that are growth drivers for the econo-my,” said Sigrid Zialcita, CEO, AsiaPacific Real Estate Association(APREA). APREA has made repre-sentations to the government and sta-tutory bodies on behalf of investorsand sponsors. Since the first listingthree years ago, the market has expan-ded quickly to seven InvITs and threeREITs across infrastructure assetslike roads, power transmission, com-mercial real estate and gas pipelines,

with a market capitalization of $18 bil-lion. These REITs and InvITs have cu-mulatively accumulated more thanRs 2 lakh crore worth of assets undermanagement. They have raised morethan Rs 40,000 crore of equity raisedfrom domestic and global investorssuch as the GIC, KKR, CPPIB, Brook-field, Blackstone, Allianz and IFC.

On their access to debt funding, theReserve Bank of India (RBI) has anobjection on enforcement of the secu-

rity in case of a default. Sponsors are of the view that the

Trust Act allows trusts to borrow, butbusiness trusts are being treated dif-ferently. Moreover, business trustsare governed by stringent SEBI regu-lations that enable enforcement.

“Owing to robust regulation, opera-ting assets and AAA ratings, InvITsand REITs make a compelling case fordebt investments by FPIs and Insu-rance companies. Both global FPIsand insurance companies have sub-scribed to units of business trusts he-avily showcasing their confidence,”said Harsh Shah, CEO, IndiGrid.

Shah believes if India wants InvITsto play a meaningful role in attractingcapital to the infrastructure sector in-cluding monetisation program for thegovernment of India through InvITs,regulators need to enable subscrip-tion to debt securities by FPIs and in-surance companies.

The investors, sponsors also want legal sanction to raise debt from insurance cos, FPIs

to debt funding

Since the fi rst listing 3 years ago, the market has expanded quickly

to 7 InvITs and 3 REITs across infrastructure assets

Mumbai: Global institutional inves-tors and sponsors of Real Estate In-vestment Trusts (REITs) and Infrast-ructure Investment Trust (InvITs) areseeking parity with listed companieson tax treatment of their businesstrusts. They also want legal sanction toraise debt from insurance companiesand foreign portfolio investors (FPIs).

Despite the Finance Ministry’s app-roval in Budget 2019 for debt funding, such entities still don’t have access toliquidity through this channel.

“The InvITs and REITs market in In-dia has grown exponentially with twoof the four largest listed realty sectorsecurities as REITs. It is now impera-tive that these are treated on a parwith listed entities. This will ensure alevel playing field and offer necessarysupport to these nascent products

Attributing the rise in investments in the di-gital economy to acquisitions, UNCTAD saidthat cross-border M&A sales grew 87% to $23billion.“A notable deal was the acquisition of10% of Jio Platforms, by Jaadhu, owned by Fa-cebook (US) valued at $5.7 billion,” it said, ad-ding that infrastructure and energy deals alsopropped up M&A values in India.

FDI in South Asia rose by 10% to $65 billion.Going ahead, despite projections for the glo-

bal economy to recover in 2021– albeit hesitantand uneven – UNCTAD expects FDI flows to re-main weak due to uncertainty over the evolu-tion of the Covid-19 pandemic.

FDI up 13% in 2020; GlobalInflow Sinks to 1990s Lows

Our Bureau

New Delhi: Boosted by investments in the di-gital sector, foreign direct investment (FDI) inIndia grew 13% to $57 billion in 2020, the Uni-ted Nations Conference on Trade and Deve-lopment (UNCTAD) said in its ‘investmenttrends monitor’ report even as the global in-flows plummeted 42% compared to 2019.

“India, another major emerging economy, al-so recorded positive growth (13%), boosted byinvestments in the digital sector,” it said in itspreliminary estimates for 2020.

China was the world’s largest FDI recipient, with flows to the Asian giant rising by 4% to$163 billion, according to UNCTAD.

As per official data, FDI equity inflows intoIndia grew 21% to $35.33 billion in the April-October period of fiscal 2021 from $29.31 bil-lion a year earlier.

Global FDI collapsed in 2020 to an estimated$859 billion from $1.5 trillion in 2019.

“Such a low level was last seen in the 1990sand is more than 30% below the investmenttrough that followed the 2008-2009 global finan-cial crisis,” UNCTAD said.

As per the Geneva-based organisation, Indiaand Turkey are attracting record numbers ofdeals in IT consulting and digital sectors, in-cluding e-commerce platforms, data proces-sing services and digital payments. Indian ITcompanies have announced a 30% increase inacquisitions, targeting European and othermarkets for information technology services.

sion Scheme (NPS) added54,482 new subscribers inNovember, the second hig-hest in this financial year. The highest addition underthe scheme was in April 2020at 64,647 while net additionin October was 43,490.

“In view of the nationallockdown consequent to theCovid-19 pandemic, severalestablishments were closedand which may have had im-plications on the reporting.

The reported figu-res are thus likelyto undergo signifi-cant revision inthe next few

months,” Mospi said in a sta-tement.

Mospi has been bringingout the employment relatedstatistics in the formal sec-tor since September 2017,using information on thenumber of subscribers whohave subscribed under threemajor schemes – the EPF,ESIC and NPS.

With the imposition of lock-down in the last week of March2020, the net enrolments in EP-FO fell to 0.572 million inMarch from 1.02 million in theprevious month.

Formal Job CreationDeclined in November

Our Bureau

New Delhi: Formal job crea-tion declined in November2020, with net job additionsunder both the Employees’Provident Fund Organisa-tion (EPFO) and Employees’State Insurance Corpora-tion (ESIC) remaining belowthose in the precedingmonth.

Provisional payroll datafrom the Ministry of Statis-tics and Programme Imple-mentation (Mospi), releasedon Monday, showed that theEPFO added 1.01 million netnew subscribers in Novem-ber, compared to 1.05 millionin October and 1.33 million inSeptember. However, the fi-gure was higher than the av-erage monthly addition of0.65 million in 2019-20.

The ESIC also saw a declinein net new additions in No-vember, at 0.93 million, com-pared to 1.19 million added inOctober and 1.15 million ad-ded in September. In 2019-20,the corporation had added 1.2million subscribers a monthon average.

However, the National Pen-

COVID has ensured there is grea-ter focus on ESG -- US data shows arecord $27.7 billion flew into ESGETFs in 2020, more than three ti-mes the previous year. “In times ofCovid-19 uncertainty, it was yetagain proven that companies ha-ving better ESG strategy do wellby protecting people, communiti-es and economic performance,”says Mahendra Singhi, MD &CEO of Dalmia Cement. “There-fore, it is a natural inclination forinvestors to follow ESG and susta-inability as alpha to beat the indi-ces, and reduce overall volatilityand known systematic marketrisks.” The success of ESG in cor-porate strategy is because astrong framework of environ-ment-friendly business practiceswith a socially responsible appro-ach and strong governance ensu-res business-risk mitigation.“Longevity is the fruit of strict ad-herence to ESG,” says Jinesh Go-pani, Head Equity at Axis MutualFund. But beyond longevity, is thestrength of a company’s ESG

framework being rewarded by in-vestors in India? “It would be rea-sonable to say that in a few years,ESG investing in India will reacha stage where we can identify thatfirms performing better on ESGparameters are being rewardedby investors,” answers Singhi. But there are nuances. “While theresults of environment-friendlytech adoption and actions are ea-sy to showcase and so are the soci-al responsibilities; many Indiancompanies find it difficult in co-ming out transparently with goodgovernance practices. Sound bu-siness ethics still has an opportu-nity to be better ingrained,” saidDipankar Ghosh, Partner & Lea-der, Sustainability, ClimateChange and ESG, ThinkthroughConsulting. To this end, experts say a commonset of ESG guidelines from the re-gulator would add depth to themovement -- currently, theNSE100 ESG Index, a subset of theNifty 100, has only 88 companies. Itwould also help investors who arenow left to developing their ownmechanism for identifying ESG-compliant companies. “Ours is anin-house process based on 180-220questions on ESG matrices. We-ightage on each pillar of ESG dif-fers from sector to sector,” expla-ins Gopani of Axis MF. The goodnews is that SEBI’s proposed Bu-siness Responsibility and Sustai-nability Reporting requires thetop 1,000 listed companies to dis-close their ESG initiatives. “It is ti-me ESG compliance is scaled upin India,” says Ghosh of M&M. ESG: India Inc’s New Alpha Mantra?Suchetana.Ray

@timesgroup.com

Among many new paradigms es-tablished last year, ESG stood outfor both investors and corporates(ESG refers to the framework of acompany to include environ-mentally conscious businesspractices, strong social responsi-bility and corporate governan-ce). There is a visible rise in de-mand from asset managers to in-vest in companies with high ESGscores. Data from Morningstar showssustainable funds in India sawinflows of more than half a bil-lion dollars from January toMarch 2020. Why? “Several studi-es highlight that companies withgood ESG scores tick most of thecheckboxes for investing, tend tomitigate environmental and so-cial risks, and tend to havestronger cash flows, lower borro-wing costs and durable returns,”Chintan Haria, Head of Product& Strategy, ICICI PrudentialAMC told ET. Agrees Rajesh Da-hiya, Executive Director at AxisBank: “As a commercial lender,ESG factors do play a role in len-ding decisions. In fact, over thepast few years, we have worked toput in place a policy and systemthat integrates environmentaland social risk imperatives intoour credit appraisal in corporatelending.” Taking the cue, some Indianfirms have brought in ESG-rela-ted strategies and initiatives.Dalmia Cement has committedto a carbon negative roadmap.Mahindra & Mahindra has anover $600 million green productportfolio across its businessesfrom electric mobility to greenbuildings to waste-to-energy ini-tiatives. And JSW has built a pipeconveyor belt to transport 36 MTof iron ore to cut pollution fromtruck transportation.“Practice of ESG helps reducecost, gives new sources of reve-nue, access to new talent, andbrings you new consumers. It isanother quiver for companies tobecome more resilient,” saysAnirban Ghosh, Chief Sustaina-bility Officer at M&M. In fact,ESG is now critical for Indiancompanies to remain competiti-ve globally. “Our customers areready to pay more for our premi-um quality steel because of ourbrand and the trust in it,” saysSeshagiri Rao, Joint MD andGroup CFO of JSW Group. “Howdo you think that was built? Onthe strength of our ESG fram-ework. Tomorrow, if you want toexport, ESG will be the game-changer for you.”
