Constellation Home Electronics is deep intothe latest compact, wireless systems avail-able to control lighting, heating, coolingand security systems in the home. But thecompany’s showroom on Guadalupe Streetalso is a destination for all lovers of film,television and music.

When you enter the shop, you’re going to be dazzled bythe clarity of the pictures on numerous flat-panel TVs. Andcheck out the gorgeous 802 Diamond speakers by Bowers& Wilkins. At about $15,000, they’re pretty near the top ofthe field, but Constellation offers a great selection of mod-erately priced speakers as well.

“There still is a vibrant industry of high-end two-speakerconnoisseurs,” said company president Jason Suttle. “It’sa hobby, and others just want a stereo. You’d be surprisedhow many people come in and spend $300 or so for a pairof speakers and a Sonos [wireless hi-fi] device.”

In one corner of the showroom, fans of vinyl will berewarded with a splendid selection of LPs courtesy of DickRosemont, about whom Suttle said, “I’ve never met any-body who knows as much about music and the history ofmusic.” For 33 1/3 years, Rosemont owned the record storeFlat, Black & Circular in East Lansing, Michigan. He is nowa Santa Fe resident who keeps Constellation stocked withhundreds of 12-inch licorice gems. (This writer couldn’tresist a couple of 1960s jazz discs by Herbie Mann andOrnette Coleman.)

A fancier annex of the showroom is the home-theatermodel featuring the new, ultra-high-resolution Sony 4Kprojector. “If you wanted to do a luxury dedicated me-dia room like this with a 7.1-channel Bowers & Wilkinssurround-sound speaker package, the five subwoofers,the 4K projector and the motorized screen, you’re into sixfigures,” Suttle said. “But you can have a wonderful hometheater for $10,000 or so.”

Constellation does equal parts basic service and systemupgrades, such as the flat-panel televisions, wiring for highdefinition and wiring for networking.

“The custom electronics guys, entertainment systemsproviders, have been around for decades, but now the roleis morphing from entertainment into computer network-ing. In order to do what we do and make it work well, theclient needs a robust and reliable home network.

“We’ve always had a strong service/install componentthat’s based around retrofit wiring,” he said. “I had a lot ofexperience in that as an installer more than 20 years ago inAustin. When I came to Santa Fe it became more challeng-ing, because of a lot of solid walls — not just adobe but ICF[insulated concrete forms] — and the lack of attic and base-ment spaces, but it can be done. Yes, it requires patchingand painting in many cases, but in the end you can’t tell thewall was touched.”

Suttle said Constellation’s networks offer uninterruptedstreaming video even if you’re walking through the house.Again, this technology is a bit more challenging in the

Half of the company’s business is pushing the tech en-velope with things such as motorized window treatments,energy management and control, centralized dimming andlighting control, and property-monitoring technology.

Internet control is a necessary element of such systems.It allows the homeowner, from anywhere in the world, toopen and close doors for people, to arm and disarm thesecurity system, and to turn on climate controls to preparethe house for the owner’s arrival.

Temperature sensors around the house, tied into a high-tech thermostat, permit fine control of the environment,and energy management. The owner equipped with an iPadwith Crestron software has the house controls in hand.

“Efficient control of your lighting, heating and cool-ing is now expected in high-end properties,” Suttle said.“There can be more than a hundred light circuits in evena medium-size home and when you’re going to retire you

have to make this tour to turn things off. With a system likethis, you can press a ‘Good Night’ button at your bedsideand it turns the lights and TV or speakers off, maybe lowersthe blinds, and sets the security system for nighttime mode.

“When you’re leaving, you set the control to the ‘away’state and it shuts down unnecessary things, lowers theheating and cooling requirement, and programs the lightsto mimic the way you typically use the lights, randomizingyour use over a few weeks.”

“Today people are getting closer to wanting to watchtelevision, check their e-mail, do Facebook, research a rec-ipe, and shop on Amazon, all from their couch and usingone device. Productivity and entertainment are blurring.”

More (belated) Valentine’s couples,and news about two single Realtors

Darlings,In my Valentine Special last month, I was

able to include only a few photographs ofSanta Fe’s real-estate couples (Who knewthere would be so many?) and that kind ofmade me feel bad. Well, I didn’t exactly losesleep over it, but I was afraid that you, mydarling readers, might have, and then thatthought started causing me to lose sleep.Sometimes, Buttercups, I just hate myself forbeing such a people pleaser. At any rate, I’mslipping in a few more photos, and I bet Istill won’t be able to include all of them. Howlong must this go on, you ask. Quien sabe,muchachos (as well as muchachas).

If you study the photos long enough, you’llnotice a couple of single Realtors thrownin (to see if you’re paying attention, whichI am not today, so I can’t blame you if yourthoughts are turning to the spring equinoxcoming up). Yes, Virginia, single Realtorsstill dominate the real-estate market, andnew ones appear on a regular basis. Justrecently, Linda Bissonnette joined KellerWilliams Realty Santa Fe. Lemon Drops,you may think of Linda as the innkeeper atLavender Sunsets, those sweet little vaca-tion rentals on Gomez Road. However, asPaul Harvey would’ve hinted, that’s only partof the story. Linda was a Realtor with thePrudential Santa Fe office back in the MikeHall Prudential days, but she dropped thatto take what seemed at the time to be a moreexciting offer: hairdresser on a movie set fora film scheduled to be made in Austin. Sherelocated to Austin, and after settling in, shelearned one of those harsh Hollywood les-sons: the movie never made it off the drawingboard.

Scissors in hand, Linda moved back toSanta Fe and began cutting and styling hairhere, which turned out to be a lucky break forme (finally, Butter Beans, we get back to ME).Twenty years ago, while at a party at some-one’s house somewhere on the northside, Iran into this woman in the hallway who said

to me, “That’s a terrible hairstyle for you. Youneed help, and let’s start with a new cut. I’mLinda, call me.” I did, and she was right, ofcourse. Pobrecita, she got stuck with cuttingmy hair from then on, no matter what othercareer she was pursuing at the time. Now thatshe’s a Realtor once again, I suppose I’ll beforced to make other arrangements. Boo-hoo.

Another new face on the real-estate sceneis Chris Harris at Barker Realty. Officiallyretired from the U.S. Navy this month, Com-mander Harris (or, just simply Commander,as he is affectionately known around theBarker office) was on the USS Porter, a guid-ed missile destroyer, and spent seven monthsoff the coast of Somalia scaring the pants offthose Somali pirates. Of course, Kittens, ina 25-year career, Chris did much more thanthat, but it’s a useful reference point to strikeup a conversation when you run into him atan MLS meeting.

When David Barker welcomed Chris intothe Barker fold, it was a nostalgic momentfor David, because he couldn’t help but thinkhow Chris’ life reminded him of his ownfather’s life. In 1964, Commander LaughlinBarker retired from the Navy and returnedto his hometown of Santa Fe to begin hisnext career, with his family of six children intow. Commander Harris, at the time of hisretirement from the Navy and his move toSanta Fe to begin his new career, has a familyof eight children. Oh, those Navy boys. Iwonder, Cream Puffs, was it something in thewater?

Most homeowners, after their closing,agree that the most important ally a bor-rower has in the loan finance journey isthe loan processor. Making friends withthe processor is definitely the way to go. Itwill pay dividends in more ways than one.Get to know the processor and visit withher or him often.

It is an understatement to say thatpaperwork has increased in the mortgageworld. There are more requirements allthe time. Fannie Mae continues to pres-sure lenders with new requirements. Whohandles this increased paperwork? Whohandles surprise requests at closing? Whois in the hot seat from beginning to end?Yep, it is the loan processor.

The processors are the glue that holdmortgage companies together. They areresponsible for most of the interactionand struggle with the underwriters. Be-cause they are such an integral part of the

transaction, they have become even morevaluable then your favorite loan officer.Be smart: check with the processor aboutyour paperwork, appraisal and final ap-proval. This will help get your loan closedin 30 days instead of three months.

Smart Realtors have also learned tocommunicate with the processors. Askinga qualified loan processor for the statuson a home purchase is the most accuratemethod of determining the loan approvaltimeline.

Loan officers are often too busy. Theyare required to take good care of yourloan by locking your rate at the optimalmoment and working directly with theborrower to initiate the process and col-lect all necessary paperwork. But in allhonesty, besides managing your loan, theloan officer is responsible for businessdevelopment and has to be out of theoffice to do this well. So, as I said before,

when the loan originator is visiting withRealtors, it is the processor who must callasking for more documentation. It can bea lonely and thankless job.

Why would anyone want to educatethemselves so that they can talk to andunderstand the all-powerful underwrit-ers? Why do they want to work in anenvironment that is stressful and oftenunappreciative? The simple answer isthat they like helping people realize theirgreatest dream of home ownership. Greatprocessors are hard to find and when youwork with one, you will know it. BecauseI am the author of this tribute to loan pro-cessors, I am taking the liberty to say thatI have the best. Without hard-workingprocessors, any success in closing loanswould be extremely difficult. When theysay, “Jump, Jim,” I say “How high?”

So, the next time you have an oppor-tunity to work with a processor who is

going the distance to get your loan closedwith the least amount of irritation, say“Thank you” and “Good job.” He or shedeserves it.

It is a well-known fact that many artistsand photographers come to NorthernNew Mexico for inspiration. The endlesslandscapes and bountiful elements ofnature are enough to provide any painteror sculptor with plenty of creative fuel.But recording this native beauty doesn’talways just end up on a canvas. There isanother medium regaining momentumwhere nature literally gets picked and ar-ranged in a real, live creation.

Known as botanical art, this art formis fast becoming popular with thoseinterested in the beauty of our environ-ment. Botanical art has been around sincethe earliest civilizations where it was usedprimarily to identify and illustrate thefindings of plant biologists for study.

Botanical art’s concentration has mostlyinvolved the sketching and painting ofplants, but there is a spinoff to the genrethat goes one step further — incorpo-rating actual organic materials into thepieces, a process called floral art.

Floral art may sound like a fancy formof floral design, and in a way it is. How-ever, floral artists aren’t limited in theirmatter or design structures; in fact, they

can create anything they want. Floral art-ists will use any part of any plant to createtactile living works of art so beautiful, it’shard to resist touching or smelling them.But beware, the flowers are often dried,leaving little or no scent.

Marie Coburn, a floral artist living inDixon, has been creating works of botani-cal beauty for over 20 years. Originallyfrom California, Coburn turned herpassion for collecting unusual plant mat-ter on her trips into a lucrative businesswhen shemoved to NewMexico in1989. A self-proclaimedhunter andgatherer,Dixon likesto bring herfinds home,dump themon the floorand let theflowers guide her creatively. Her floral artsjourney began when she decided to makeher “mania” for flowers a business, aptly

calling it Floramania. She describes it as“where the garden and the imaginationmeet.”

While she loves finding plants in thewild, she started a garden on her three-acre property where she grows statice,hollyhocks, zinnias, marigolds, straw-flower, native grasses, xeranthemum, andamaranthus, to name a few.

An avid traveler, she found inspirationin New Orleans, Bolivia and Columbia,where she fell in love with masks andnow produces an eclectic assortment,from Venetian-inspired to tribal carnival-themed. And she doesn’t stop there.Saints, animals and cultural icons all hangon the walls of her studio, with an 8-footsculpture of Our Lady of Guadalupe inthe center.

Her newest endeavor is creating en-caustic pieces, a process which involveshot beeswax over pressed floral material.She likens these to watercolor paintingsfilled with real elements of nature.

Her studio is a part of the annual DixonArts Tour, and is hard to miss, with alifesize mannequin dressed in a chic floralensemble greeting you on the front porch.

Her work can also be found at the SantaFe Farmers Market, where she has soldher famous wreaths and fans for the past14 years.

Have you ever noticed that you gravi-tate to a certain spot in your or someoneelse’s home or office, but cannot put yourfinger on why? We all need at least oneof those spaces where we can completelyunwind, be in the moment, or get into ourflow. One of the jobs of an interior design-er is to determine how one will likely usea space, and help make that experienceoptimal.

There are a myriad of components thatcontribute to the comfort and content-ment one feels in a space; they includelighting, seat comfort, andviews. Yet other consid-erations are subjectivityto noise or other distrac-tions, and accessibility toelectrical outlets and otherelements that support timespent in the space. Whilemany of these things seemobvious, it can still be a lotto consider when determin-ing how a space will lookbest, while ensuring that itwill function well. Drawingfrom numerous consulta-tions in which clients arenot content with the waythey feel in a given space, the most com-mon areas for improvement are orienta-tion, lighting and accoutrement.

Orientation is at the top of the list of

what makes one comfortable aside fromseating. It takes some analysis to under-stand what is the best positioning for eachperson depending on the desired outcome— productivity, relaxation or engage-ment with those around them. Are youleft- or right-handed and therefore morecomfortable with things and a viewpointaccessed from one or the other? Whatis your optimal view: out a window, orperhaps into adjacent rooms to observeactivities and participate with others?

Do you prefer a more open space or to

be “nooked” into a space, facing a wall ora corner, or even surrounded by bufferssuch as a tall piece of furniture or plantsto alleviate distractions? We also empha-

size the importance of what you will seefrom your vantage point and making itharmonious, be it a well-executed land-scape, a compelling composition of artand furnishings, or the view into the nextroom. In an ideal world, several vantagepoints can be enjoyed at once, for examplewindow, fireplace, television, or a pieceof art.

Lighting is an obvious factor to the us-ability of any space. For ultimate comfort,you will want to have necessary task-lightfor reading, writing, craft, etc., balanced

with additional ambi-ent lighting for mood.Ambient light can beachieved with art lightingor spotlighting, dim-mable overhead lighting,and well-distributedtable lamps and standinglamps. The presence ofnatural light is, of course,favorable, as it is pure andfeeds the soul. The abil-ity to adjust the light tosuit your mood or needsthrough window cover-ings and dimmers is anadded benefit.

When we settle into our favorite spot,we want to be able to truly settle in withall of the essentials. Having a throw forwarmth, adequate surface space for a bev-

erage, book or technological device, andsuitable storage for access to periodicalsor hobby paraphernalia helps make downtime or productive time that much moreeffective.

Yes, much of what interior designers dohas to do with aesthetics, but equally asimportant is the well-being of our clients.After all, investing in beautiful finishesand furnishings has little impact if theday-to-day experience of the space as awhole is not nurturing and joyful.

Adramatic, and long-awaited, reduc-tion in the inventory of availablehomes is the most important fac-

tor coming out of an analysis of Santa Fe’sreal-estate market at the end of 2012.

The number of houses on the market wasdown almost 47 percent, from 2,272 at theend of 2011 to 1,212 in December 2012.That’s just a 10-month supply of homes,down from nearly a two-year supply a yearago.

“Inventory is down, and I think thereare buyers out there with a lot of pent-upenergy,” said Meredith Haber of Keller Wil-liams Realty Santa Fe. “I think prices havestablized. Also, inventory is down becausepeople who didn’t have to sell their proper-ties took them off the market until thingshave improved.

“There are a lot of people looking tobuy who aren’t interested in the same oldsame old, so that’s where spec houses maydo well now. I think there’s a big need forproperties in the $500,000 to $700,000range.”

Most other market indicators showedimprovement over the situation a year ago.Home sales were up by more than 20 per-cent, from 1,350 in 2011 to 1,626 last year.The median home price in the combinedcity/county area climbed nearly 6 percentfrom fourth-quarter 2011 to the sameperiod in 2012.

In an early February press release,Santa Fe Association of Realtors presidentVictoria Murphy said, “Our data showsthat housing affordability remains at recordhighs looking back over the last eight years.The market remains strong as we head into2013, with housing data showing fewer

days on market and percent of asking pricemoving upward.”

Twelve of the 18 Santa Fe MLS areassaw an increase in sales during the fourthquarter. Local market updates show thathomes in the south and northwest areas ofthe city, and along the Old Las Vegas High-way and in Eldorado “are selling faster thanother regions and that the overall stock ofhousing inventory continues to decrease,”Murphy said.

But sales remained depressed in Glorieta,Pecos, Los Alamos, Pojoaque, Española, LaCienega, and the N.M. 14 corridor, includ-ing Los Cerrillos and Madrid.

MaryJoy Ford, Sotheby’s InternationalRealty, released a 2012 Year in Reviewpaper. “During the 4th quarter of 2012, wesaw a slight uptick in the market — a trendwe hope to see continue throughout the 1stquarter of 2013 and beyond,” she writes.“Sales prices in all categories averaged95.63 percent of the asking price during thefinal quarter of 2012. For sales of homesover $1M the ratio was 92.3 percent.”

Ford’s data shows 231 land sales last year,the highest number since 2008.

Haber said she’s had more activity in thepast three months than during the previousyear. “I started working as a Realtor in 1993

and then in 1994 we had a downturn. But itwas nothing like we’ve just experienced.”

Does she think Santa Fe may get back tothe activity level and home-appreciationrates experienced in the early 2000s? “Ithink it will take some time, but I’m op-timistic that Santa Fe is a really unique mar-ket,” Haber responded. “It’s a destination.It’s a small place and there’s a finite numberof properties available. I think we’re goingto be OK.”

The national recession that began withthe subprime mortgage crisis and was wors-ened with the failures of AIG and LehmanBrothers in September 2008 will likely leavea legacy of caution, even as the economygets fully back on track. The banks’ reactiontoward conservatism will be slow to change,but Haber said that doesn’t mean nobodycan get a home loan.

“I’ve had some cash transactions, but I’vehad other clients who have been successfulgetting mortgages. It is do-able.”

On that legacy factor, David Dougherty,Dougherty Real Estate Co., said the bankswill not soon be as “loose” as they were inthe mid-2000s. “And you won’t necessarilysee the large-scale developments. I don’tthink we’ll see another Las Campanas for along time.”

Dougherty, who has worked in real estatefor more than 30 years, started out 2013feeling on the “warm and fuzzy” side about

what the year will bring, although he saidthere are still some clouds in the sky.

“My statistics show that last year theaverage price of a single-family home in thecity came down 13.65 percent but the soldvolume went up, the implication being thatas prices come down there are more buyers.All that bodes well for home prices becauselimited supply and increased demandwould imply increasing prices,” he said,but added, “I do think the supply of good,nicely maintained homes is shrinking.”

So to that, and to the fact that the supplyof homes has finally diminished, will localbuilders respond? “I would think so, andthe lag time is substantial,” Dougherty said.“Someone wanting to fire up a project rightaway, it’s going to take six months to a yearor more.

“Another important factor is that ourfeeder markets outside of Santa Fe [includ-ing Texas, California, New York, and Il-linois] seem to be doing better than we are,so that will mean people coming here witha little more money in their pockets andbeing able to bid more for a house.”

Dougherty believes the market andappreciation will come back, “but I hopenot to what we had in 2005-2007. That wasunhealthy.

“The other warm and fuzzy thing ofcourse is the mortgage rates. No matter howyou slice and dice it, they’re incredible. You

can get a 15-year mortgage now, as long asyou’re putting a fair amount down, for lessthan 3 percent.”

After five difficult, lopsided years, isSanta Fe getting back to the seller’s market?“Not yet,” Dougherty said. “Price is still thedetermining factor.”

inventory counts keep dropping which putsthe market closer and closer to balance.Balance is usually good for everyone, or atleast equal to all. We have seen heavy sellermarkets and heavy buyer markets in the last10 years. They are just different in who theybenefit, but a balanced market is a goodthing for all concerned.”

You willread comments on blogs, real estate sites,car dealer Facebook pages and search tosee what people are saying on Twitter inreal time.

Buyers today are more informed thananyone ever imagined. Information ismore transparent and available than atany time in any marketplace. If you are a

buyer, you can most likely find as muchinformation as the seller has on the prod-uct, home or service. At the same time,you have the opportunity to talk aboutyour experience to your social sphere. Theinternet and social networking have givenyou the leverage of information and asocial sphere of experience to help. Whenyou are looking for someone you likeand trust, your social networks are a newresource in your buying process.

When information access has shiftedtowards parity, how people buy and sellanything in the marketplace changes, too.However, most sellers and sales profes-sionals are not aware of this shift. More rich wood shows in the mesquite-topped pony wall between the foyer and the dining room, andthe slab of wire-brushed New Mexico pine on the big, curved ledge at the kitchen entrance.

The kitchen is outfitted with Silestone-quartz countertops; a backsplash strip of decoratively paintedconcrete tiles from the Dominican Republic, which Alarid found at Statements; and a fine array of cabinetspurchased from Joan Viele at Kitchen Dimensions.

The main hallway turns turns left under a decorative ceiling groin vault and at the end is a wall with anine-foot-tall trompe l’oeil mural by Mark Balenovic and Andromeda. It depicts a window open to a Tus-can country scene, and a broom leaning against the wall, all within an arched limestone frame.

With the ceiling vaults and a few arched windows, Alarid had a European/New Mexico hybrid style inmind. New York’s Plaza Hotel also figures in, a reference the builder was aiming for in the master bath-room and its twin basins under twin tall, oval mirrors and special, old-fashioned light fixtures and faucets.The master bath has travertine floors with a dual radiant heat system, as well as a great tub and a walk-inshower with wood bench.

In the second bedroom, the closet doors are cleverly disguised as a set of wood shelves. This is the house’swest-side, the sunniest room in the summer, and the house’s zoned air conditioning can be turned on tocool this room only.

There are stylish lighting fixtures throughout, including in the fully finished and heated garage. Underan exposed lintel and a line of latillas, the wooden garage doors with strap hinges open (electrically) in car-riage style.

Thinking Like Water | Ed Crocker

Moisture problems originating below the surface andaffecting the base of walls are among the most common problems we encounterin Santa Fe homes. Even in newer homes, waterproofing materials may have beenapplied incorrectly or missing altogether.

Adding to the dangers is that as years of dirt and debris gather at wall bases, thegrade around buildings gradually changes. Instead of water draining away, buildingsare left in a crater, surrounded by a moat.

Some of the more popular “high-tech” solutions we have developed for retardingthe flow of moisture into wall bases rely upon a variety of synthetic materials knowngenerically as “geo-drains.” When used correctly, these porous fabrics are used totrap water and carry it away. There is no limit to how these materials can be used;it only takes thinking like water to concoct them.

For example, in the shallow, tight soils typical of canyon areas around Santa Fe,moisture is retained almost indefinitely, and a system must be designed to carrythe water offsite. A 16” deep trench is dug along the base of the wall; geodrainmaterial is laid facing away from the wall, with its edge inserted into a continuouslyslotted 4” PVC pipe. Trapped water drains into the pipe, which is sloped to drainto daylight or into a deep, gravel-filled drywell. Key to this system is positive sitedrainage, meaning that the trench is backfilled and compacted with clean, screenedearth sloping away from the walls.

This is just one example of the many different systems we have designed—eachunique to the site’s particular conditions. In each case, common and inexpensivematerials were manipulated to accommodate specific problems. n

What’s the best mulching materialfor an arid land? Pre-Columbian NewMexicans survived here for centuriesusing river rock for mulch. These easilyaccessible cobbles are great for shading

the soil and protecting seeds from winds,birds, and other forces of nature. Equallyimportant is that rocks harvest water outof our thin, high-desert air. They soak upheat during the day and release it at night,and this convection process creates mois-ture. Remember the last time you pickedup a stone from the earth? Most likely itwas damp underneath.

All mulches have five basic functions.First, they retain moisture (mostly fromprecipitation events). Second, they protectsoils and root zones from high winds.Third, they insulate the soil from extremetemperatures. Fourth, they reflect andabsorb light. Fifth, mulches increase thenutrient value of soils by creating micro-bial habitat.

River-rock mulch, however, is not rightfor some modern sensibilities. Here’s a listof more-common mulches: straw, crusherfines, gravel, shredded bark, bark chips,pecan shells, compost, wood chips, and(free) shredded organic material from thetransfer station.

My favorite mulch is straw. It comesin convenient packages. It’s light, and itslowly adds organic material to the soil.Straw is great at retaining moisture (aslong as you don’t lay it down too thickly).It may look a little too bright and yellowat first, but give dead grass a little time inthe sun, and it will turn brown like thecolor of the neighboring earth. Beneficialmycelium also thrive near straw, andthere are few things better for your soilthan mycelium.

Another great mulch is called “crusherfines,” which are tiny pieces of rock leftover from the gravel-crushing process.They’re tan and look as natural as themesa herself. Since the particles of crusherfines are heavier and drain better thanhard-packed caliche, crusher fines alsowon’t erode nearly as much as our nativesoils. Both straw and crusher fines can begood weed barriers, too, but they’re notperfect at preventing all weeds, so beware.

Mulching? There’s an app for that

The presence of uranium in aquifersin the Santa Fe area is documented byindependent laboratory testing commis-sioned by private well owners and by freetesting done during several water fairs.Most wells in the area contain detectableuranium and the level in many exceedsthe drinking-water standard of 30 partsper billion (ppb). Well owners have ex-pressed concerns and a study conductedin Nambé, as well as lab testing of samplesfrom Española, document uranium “up-take” in garden vegetables irrigated withuranium-rich water.

Is the uranium found in local ground-water naturally-occurring, a product ofthe chemical and mechanical breakdownof uranium-bearing rocks? Or is it the re-sult of nuclear weapon production at LosAlamos National Laboratory (LANL)? Aregional uranium isotope testing pro-gram, funded in part by the New MexicoSmall Business Assistance Programand the NM Environment Department(NMED), was recently conducted to ad-dress this question.

The industry standard for determining

the origin of uranium, whether naturalor a product of nuclear fission to pro-duce U-236, is to determine the uraniumisotope composition of untreated watersamples and compare the results obtainedto standard isotopic ratios establishedin radionuclide research and publishedin the literature. The laboratory instru-mentation used to determine uraniumisotopes is known as thermal ionizationmass spectrometry (TIMS).

For the purposes of this regionaluranium isotope study, raw water sampleswere collected from 13 private wellsbetween Old Santa Fe Trail and SantaCruz. The samples were collected this pastOctober by representatives from NMED,LANL, and the Good Water Company.Other participants in this study includedIndepth Water Testing and EnvironmentalGeochemistry LLC.

Water temperature, pH and redox con-ditions (oxidation-reduction potential)parameters were measured at the time ofsample collection. In addition, stabilizedspecific conductivity measurements weretaken to ascertain that the samples were

coming from the aquifer and not fromwellbore storage.

The TIMS analyses were completed inlate December. In addition to the totaluranium values derived during TIMStesting, total uranium values were alsomeasured using mass spectrometry atthe Scientific Laboratory Division, NewMexico’s state reference laboratory. Totaluranium concentrations within the sam-ple set ranged from 9 to 776ppb and sevenof the 13 samples exceeded the drinkingwater standard.

The critical parameter for determin-ing the origin (natural or anthropogenic)of uranium in water is the isotopic ratioU-238:U-235 as determined by TIMS.The ratio of U-236:U-238 is an indicatorof nuclear activities and an anthropogenicorigin of the uranium, as U-236 does notoccur in the environment. There was nodetectable U-236 present in any of thesamples analyzed, and because the U-238:U-235 isotopic ratio in all samples is,within analytical uncertainty, consistentwith the accepted reference standard forenvironmental uranium, it is concluded

that the uranium in the water samplestested in this study is consistent with anatural, geologic origin and is unrelatedto nuclear weapon production at LANL.The results replicate the findings from anNMED uranium isotope study conductedin 1995.

Those of you who have been payingattention to our rainfall over the last fewyears know that it has not been normal.The monsoons have been later and lighterand as has been our winter precipitation,for the most part. Although I appreci-ated getting my vegetables in the groundearlier this year, they required much morewatering than normal.

Regardless of whether you want to callit climate change or just a local weatherpattern, the weather is changing. To il-lustrate this point, I went back over thepast decade and pulled the records of ourannual precipitation. I noted the averageas the midline and then plotted the actualabove and below that. Normally our an-nual rainfall comes in a bit above or belowour average of 13.55 inches, but the lasteight out of 13 years we have witnessed asteady drying trend.

The average over the past decade isabout 0.5 inches below our long-termaverage. Those bygone years of 14- and15-inch rains would be really great now,given that 2012 was a very dry year andhopefully not the start of another 2000-like, five-year-long, below-normal event.

Outside irrigation is the water use mostdirectly affected by diminishing rains.When less water falls from the sky wemust increase outside watering of plants.This means we can either A) pay moremonthly to keep our existing landscapesor B) adjust our landscapes for a new,drier normal. While option A may seema viable solution, it is short-term at best.As the climate becomes drier, water priceswill increase even more (due to more

pumping, more processing, and buyingup more water rights at ever-increasingamounts).

Given the expense of our local water, Ihighly recommend the latter alternative.Just like a dripping faucet, it will not fixitself and will cost more and become moreannoying over time. There are a myriadof local landscape professionals who candiscuss with you how to landscape prop-erly for drier climates, thus allowing you

to change over time, and save both moneyand water. Conserving water will saveyou money while also positively impact-ing the environment. As a friend recentlymentioned, “Live simply, so others maysimply live.”

What is the real cost of homeowner-ship? There are those one-time expenses,such as appliances, furniture and remod-eling. Will the appliances need upgradingeither now or in the near future? Don’tforget to check out the water heater, alongwith the heating, ventilation and air-con-ditioning systems.

How about furniture? Moving froma one-bedroom apartment to a three-bedroom house often means that you willneed more furniture. Evaluate furnitureneeds and costs for your new home.Before purchasing a home that needsremodeling, ask a contractor to give youan estimate.

Principle, interest, taxes, and insur-ance (PITI)

If you have a fixed-rate mortgage, thepayment will remain the same for thelife of the loan. Taxes and insurance mayincrease.

Homeowner association feesFees or assessments for a condo,

townhouse or single-family home with anassociation can increase yearly. Comparefees of similar properties line-by-line.Check what the fee includes; for examplegas, electricity, garbage pickup, and water.Watch out for special assessments forcapital repairs and improvements to com-mon areas.

Exterior maintenanceReplacing the roof, painting the siding

n January, Clemens & Associates, Inc., was noti-fied it had won a “Best Of Remodeling” awardfrom Houzz, on online database of photographsshowcasing work by building, remodeling anddesign professionals. The firm was chosen by themore than 11 million monthly users that comprisethe Houzz community – the “Houzzers” whosaved more than 124 million images of home inte-riors and exteriors to their personal ideabooks viathe Houzz site, iPad/iPhone app and Android app.

“Houzz has gotten to be a huge website that’s anidea resource for people,” said the awarded com-

pany’s principal, landscape architect Catherine Clemens.“They get images by having design professionals submitprojects. I didn’t submit anything for the award. I just re-ceived notice that our portfolio was voted most popular bythe Houzz committee.”

Clemens said the portfolio showed projects she has doneduring the past 10 years. Clemens & Associates has beenin business in Santa Fe since 1980. Her office is in the Loftsat Marquez Place; in fact Clemens was the first to move inwhen the lofts project was completed in 2004.

Houzz, headquartered in Palo Alto, Calif., is designedto provide inspiration, information, advice and supportfor homeowners and home improvement professionalsthrough its website and mobile applications. At the top ofthe houzz.com home page: “Create an Ideabook for yournext remodeling project! Browse more than 1,000,000 pho-tos from top designers and save your favorites.”

It’s easy and fun to set up an online ideabook at Houzz,and to click on photos as you browse to add them to yourideabook, with a comment on why you like something inthe photo. Looking through the wealth of photos is, on onelevel, a design-rich exercise in mousing or touchpadding,rather than turning pages in actual magazines like Dwell,Martha Stewart Living, Metropolitan Home, and Elle Decor.

“It’s a very interative site,” Clemens said. “People visit andput your photos in their ideabooks. I’ll get an email once ina while saying that someone likes our work or asking wherewe got that or what color was that, what was your sourceon that. The site is mammoth, but it’s extremely well-organized. It’s similar to Pinterest [which bills itself as “atool for collecting and organizing things you love,” and alsofunctions as a tool for seeing what other people love]. Andit’s similar to what we do, tearing out pages from sheltermagazines, collecting ideas.”

So is Houzz just fun, or is it something that may actuallygenerate clients for the professionals who are using it? Inthe past several years, many design and building firms havetrimmed staff and perhaps have less time than ever forspeculative ventures on the internet. “That’s a big questiona lot of us have, whether social media is really a marketingvehicle,” Clemens said.

“To me, web shopping is so huge now and you don’t havethe professional input. It’s not like going to Leishman’s andworking with a real person and actually seeing the reclinersand other furniture.

“But there is a Houzz badge you can then put on yourwebsite. [Clemens now has a “Best of Houzz 2013” badgeat the bottom of her home page.] And when people hitthat, it takes you to the Clemens page at Houzz. Until I getto updating our site, that really helps. We got a client theother day who had seen our trucks and saw us on Houzz.My daughter, Elizabeth Clemens, entered all the stuff intoHouzz for us.”

Business has been a mite slow, but Clemens looks for-ward to a good year.

“As the economy settles out, people still want to do goodlandscaping. My architect and builder friends have gotmore projects going, so I know the work that’s related tonew homes is coming.”

During the past year, her company did some patio light-ing for the Inn and Spa at Loretto, but was also involved inmore renovation jobs than usual — including some interiorwork. “I’m a landscape architect and also a contractor. I’mworking with someone now on plaster and flooring andlighting for a porch, and we designed and built a guesthouse. Our work is very architectural and I love workingwith fabrics and colors and lighting.

“Our specialty is fully developed outdoor room spacesand as a natural extension of that, one of the things that in-terests me is furnishing them: picking furniture and gardenornament.”

She has a large repertoire of stores and catalogs shesources from, as well as having certain items speciallymade. She emphasized that people who are not able to redo

everything can still enjoy “spicing things up” with new fur-niture, for example. And she recommends using a designprofessional to avoid mistakes that will cost more later.

“We streamline the process. People don’t realize thatusing a design professional can save you money because wecan problem-solve in creative ways and help you to do itright the first time.”

Recently the Consumer Financial Pro-tection Bureau (CFPB) announced a planthat focuses on the mortgage industry’scompliance with new consumer protec-tions going into effect in January 2014.The CFPB is the federal agency that holdsprimary responsibility for regulating con-sumer protection with regards to financialproducts and services.

It is important that everything is inplace when it is time for the plan’s imple-mentation and compliance. Everybody,consumer and industry, wins when thenew rules are understood, applied, andcarried out evenly and effectively.

The title and settlement industry willbe impacted as well. The present HUD-1settlement statement is used to itemizeservices and fees charged to the borrowerby the lender when applying for a loan forthe purpose of purchasing or refinancingreal estate. The form is completed by the

settlement agent.Since 2010, the HUD-1 settlement

statement also contains what is referredto as a good faith estimate or GFE. Thisspecifies estimated settlement figuresprovided by the lender. Borrowers maycompare their GFE to the HUD-1 settle-ment statement and ask their lender orbroker about any changes. That HUD-1settlement statement as we have calledit for a long time, will soon be called thesettlement disclosure form. It is just aname change. This is CFPB’s third try inless than two years to make the statementmore transparent and comprehensible tothe average consumer and to call it some-thing entirely different.

Recently CFPB published proposeddrafts of the settlement disclosure form.One of the proposed drafts consists of sixpages and the other draft consists of fivepages. So in two years we have gone from

a two-page HUD-1 settlement statementto, potentially, a six-page settlement dis-closure form. The proposed forms com-bine the Truth-in-Lending Disclosure,which currently consists of two pages, andthe HUD-1 settlement statement.

The proposed forms clearly spell outthe interest rate, interest change date withadjustable-rate mortgages, and frequencyof interest rate change, along with thespecified index and margins used to re-calculate the interest rate. The proposedforms include detailed escrow accountinformation, lender cost of funds, origi-nator fees summary, and total interestpercentage.

One might ask, “What is the purposeof all of this?” Well, it will improve theconsumer’s experience. As a consumer, Iam in favor of anything that is better forme. The mortgage and title industry willexpend a lot of additional resources in

upgrading systems and software for ongo-ing compliance.
