    Cale, like Sargent a fourth-

    generation Santa Fean, said, We have

    a stronger commitment than ever to

    We are the largest locally owned

    company in town and we take a lot of

    pride in that. There are brokers who

    have chosen to remain for many years

    with us because of our stability and

    longevity.

    We dont have the feel of a

    corporate structure, Sargent added.

    The feeling is more familial, which is

    what I tried to build up.

    Edward W. Sargent earned his

    bachelors degree in education from

    Colorado State College of Education

    and taught grade school from 1955 to

    1960. He started out in real estate with

    the Frank Gomez Agency.In 1963, Sargent opened Blue Chip

    Real Estate with a friend. Fifteen years

    later, he established Sargent Associates

    and Sargent Development, then

    founded Santa Fe Properties in 1986.

    He sold his piece of Santa Fe

    Properties back to Peters when he

    retired in April 2008.

    Cale grew up on Garcia Street and

    attended the Cathedral School of St. Francis

    of Assisi. She was an employee of First

    National Bank for almost 10 years, then

    joined the team at Territorial Abstract. Pat

    French of French & French Fine Properties

    hired her away in December 1988. Cale

    worked there for nearly 17 years, departing

    after the sale of French & French to NRT

    Inc., and its transformation to Sothebys

    International Realty.

    Cale served as co-principal broker with

    Sargent for more than a year before he

    retired.

    About the market in 2011, Sargent said,

    Its important to emphasize that theres a

    lot of real-estate business going on here.

    The market has not stopped. Aggressively

    priced properties are selling. The

    interesting thing about Santa Fe is that its

    almost invariably been a sellers market and

    now its definitely a buyers market.Did you see the CNN Money story

    today? asked Cale. It said there was a

    12.3 percent rise in new-home sales in

    December. Jobless claims are down, interest

    rates are still amazing, and were starting to

    see stabilization of prices. The message that

    we want to get out there is that if youve

    been waiting to buy, now is the time to buy.

    Many potential homeowners have

    recently voiced that they fear loans are

    difficult to obtain in todays mortgage

    environment. Actually, this is a false

    perception. Loans are abundantly

    available. Although the mortgage

    verification and disclosure process is

    more thorough now, loans are readily

    available for qualified borrowers. Fannie

    Mae, FHA and many jumbo investors are

    full, with large quantity of investment

    dollars looking for home mortgages.

    Lets look at what can be done for

    homeowners. Fannie Mae conformingloans for primary residences still go to

    95 percent. FHA loans go to 96.5 percent

    of the purchase price for a primary

    residence. Jumbo loans are available up to

    80 percent for $850,000 loans and up to

    70 percent of value for a $2 million loan.

    And interest rates are still at a record low.

    What has been lost for borrowers

    are the no-doc loans of past years.

    We now underwrite loans as they were

    underwritten 15 years ago. Good credit

    is required, and conservative debt-

    to-income ratios prevail this is the

    qualifying ratio calculated by dividing

    total debt by total income. Second-

    home mortgages are available up to 90

    percent of the purchase price. Investment

    properties can even be financed up to 80

    percent of the appraised value.

    So dont despair. Call your favorite

    loan officer. As Judy Camp, president

    of Prudential Santa Fe Real Estate, says

    Dont believe everything you read.Get with a professional and get a plan

    working. If road blocks arise, work with

    your professional and get a solution

    implemented.

    I recently closed a jumbo $1 million

    loan for a borrower buying a second

    home in Santa Fe. The process took 30

    days and the rate was 4.5 percent. No

    problem.

    Most home loans for a purchase should

    require only 30 to 45 d ays to complete.

    Property inspections and negotiations

    between buyer and seller can slow the

    process but basically the mortgage world

    is back to completing the task promptly.

    Some buyers think they must pay

    cash. Not true. The long transition to

    new mortgage rules has been completed.

    Lenders, banks and brokers have made

    their adjustments to new disclosures and

    to the new Fannie Mae rules.

    And yes, the shakeout in the mortgage

    industry is about complete. Some loanofficers and bank have departed, lenders

    have made their changes, and even

    Congress and Fannie Mae have about

    finished all their new requirements. The

    loan business is back to where it was

    before we had the crazy no-doc loans and

    sub-prime loans.

    Dont let fear stop you from financing

    your home at the best rates in 50 years.

    Prudentials Francesca Stedman says,

    The key to financing is to be with a

    seasoned loan officer. The loan processcan be like a mine field. It takes an

    experienced mortgage person to navigate

    a buyer successfully through the process.

    Summas warming up to new homeBy Paul Weideman

    Amy Summa is looking forward to fixing up the

    area outside her new house in the springtime. There is

    remarkably little evidence that this was a construction

    site just two months ago, but t here are things to do, a little

    landscaping and cleanup here and there.

    The house is a jewel, sporting shiny, multi-coat plaster

    walls under gently peaked ceilings; Versailles-pattern tile

    floors; and details in maple and sandstone; all within a

    handsome, energy-efficient form thats expected to earn a

    BuildGreen New Mexico Gold certification for Summa

    and her builder, Dennis Niedermier.

    The house she and her husband, Henry Summa, built in

    1991 burned down in a fire inadvertently started by roofers

    on June 17, 2009. Henry, who was a renowned glass artist,

    had died nine months earlier at age 59, a victim of cancer.

    After the fire, the studio/guest house served as home forAmy and her daughter, Olivia, and son, Spencer.

    The new-house project began by renewing the

    relationship with David Tinker, who served as architect-

    builder on the original house. After plans were drawn and

    Amy Summa selected Niedermier as the contractor, she

    hoped construction could begin in February 2010 and that

    the family could move in by early summer.

    As it turned out, they didnt have a building permit in

    hand until mid-March, and move-in took place on Dec. 11.

    Part of the delay c an be attributed to early overoptimism

    and part to decisions like the one to finish all interior walls

    except in the bedrooms with beautiful but time-consuming,

    hard-troweled plaster.

    That was a big deal, Niedermier said. It added weeks

    to the job and it put other stuff on hold because its a mess.

    In building, one thing affects everything else.

    Summa said some decisions about the project came very

    quickly but others were complicated, like the countertops.

    Seeing different types of tops in the houses she visited in

    Augusts Haciendas - A Parade of Homes d idnt help. She

    was particularly moved by the Red Dragon granite she saw

    in one kitchen.

    At one point, she said in retrospect in mid-January, we

    were going to do plate glass in the bathrooms, but it was

    very expensive. We actually ended up using the kitchen

    counter from our old house, which we had in storage in the

    garage. Its a bright turquoise color and I remember being

    shocked that Henry picked something so colorful.

    Another singular top in the house is the 6-centimeter-

    thick slab of Utah sandstone on the kitchen island. The

    island is in shape a spacious rectangle with the long,outside edge rounded and holds a cooktop with both

    standard and induction burners. It was relocated off the

    wall, from the original plan, so the cook can see and talk to

    people at the island and in the living room.

    That more open feeling reflects the open concept main

    space, where living room, kitchen and dining room are all

    in one large space. Olivia claimed credit for that open plan

    during an early-January visit when both kids were home.

    Olivia is in college and Spencer is a recent high-school

    graduate now bound for South America to volunteer with

    World Wide Opportunities on Organic Farms.

    It was hard for her, Amy said about her daughter

    during a later visit. Olivia had some resentment. She was

    loyal to the old house and she would say, Well, th

    my house and it never will be, but then when she

    plans she wanted it all one big room. It was like lo

    her father, but the beauty of having David [Tinker

    was super wonderful with Olivia. He really listened to

    r suggestions. And once she realized she could say what

    e wanted to say and he wasnt going to get defensive, she

    axed and became part of the design process.

    For me, when it actually came time to move in, I had

    ally bonded on the studio and I felt sad because this

    snt my home; it was just this house. Now its really

    rting to feel like home.

    A few of the things Amy Summa loves are the hidden

    ni-office off of the kitchen, where the doors open and

    en recess in at the sides; the glass-block clerestories in the

    ing room, one of her additions to the Tinker plans; and

    e cherry tables and chairs by Danny Rhodes of Santa Fe.

    The project is pretty much done, Niedermier said on

    n. 21. The photovoltaic array was still to be installed, and

    mma has chosen to upgrade from the originally planned

    3-kilowatt system to about 5.3 kilowatts. This will zero

    her out. Shell end up with a credit over a year, Niedermier

    said. Its so affordable. It will probably run about $20,000

    and she will get about $12,000 back in state and federal tax

    credits. And the warrantys like 25 or 30 years. I dont know

    why everybody doesnt do this.

    This will help her BuildGreen New Mexico rating well

    into Gold, which is what we were shooting for.

    Summa gained more than a good, new house. I cant

    tell you how many good friends have come out of this, she

    said. My neighbor, Alan Hoffman, whos known as the

    green Realtor, has helped me. People would say doing a

    green building will cost you $400 a square foot and hes the

    one that hooked me up with Dennis, and he gave me this

    The 2-story, stuccoed-brick house at 607 E. PalaceAvenue has been a familiar sight to Santa Feansfor perhaps 120 years. The story Realtor Philip Gudwin

    has heard from more than one person is that the bricks

    employed in the building of this house were used as ballast

    on a boat out of Boston that sailed around Cape Virgenes,

    up to San Francisco, and ended up in New Mexico.

    Gudwins research hints that the house was built in the

    late 19th century by Bernard Seligman; he was the father

    of Arthur Seligman, who served as governor of New

    Mexico from 1931 until his death in 1933. The houses

    second owner was Jacobo Chavez, who was New Mexicos

    Insurance Superintendent during the first decades of the

    20th century. The current owners are Bob and Margaret

    Hartman.

    The handsome house is included in the Feb. 26-27 Art

    of Home Tour, a f undraiser for art activities in the public

    schools. The house, featuring Territorial-style brick c oping

    on the rooflines and white-painted doors and windows, is

    on the market. Philip Gudwin, Santa Fe Properties, has it

    listed for $1.5 million.

    Its about 3,600 square feet on a half-acre lot. We think it

    had a third story that burned in the 1920s, Gudwin said.

    A dominant feature inside is the handsome stairway to

    the second floor with its natural-wood banister on white-

    painted wood spindles.

    The graceful living room boasts hardwood floors; deepcrown moldings; white-painted, shuttered windows; and

    a classical brick-and-wood fireplace flanked by built-in

    bookshelves and grill-covered radiators.

    The formal dining room has a bay-window element:

    three tall, 9/9 windows and a pair of deep window seats

    flank a wood-grilled radiator. Also here are a fireplace

    and a pair of inset, tall, arched alcoves containing display

    shelves above and doored storage space b elow.

    The kitchen is outfitted with a useful, large isla

    old tile countertops. The whole feeling is warmly

    fashioned, although the appliances are dated.

    At the front of the house is a bedroom with fire

    full bathroom. Two more bedrooms occupy the s

    floor. The master has a bay element that is a mirr

    in the dining room below. Adjacent is a tiled bath

    with shower/tub and a big, old pedestal sink.

    The other bedroom, now used as an office, face

    Avenue. This one has a fireplace in the same styleothers: fluted, square columns and a plain wood f

    under a broad wood mantel, and the firebox fram

    white-painted brick.

    At the northeast corner of the house, on the gr

    floor, is a bright, brick-floored solarium/sunroom

    that was added a few decades ago.

    Home again, home again, jiggety-jog. Thats what Billie Sloan (formerly Santa Fe

    alty Partners) said as she skipped back to Santa Fe Properties recently. Billies been

    Realtor since 1972, and the dj vu of this story is that by returning to SFP, she is in

    e exact same office location at 320 Paseo de Peralta she started in. Now only the

    aracters are different. In 1972, it was Zia Realty; Al Sanchez and George Conleywere

    e owner/brokers; and Jack Stamm was her officemate. Today, the only two survivors of

    at scenario are Billie and Jack. And where is Jack? (Probably skiing, Kumquats, but, then

    ain, you dont know Jack.)

    Home again, home again, dancing a jig. Thats what Michael DAlfonso (formerly Santa

    Realty Partners) did when he and his business partner, Stephanie Duran, waltzed

    ck into their offices at Barker Realtyin January. Michael and Stephanie both started

    eir careers at Barker Realty, 12 years ago and 9 years ago, respectively. They returned toarker just in time to fly out to San Diego to attend an inspiring real-estate seminar. Which

    Tim and Paula Galvin (a husband-and-wife sales team at Santa Fe Properties) spent

    any hours researching all the destination possibilities west of the Mississippi before

    oving to Santa Fe three years ago from Lake Tahoe. Their criteria were skiing; golf; the

    rfect four-season climate; access to a major airport; culture; an art community; gourmet

    to their children and grandchildren in Texas.

    Last month I reported that there were 612 members of the Santa Fe Association of

    Realtors. Now the number is up to 725, but still down from last year. Who are some of the

    faces to whom were saying goodbye? Jeff Harakal (formerly part of The Santa Fe Team at

    Sothebys) moved to Phoenix. Why?? Well, Valentines, I think hes really more in love with

    a year-round tan (he and George Hamilton), so Phoenix beats Santa Fe hands-down.

    Dont feel sorry for The Santa Fe Team at Sothebys, however, because I think they

    might have traded up with Jennifer Gallagher. A personal fitness trainer turned real-

    estate professional, she could if need be keep Moo and Chris in top shape, which is

    something Jeff wasnt qualified to do. S o far, Sweethearts, the need be hasnt arisen, but

    you just never know.

    Another one of our more elegant Realtors a lso left this year. Alex Abel (Sothebys) just

    moved to New Braunfels, Texas, where Im not sure what hell be doing, but Im quite

    certain that whatever it is, it will be done with panache. We shall certainly miss his style,shant we, dear hearts?

    When you borrow money to purchase

    or refinance a property, the security

    instrument that protects the lendersinterest in the property is, most often

    in New Mexico, a Deed of Trust. This

    document creates a lien against the

    property and is recorded at the courthouse.

    The Deed of Trust shows the names of the

    owners and the address of the property,

    and is an item of public record: the entire

    world has access to that information.

    If you closed on a mortgage loan and

    suddenly began to get unsolicited offers

    for auto loans, discounted storm windows

    and killer bargains on large quantities of

    laundry detergent, dont point fingers. This

    information is free at the courthouse.

    I get the same unsolicited offers andwhen they have a relationship to mortgage

    lending, I tend to read them and see what

    new scam is available. There is one that

    claims that they will reduce your 30-year

    loan to 20 years as long as you send them

    half of your mortgage payment twice

    a month - Do not do this! Others offer

    impossibly low interest rates but will charge

    huge fees, offer this rate for a short period,

    and will have a huge pre-payment penalty if

    it is paid off early. The terms are buried in

    the fine print.

    I only noticed recently that it seems a lot

    of these mortgage-related scams originate

    in Northbrook, Illinois. I fantasizedan education facility with a patriotic

    acronym like USA-Illinois (University

    of Scam Artists, Illinois campus) where

    students learn the craft and get degrees.

    Too formal, I told myself. And because

    Northbrook is a Chicago suburb, I changed

    my fantasy to reflect some Chicago history:

    Vinny, Boom-Boom, I got anudder

    idea?

    What issit dis time, Sal?

    We can offer dose chumps low rates for

    a short time, charge huge fees, and whack

    em wit a big prepayment penalty.

    Sal, dis is great scam!

    The reality is likely in between.I read with interest a new scam I received

    from National Record Service Inc, located

    at 3375 Commercial Avenue, Northbrook,

    Illinois. It relates that records show that I

    have ownership interest in my property,

    the title to the property was transferred to

    me, and the deed recorded by the Santa Fe

    County clerk. It further states that the US

    Government Federal Citizen Information

    Center website recommends that property

    owners should have an official or certified

    copy of their deed This document

    provides evidence that your property was

    transferred to you.NRS then offers to do

    this for you for $59.50, and with the seriouswarning that due to the large number of

    transactions, this will be the only notice of

    this service.

    There is a later disclaimer that NRS,

    Inc is not affiliated with any government

    agency and many government records

    are available for free or at nominal cost. In

    haste to locate a credit card and not miss

    out on a critical document, it is easy to

    miss the disclaimers. Checking with a title

    company in Santa Fe, you can acquire the

    same document for $9, and have it certified

    for an additional $10. But you shouldnt

    need to: when you closed on the property, a

    copy of the warranty deed would have beenincluded in your closing package. Check

    your files.
