parts of Santa Fe Place.I think what gets overlooked at DeVargas, Johnson said,is the pure potential of the property. For many years itwas underutilized. Im working right now with the new
ownership group [Fidelis Realty Partners bought the mallearlier this year from Weingarten Realty Management] tobring some very exciting new retail to the property. It willtransform it. I guarantee there will be a lot of changes therein 2011.
One recent addition at DeVargas was a Subway restaurant. There is a vacancy inside with the departure of the clothing shop Surrender Dorothy , but mall managerKaty Fitzgerald said Travelers Market will create a holiday space there through Christmas.

Were seing more vacancies than we haveever seen, said Leon Mellow from the SantaFe office of Grubb & Ellis. Historically itwould be most unusual to have vacancies onthe Plaza and very rarely on San FranciscoStreet, and now we have a multitude of them.Its a sign of the times regarding visitorscoming to Santa Fe and having no funds tospend on nonessential items.
The city has been full of tourists mostof the year, but they apparently have beenshort on disposable income. The hotelbusiness is holding its own and maybe even
doing better, but visitors may be coming tostay in a hotel and eat and very little else,
Mellow said. I think thats reflecitve of mosteverybodys life right now: cutting back.
Nothing ever happened (that lasted morethan a few weeks) in the space left by theesteemed Palace Restaurant, but across thestreet, on the third floor, are a pair of newbusinesses: a restaurant named Koi and anightclub called Rize . Theres also anothernew nightclub a few blocks away:Rouge CatCocktails at 101 W. Marcy Street.
Up Marcy, next to Ecco, is the new Luxx Boutique Hotel . Among the other newlodgings in town are Adobe Inn& Studios
atSanta Fe , in the former Park Inn & Suitesfacility, 2907 Cerrillos Road; and HyattPlace Santa Fe at 4320 Cerrillos Road.
Office absorption downtown has notimproved in the past year. The substantialoffice spaces at Marcy Plaza and 150Washington Avenue that were emptied by the departures of Thornburg Companiesand Thornburg Investment have largely remained vacant, according to DaveRochette of CB Richard Ellis.
Not surprisingly, the plannedredevelopments of the old St. VincentHospital property and the adjacent sitebehind the Cathedral Basilica of St. Francis
of Assisi are stalled. Regarding the mixed-use center proposed by the Hunt Development Groupon the Archdiocese of Santa Fe property, Jim Cutropia,Cathedral Basilica of St. Francis of Assisi, said its beenalmost two years since the Archdiocese placed the projecton hold.
A Hunt spokesman would not comment about thecompanys plans. By contrast, Drury Hotels spokesmanBrian Nenninger was talking. We are working on
engineering and probably will apply for constructionpermits in March or April, he said recently.
The first permit would either be for the conversion of thecentury-old Marian Hall into a 30-room boutique hotel orfor the renovation and expansion of the 1954 St. VincentHospital building as a 175-room hotel.
Its still up in the air which part we will do first, he said.Our board has told me to have permit drawings for both.
Theyre just looking at the economy.
The hospital-conversion project would also include
building an underground parking garage and an adaptivere-use of the old boiler building as a restaurant. (Theyrekeeping the smokestacks.)
A third phase, which Nenninger said is probably threeto five years out, would involve building 60 casita su ites.
We are probably one of the few hotel companies stillbuilding I guess our company has been blessed withconservative owners but we cant do everything at
once, Nenninger said. Right now were doing a 2hotel in Wichita, converting a 1908 hotel. Thats ohistoric project, then when were finished with thashould be able to concentrate on Santa Fe.

Sedberrys Anthony Johnson said Walmart was
scheduled to start building the store in October and willprobably do so before years end. Approved plans alsoinclude small, satellite buildings on the site for uses such asa bank, drug store, fast food, and retail, but Johnson saidthe bulk of that kind of activity is targeted for the giantLas Soleras development across Cerrillos Road.
Thats on a much faster track. I anticipate early 2011 forthe development of lots of retail and fast-food users. Thatretail portion will focus on the front eight acres of the LasSoleras project, directly across from Walmarts entrance.
The citys second Sunflower Farmers Market openedlast January at San Isidro Village on Zafarano Street. Mark Ruhlman with Columbus Capital LLC said a tenant ispoised to take 4,700 square feet on Zafarano, adjoining themarket.
Columbus Capital expects Subway to come into SanIsidro soon. The hair salon Cuts R Us opened there inAugust. Also new is Osaka Express , basically a reworkingof the former HoHos Asian Bistro by owner Min Park.
Our 127-unit, tax-credit apartment building, Villasde San Ignacio , opened about a year ago and were morethan 95 percent occupied, Ruhlman said. Also new is theWalgreens going up on Airport Road at Jemez Road.
Back on the other side of town, Columbus Capitalfacilitated the coming of Dominos Pizza to DeVargas
North. And the brokerage did a leasing deal for Christus St.Vincent Regional Medical Center on a 7,200-square-footclinic/urgent care facility taking two DeVargas Northspaces previously occupied by Prudential Santa Fe RealEstate and an eye-care business. The clinic should be openabout Dec. 1.
The commercial market, Ruhlman said, is still flat, butwe are getting a lot of calls and I do think the banks areloosening up a little bit.

Getting closer to move-in timeBy Paul Weideman
The Summa house project on Coyote Ridge Road islooking more like a finished home. During a mid-October visit, work had shifted to the inside. The exterior wasfreshly stuccoed and as the property looked less like aconstruction site, the close-in grape vines, trees, andother intact plantings made obvious the care taken by thebuilder, Dennis Niedermier, and his crew to build a housewith minimum disturbance around the perimeter.
He pointed out that the owner, Amy Summa, haddecided to add a little more construction time, and about$5,000, to have 3-coat plaster on all interior walls except inthe bedrooms.
It was an example of What can I afford? he said.Were doing that in-house. You cant plaster until thecabinets are in. The kitchen cabs come today and we installthem.
Summa talked about the plaster and other materialsthey had chosen, then enthused, I will have an inductioncooktop in the island. She looked at Niedermeier with ahopeful smile as she added, Believe it or not, Im movingin on Oct. 31.
The Summa family Amy and her daughter, Olivia;and son, Spencer have been living in their formerstudio/guest house for nearly 17 months, since fireconsumed their house on June 18, 2009. The previousSeptember 27, their husband and father, Henry Summa,a renowned glass artist and volunteer in the Adaptive SkiProgram, died of cancer at age 59.
Amy Summa worked on the design for the new housewith David Tinker, the Albuquerque architect whohad designed their first house 18 years earlier. She andNiedermier are going for the green on this one. Beyondsatisfying the city of Santa Fes Green Building Code, they hope the house will earn a Gold certification from theBuildGreen New Mexico program.
The house, about 1,964 square feet, is taking shape.Besides the finished exterior, its getting easier to see thelayout of the interior spaces. The two larger rooms in thehouse have mildly peaked ceilings, a nice aesthetic touch.
The windows, supplied by Sierra Pacific Windows,bear Sustainable Forestry Initiative labels. Accordingto sfiprogram.org, that label is a sign you are buyingwood and paper products from a responsible source. Theinitiatives standard is based on principles and measuresthat promote sustainable forest management and considerall forest values.
Most of the floors in the Summa house are ceramictile, set in a Versailles pattern. The bedroom floors areDouglas-fir from the Pecos-area Viveash Ranch, courtesy of Old Wood LLC, Las Vegas.

The driveway leads up to a gravel parking area withstacked-rock, planted borders. Through a gate, you comeinto a broad flagstone courtyard with an arc of comfortablepatio chairs in front of a big fireplace, and landscapingincluding aspens and a specimen blue Atlas cedar.
I love the terrain here, because its is so diverse androlling and you have to incorporate that into your project,
said Seth Anderson. The house, a contemporary adobe
form, was designed and built by Anderson, who has the6-year-old company Lifdom Properties, LLC. His wife,Kristin, is the companys exclusive listing agent.
Seth Anderson has no architectural training, but hasbeen drawing house plans since he was a kid. He is also anartist; his mixed-media paintings are shown at ChiaroscuroContemporary Art in Santa Fe and Gebert Contemporary in Scottsdale.
This house, a little over two years old, is on TanoCompound Drive. The goal was pueblo style but then
contemporize it and blend hard and soft, he said. Theframe/stucco house is 4,100 square feet. Among its qualitiesare the floors of antique travertine tiles; custom fireplacescreens by Firefly Lighting, Santa Fe; and kitchen cabinetsof ebony-stained cherry by DeWils.
The living room, straight ahead from the front door,is lit by a central grouping of windows and glass doors inthe opposite wall. The side walls have tall, narrow cutoutsat front and back; those on the right lead to the kitchenand those to the left to the library. In the library are lotsof built-in shelves, including tall, narrow stacks of shelves
on either side of a modernist fireplace: a simple, verticalrectangle set flush in the wall, a couple feet above the floor.
The kitchen appliance package includes a Sub Zerorefrigerator and a Wolf range and ovens. Dark woodcabinets contrast with white Carrera marble tops oncounters and the large island.
