Guardian ad LitemProgram & Volunteer Opportunities

An Interview With....

Wanda VoglerVolunteer of the Year Award Recipient for the 5th Circuit

of the State of Florida Guardian ad Litem Program

The reward to being a volunteer? Not only can you make an immediate impact....ensuring achild has a voice and receives what they need while in foster care, you can pave a positive pathto a child's future of hope and emotional security. After all, making a positive difference in the lifeof a child is one definition of legacy. With great challenges can come great reward.

MOH: Tell us a little about yourself.Wanda: I am originally from Alabama, but

spent most of my life in the Dayton, OH area. Igraduated from the Univ. of Dayton and The OhioState Univ. I retired in 2002 after 18 years asDirector of the Student Research Program for theSouthwestern Ohio Council for Higher Education(a consortium of colleges and universities). Priorto that, I was a recruiting specialist for a communi-ty college, career counselor at a technical school,an adult education coordinator and high schoolteacher.

MOH: For people who may be unfamiliar withthe Guardian ad Litem Program and its volun-teers, tell us what the program does forFlorida’s abused and neglected children?Wanda: The Guardian ad Litem program is a

partnership of community advocates and profes-sional staff providing a powerful voice on behalf ofFlorida’s abused and neglected children. When achild is thrust into the legal system because ofabuse, neglect or dependency, a trained GAL vol-unteer researches the child's home and communitysituation. That volunteer acts as the child's advo-cate in court, giving a judge information on thechild's situation and making recommendationsfor the child's best interests including a safe, permanent home. In the 5th Circuit(Marion/Citrus/Lake/Sumter/Hernando) as of6/30/2012 there were 1,823 children under courtsupervision for allegations of abuse. The GALProgram was appointed to almost 80% of thosechildren (1,445). Subsequently, there are around378 children who are in need of an advocate. Wehave 600 volunteers available to serve as advo-cates in the 5 county area.

MOH: What is the most rewarding part aboutbeing a volunteer for abused and neglectedchildren?Wanda:When you see a child get placed in a

permanent home, whether it is with their parents orsomeone else, and you know that they are goingto be safe and loved.

MOH: As we all know, being an advocate forabused and neglected children can be heart-breaking at times, how do you manage to main-tain a positive outlook, amidst the negative?Wanda: I am a problem solver by nature, so

when I have a complex case, I look at it as a lot ofproblems that need solving. I know that thingsaren't always going to go the way I would like, but Ialso know that I have done everything that I can doto influence the outcome in a positive way. Theother thing I try to remember is that I am not theonly one who is involved in trying to have the bestoutcome for the child.

MOH: How would someone looking to volun-teer get started with GAL?Wanda: Get in touch with our trainer, Lynn

Sennett at 352-274-5231. She can get them start-ed with the application process and enrolled in apre-service training class.

MOH: Is there any other information that wouldyou like people to know about the GALP?Wanda: If you are looking for a rewarding volun-

teer opportunity that gives you more than you give, being a GAL could be for you. You will be intro-duced to some of the most fantastic people you willever meet, the kids, GALP staff and fellow GALs.For me, I get to know children who need a voicethat may have never had that. As rewarding as therelationship is that I have with the children, being aGAL is more than that. Because I am a GAL, I dosome writing, some teaching and am constantlychallenged to learn new things to be a more effec-tive advocate. It is the most rewarding thing I haveever done in my community.

The Humane Society/SPCA of Sumter County is celebrating its 30th anniversary with a long andproud history of dedicated service to its community. Over the years we have worked tirelessly lead-ing the charge to end animal cruelty, pet overpopulation, rescuing all types of animals in need andplacing them into lifelong caring homes, responding to disasters whether natural or man-made,assisting low income residents pet needs, all while operating without a shelter. Founded in 1982,our volunteer-based non- profit charitable organization since 1995, operates solely with contributionsfrom individuals, businesses and foundations.

The time has come for Sumter County, FL to have a much over-due animal shelter allowing our HS/SPCA sufficient space toprovide homeless animals a temporary safe haven until placedin a loving permanent home. Rascal is a 3 yr. old Rat Terrier/Italian Greyhound mix full of enthusiasm for life!

Rascal would be best in a home where there are no cats but he does well with dogs.

He is eager to please and is ready to learn and have fun with an energetic adopter.

During the planning of our first“Monthly Showcase” article, thewriters & staff were completelyunaware of how their lives would bechanged, simply by visitingOperation Shoebox. OperationShoebox is an organization that wascreated as a morale booster for ourtroops overseas and to express ourlove and appreciation for their sacri-fices made each day. OperationShoebox is the origination of MaryHarper, who began her work in 2003in Belleview, Florida.

Upon our arrival at the Lake MionaRecreation Center, we met Mrs.Janet Oliver, the Director ofVolunteer Services, who was ourtour guide through the vast array ofvolunteers, tables, sewing machines, and various other necessities neededto pull off such an enormous feat.We watched as the 200-500 volun-teers hand wrote Christmas cardsand letters, sewed Christmasstockings and “ditty bags”, neatlypackaged food and personal careitems, along with so much more. Our staff members, Kelly Barthlowand Kim Ashcraft were in awe ofwhat they were seeing, the love andcare was evident on each face in theroom.

Operation Shoebox relies solely on donations from the community for thesupplies needed to send these care packages. Last year, Operation Shoeboxspent over $260,000 on postage alone. Each package contains many items, butit’s not merely the items that mean themost to our troops, it’s the connection andwarmth they feel when they receive apackage from someone back home, who isthinking about them and who appreciates their day-to-day sacrifices. Ata time when there are so many concernsabout our economy and our daily struggles, these volunteers are generous

enough to give their time and talent todo whatever they can to reach out andconnect with our soldiers, with whomthey may never meet.

There are many ways to help OperationShoebox continue their extraordinarywork. Businesses and individuals candonate non-perishable foods, newspapers(and the plastic bags they are delivered in), stationary items, Christmas cards, fabric and sewing materials, and many more items. Visit their website atwww.OperationShoebox.com for more information on their commitment to ourtroops and what you can do to help. By visiting their website you can also purchase cards hand made by our wounded warriors and a portion of the pro-ceeds go to Operation Shoebox. “Like” them on Facebook to stay up to date ontheir events and community calendar. If you would like to volunteer contactMary Harper at 352-307-6723, or stop by the Lake Miona Recreation Center at1526 Buena Vista Boulevard, The Villages, Florida 32162, on a Monday, between1:00 pm and 4:00 pm. They are there 50 weeks a year!

You know life can be a funnything; in fact, very funnysometimes, especially within thewalls of our TEAMing real estateoffice. And a true TEAM we have.I don’t see one “I” in it. We love itthat way.

I’m still tickled about thisincident which happened severalmonths ago – It was a typicalweekday… I should say “atypical”weekday, which is typical for ouroffice – I answered the phone forthe bazillionth time in my bestchipper voice, “Good afternoon.Thank you for calling RE/MAXPremier Realty. How may I directyour call please?”

“Oh, hi,” was the response fromthe other end of the phone line.

in a TEAMing Real Estate OfficeBusy-Ness as Usual

“I’m looking for a home,” he toldme, after stating his name.

I said, “You’re looking for ahome? Fantastic! You’ve calledthe right place. Just let me get alittle information from you, andI’ll get you to the right person.”

Of crucial importance in a realestate office is utmost fairness. Our Realtors work very hard onbehalf of their home sellers andhome buyers, and they spend a lotof advertising dollars to helpthem shine. I ask enough basicquestions to quickly determine if

he or she can be connectedspecifically to one of our agents. Ifnot, then I introduce the caller toour on-duty Floor Agent.

As it was, I transferred the callto our Floor Agent, a former Tooland Die Engineer. I was inearshot of the conversation, onlyhearing bits and pieces.

“What size home are you lookingfor? How many square feet?[pause] What?” our agentchuckled. “I’ll transfer you back toour Front Office Coordinator.”

I picked up the call for thesecond time and burst outlaughing when the callerexplained that he was indeed“looking for a home.” However, the “home” he was looking for wasa great real estate office he couldjoin as an active Realtor. He did

“ . . . S o m e t i m e syou’re the bug andsometimes you’rethe windshield!....”

join our TEAM, and we both stilllaugh about that funnyintroductory conversation. Now,over fifty amazing people call ourVillages office “home.”

Another of our agents respondedcheerfully and candidly this weekto a congratulatory email I senthim for yet another great successin closing a sale. His responsewas, “Sometimes you’re the bugand sometimes you’re thewindshield!” How true.

I see it all: Triumphs anddisappointments, high sailingand what may feel temporarilylike a grounded airplane, happytimes and frustrations, allcommon to every person, in everywalk of life, in every business. Butwhat I see that makes such adifference at RE/MAX Premier isthe common bond ofcompassion, support, and caringour TEAM has for one another. We have a definite energy here.

We have mourned the loss ofloved ones and welcomed babiesborn. We have rallied to lift up thespirit of ones suffering fromaccidents or illness. We’vecelebrated long term marriageswithin our walls. We havecookouts throughout the year andcelebrate holidays, where thefabulous “secret ingredient”bratwursts provided over theyears by two of our Realtors arean absolute must!

Many of our agents have beenwith RE/MAX for many years. Some have left to explore otheravenues—and returned to usconvinced this is the right placeto be.

If I were to describe our amazingfolks in terms of music and color,I would say we have a vibrant, symphonic kaleidoscope—anarray of fascinating, intelligentpersonalities—with so manyinteresting backgrounds, experiences, and talents weavedlike thread into the tapestry wecall our TEAM.

Our Realtors have varying

backgrounds and all bringsomething unique and interestingto the fold. Many have beensuccessful business owners, aregreat parents, avid golfers, fishermen, equestrians, artisans, are productive church members, professional stagers, and areactive volunteers in manycommunity affairs, such as TheChildren’s Miracle Network andthe Humane Society. If thatdoesn’t beat the band, we evenhave singers and musicians whoare excellent enough to beprofessional.

Recently, I had the privilege ofwatching an amazingtransaction, starting with theintroduction of our on-duty Flooragent to her customers, andconcluding at the closing tablewith the purchase of their dreamhome. In this particular case, thecustomers have special needs, asthe husband and wife are deaf.

Our agent, who is also anattorney, showed great patienceand compassion, and gave all theextra time and care needed. Herinnovative approach tocommunicate effectively withthem, and the help she gave themto overcome many obstacles(including the need to sell theirhome before they boughtanother), resulted in a very happyending for all at our office.

If there is an ‘on season’ and an‘off season’ to the year, I’m just toobusy to notice a difference, as weseem to be in ‘on season’ yearround, not just the fall and wintermonths when our northernfriends arrive. Our office is highly

productive, with manycontinuous home listings andongoing sales.

Our three conference rooms arealways booming, be there aclosing, or an agent helping acustomer’s needs, using thecomputer. With top notchtrainings twice a week, andweekly Lunch and Learns, something innovative andproductive is always takingplace—a steady flow ofopportunity and education.

Recently, one of our Realtorssauntered up to the counter at myoffice and nonchalantly said in adeadpan tone, “I came into thisworld with nothing … and so far,I still have most of it left.”[author: Spencer Homan]

We both laughed heartily, thoughI kept doing what I was doing onthe computer without skipping abeat—a skill necessary for ourfast paced environment.

It seems I have developed thenecessary skill to do 80 thingssimultaneously and succinctly. But I wonder what would happenif I had 81 things to do at thesame time.Well, all I know is thatif my head spun completely off myneck and rolled down the hallway, first we would all laugh about it.Then our agents would run andget it for me, help me screw itback on my neck, and beextremely loving, patient andkind—a mutual feeling I have forthem. Then we might laugh aboutit some more.

If you wonder what has ninebrains, three hearts, and eightlegs, I would like to say it’s me,because that would definitely behelpful here at our busy office. But hard as I try, I can’t possiblymeasure up to the magnificentoctopus.

“You need what? How many—and by when?”

Please excuse me. It’s time to bean octopus again. We love it thatway.

“...It seems I havedeveloped thenecessary skill todo 80 thingss imultaneous lyand succinctly. ....”

Twitter. Facebook. Pinterest.YouTube. These are all examples of socialmedia, and I bet as soon as you hear these words, you can add at least another three sites to the list offthe top of your head. But what is social media?

The best definition I’ve found comes from RonJones, CEO of Symetri Internet Marketing: "Socialmedia essentially is a category of online mediawhere people are talking, participating, sharing, net-working, and bookmarking online."

For us, here in The Villages, it means we’re “hangingout” on-line at some of our favorite places and withour favorites groups of people. Whether you followthe entertainment schedule posted daily by TheVillages Daily Sun, take a peek at the specials atGators Dockside, or browse the photos that weretaken at your big clubevent last weekend: Facebook is the place to be!

This doesn’t even include our Google searches,Amazon purchases, or perusing YouTube for a greathow-to video. Social media allows us to be connect-ed to the world in a broad way and taking advantageof these resources, and of the opportunities forworld wide communication enhances our livesbeyond measure. Fifteen years ago, would we havedreamed of using Skype to interact with friends andfamily in other states or countries? How about learn-ing the language of your teenaged grandchild viatheir Facebook page?

Believe it or not, Baby Boomers and mature adultsare currently the fastest growing dynamic of socialmedia users in the world. In-the-know Villagers areusing social media as a tool in their daily lives notonly for social-living but for on-going education, andresearching new services and products. Businesssavvy Villagers know that interacting with theirfavorite restaurants, gift shops, and serviceproviders via social media is like giving a personalendorsement and is invaluable promotion for thosebusiness owners.

Social media: fun, functional, and even educational. No matter how much, or little we use it we can agreethat it’s added value to our lives in more ways thanone.

Are you a part of this Social Tech Revolution? Would

you like to get started or delve into a new area of the

web, like Pinterest or Twitter? ReMax Premier Realty

of The Villages will be offering hands on learning

sessions free to Villages residents throughout the

Fall and Winter. Visit our facebook page at

Out of sight, out of mind? Change those air conditioner filters regular-ly. If they are the pleated style, at least every couple of months is rec-ommended, but otherwise once a month. The air conditioner uses moreenergy to pull air through a clogged filter.

We’ve all heard to change our light bulbs to the new energy star floures-cent lamps but how much does it really save? 75% less electricity isused with the new lamps. That’s a huge savings over a years time!

Keep those ceiling fans moving. Yes they use electricity, but they coolthe room by an average of 5 degrees, making it easier to move that ther-mostat up a bit, and that’s where the most savings exist.

If you have windows on the west side of the home, or a porch that faceswest, shades for the windows are a big plus to keep out that afternoonsun. You will want a quality sun blocking shade for this job.

Have your air conditioning serviced once a year. Keeping it in goodworking condition can save you thousands of dollars in repairs and inthe efficiency of use.

If your air conditioner is over 12 years old, however, you may want toconsider having it replaced with one of the more up to date efficientunits. You will probably see your electric bill reduced substantially withreplacement of an old unit.

Don’t forget to keep yourself hydrated with water, and if you are anewcomer, welcome to the Sunshine State!

ll signs are pointing to the next severalmonths becoming one of the best times for home-owners needing to sell that we have seen in manyyears. With real estate markets recovering allacross the nation, it’s freeing up homeowners whohave been waiting for their homes to sell so theycan move to their dream location in Florida.

What’s causing the improvement? One factoris the lowest long term fixed mortgage rates onrecord. Even though of Villages’ buyers paycash, often their cash comes from the equitythrough the sale of theirhomes. The buyers ofthose homes are usuallygetting financing.Despite what you some-times hear on the street orfrom the news media, many buyers can getfinancing and lenders aremaking loans. Qualifiedbuyers can get morehouse for their monthly payment and they can endup paying much less in a mortgage payment thanthey pay in rent, even with taxes and insurance

included in the payment. There is a new tool for buyers who didn’t get as

much equity out of the sale of their home as theyhad hoped. It’s called a Reverse MortgagePurchase. This allows buyers 62 and over to makea down payment, put a reverse mortgage on thehouse they want as a purchase, and not have mort-gage payments for the entire time they live in thehome. Sound too good to be true? It’s real, and it’sgaining popularity among buyers. Now let’s talkabout the demand. Most of us know about the

famous baby boomer gener-ation, (the 78 million of usthat were born between1946 and 1964.) Well, nowwe are 58 to 66 years of age,and at least 20% of us arepredicted to move as soonas we retire. And we lovethe sun, so we are moving toFlorida in larger numbersthan ever. What better place

for a fun filled retirement than The Villages? Weare ready to celebrate and this place is the ultimateand most unique place to retire and have a great

time! Many of our friends are already there and wewant to join them.

This huge demand for retirees is creating a bitof a shortage even before the “season” this year,so this is good news for those who want to sell. Ifyou are reading this and have been thinking ofselling your home, it’s time to give us a call to seewhat your home is worth. This will be the bestseason in years to get your home sold, so let’s getmoving!
