GENERAL GUIDANCE NOTES FOR FURNISHED LETTINGS
The following notes are intended as a helpful and information guide to the basic working
methods used by Residential Inventory Services.
The Inventory relates only to decoration, furnishings and all Landlord's equipment and
contents in the property. It is no guarantee of, or report on, the adequacy of, or safety of any
such equipment or contents, merely a record that such items exist in the property on the
date shown in the Inventory and the superficial of same.
The Inventory provides a fair and accurate record of the property's internal condition and its
contents. The person preparing the inventory is not expert in fabrics, woods, materials,
antiques etc.; nor a qualified surveyor. Description enables an item to be visually identified
only; no attempt is made to specifically identify an item by its original manufactured name,
period produced, or material used in its production nor can the Inventory be used as a
structural survey report.
At the termination of tenancy the Inventory is re checked and any obvious or significant
discrepancies and variations will be reported to our instructing principal. The report will
indicate in our opinion only, as to whether there is any liability to the tenant or whether such
deterioration might reasonably be considered as normal 'fair, wear and tear. Normal 'fair,
wear and tear' is assessed generally on the length of tenancy and the type of occupancy i.e
couple, family etc. It is understood that certain items such as kitchen utensils and bedding
will receive considerably heavier usage. We acknowledge that the contractual terms listed in
the Tenancy Agreement overrule the opinion of the assessor.
Residential Inventory Services acts as an independent and reasonable body and will avoid
unnecessary criticism or derogatory comments when compiling or checking this document.
However, if requested to be particularly pedantic at the 'Check-In' we reserve the right to be
equally so at the 'Check-Out'.
It is most important that Tenants are aware that items must be returned to their respective
rooms, as detailed in the Inventory at the termination of the tenancy, thus avoiding delay,
confusion and search fees on 'Checking-Out'.
Residential Inventory Services will not undertake to move heavy items of furniture or large
plant pots. Any plants are considered as perishables and will not be detailed. Items will NOT
be checked in lofts, cellars or inaccessible places; these areas which have not been
inventoried are the sole responsibility of the Landlord. All electrical items are considered to
be complete with plugs, bulbs, flexes etc unless specified otherwise. Electrical items will be
tested for power only and then only when practicable. All measurements given are
approximate.

INFORMATION REGARDING DAMAGE COSTS PLEASE NOTE:
Items are NOT to be removed from the property at any time e.g. for storage or
outside use.
Items stored in the garage belonging to the property with written permission from
the Landlord must be covered in ‘sealed’ packaging and containers to avoid
condensation stains, water damage, rotting and soil. Any damage caused by
permitted storage during tenancy will be charged to the Tenants.
A compensation fee will be made for burns and stains remaining to carpets after
professional cleaning.
Undue staining, plant pot stains and burns found on new carpets provided at the
commencement of a one year tenancy or less, will be replaced with new carpet
at cost to the Tenant.
Charges will be made for the repair of any damage to polished, varnished or
painted surfaces e.g. water stains, ring marks, heat blooms, burns, gouges,
scores and deep chips. Cracks and splits to furniture are also included where
damage has been caused by misuse. It is recommended that table mats and
coasters are used on polished surfaces at all times.
Nails and picture nails are not to be used on walls without written permission from
the Landlord.
Blu-tac and sticky tape are not to be used on walls and failure to comply with
this request will result in re decoration at cost to the Tenant.
Duvets are to be replaced with new if stains remain after cleaning.
Pillows will not be provided by the Landlord unless requested. If pillows are
provided, Tenants are to replace these with new at the end of tenancy.
Shower curtains will not be provided by the Landlord unless requested. If a
shower curtain is provided, Tenants are to replace with new at the end of
tenancy.

CHECKING THE INVENTORY AT TERMINATION OF TENANCY
This Inventory will be checked at the end of tenancy and all items should be ready and in the same location as listed. Beds should be uncovered. All kitchen utensils and china
should be laid out. If the Inventory Consultant has to search for items it could result in charges being made to the Tenants.

General cleanliness: Professionally cleaned throughout. Decorations: Generally good condition. Paintwork of patchy appearance to
walls where more recent paint has been applied over defects as noted in the Inventory. Usage marks and scuffs noted.

Tiled floors: Good clean condition. Windows: Clean inside and out to include frames and sills.
Blinds: Good clean condition.
Curtains: Professionally dry cleaned but ingrained soil and stains remain to curtains in sitting room. Curtain track to be repaired in
sitting room.

Oven/hob/hood: Good clean condition. Ignition not operating to hob therefore a hand held gas ignitor is provided. Interior oven light not operating.
