Rebuilding Together Montgomery County (RTMC)
certainly has had a year of change. In December, Melissa
Flynn, who had served as Executive Director for nine years,
left to work in RT’s national office.
Susan Hawfield, RTMC’s Director of Program Services
for over three years, assumed the position of Executive
Director. Lee Sutherland concluded his term as Board
President.
But RTMC’s changes did not stop there. Scot Weeks
joined us in October as Construction Supervisor. Scot
brings an expertise in job and home safety and extensive
knowledge in home repair and renovations.
Angela Modrick, a loyal volunteer, became our Office
Administrator, and Lee Berkeley Shaw started in March as
our Director of Development. Lee Berkeley had previously

A year of many changes…worked for RT’s national office heading their Home
Modifications and Home Energy Initiatives.
We are very fortunate to work with a dedicated board, staff
and over 2,000 volunteers who understand the importance
of keeping low-income homeowners safely in their homes.
The need is great and growing every year.
FY2007 was the first year that we were recipients of a
grant from the Housing Initiative Fund through the
Montgomery County Department of Housing and
Community Affairs. As we increase staff, expand our
funding base, and develop new partnerships, we are able to
better fulfill the important work of our mission.
We are grateful for the board’s leadership, the commitment
of all those who participate, and the continuing legacy
of our work. In a year of change, thank you for your
continuing support. Together, we are making a difference!

2007 RTMC Annual Report
OUR PROGRAMSRTMC has an important role in the life of our county
Why does our program exist?
RTMC exists to keep low-income families living safely and
independently in their own homes, while also preserving
the scarce affordable housing stock in Montgomery County.
The families served through RTMC have worked hard to
own their own homes but need assistance to maintain them.
Average recipients are a family of two living on just over
$18,000 a year. Once the costs of transportation, food, and
medical expenses are covered, there simply isn’t anything
left for home maintenance. Often the home is their only
asset, and without RTMC and its team of volunteers
to help with maintenance, these homeowners would be
in danger of losing their home and/or remaining in a
hazardous situation.
2007 Homeowner Profile
Elderly 56%
Disabled 50%
Families with young children, no disabilities 9%
Average household income $18,608
Average number of people residing in home 2.2
Average number of years living in the home 25 years
The work we provide comes in many forms: preventing falls
by installing grab bars and handrails so seniors can age-in-
place in the home where they raised their families; patching
a leaking roof and removing debris so that parents can raise
healthy children; building a wheelchair ramp or installing a
roll-in shower for those with a disability so they can remain
independently in their homes. Life can change in the blink
of an eye — for our recipients, RTMC is there to assist
when the home can no longer meet their changing needs.
What have we accomplished?
Since 1990, RTMC has completed repairs on 1,240 homes
and nonprofits using the help of 35,495 volunteers and
delivered more than $10.75 million in home repairs, all of
which is done at no cost to the homeowners we serve.
More importantly, however, there is a person — in most
cases, a family — behind each statistic. For RTMC
recipients who often find it difficult to ask for help, the
rewards of this program can be life-changing.
How do we help people in our community?
Although you may not see it, there are people in your
neighborhood who need our services. Many of the
recipients of RTMC’s services are invisible. Through
disability, frailty, or depression, they have withdrawn
from their community, and in many cases, may be literally

2007 RTMC Annual Report
2007 RTMC Annual Report 2007 RTMC Annual Report
trapped within their homes. The modifications provided
by RTMC often allow them basic freedom, for example by
providing a ramp so they can more easily exit their home.
Many seniors live alone, and worries about their safety
are justifiable. Falls are the leading cause of injury-related
deaths in seniors, and 55% of falls for seniors happen in
the home. By making safety modifications to prevent falls,
RTMC allows our seniors to remain independently within
their homes. The average direct cost for a senior fall is
$9,400 in medical expenses — for low-income families, that
is often paid for by the community. Preventing these falls
reduces the taxpayer costs associated with treating them.
Finally, there is a cost benefit for all in this kind of work.
As the property value of the home in question increases,
everyone benefits. As the home in question is more
attractive and safe, all the residents in that neighborhood
benefit.

In November 2006, Countrywide and RTMC’s Board of
Directors worked to provide accessibility modifications for
a homeowner who had suffered multiple trauma fractures
and a head injury that left him with hearing loss and nerve
damage. The injuries resulted from a fall he sustained
dropping from a fifteen foot ladder two years earlier. The
homeowner had been confined to a hospital bed in his
living room with access only to a half-bath on the main
floor. Unable to negotiate steps, he could not take a shower
in the main bath on the upper level. Continued next page
Accessibility Modifications
Other RTMC Programs
In addition to April Project Days, RTMC offers
other programs that provide helpful services to county
homeowners. The Handyman program provides emergency
and minor repairs for eligible homeowners on a year round
basis. RTMC partners with a local group, Hearts and
Hands, who coordinate a Saturday project every month.
Through the Link program, RTMC refers homeowners to
other community resources which may help them.
The project summaries that follow describe just a few of the projects RTMC accomplished this year.

Local and National Impact of Rebuilding Together
2007 RTMC Annual Report
OUR PROGRAMSAt the completion of the work weekend, our volunteers
had converted the half-bath on the main floor to a full
bath with a handheld showerhead, shower bench, raised
toilet, and grab bars. Volunteers fixed shutoff valves under
the bathroom sink, installed a fire extinguisher and GFCI
outlets, a handrail, and made step and drywall repairs.
Insulation blown in the attic improved the energy efficiency
of the home. These modifications met an important basic
need for this homeowner and resulted in a much enhanced
quality of life.
Critical Home RepairsA homeowner who had suffered extensive damage to her
house as the result of a fire came to RTMC seeking help.
Most of the damage had been caused by smoke and the
water used to fight the fire.
St. Mark’s United Methodist Church and Oakdale Emory
United Methodist Church collaborated to help the family.
They enlisted the help of many other suppliers who
donated valuable materials. At least $80,000 worth of
work was accomplished with about $5,000 in cash. This is
just one illustration of the leveraging capabilities RTMC
employs to stretch donated dollars.
The home received a redesigned kitchen with new
appliances and a bath complete with new tile and fixtures.
Workers replaced drywall, rewired the house, reinsulated
the attic and walls, replaced all windows and doors, painted,
and secured furniture donations. Before and after photos of
this project appear on the back cover of this report.
Assisting Other Nonprofits
RTMC teamed up with Helping Hands to work on
the grounds of Camp Friendship in Laytonsville. Camp
Friendship is a summer camp for children who have been
diagnosed with cancer. The camp needed to replace a 3,000
square foot deck around their pool. House captain Chris
Giarrantano, with the help of Rich Cortese from TW
Perry, secured Trex composite decking material at a greatly
reduced price from Trex representative George Zarick.
Chris coordinated volunteers for four weekends to
complete the work. The children now have a new deck
around their pool where they can play and socialize. The
donation allowed Camp Friendship to free up funds for
programming for the children, who gain so much from this
wonderful summer camp experience.

Sears Holdings, a new sponsor for RT National, established
a veterans initiative called “Heroes at Home”, and RTMC
was asked to take charge of the kick-off project for this
new partnership. U.S. Army Specialist Ryan Major, 22, was
selected as the first recipient.
While serving his country in Iraq, Ryan was injured in
November 2006 when an improvised explosive device
exploded near his squad. Ryan lost both legs along with
other injuries that require extensive and continuing
surgeries.
NARI (National Association of the Remodeling Industry)
members and Adventist HealthCare, with Sears Holdings,
partnered with RTMC to make the many modifications
needed to bring Ryan home. This project demonstrates the
potential power of collaboration between corporations and
non-profits.
Volunteers installed an elevator, created a fully accessible
bathroom, widened doorways, and converted a den into a
bedroom featuring a second egress to an expanded deck that
is accessible for Ryan’s wheelchair.
RTMC recognizes the importance of making sure our
heroes and their families live in safe, warm and accessible
homes. We thank Specialist Ryan Major for his service and
sacrifice.

RTMC Honors Alan Richardson Congressman Chris Van Hollen, County Councilmember
Nancy Floreen, and other distinguished guests joined the
RTMC board and staff at the Congressional Country Club
in Rockville on March 15, 2007, to pay tribute to Alan
Richardson, President of Potomac Valley Brick (PVB), for
his continued philanthropic efforts and support of RTMC.
Nancy Floreen applauded Alan Richardson for his tireless
work on behalf of RTMC. Congressman Van Hollen
emphasized the importance of leaders like Alan Richardson
who make it possible for nonprofits to meet the needs of
the families they serve. He presented Alan with a letter of
recognition from U.S. Senator Ben Cardin.
RTMC was pleased to once again be the beneficiary of the proceeds from OBA
Bank’s Annual Golf Tournament in May 2007. Now in its seventh year, this
tournament, held at the Little Bennett Golf Course in Clarksburg, is a fun-filled
day of golf, games, and prizes, as well as a live auction. Through the generous
support of OBA Bank, all of the tournament sponsors, and the employees
who raised funds in support of the
tournament, RTMC received $22,000
from this exciting event to work toward
our goal of achieving a safe and healthy
home for every family. RTMC thanks

Our program helps communities stay
strong, and with our many hands,
we are helping a segment of our
population which is often invisible.
RTMC relies on support from the
community to accomplish our goals.
Local businesses, civic and religious
groups, and foundations support
much of our work, but it really is a
community effort, and individual
giving is important. Individual giving
allows RTMC to target areas most
in need and focus on them without
restriction. We see your support as
a mandate for this work, and we are
happy to provide it for all who care
about Montgomery County’s low-
income families.
We promise to use your donation
wisely!
RTMC is a cost effective way to

donation seven times. We do this
by securing donated or discounted
products and recruiting donations
of skilled and unskilled labor. Our
overhead expenses are low, only 10%
of our total budget. We adhere to strict
guidelines from our funders and take
financial accountability seriously.
The heart behind RTMC is our
volunteer corps. Most volunteers come
through house sponsor groups that
adopt a home and engage a team of
members/employees to get the work
done. If your company or group is
interested in sponsoring a house, please
contact us.
We encourage you to get involved!

Volunteering
Volunteers over the age of 14 provide the
labor for our projects throughout the year.
We particularly need professionals in the
skilled trades such as electricians, plumbers,
roofers, and heating contractors. We also
seek help in fundraising, special events, and
committee service. Call the office if you are

for the appropriate forms.
Donating Stock
The tax advantage of donating appreciated
stock can benefit both the organization
and the donor. By lowering your capital
gains tax liability, you can save and give
simultaneously!
Planned Giving
By remembering RTMC in your will,
you insure a legacy beyond your lifetime.
Gifts can be made through a bequest,
through appreciated property such as real
estate or securities, or by naming RTMC
as a beneficiary in your life insurance
policy. Please contact our office for more
information on planned giving.
Wishlist Items
Truck
RTMC has a trailer that is hauled to many
job sites, often in a single day. At present,
only one employee has a vehicle that can
pull the trailer, which places strain on his
personal vehicle. We would appreciate
donation of a company truck. Please
contact the office for truck and hauling
specifications.
Warehouse space
RTMC would be better able to handle
in-kind donations if we had the space
to store these materials. Our current
budget does not allow for renting such a
space. We would consider the donation
of storage space around the Kensington
area a significant help in the growth of our
program.
