REZONING APPLICANT'S RESPONSE ST AND ARDS GOVERNING THE EXERCISE OF THE ZONING POWER
PURSUANT TO REQUIREMENTS OF THE UNIFIED DEVELOPMENT ORDINANCE, THE BOARD OF COMMISSIONERS FINDS THAT THE FOLLOWING STANDARDS ARE RELEVANT 1
IN BALANCING THE INTEREST IN PROMOTING THE PUBLIC HEALTH, SAFETY, MORALITY OR GENERAL WELFARE AGAINST THE RIGHT TO THE UNRESTRICTED USE OF PROPERTY AND SHALL GOVERN THE EXERCISE OF THE ZONING POWER.
PLEASE RESPOND TO THE FOLLOWING STANDARDS IN THE SPACE PROVIDED OR USE AN ATIACHMENT AS NECESSARY:
(A) WHETHER A PROPOSED REZONING WILL PERMIT A USE THAT IS SUITABLE IN VIEW OF THE USE AND DEVELOPMENT OF ADJACENT AND NEARBY PROPERTY:
The proposed use of the property is suitable for the surrounding area due to existing houses in the area.
(B) WHETHER A PROPOSED REZONING WILL ADVERSELY AFFECT THE EXISTING USE OR USABILITY OF ADJACENT OR NEARBY PROPERTY: It will not adversely affect the existing use or usability of adjacent or nearby property.
(C) WHETHER THE PROPERTY TO BE AFFECTED BY A PROPOSED REZONING HAS REASONABLE ECONOMIC USE AS CURRENTLY ZONED: Changing the zoning to allow for a model home in the area will allow for new homes to be built and increase income from property truces
in the area.
(D) WHETHER THE PROPOSED REZONING WILL RESULT IN A USE WHICH WILL OR COULD CAUSE AN EXCESSIVE OR BURDENSOME USE OF EXISTING STREETS, TRANSPORTATION FACILITIES, UTILITIES, OR SCHOOLS: Traffic to the site will have minimal impact on the existing use of the streets, transportation, and utilities. ll will allow ror new families to
build in the area which will bring new students into the schools.
(E) WHETHER THE PROPOSED REZONING IS IN CONFORMITY WITH THE POLICY AND INTENT OF THE LAND USE PLAN: The proposed rezoning Is in conformity with lhe policy and intent of the land use plan.

This letter is written to explain the intent of use for the property located at 1033 Old Peachtree Road,
Lawrenceville Georgia 30043 We are a family owned residential construction company that has been
building mid to high end custom homes for over 40 years. We plan on building a 3336sf Model home
(2894sf ist floor, 442sf 2nd floor) staffed with sales reps, and assistant to sell custom homes from. We
plan on holding events at this model homes as well such as monthly teaching seminars that explain the
process of buying land and building a custom home, and other special marketing events for people to
come and see our model home. We plan on having outside lights to enhance the elevations of the
home, and a model home sign that complies with all local zoning requirements.
The outside of the home will have a brick plinth wrapping the front sides and rear of the home, with
James Hardie color plus cement siding above.
We are requesting a 15' buffer in the rear of the property vs a 50' buffer. This will allow for the
structure, and parking are to fit on the property.
After several years of using this property (time unspecified) we will sell this building to be used for office
space to be used under the 01 (Office Industrial) guidelines
