The leading Logisticsand Supply Chain solution

A word from...

Alain Verna

Chairman of Logistique Seine-Normandie

CEO of TOSHIBA TEC Europe Imaging Systems

550,000!

That?s the entire surface area of metropolitan France, in km2. But ?550,000? has another particularly important

value for Logistique Seine-Normandie: that is, in fact, the number of logistics jobs in the

Paris-Seine-Normandy® territory, and that number is predicted to grow in the near future! For many years,

and especially in the last f ive, property investors and port operators, shipping businesses and logistics

providers, researchers and lecturers, elected off icials and public and private support structures have been

working together to improve the quality of our services and solutions, and to make this area the leading

logistics hub of Europe.

At the heart of the Seine Valley, the primary logistical and industrial

centre of France, the land and property on offer brings numerous

strengths, about which this brochure is designed to remind you? or to

help your discover! These consistent, shared efforts are bearing fruit:

from Caen to Western Paris, logistics and supply chain solutions are

emerging and improving constantly to continually satisfy your needs

better at the best price but stil l respecting quality and timescale

requirements, which become more demanding day by day. If you need

any further proof, you will f ind the facts that support these claims in this

document. You can also read the testimonies of the suppliers and

customers of the supply chain and logistics solutions of today and the

future in the Paris-Seine-Normandie® area.

Enjoy reading and, above all, welcome!

?As transport and agri-food storage experts, as well as of large-scale distribution, we naturally chose to lean towards to Norman ports (Rouen, Le Havre and Caen) and near to production and consumption zones of these products. Why do we have this attachment? Because this network, in direct link with the Seine, is indeed strategic in the area!?

Panhard Group special ises in operat ions development in business property

Viewpoint of...

Christophe Bouthors - Chief Execut ive - Panhard Group

Why is it the ?right? time?

We have closely studied the main competitive parameters of the port of Le Havre in comparison with its Northern European competitors and we note that since 2009, all the historical obstacles have ?been avoided?.

The port reform has been put in place, we note fewer strikes in Le Havre than in Antwerp. Labour is not as costly in France, likewise for rentals in Le Havre, like property. We have a port which doesn?t suffer from congestion, and major world ship owners, who have invested massively (?200M), are present. The investment of ?140M on the new multimodal platform will be able to offer and improve privileged services.

Another vital point: taxation issues have been regulated since January 2015, namely the competitive handicap that constituted import VAT. Finally, customs services are efficient and take commercial constraints into consideration (this is translated into action: processing and delays have been shortened). In short, all the lights are green.

With Antwerp, in comparison, more days at sea, more kilometres, more time and more costs are enumerated.

To reach Ile-de-France, if you integrate all the links in the logistics chain, the ecological balance cannot be in favour of Antwerp (especially when you have to head down in a lorry on a congested A1 ? versus the A13).

Available land is becoming scarce in Antwerp, unless you want to travel 50km away from the port and get stuck in traffic jams. For 15 years, we have seen a sharp increase in imports to the port of Antwerp. M² are rare, investments are becoming colossal, even unreasonable, to stay competitive.

Another very reassuring point: all those who are historically present in Le Havre (SDV, XP Log, Leclerc Group, etc.) continue to invest and develop.?

?Panhard acts as developer contractor, promoter and investor in business property and as a client and constructor, through its Panhard Réalisations subsidiary. Our group devises and produces groups of property (logistics parks, laboratories, offices, head offices).

The Panhard Group also acts as an investor, in both proprietary and third-party business, in the offices, business, commerce and hotel sectors.

We have concentrated more specifically on the Seine for a little more than 2 years, by focusing on the port. The idea was to identify the need to develop logistics platforms, in the short and medium term. And consequently, to seize the opportunity offered by the growth in container ports, observing the growth of traffic at the port of Le Havre.

We have, therefore, opted for two rights of way: one at the bottom of the multimodal platform and another at Port-Jérôme (trimodal, including the short sea).

In plain language, there are 175,000m2 of logistical warehouses at Port-Jérôme and 135,000m2 at Le Havre. It?s a procedure with ?200m worth of investments, which are likely to generate between 1,500 and 2,000 jobs over a five to ten-year horizon.

To deliver to Ile-de-France: Le Havre, rather than Antwerp and Rotterdam?

Yes, and it?s the right time. Firstly, an observation: Ile-de-France, with its 12 million inhabitants, is the main area of European consumption and is located less than 200km from the port of Le Havre.

Another simple observation: consumer goods largely come from Asia. Maritime traffic passes through Le Havre, the first port reached in Northern Europe.

It?s a deep-water port which can fully accommodate container ships, which are always increasing in size. In a less constrained and less expensive environment, delivering retail products in a more fluid manner in Ile-de-France, without needing an intermediate distribution platform, is a good choice. It?s our choice.

?Prologis is the main logistical real estate investor and developer worldwide and in France. Its vocation is to be established in the main sea ports because the flux of container transport generates demand in logistical real estate to deal with land-based logistics. We have been set up in Le Havre since 1999, at the port of Rouen since 2008, and then since 2012 at the port of Bonneuil sur Marne. Prologis has been constantly investing in Le Havre for 15 years (at the port and in Etainhus) and will continue to invest to move from 180,000 m2 today, to 280,000 m2, 35,000 m2 speculative scheme. As the first container port in France, Le Havre will become one of three main European ports in 10 years. It?s a competitive port which has had major reforms, it is trusted and recognised. For 4 years, its growth potential has been vast, its nautical qualities, its port community and awareness of public authorities have made it a leading port. The value chain passes from marine transport to port installations. The port of Le Havre?s maritime domain is spacious, is competitive in terms of cost per m² , local taxation, and labour costs in comparison with the main consumer zones such as Brussels. The port of Le Havre doesn?t experience sea nor land congestion (road, rail, river).?

François Rispe - Chief Executive, Southern Europe - Prologis

Innovative industries and territoryIndustrial f ields driving growth

The oil industry is particularly well represented: the f irst oil port in Le Havre (Antifer) has two major ref ineries.

The energy sector is not lagging far behind, with 3 nuclear plants and several EMR (developing off-shore farms and tidal energy) and sites for waste management and recovery.

The aeronaut ical and automobile sectors also have a strong presence in our area, relying on the major industrial players, manufacturers and automotive suppliers.

Agribusiness is a weighty sector, with the major groups constantly investing more in the area. There are plenty of vocational opportunities in Normandy: it?s the number one region in France for product ion and particularly stands out for dairy and meat products.

But the area also excels in the manufacture of cocoa, coffee, tea and f ish.

Finally, cereals and grains are at the heart of the industrial activity of the port of Rouen, which is the number one port in Europe in terms of cereal exports.

?The PSA Poissy plant is a compact car manufacturing production centre. We benefit from an advantageous geographical position. Using the Seine is a focus point and an experimental field for the future (being alongside the river, for example we can think of logistical solutions for imports via the port of Le Havre). Among the assets of our implementation here (in terms of logistics and of supply chain), we are satisfied with always being able to count on a wide network of providers and automotive suppliers.?

Jean-Pierre Briançon - Site Manager - PSA Peugeot Citroën (Poissy)

14

- The commerce sector provides almost 160,000 jobs

in Normandy. Distribut ion (supermarkets and food

businesses) is better represented in the area than in

the rest of metropolitan France (measured by

facil it ies per capita).

To supply these businesses, the region also has the

largest ?fresh? market in the world: the Rungis

Internat ional Market .

- ecommerce is booming, particularly in the Eure

department. Among the companies present, one could

name Rakuten in Evreux, which has covers an area of

30,000m2 and houses 150 people (with a goal of

doubling that number by the end of 2016),

Vente-Unique (20,000m2 in Criquebeuf), a leader in

online furniture sales, or Cinram (logistics

management from Zalando to Champenard), which

also expects to employ 300 additional staff at its new

site in Heudebouville within the next f ive years.

Among 10 other territories named by the French State, in June

2015 the Normandy digital ecosystem obtained the label of

French Tech. The IT sector, with its clusters of complementary

expert ise companies such as NWX (Normandy Web Experts) is

representat ive of the dynamism of the area.

- The digital sector affects 300,000 people

in the Seine Valley today, which makes it a

source of employment of the highest

order. (Orange, SFR, Bouygues Telecom,

Gemalto,...).

?The company Interparfums intervened on the perfumes and cosmetics market and specialised in prestige fragrances. In our sector, the share of international business is preponderant (France only makes up 10% of our activity), ? as is logistics! On this subject, Interparfums has been established in the area (Norman) for 20 years, to be near to Le Havre, Paris and Roissy CDG, but also, and above all, because the main experts in our domain are based there. In this context, we have definitely found the ideal location for our warehouse; furthermore, beneficiaries grow there in conjunction with our own expansion, which is always reassuring for a loader. We also appreciate the advantageous load time from Le Havre.?

As part of our international development, the location of the port of Havre enables us to have a direct link with maritime transport professionals to serve Asian, North American and Middle-Eastern commercial areas. Logistical training implemented by ISEL and EMN (Ecole de Management de Normandie) meet our operational needs: we employ numerous trainees from these schools (and two have just been hired), our requirements are diverse and are growing (whether it be in scheduling, provisional management or warehouse optimisation). Although we unite them in competition with region and the CCI, it?s clear that these establishments provide us with a ?pool? of high quality candidates! ?

- 40M foreign tourists come to the

Paris-Seine-Normandy® area every year, visit ing

some 187 museums.

- The sites and towns worth visit ing most often

mentioned spontaneously by tourists are:

Deauville/Trouville, Rouen, Caen, Honfleur, Le

Mont-Saint-Michel, Etretat/Fécamp, the landing

beaches, Cherbourg, Cabourg, Le Havre, Dieppe,

Bayeux, Granville, Lisieux, Evreux, Giverny,...,

and, of course, Paris, with the Eif fel Tower, the

Château de Versailles, The Louvre, Notre-Dame,

Disneyland Paris and more...

- So-called business tourism is in constant growth, notably

to La Défense, the number one business district in Europe

in terms of the size of its business park.

- The river tourism sector, l ike the sea cruise sector

(HAROPA: 283,000 passengers, 158 stopovers) and luxury

tourism also demonstrate good performance in the region.

- Paris is, of course, given the vote of confidence by foreign

tourists, who come in great numbers. But Normandy, by

hosting 18M visitors during events held to celebrate the

70th anniversary of the Normandy landings, or even the

World Equestrian Games, also has an exceptional

worldwide reputation.

France, the world?s number one tourist destination

?As a world leader in its sector, HTC is a Swedish company specialising in production and commercialisation of complete buffing, sandpapering and floor maintenance systems. We have chosen to set up our French branch in Caen, because the geographical location is ideal for us, with respect to our customers, coming from the automotive industry or even mass distribution sectors. As a Swedish company, we are also sensitive to quality of life and the welcome we received. And of course, I don?t forget the price of m² , which has successfully convinced us!?

Normandy is one of the few regions of worldwide fame, notably ident if iable by its Landing beaches, famous since the

Liberat ion of France.

Preserved green spaces

The Birthplace of Impressionism

The sea and the Seine are omnipresent

With its 600km of coast l ine, i ts natural parks and l isted sites, the region is very act ively engaged in sustainable

development: almost 1? out of every 5 invested in the environment in France af fects our territory.

?Today, Duhamel Logistique focuses on 4 activities: industrial logistics, e-commerce logistics, luxury logistics and co-packing logistics. We look for and find motivated, invested candidates who want to develop with the company. The voluntary turnover is therefore lower at 1%. We are well supported by an efficient, dynamic regional network, particularly for putting together our recruitment campaigns.?
