Stoneybrook Card & Game Party Wednesday, February 24th 28 Stoneybrook women and guests participated in the first annual Stoneybrook Card & Game Party.

Grill 8000 served a fabulous buffet lunch consisting of scrumptious tomato basil soup, assort-ed petite sandwiches which included chicken salad, tuna salad, and ham salad, home made potato chips, and to die for Tres Leche Bread Pudding with rum sauce. Hats off to Geoff Scott and chef Zuly Molina for a mouthwatering selection of food and drinks! Special drink of the day was the Card Shark which was a blend of vodka, pineapple, cranberry, and a splash of champagne! Iced tea, coffee, lemonade, and water were also available.

During lunch, co-chairs Patti-Sue Peotter-Bettes and Jan Lane drew names of door prize win-ners. Everyone in attendance won a door prize ranging from a free car wash at Clear Sunset Car Wash to $50 gift certificate for dinner at Marina’s. A special thank you to the following merchants for donating door prizes: Allstar Nails, Casa Di Pizza, Clear Sunset Car Wash, Crunch, D’Lites, Empire Computers, Facial Appeal, Gianni”s Pizza, Marina’s, McDonalds, Papa Johns, Rico’s Pizzeria, Second Hand Rose, Steel City Bar & Grill, Tai Wasabi, WaWa, and Wheat + Water. The prizes were plentiful and participants are still collecting their free pizza, free lunches, and free dinners! One lucky partici-pant also won a pedicure!

After lunch the women split into smaller groups and spent the rest of the afternoon honing their skills at Mah Jong, Mexican Train Dominoes, Canasta, Tuck, 3 to 13, and Rummikub. All in all it was a fun afternoon for everyone who participated. Remember to look for this event next spring

when the Second Annual Card & Game Party takes place!

Community Corner

Leasing or Renting a Home in Stoneybrook

Seasonal residents or homeowners who purchased their home as an investment may consider leas-ing or renting their property to help defray their cost of ownership. There are legal exposures and Association rules that need to be considered before renting or leasing your home.

The homeowner can be held responsible for any and all damages that renters or leasers do to Asso-ciation property in addition to their own home. There have been two major acts of vandalism in our Association’s recent past, where the cost of repairs exceeded $10,000, committed by children of renters. Additionally, renters tend to disregard community rules and restrictions e.g. controlling pets, picking up after pets, parking in the street overnight, parking on lawns, disturbing neighbors late at night, and storing garbage containers outside. The homeowner can be fined up to $50 per occurrence or per day for these or other renter or leaser violations.

Security is a gated community amenity highly valued by our residents. Association actions taken in furtherance of this amenity are: 1) registration of renters or leasers with the Association enabling the Association to know who is entering our community and using Association amenities; 2) limita-tion of rentals or leases to three (3) per twelve (12) month period with each lease or rental period to be no less than one (1) month duration; 3) background checks conducted on all renter or leaser applicants. The Association collects an administrative fee of $200 per rental or lease application that pays for background checks of the two primary rental or leaser occupants. An additional $49 per occupant beyond the two primary occupants is required for additional occupants beyond age eighteen. Rental or lease renewals are exempt from application submittals and fees.

Contact Anna Kelly, Association Property Manager, at the Recreation Center for required forms or additional information (941)-750-9688. The Association Property Manager will notify the homeown-er of potential tenant approval or disapproval in writing within fifteen (15) days of submission of a rental or lease application.

Appreciation Applause!

Thank you Anna Kelly, our Property Manager, for fixing every problem with a smile.

Pam Chatterjee for trying to sell cookbooks whenever she sees an opportunity.

chael Madison, Jan Lane, Linda Hinrichs, Barbara Femc, Linda Clark, Dee & Allen Businski, Beryl

LANDSCAPING IN HERITAGE HARBOUR and STONEYBROOK in particular, like the wetlands, is seldom noticed unless something appears out of the ordinary. As a member of the landscape committee, I am often asked what is happening with the planting in the community. So, instead of concentrating on our wetlands in this issue, I thought we would concentrate on what is happening with the various landscaping projects. The Landscape Committee of the Stoneybrook HOA and the Community District South (CDD-South) con-stantly modify the planting schedule of common grounds within the Stoneybrook Community. Our major thrust includes responsibility for all common areas throughout the community. Secondary is communica-tion with the CDD engineers, to work with wetland concerns, and TruScapes the landscaping contractor. TruScapes, currently has several projects that are in various stages of completion for 2016. These in-clude normal maintenance and long term projects. During the first quarter mowing occurs every-other week because growth of vegetation normally slows down with the cooler and drier weather patterns. Ferti-lization and pest control for ornamental plants occurred during the month of February. Lawn fertilization started, and applications continue during the month of March, and will continue for at least 3 times during the first quarter. Lawn appropriate chemical treatment is to eliminate “weeds” and spot treat as needed, with selective herbicides, as undesired plants (weeds) peak during March and April. Insect infestation will be treated as needed during normal inspections. Thanks to El Nino, this winter has been very mild. This can be conducive for a larger number of lawn and ornamental weeds, and includes a more active insect season associated with warmer temperatures. If anyone notices an area that may appear to be problematic we encourage you to communicate this to the management company. Vegetation fluctuation and growth habits will also be slightly faster than normal for this time of the year. So we thank everyone for their patience through this rather unusually warm record-setting winter. Irrigation is a constant challenge. Count the number of sprinkler heads in your yard, then multiply that by the number of miles of landscaped areas in the community. Then you can appreciate the magnitude of their maintenance and replacement. Imagine cleaning irrigation filters, testing the system, and adjusting the settings to what is appropriate for this time of the year, to conserve the precious resource, and keep the vegetation as healthy as possible. We know that too much water can be as harmful as not enough water. Finally the pruning of the Oak tree canopies and trimming of palms below the height of 15 ft. in common areas, plus vegetation care in the entire community will occur at least twice by the end of this first quarter. LONG TERM PROJECTS The second year of the Recreation Center Landscaping Project, planting in and around the area has been completed. The reason for this project was mainly due to the Oak trees that were breaking up the pave-ment and parking lot areas. The project proposal and drawings, along with plant species, number, and their spacing met specifications made and approved by Manatee Bldg. & Dev. Serv. Urban Forestry Manager. To compensate for size and shade replacement, several other trees were required. These have been planted by the tennis and volleyball courts and also by the skating rink. Seven large Oak trees that were affecting the asphalt surfaces were removed. This included stump removal, soil removal and amendments in the area for planting preparations. Installation of a little over 200 shrubs (Green Arboricolas and Copper Leaf plants) occurred. Also installed were large Florida native Sable palms, Holly trees and several Maple trees. Over 80 labor hours of irrigation work was done to enhance the irrigation system in the area, to support healthy plant life. These areas were topped off with 18 yards of mulch. Other long term projects included the end of a five year restoration project along S.R. 64. All of the Myr-tles have now been removed and the Viburmium now stands alone to mature into a hedge row which will serve as both a sound and visual barrier to enhance the south east corner of our community. The ten cul-de-sacs are on a three year planting rotation schedule, with 3 being modified each year based on their maturi-ty and condition. Finally, other projects are started, when and if needed, in order to keep our community landscaping in good condition.

BOARD NEWS AND NOTES - April, 2016 Hello and a Happy belated Easter and wishes for a good Passover to come. The weather here has been fantastic and as I write this we are getting a little bit of much needed rain showers. The pollen is brutal for those that suffer, especially from the oak trees and our grasses are starting to come to life again. So, make sure whoever handles the lawn maintenance for your property it is getting the proper fertilizer applied. I've been doing a lot of walking lately (keeps my doctor happy) and there are quite a few lawns that need some serious work. Tenants, get in touch with your landlords and have them get the work done. Your place will look better and so will our community. Owners, same thing, get the work done now. A lot of work is in the final planning stages for a Rec center campus. New lights in the parking lot and for the courts. You may have noticed that the sand in the volleyball area is much improved. Thanks to the folks at the golf course for helping us out with that project. Stop by and say thanks to them and while you are there, grab a burger or a drink at Grill 8000. The in-line skate park is being closed. We have signed on with a new insurance broker and the cost of insuring that type of activity is prohibitive and finding an underwriter who will take on that sort of coverage is almost impossible. Our new policies are updated, cost ef-fective and improved in coverage and deductibles and we save over $7k in the process. We'll be reviewing bids to convert the skate park into pickle ball courts. The demand for court time exceeds current capacity and we hope to get at least 3 or maybe 4 new courts in the skate park space. There was little to no usage as a skate park and the liability risk was prohibitive. You should all be receiving an election ballot in the mail by the time you read this. It is vitally important that you return your ballot, vote for 3 of the 4 names listed as well as the general proxy for meeting quorum purposes. Please follow the directions carefully. Please vote early by mail or in person. The meeting and ballot counting is on April 14th at the Rec Center. At our last meeting the board received a report on the new document developments and our attorney's progress. Each of the Board members have reviewed an initial draft and made some corrections. The document is a complete re-write and removing the developer clauses greatly reduces the size and complexity of the language. During the summer months the State legislature will finalize their changes on several statutes that apply to HOA's and those will be incorporated into our new draft by mid October. We hope to get copies to the residents after that and by the end of the year and vote in early January. Also at our last meeting prior to the election, President Bakalar thanked the 3 incumbent directors running for re-election for their hard work these past 2 years and wished them and the challenger good luck in the upcoming election. The next board of directors meeting will not be until May since our April 14th gathering is a general members meeting and election. It has been my privilege to write the Board News and Notes for the past few years. I hope you have found them informative and enjoyable and perhaps I will be able to continue after next month. Eugene J. Zeiner, Director and Secretary Stoneybrook at Heritage Harbour Community Association, Inc.
