The chief advantage of remodeling is that you get some of your money back when you sell the home, and if you like the neighborhood (including all that goes with it, such as the schools and your friends), you get to stay there.

Estimates show that homeowners can in many cases expect to recoup between 60% and 80% of the money they spend on home-improvement projects. In one recent report, home offices added the least value, recouping about 55% of their investment, while minor kitchen improve-ments yielded the best return, recouping 88% of money spent.

Even if renovating makes sense, ask if you are financially ready to lay out the amount of cash required to do the work. A $100,000 addition might increase the value of your home dollar for dollar, but if you can’t afford that cash upfront, you will never get the job off the ground.

Although you probably won’t get a 100 percent return on your remodeling invest-ment, home improvement projects can substantially increase the appeal of your house, resulting in a faster sale once it’s on the market.

In moving, there is no payback. It’s pure expense. Moving to a new house is a big undertaking, and buyers often forget how costly it can be. You’ll have realtors’ fees, mortgage fees for the new house and moving-van rental costs. Plus, you’ll have to invest huge amounts of time and worry finding a new home and packing and un-packing boxes.

Evergreen, Colorado is nestled in the foot-hills west of Denver. At an elevation of 7,200 feet, surrounded by blue spruce and pine forests, our climate offers relief from the hot summers, with temperatures rang-ing from the high 70’s to the low 80’s; and winters are surprisingly mild, in the mid 40’s to 50 degrees.

Evergreen is surrounded by thousands of acres of land in the Denver Mountain Parks and Jefferson County Open Space park systems.

The Denver Mountain Parks in the area are Bergen Park, Corwina Park, Dedisse Park, Dillon Park, Fillius Park, O’Fallon Park and Pence Park in Indian Hills. The Jefferson County Open Space Parks are Alderfer/Three Sisters, Elk Meadow, Lair o’ the Bear, and Mount Falcon Park in Indian Hills.
