One Cherry Center is an 11-story office building located in Denver, Colorado. The property included a five-story, 90,000-SF, concrete parking garage that was originally constructed in 1985. The garage extended under a portion of the office building’s main entrance plaza area, and also provided entrances to the building at multiple levels.
Since original construction, the garage had problems with drainage and water ponding throughout several floor areas, which had led to accelerated deterioration of some structural concrete. The garage had isolated concrete repairs completed at various times in the past, but several issues related to drainage and general deterioration still existed.
Facility Engineering Associates, P.C. (FEA) was retained by the property management in 2012 to assess the garage and provide recommendations for needed repairs in a phased approach over the following five years. After observing the garage and performing limited mechanical sounding, FEA created recommendations for repairs which included structural concrete patches, installation of new drains to alleviate existing drainage issues, installation of a new traffic bearing membrane to increase durability and aesthetics of the slab, and repairs to other non-structural components to provide a consistent and upgraded appearance.
Following FEA’s recommendations, the property management was able to acquire the necessary funds to start the repair process. FEA is set to complete the first year’s design documents in early 2013.
