The demolition of the existing property and its reconstruction, incorporating a

new basement floor for office use. The air conditioned basement and ground floors were

developed for office usage with a feature timber staircase providing access between

the floors. A separate side entrance door was incorporated providing access to 3 residential

flats to the upper floors with a private rear terrace at first floor level. The property was

reconstructed to closely replicate the existing property in terms of its classic stucco frontage and general appearance as stipulated in the

listed building consent.

Obtained listed and planning consent to construct a subterranean basement to include

a swimming pool complex and gymnasium, cinema room and wine cellar. Adelaide

Jones in-house design team created computer generated images of the intended works.

Permission was also obtained for a single storey side extension and full refurbishment

of the main house. Consent was also obtained from the crown estate for a license to alter.

permission was achieved and implemented to add a 4th floor extension and a reconstruction of the mews house to the rear of the property adding approx. 2000 sq ft to the property and thus increasing its capital value significantly. Adelaide Jones also managed the excavation

and installation of a basement swimming pool and the addition of a mansard roof to the

The complete reinstatement of the property which was severly damaged by fire. The

fire originated on the second floor, causing extensive damage to the second floor and above, in particular to the rear elevation and roof. Water damage was sustained by the entire building, with the lower floors

being particularly affected. The structure of the house and roof was entirely reconstituted and due to the damage the layout of the building

was able to be efficiently redesigned.

PROPERTY DESCRIPTION

The property is a six storey building, with accommodation on lower ground, ground and

four upper floors and is in use as a single family dwelling.

The original house on the site was entirely rebuilt in Thomas Cundyll’s most

Italianate style 1n 1857-8, with facings of white Suffolk bricks, cement dressings and strong consoles to the cornice. Further alterations

were made to the property between 1889-94, in 1903 and 1905.

annexe. Adelaide Jones’ brief included the construction of the outdoor swimming pool
