A landmark ‘sustainable’ office, situated at Thorpe Park, Leeds comprising of a three storey pre-cast centre, 46,000 sq ft building with two 14 metre wide wings either side of a full height glass atrium.

The objective of this project was to prototype the UK’s first commercially developed sustainable office, achieving the highest BREEAM rating of any building within the country.

Designed to achieve LEED Gold standard with floor to ceiling glazing and a brise soleil running the full length of the facade which, together with five giant mono pitched glazed rooflights, provides natural light to penetrate the full plan depth.

Remediation of existing site to construct a new stadium with complete sporting, leisure and retail facilities with associated external works.

Undertaken in two phases, Phase I included the partial demolition of the existing changing rooms, whilst retaining the functioning members bar area.

Work to the ground floor comprised of new entrance lobby, changing rooms including showers, physio room and groundsman store. The first floor provided the club with a glass fronted elevation and balcony overlooking the playing fields, bar, kitchen/servery and meeting room.

Phase II saw the demolition of the existing bar and dining area to make way for the construction of a new two storey extension housing a new bar and seating area, together with a dining area which is able to facilitate a variety of functions.

The finished scheme provided the client and the local community in and around York with a modern sports facility enhanced by the surrounding rural area.

GMI Construction was appointed through a competitive design and build tender that did not only deliver a price but also a design proposal.

GMI was appointed early in the procurement process and developed a design that met the club’s aspirations. From the televised press release by the club, to back to back promotions in the last two years, GMI have been with the club for the journey, not just for the project.

‘State of the art’ 422,000 sq ft distribution facility at Turbine Business Park, Sunderland for occupation by Vantec Europe.

The delivery of the project was crucial to ensure that both Vantec and Nissan’s operational requirements were met by January 2013. GMI delivered the whole project in 30 weeks, allowing partial handover for internal fit out/occupation by Vantec at week 22 of the build period.

This was achieved by a 7 day working programme and was delivered on time, despite over 500 man hours being lost due to heavy rainfall and sub-zero temperatures.

The project has subsequently won the New/Start Up Facility Award at the SHD Logistics Awards.

Following the successful delivery of Vantec I, GMI was appointed to undertake the construction of Vantec III.

Comprising of a 436,000 sq ft piled steel frame with five portal frames, fully clad with both level and dock level access doors and a fibre concrete suspended floor over 5,000 pre-cast concrete piles.

Prior to building works commencing the full site required ground stabilisation.

The project was handed over on time and on budget in December 2015.

Working in partnership with Thorn’s expert “lean” manufacturing production team and SCOPE management principles, GMI designed and built a 450,000 sq ft new facility from the inside out.

This high profile project showcased Thorn Lighting’s specialist lighting facilities and expertise to a global audience, and comprised a hi-tech boardroom, office space and laboratory and testing rooms. The project also encompassed the ‘Academy’.

To reflect the client’s commitment to technology and innovation, the project demanded a high quality of finish, including glass partitions to the offices and a fully integrated Mechanical and Electrical specification to the IT systems. The laboratories were also finished to Thorn’s own exacting standards.

The project was completed in just 42 weeks from start to finish, following extensive fit out and commissioning works by GMI.

The factory was awarded ‘Factory of the Year Award’ by Cranfield University.

A two part project consisting of shell and fit out works.

The shell works comprised at 700,000 sq ft steel and cladded building with concrete floor slab and dock levellers and shelters with shell only office space, VMU facility and over 1,000,000 sq ft of external works.

An exceptional design/co-ordination service was provided by GMI to ensure specialist sub-contractor design in formation, fully co-ordinated throughout the vast floor plate, leading to successful delivery on site.

Following instructions from the Client, works were accelerated and handover was achieved five weeks early.

At 93,000 sq ft with over seven floors and 159 hotel bedrooms, this 4-star hotel was designed to bring the Millennium Copthorne ‘experience’ to visiting supporters and their guests at Sheffield United FC.

Including a bar and 100 seat restaurant, 65 station gym and on site car parking, this exclusive development was also designed to incorporate a number of suites, together with a luxury penthouse on the seventh floor.

Travelodge Manchester Premier Inn Bradford

The transformation of the former Woolworths store in Piccadilly Gardens, Manchester City Centre to form a Travelodge Hotel.

Comprising a 157 bedroom Travelodge in the upper levels of the building with 3 retail units to the ground/basement level, the project incorporated the remodelling of the existing roof to incorporate an additional hotel level into a new zinc mansard roof and the substantial alteration of the rear elevation to Back Piccadilly.

The external envelope was fully refurbished with new windows, shopfronts and a full clean of the existing portland stone building.

The landmark scheme based in the heart of Bradford city centre at the former Broadacre House is a success story in regeneration.

Built by Yorkshire Water in the 1970s to provide customer service and technology space, the 10 storey office block was stripped back to its concrete frame then fully refurbished to form a new 118 bed hotel for well-known hotel brand Premier Inn.

GMI were appointed as the main contractor to undertake the refurbishment works to transform the former offices into new leisure facilities. The tower building was fully re-cladded and re-roofed as well as extensive internal strip out to make way for the new bedrooms. We have

White Rose Office Park Leeds

The car park adjacent to the Royal Armouries museum in Leeds’ Clarence Dock development was chosen as an ideal location for a unique PV system. The roof/parking spaces have been used to provide a home for a dedicated solar PV system producing valuable energy and income from the Feed in Tariff. The system supplies around 15% of the car park’s electricity and, at the same time, returns over 10% on investment cost. The project used the existing car park surface waterproof coating which was jet washed and painted white to reflect the sun’s energy. The PV panels were simply placed on the surface and connected together. Inverters to convert the panels’ DC power to AC grid power were placed under the existing canopies. GMI also secured all the access points with new doors and security screens.

Refurbishment works included structural repairs using a new carbon fibre strengthening technique together with traditional concrete repairs, topped with new surfaces consisting of anti-carbonation and waterproof painting, widening of car parking bays, replacement of lifts and refurbishment of staircores. Internally, the car park has state of the art security, parking guidance and traffic management system to control both payment and traffic leaving the car park at busy times. External elevations providing a new futuristic diagrid cladding system housing a multi coloured feature lighting system.

The construction of steel frame with composite concrete flooring accommodation 368 car parking spaces over 11 storeys to create a bright, secure and energy efficient car park facility for employees working at the White Rose Office Park. Working in collaboration with our sister company, GMI Energy, the building lighting was designed and procured to optimise longevity and efficiency. With its own green roof and heated ramps to prevent ice formulating in the winter months.

Parking Facilities

The Merrion Centre and its multi-storey car park opened in 1964 and remained largely unchanged since the 1970’s when a roof was added to the mall. When GMI Construction was selected as preferred bidder the challenge moving forward as a project team was not only to revamp and expand the current retail, leisure and restaurant facilities, but to also improve the structure, lifespan and modernise the car park which serves both general parking during daytime and venue parking for the new Leeds Arena at night-time. Whilst the inner city location provided its own challenges, the car park refurbishment works had to be phased to maintain the continued use of the car parking during the construction works.

The comprehensive refurbishment of Harrogate House on Parliament Street which is one of the prime locations situated in the heart of Harrogate.

The logistically complex works entailed significant structural alteration of the existing building to form over 25,000 sq ft of retail/leisure space over four units which include Jamie Oliver restaurant, The Pit bar and Nandos.

New 15,000 sq ft M & S Simply Food Store.

Designed to a very high standard including a scale and massing that is appropriate and sensitive to its surroundings, quality landscaping, including trees and heavy planting along external boundaries, contemporary design and state of the art internal layout

BREEAM ‘Excellent’

The construction of a flagship 115,000 sq ft Tesco Eco Store as part of the regeneration of Clay Cross.

Following a request from the client, the programme was accelerated to achieve a 10 week reduction in the programme period.

Over 450 new jobs were created when the Tesco store opened.

Planned to maximise light and space with full height glazing Featuring a communal residents ‘sky garden’ with facilities including outdoor chess, table tennis and gym.

Construction of 650 student bedrooms at Langwith College, designed to provide a variety of living experiences. The buildings comprise of a variety of construction methods including in-situ concrete, timber frame and structural steel frame which achieved a BREEAM rating of ‘Very Good’.

The construction of two college buildings for the University of York.

Langwith College Construction of 650 student bedrooms at Langwith College, designed to provide a variety of living experiences. The buildings comprise of a variety of construction methods including in-situ concrete, timber frame and structural steel frame which achieved a BREEAM rating of ‘Very Good’.

The refurbishment of existing inner city buildings to provide accommodation for the University of Law.

Leeds The complete refurbishment of 6 floors of an existing building on Park Row in the heart of Leeds city centre to accommodate the University of Law’s Leeds Campus.

Home to 50 staff and nearly 400 students, the building includes lecture theatres, workshops, library, student cafe and study areas in addition to top floor balconies which offer panoramic views of the Leeds city skyline.

Manchester Located in the heart of the city, close to leading law firms, the refurbished building provides a modern, well equipped, comfortable and stimulating learning environment.

Office Munroe Court Leeds

A striking new build commercial office building, designed as a new customer information centre. The highly flexible and sustainable building creates a high quality and inspiring work environment. It promotes improved business productivity, connectivity, spatial efficiency and staff satisfaction.

An elevated large 53,000 sq ft open plan office floor plate is equipped to accommodate 700 occupants. The office is supported by perimeter service cores that provide access to a secure 200 space under croft car park, entrance core, ancillary spaces and plant. This, together with displacement ventilation servicing strategy, allows for a high degree of future flexibility as the floorplate can easily be subdivided for multiple tenants.

The building was designed to achieve LEED ‘Gold’ standard. Floor to ceiling glazing and a brise soleil run the full length of the facade which, together with five giant mono pitch glazed roof lights, provides natural light to penetrate the full plan depth. A high daylight factor reduces reliance on artificial light and a low energy LED lighting scheme with daylight and proximity control together with 2,600 sq ft solar photovoltaic keep running costs to a minimum.

200,000 sq ft office building with 3 individual blocks of 5-7 storeys, interlinked by common core areas with clear open space of 15m to provide a flexible, column free,interior space. Single storey semi-basement, incorporating car parks, store and plant rooms. The car parking layout is co-ordinated with the structure grid for the 3 blocks.

At the centre of the building there is a front reception/entrance block with access via 5 staircases, 8 personnel lifts and 1 goods lift. Comprising a steel frame structure with composite in-situ metal decked floors, encapsulated with a stone and metal rain screen cladding system and dry wall lift shaft construction.

BREEAM Excellent.

100,000 sq ft offices split between 2 buildings, Building 1 being on 4 levels and building 2 on 5 levels, both with double height reception areas.

Constructed in a mix of high quality curtain walling and attractive stone cladding, this impressive structure was designed to be modern and minimal throughout.

BREEAM Very Good.

In 2016, GMI has once again returned to Digital Campus, this time to undertake the construction of a new Grade A 93,000 sq ft office building, known as Acero Works and adjacent to Buildings 1 and 2.

On completion in 2017, Acero will provide high quality office accommodation over six floors and achieve a BREEAM rating of ‘Very Good’.

A landmark ‘sustainable’ office, situated at Thorpe Park, Leeds. The project comprises a three storey pre-cast centre, 46,000 sq ft building with two 14 metre wide wings either side of a full height glass atrium.

The objective of this project was to prototype the UK’s first commercially developed sustainable office, achieving the highest BREEAM rating of any building within the country. BREEAM Excellent.

GMI have again returned to Thorpe Park as preferred contractor to Scarborough Group to undertake the construction of a new headquarters office building known as ‘Paradigm’. Due for completion in late 2016, the building comprises a 31,650 sq ft office which sits prominently at the gateway to Thorpe Park, overlooking the M1 at Junction 46.

120,000 sq ft Grade A office development with over 8 levels of accommodation complimented with full height glass atrium.

‘State of the art’, highly efficient, M&E services installations, incorporated chilled beam cooling and solar panel domestic hot water heating systems. Extensive use of glass in the building allows high levels of natural light, thereby improving the working environment and minimising overall energy usage.
