    What an incredible year this has been! We are celebrating the first anniversary of our business partnership and it has been a

    remarkable year for our clients and for us. There is no question that sales in Santa Fe have been depressed in 2009, but take a look

    below real estate is still selling and were proud that our clients are a major part of that success story.

    Santa Fe has seen a slide in both the number of sales city and county wide as well as in the median price. The number of sales

    in the city and county has declined by 8% after a 27% drop from 2007 to 2008. The median price declines 11% from 2008 to 2009

    after a decline of 9% from 2007 to 2008. These statistics compare the first 11 months of each year (the data available to us on

    December 1st as we write to you). It appears to us that, although we are not out of the woods, we may be working our way toward

    some stability in the local market if we are spared another wave of foreclosures or other economic dislocations.

    Heres more good news: We have closed over 20 sales as we write this in early December and have more under contract set to

    close in December and January. Sothebys International Realty has seen a noticeable increase in sales as well as in properties under

    contract during the last quarter of 2009 compared to 2008. In fact, we have closed twice the number of properties in November of

    this year compared to last November!

    We often hear people say that all you have to do is list your house with whatever broker is close at hand and get it into MLS

    and if its going to sell, it will sell. We hear people say that any broker will do when youre looking for a house because they all have

    access to MLS. We think our success and the success of Sothebys throughout Santa Fe proves otherwise.

    Another myth wed like to dispel there are no sales made in the winter. Our clients have had exceptional success in the first

    quarter of years past. Waiting until spring to buy or list your house isnt a proven strategy by any means. Mortgage rates are at all

    time lows, financing is available and property is selling right now.

    Darlings,

    2010 the beginning of a new

    decade, an event that fills me with eager

    anticipation and a certain nostalgia. Eager

    to see things improve, but nostalgic for

    things I miss that are SO last-century.

    Like what? I know youre curious,

    Cupcakes. Well, I miss being able to

    look up someones phone number in the

    real white pages (this techno move to

    cell-phones-only has forced me to join

    Facebook just to find someones telephone

    number.) I miss collecting matchbooks

    with designer covers advertising therestaurants where Ive eaten. (The war

    on smoking killed that.) I miss the thrill

    of leafing through a Rand McNally Road

    Atlas while trying to figure out where I

    am, instead of being scolded by that rude

    lady on my GPS telling me to make a U-

    turn at the next available exit.

    But, please, Ginger Snaps, I dont want

    to focus on what I dont have. Let me tell

    you what I got for Christmas. I received

    the bookTony Hillermans Landscape: On

    the Road with Chee and Leaphorn. What

    a thrill. Immediately (well, actually, Sugar

    Plums, I waited until after Christmas Day,

    in case they were opening presents) Icalled Anne Hillerman and congratulated

    her and her husband, Don Strel, on a

    tribute well done.

    As most of you know, Tony Hillerman

    died in 2008, and thus, sadly, Lt. Joe

    Leaphorn and Sgt. Jim Chee ended their

    fictional careers. I say sadly, dear readers,

    because Leaphorn and Chee were partly

    responsible for guiding me to this land

    of enchantment many years ago, when

    Leaphorn first appeared in The Blessing

    Way. An addict of mystery novels, I was

    intrigued by these Navajo Tribal Police

    stories. Hillermans well-crafted tales

    described things so foreign to me thatI had to get out to New Mexico and see

    for myself. Needless to say, angels, like

    a multitude of other searchers just like

    myself, I was hooked.

    Knowing this background, Pumpkins,

    you can understand my joy when Anne

    and Don put together a book filled with

    magnificent images that took me on a

    photographic journey of the landscape so

    aptly described in Tony Hillermans novels.

    Publisher HarperCollins describes the

    book thus: Compiled with remembrances

    by his eldest daughter, Anne Hillerman,

    and original photos by Don Strel, here

    is a timely showcase of a hauntingly

    beautiful region that captured one mans

    imagination for a lifetime. Yes, Tony, and

    thank you for capturing mine and many

    others, as well.

    Relocating to New Mexico (whether

    for the landscape or for reasons not yet

    revealed to you) brings me to the topicof real estate. And nobody knows real

    estate like a Realtor! (Wow, what a segue.)

    Sometimes, Sugar Cookies, buyers need

    a little help locating the right Realtor

    who can lead them to the right location,

    relocation. (This is not a shipping title

    at UPS, by the way). Jill herself relocated

    to Santa Fe Realty Partners from Santa

    Fe Properties in November; she actually

    started out 10 years ago as relocation

    director at French & French. Jill describes

    her job as a glorified matchmaker (now

    it sounds more like eHarmony), and sheloves it when she puts together that perfect

    buyer/Realtor match made in heaven. (It

    happens often.)

    So, whos the glorified matchmaker

    at Santa Fe Properties now that Jill has

    relocated herself? Elaine Huismann

    selflessy stepped up to the plate. She

    is a natural for this job, because shes

    been involved in some kind of customer

    relations (Century Bank, French &

    French, Santa Fe Properties) for the last

    20 years, so she knows how to put buyers

    and Realtors together. She has such

    great respect for Realtors that she even

    married one! And just because she andPaul Duran (Santa Fe Realty Partners)

    got divorced several years ago, it doesnt

    mean they arent still good friends and

    happy grandparents to their year-old

    granddaughter, Audrey. By the way,

    Robert and I have moved away from

    Santa Fe. We have left our known and

    comfortable world of beloved friends,family, associates and our nest... to

    explore the next chapter in this union

    dedicated to home making.

    Currently we are renting someone

    elses dream. Ou r rental home was built

    with the best of intentions of alternative

    materials and it is a healthy house,

    meaning there is no indoor pollution

    from scents, petrochemicals, or stray

    electromagnetic fields. It was comfortably

    cool in the heat of summer when we

    committed to it. In Oc tober, we moved

    and settled in with relative ease.

    A couple of weeks later, during the first

    power outage, we were able to stay warmand cook our food on a woodburning

    stove and luckily the umbilical chord

    called BC Hydro began to feed us

    again before we ran out of candles and

    batteries. By island standards, where

    multi-day outages are not uncommon, we

    had gotten off lightly.

    Through November the days began

    to get shorter (very short by Santa Fe

    standards) and the skies rainier. The

    house, which sits in the shade of an

    ancient woodlot, became dark and

    uncomfortably cold, and the inadequaciesof the woodstove became grievously clear

    to us. As island rookies, we had invested

    in wet firewood - the good, dry stuff

    reserved, no doubt, for repeat clientele.

    Our cord will be well seasoned after three

    more years of drying, but we are cold now.

    Oh well, I reasoned, at least the place has

    a deep tub and I can luxuriate in a warm,

    nightly bath before crawling beneath the

    freezing sheets.

    Then the waterlines froze and the

    bathtub and the toilet bowl became

    porcelain souvenirs of the good old days,

    when we used to have running water.

    It seems that they dont always bury orinsulate waterlines around here because

    it doesnt usually freeze like this. We have

    some bottled water to drink and a nearby

    source from which to haul water in to

    meet other basic needs. Sometime in the

    middle of last night, as I made my way

    outdoors, I deeply resented leaving the

    warmth of my bed, a warmth that we had

    created through the transfer, over many

    hours, of our precious body heat.

    Enough! I realize Im whining. In truth,

    there is an educational silver lining to

    this crash course in personal resiliencethat I seem to have signed up for. There

    is nothing that teaches about water

    consumption more quickly than having to

    haul it yourself. I can now do a 1-gallon

    dishwashing, and a reasonable 3/4-gallon

    bath. I dont intend to make this my new

    way of life. I like bathing too much. But

    as we plan our new home, I am thinking

    about the balance between creating a

    responsible home that buffers well from

    natures vicissitudes and becoming a more

    conscious consumer of less.

    Lesson learned so far:

    Regardless of what a house is built

    of, it must be built well with attention todetails or cold air will just rip through it.

    If you dont want your home to feel

    like a meat-storage facility, put it where

    the sun can get at it when the sun does

    shine.

    One good source of clean, potable

    water is the sky. Collect lots of it.

    Reconsider the whole flush-with-

    potable-water thing.

    Plan for a more extreme climate then

    what has, up until now, been normal.

    Note to self: Get some good, wool long-

    johns and toughen up, because choosing

    to consume less is only a volunteer

    endeavor for the privileged few, and I

    have some talk to walk.

    I was on the spot. The money being

    ent on the clan house had come to Zuni

    via a federal housing grant that carried

    certain strictures. In a historic district,

    and on an important building therein,

    the basic configuration must comply withstandards set by the federal government. I

    was the heavy with whom the builders were

    supposed to consult on compliance issues.

    You will not be surprised to know that I did

    a very, very poor job.

    When I brought up Section 106 of the

    Secretary of the Interiors Standards and

    argued that the footprint and elevations of

    the house needed to remain the same, there

    followed a short conversation between

    Wapton and the trainee to which I was

    not privy as it was in a language I did not

    understand. When they were t hrough,

    Wapton approached me and said simply,

    Time for a change.

    Preservation is change, paradoxically. If a

    building cannot accommodate its purpose,

    it becomes a skeleton. Dust to dust, as it

    were.

    In Antigua, Guatemala, there is a house

    called Casa del Carmen. I know it well

    because my paternal uncle restored it, in

    1946, for his client, Gore Vidal. Antigua

    is a very symmetrical town, seven blocks

    wide by seven blocks long with straight

    streets, straight walls, plumb windows,

    and everything built to a right angle. Itsdelightful, but square.

    Pat, my uncle, met Vidal while catting

    around bars in Guatemala City and the two

    became friends. Pat, in fact, edited Vidals

    first really successful novel, The City and

    the Pillar, and appreciatively inscribed a

    copy to him, which I still have along with

    part of Gores typescript and Pats editing

    notes. Editing, however, was not Pats job;

    he was an architect and Vidal retained him

    to restore and make livable the c onvent

    adjacent to the ruins of the colonial church

    of El Carmen.

    In the sala of Casa del Carmen was a

    fireplace with a typically Antiguan, which isto say flat and straight, mantel. One of the

    first things Vidal had Pat do was turn the

    mantle into a rather exuberant curvilinear

    affair with no flat surfaces upon which

    could be placed even a small snapshot

    of my mother. An architectural tradition

    centuries long was thus shattered by one

    mans maternal revulsion.

    idiosyncrasy and use enhance rather than

    detract from a historic building. The

    and transition departments the latter for students

    transitioning from school to the greater community and

    the work world as well as the educational rooms for

    art, technology, and woodshop. The historic gym gets new

    spectator seating and a refinished wood floor.

    The locations of building buttresses and some windows

    are being restored to the original locations. New windows

    have the same white-framed, double-hung appearance as

    shown in old photos of Connor Hall.

    Connor Hall is designed to achieve Silver in the U.S.

    Green Building Councils LEED (Leadership in Energy &

    Environmental Design) certificaton system. Hooker said

    the project incorporates rainwater harvesting, energy-

    efficient windows, increased insulation, and added

    daylighting to help reduce electricity use.

    Were also recyling demolition waste, said Richard

    Gorman, the schools project manager. All the steel and

    concrete was sorted for recycling; rebar was separated from

    the concrete and the concrete was broken into manageable

    sizes. Also, there were asbestos issues we

    needed to deal with.

    The roots of this school go back to

    1885, when deaf pioneer Lars Larson

    and his wife, Belle, began teaching deaf

    students in a small adobe house at thecorner of Dunlap and Irvine streets.

    Two years later, the New Mexico School

    for the Deaf was officially established by

    the State Legislature.

    The campus was designed in 1917

    by Rapp & Rapp, the Colorado-based

    firm that also served as architect on

    the Gross Kelly Warehouse (1914),

    the Museum of Fine Arts (1915), and

    La Fonda (1920), among many other

    buildings in Santa Fe.

    Today NMSD provides educational

    and support services to deaf and hard-

    of-hearing children from throughout

    the state, ages birth to 22. It also

    administers a variety of outreach

    programs and offers early-childhood

    services through satellite preschools in

    Albuquerque and Las Cruces.

    Speaking in mid-December about

    the schools 8-year improvement plan,

    NMSD superintendent Ronald J. Stern

    said, We knew from the start that we

    wouldnt be able to do everything in eight years. But what

    he have now is four new residential units, and that emptied

    the old dormitories, Cartwright Hall and Connor Hall.

    Whats really significant is that those residential

    cottages introduced a progressive residential model for

    deaf schools, Hooker added. Cartwright and Connor were

    very institutional dormitories and the way the rooms were

    arranged was impacting the relationships of people using

    the spaces. They were in many ways very restrictive for deaf

    users.

    In the early years of the school, teachers and

    administrators furthered the schools mission with an

    informed, caring attitude, but the architects apparently

    came up a bit short in in regards to program requirements.

    Well, Stern said, at that time, they thought it met the

    needs of the deaf, but weve come a long way. What we

    say is the renovated facilities are deafcentric, and what that

    means is that there are unobstructed vision lines and theres

    a lot of natural light. Deaf people are people of the eye.

    Also, rooms are configured so people can see one another,

    and they are more squarish.

    Why that shape?

    The row situation does not work for us, Stern

    answered. This is so the desks can be arranged in a

    horseshoe or circular shape, so people can see each other.

    Connor Hall is accessed at the east and west sides. A

    central, wooden balcony gives the appearance that the

    south facade facing Cerrillos Road is the front with the

    main entrance. One funny point about the Pueblo Revival

    style is that, in may ways, its more appropriate for smaller

    buildings, Hooker said. When you translate it into a

    big building like a dormitory, its almost like putting air

    into the balloon: it gets bigger and you end up with these

    things that, on a house, look lovely, like three or four steps

    up to the front door, but that turns into like 15 steps up

    to a second floor, which is completely not useable. There

    were elements of that in Connor Hall that had to really be

    adapted. We wanted to develop a strong, new entrance and

    a new lobby, an area that is visually obvious, that welcomes

    everybody, and where everybody knows where the front

    door is, and once youre in the lobby, access to the various

    departments is clear. Its a huge improvement.

    We really love Connor Hall and were trying to save the

    best parts of it. But when were all done, youre going to

    walk through Connor and theres going to be new spaces

    where youll think, This doesnt really feel great. I wish it

    were higher. Well, sorry. Were doing the best we can with

    what we have.

    The limited budget also affected material c

    example, the new addition has these very ma

    staggered wing-walls that are trying to respe

    passageway between the existing Connor are

    new Hester Hall. The area is adjacent to the s

    Hall preschool playground. We were sensitiv

    of outdoor space and quality of light for the p

    journey between the existing Hester Hall and

    addition to historic Connor Hall.

    The wing-walls were envisioned as precas

    walls with a curtain wall system to allow uno

    and view to the art rooms. The budget allowe

    metal-frame wing-walls, with a standard alum

    and-glass system. The result honors the desig

    expensive materials. Designing within budge

    with this type of compromise.

    Next up in the improvement plan is a reno

    1935 Dillon Hall, just east of Connor. That

    People may naturally worry when theysee demolition going on at the lovely,old campus of the New Mexico School for

    the Deaf after what happened at another

    lovely, old campus next door (the Santa Fe

    Indian School) during the past year or so.

    Be at ease. The School for the Deaf is in

    the midst of an 8-year improvement plan,

    but no historic buildings will be obliterated.

    The current project is a major reworking

    of Connor Hall, built in 1928. This is one of

    four buildings on the campus that is listed

    on the National Register of Historic Places.

    The historic facades facing on Cerrillos

    Road and wrapping around to the east and

    west sides are being preserved, as is the

    elementary school gymnasium at the rear,

    while a new, steel-frame building is addedin the heart of the hall.

    The project, saving much of the existing

    building, qualifies as adaptive re-use,

    the greenest thing you can do, said the

    projects architect, Kim Hooker with

    Studio Southwest Architects, Albuquerque.

    Renovation projects on the Studio

    Southwest resum include the Wheelwright

    Museum for the American Indian, the

    Gallup Train Station, and Memorial

    Hospital in Albquerque.

    State and federal law say we have to

    preserve these buildings, Hooker said.

    Its another of those unfunded mandates

    you know, Dont let them fall down, but,

    sorry, we cant fund it. And often it costs

    more to renovate than to build new.

    Connor Hall probably wasnt going to fall

    down anytime soon.

    Even in our first walk-through, the first

    thing you look for are signs of settlement

    or cracking, impending structural failure,

    and that building is just rock-solid, the

    architect said. Its a treasure of a building,

    and it has never received the sort of

    capital funding that a state resource like

    this should receive. But sometimes when

    something is neglected, bad change didnt

    happen, either. There have been additions

    over the years that were visually confusing.One of the most joyful parts of this job was

    removing the hideous late-1970s addition

    that had been sort of hung on to the east

    facade.

    The interior walls of Connor, which was

    formerly a dormitory, have been completely

    removed. The rebuilt, two-story space will

    AIA selects eight for accoladesBy Paul Weideman

    Eight projects by local architects were honored in the annual design awards of the

    Santa Fe chapter of the American Institute of Architects. The awards were bestowed

    Dec. 7 at La Posada, with introductions and comments by Henry Tom, principal of

    Line and Space LLC, Tucson.

    Paul Stevenson Oles, Interface Architects, won an AIA Citation Award for his Sundial

    House. Architecture,Oles told the gathering, is really about dreams, and about

    dreaming, and the beginning of my dreaming about a house in Santa Fe of our own began

    50 years ago with Philippe Register, who many of us knew as the consummate gentleman

    architect. (Oles was Registers first employee after the older architect opened his own

    office in Santa Fe in 1960.)Spears Architects won two Citation Awards for its Santa Fe Prep library, which

    achieved LEED Gold certification, and for its St. Michaels Drive redevelopment study.

    ellis/browning architects ltd. won a Citation Award for the Lena Street Lofts, a grouping

    of several structures that includes the home of the Trust for Public Land and many small

    businesses. Lisette Ellis offered her firms thanks to developers/builders/owners Rick and

    Rachel Brenner for their commitment to this vision of an affordable industrial village.

    Suby Bowden + Associates won an AIA Merit Award for Casa Paciencia, an Arizona

    biomedical think tank and residential complex that was designed after the old barrio

    in downtown Tucson. An effort to bridge the traditions of Mexico and United Sta

    it features brightly colored buildings (which also helps visitors orient themselves

    Mexican detailing.

    Bowdens company also won an Honor Award for its muscular, angular, glassy,

    elegant Taos Residence.

    Also recognized were Atkin Olshin Schade Architects for its work on the Cen

    Contemporary Arts and WoodMetalConcrete Architecture for its Tesuque Elem

    School addition. Santa Fe Public Schools superintendent Bobbie Gutierrez called

    school project very creative, and thats what education is all about. She praised t

    addition as creating a wonderful and warm working environment for our studen

    program at the University of New Mexico, thanked the chapter for its generosity a

    mpetition and the belief that there is not enough work for us all, to a new paradigm

    pressed by the Chilean poet Pablo Neruda, who said, Changing the world is an inside

    Moore pledged to provide the bold leadership that will enliven the spirit that has led

    all to practice this noble profession. Among the things he wants to do as president

    e to develop an understanding of the holisitic nature of the profession through active

    laborations with appraisers, builders, bankers, lawyers, landscape architects, zoning

    icials, and others; facilitate debate among Santa Fes mayoral candidates on how

    chitects will play a role to shape the future of the city; and sponsor a fundraising event

    cused on the public awareness of our modern design work and our urban design work.

    The AIA-Santa Fe gave special recognition to James Horn, Spears Architects, for

    work as originator and 2009 chairman of the organizations lecture series. Horn

    knowledged the University of New Mexico, the Center for Contemporary Arts, and the

    nta Fe Art Institute as partners in the lectures.

    He announced a collaboration with the New Mexico Museum of Art, which will bring

    e traveling exhibition Museums in the 21st Century: Concepts, Projects, Buildings to Santa

    What has been a challenging year for

    high-end real estate sales suddenly

    changed in September and ctober! We

    had a buying spree for homes priced

    over a million dollars in Santa e that

    lasted all of about 70 days. t was a

    wave of buying that took us all by

    surprise, and was a blast from the past.

    he numbers prove what a lot of us were

    experiencing:

    In 7 months,fromJanuary through

    mid-August, we had a grand total

    of 36 sales in that special million

    dollars plus category.

    In 3 months, between mid-August

    and mid-November, there were 41

    sales for the same price point! Many

    ofthese transactions were cash deals

    and relatively fast closings.

    Whats more, the wave of buyers came

    from all parts of the country, including

    Santa e. We saw people from Chicago,

    ew ork, Atlanta, Los Angeles, the Bay

    Area, and yes of course, Houston and

    Dallas.

    So what was behind a rather sudden

    wave of buyers coming off the fence and

    launching into this market place?

    Patterns in the buying behavior were

    hard to detect leaving us in the business

    to enjoy the activity and remain puzzled

    at the same time. n select parts of the

    country including Santa e, it seems as

    though people could no longer resist some

    of the homes on the market.

    Economic news is studied by all of us in

    trying to make some sense of the tough

    timeswefndourselvesin,andthis positive

    sales development may hold insight for

    the future. We are not returning to the

    sales levels of three years ago, and no

    one here is saying weve reached the

    bottom, but spurts of sales activity at

    different price points in the market may

    be a new trend. ealtors say this is the

    time to buy and we are prone to slogans,

    but prices for high-end homes have been

    beaten down, selection is up, and now is

    probably the time to buy.

    As the economic recovery continues to

    bump along and other investment options

    look marginal or even shaky, real estate

    sales will experience spurts of activity.

    Buyers and sellers need to pay attention

    to what is happening in this market place

    as these waves come and go. Will you

    be ready?
