As we approach the ten-year anniversary of the Bovis Lend Lease Multi-Site Group, it is hard to believe the transformation we have gone through to get to where we are today. What began as an outsourcing of BP’s

construction and engineering group turned into a Global Alliance that supported BP’s retail portfolio expansion and re-

imaging across 30 states. With the Global Alliance as our foundation, we began the journey of growing our business beyond BP.

Our business today has shifted from being just a PM group to providing a single source solution for our customers. Focusing on five sectors of business including restaurant, hospitality, banking, retail and energy, the majority of our leads today are not from RFPs, but rather from our national relationships with clients, architect/engineer firms, general contractor and supplier partners.

As we focus on our future, we must continue to be customer-focused, innovative and Incident & Injury Free, this is our only acceptable option. Throughout the next pages is the real secret of our success, which is our people.

The Multi-Site Group’s Energy Sector delivers “turnkey” services to our customers in the fueling, solar, geothermal and electric power industries. Our aim is to leverage our experience to diversify our customer base beyond our current focus.

e have organized the Multi-Site Group to focus on five to seven key customers in each sector and leverage relationships with these customers over the long term. Our goal is to provide all of our customers’ development needs from zoning and permitting through project and construction management, but we will also provide any of these services independently if that is what our customers want.

In order to effectively provide these services, we have assembled a core team that have worked in the energy business and who have the necessary technical skills to deliver. We understand the industry and what is important to the customer base including a strong bias for safe, flawless delivery, and we have the geographic diversity to meet the needs of most national or regional customers.

Most of our customers do not view the services we deliver as core to their business and they do not want to carry the expense of a full time development staff. This gives us the opportunity

to discuss how we might add value to their businesses. So our experience and qualified staff put us in a good position to secure a significant amount of work.

Our ten-year relationship with BP in the United States forms the basis for the sector. We have been providing project management services to BP in several areas:

While continuing to support this major customer, we are working to diversify our portfolio of customers and have secured agreements to provide program management services to a new customer eTec who has just secured $200 million in government grants to install electric vehicle charging stations in five major US markets.

We are in preliminary talks with several convenience store operators to support their expansion plans, as well as exploring several solar opportunities.

We have successfully completed a diverse group of programs in the banking sector and believe that we can leverage this experience with other banking clients. Multi-Site has extensive retail experience, as well as the extensive portfolio of projects completed throughout the country by the local Bovis Lend Lease offices.

Based on the size of the banking and retail sectors and recent shift of these clients reducing internal staff and outsourcing, we believe there is tremendous opportunity to immediately grow both of these sectors.

n the restaurant sector, our focus is on fast food, specialty and limited/full serve operations. Forhotels,ourfocusis on the franchisee value, companies with significant ownership and companies with significant growth plans of new formats. In the transportation sector, our focus is on airlines(bothcustomerand employee facing opportunities) and transportation public/private partnerships to determine if there is a value add.This sector is fortunate to be starting the year with a stable, but “variable” work load client in ARAMARK, the Ronald McDonald HouseCharitiesCanisterprogramandan excellent ongoing relationship with McDonald’s. Our major

sales strategy moving forward is divided into multiple efforts: •Obtainadditionalwork from McDonald’s, •Increaseworkload and service offerings for ARAMARK, •Refineourefforts in securing potential restaurant clients with identified programs includingBajaFresh and Quiznos, •Refineoureffortsin securing hotel clients,•Supportthe relationship between Bovis Lend Lease ChicagoandUnited Airlines to provide program management services outside the Chicagomarket,and•Continuerelationship withTheCarlyleGroup and find ways to add valuetotheConnecticut Turnpike privatization.

Fortherestaurantsector, we see several opportunities. There are 945,000 restaurants in the United States with $516 billion in sales currently projected. Many of these restaurants need to differentiate themselves in current market conditions. Remodels are the less expensive alternative to new construction and capital is cheap for those that can get approved. Many corporate development teams have downsized with no intention to re-size when the market returns, proving to be a Multi-Site Group

opportunity. Bargain real estate costs provide acquisition/growth opportunity for those chains with capital. Multi-Site’s strength in the restaurant sector include its experienced restaurant project teams, an excellent resume with McDonald’s McCafe,ournationalcapability, partner network and our geographic coverage.

Although the hotel sector is not in a position of growth, Multi-Site sees opportunity through these repositioning of hotels in the market (i.e.changeinbrandor service level) and remodels as brands compete for a reduced traveler base. Our experience with and willingness to work directly with franchisees, and our position that the hotel sector is ready for a new delivery solution, provide potential opportunities. Multi-Site strengths in the hotel sector include a robust Bovis Lend Lease hospitality resume,

marketing material and resources, a wide potential client base (largesector),anamethat is recognized by the hotel sector and our geographic coverage.

Without a real hospitality vertical presence in the core Bovis Lend Lease business, we can utilize our marketing efforts and collaboration with the Global Hospitality CommunityofPracticeto seek opportunities for our US geographical offices.

Among the Multi-Site services provided to this sector are program management, construction management, scheduling and pre-construction services, program wide procurement, turnkey design and construction services, design reviews, short and long term staff extension services, re-brand and reposition estimates/construction and brand compliance reviews.

the Bovis lend lease Multi-Site Group in partnership with electric transportation engineeringCorporation(etec),asubsidiaryofeCotality,Inc.(otCBB:etly). eTec, the lead applicant and project manager, was recently awarded $99.8 million in funding from the U.S. Department of Energy(DOE)tofacilitatethelargestdeploymentofelectricvehicles(EV)andchargeinfrastructureinU.S.history.Theoverall project is valued at approximately $200 million with $99.8 million funded by the DOE to “accelerate the development and production of various electric drive vehicle systems to substantially reduce petroleum consumption,” and support President Obama’s goals for job creation and electric drive vehicle deployment.

The Bovis Lend Lease Multi-Site Group, as a strategic partner to eTec, contributed to and supported the eTec proposal to the U.S. Department of Energy for transportation electrification. Multi-Site will support the construction and installation of electric vehicle infrastructure for the program, which intends to deploy approximately 5,000 Nissan EVs and up to 12,750 charging stations at residential, public and commercial locations of major populationareasinArizona,California,Oregon,Washingtonand Tennessee.

eTec’s EV partner on the proposal, Nissan North America, is scheduled to launch the Leaf, one of the first mass-market electric vehicles in 2010. The program calls for the installation of approximately 5,000 charge systems in residential locations, 7,500 charge systems in commercial and public locations, as well as 250 Level 3 fast-chargers. The chargers deployed in the program will meet all applicable standards and will be compatible with plug-in vehicles of all major automotive manufacturers.

eTec, a leader in the research, development and testing of advanced transportation and energy systems has been involved with every electric vehicle initiative in North America since the 1990s. eTec manufactures fast-charge systems for airport ground support equipment, material handling equipment, transit vehicles (buses)andlightdutypassengercars;itsMinit-Chargetechnologycan provide a safe and meaningful charge for an electric vehicle in approximately15minutes.eTecisasubsidiaryofECOtality,Inc.,a leader in clean electric transportation and storage technologies.

Multi-Site, as site development coordinator, has proven thus far, to avoid project delays, prevent failed execution of tasks and overall, provides a streamlined entitlement process saving our client’s time and money by reducing program redundancies, reducing consultant billing by eliminating scope overlaps and by handling certain tasks at a lower rate, and by helping to clarify, define and streamline processes.

theMulti-Siteprojectteam,assitedevelopmentcoordinator, is assisting a major retail client in the eastern region with its aggressive build plan throughout the Mid-Atlantic region.

The planning, development and obtainment of entitlements

and permits throughout these geographies prove to be very challenging due to stringent zoning ordinances, bureaucratic governing bodies and tough land

development regulations. A large number of planning

commissions and boards are openly anti-development and anti-big box, and the rise of big box ordinances has occurred over the years amongst these jurisdictions. In addition to the typical legal, environmental, traffic and public opposition challenges that every project encounters, many of these projects are further complicated by being controlled by developers as part of larger planned commercial developments governed by declarations, covenants and restrictions.

Due to the complexity of the projects and the number of consultants and sub-consultants required to execute the work within tight time constraints, Multi-Site’s primary responsibility is coordination. Realizing that time is of the essence and every team member’s task is important, Multi-Site has set a proactive project management environment. Every hour, day, week or month saved during entitlements process is one more hour, day, week or month of operation, translating into big dollars for our client. Multi-Site’s business model is one of setting stretch goals, continuous information exchange and communication between the stakeholders via regular conference calls, project summaries, snapshots, etc.

The buildings that we build and occupy consume 40% of all raw energy produced annually, 68% of electricity and emit 38% of all carbon dioxide. We, as a company, have long since started our sustainable journey. We are tracking our carbon footprint, we recycle at our offices and we are educating ourselves as to the most innovative construction means, methods and technology that ensures energy efficiency in the “Green” buildings we build.

But what about the 100 million existing buildings in the US that are not efficient… are not sustainable…are not “green”. there is the Opportunity!!!

Whether to save the world from global warming, ensure clean air for our children and grandchildren or strictly $$$ financial, there are compelling reasons to make the existing buildings we occupy more energy efficient.

InJuly2009,McKinseyandCompanyreleasedtheMcKinsey Report “Unlocking Energy Efficiency in the US Economy”

the conclusion was that “energy efficiency offers a vast,lowcostenergyresource for the uS economy — but only if the nation can craft a comprehensive and innovative approach to unlock it”. With federal, state and local governments along with utilities, providing incentives, grants and other funding efforts to remove certain financial barriers, Bovis Lend Lease, particularly the Multi-Site Group saw the opportunity to step into this arena and try to create the “comprehensive and innovative approachtounlockit(energyefficiency)” in existing buildings.

As the Multi-Site Group works with regional and national retail customers with hundreds and thousands of locations, it identified the need to create an integrated solution for those customers’ energy efficiency needs.

Step One was to identify a target market. As restaurants are the most energy intense buildings in retail, we thought that would be a good starting point. Talking to major restaurant chains over a period of time, the resounding feedback was “yes, we need a single source solution for our energy usage”.

Step twO was to create the solution in the way that Multi-Site works…with our Partners. We partnered with Greenwich Energy Solutions* and worked to create the integrated solution including the energy audit, analysis, incentive research, solution proposal, implementation and continuous monitoring. These processes are still being fully defined and refined for these Multi-Site

customers, but that has not stopped us from getting to the final Step Three.

Step three involves test locations and implementation of the solution. We have identified several building owners in the Memphis, TN market that represent over 500 total commercial buildings across the United States. Audits have been performed on six locations including four office buildings in Memphis, one office building for Bovis LendLeaseCharlotteandaRonald McDonald Home for CharityinMilwaukee,WI.In the coming weeks we will complete the analysis and generate the best solution to present to the customer…and then, hopefully, to implement. Once we refine the process, we will move to present and implement these Total Solutions to other Multi-Site customers such as McDonald’s. The possibilities are endless…

Bovis lend lease Multi-Site has managed new construction,rebranding and signage programsfor numerous financial institutions. In particular, one program on which we worked for a major banking facility was part of its major expansion throughout the United StatesandCanada;theprogram, responding to the client’s need for additional customer locations, increased its branches throughout North America.

From2006to2008,theMulti-Site team acted as aConstructionManagerat Risk for the expansion program. The program consisted of 60 new facilities constructed in the Northeast. The Multi-Site team managed 16 of these sites, seven of which would achieve LEED certification. The projects

were interior build-outs of spaces ranging from 1,600 to 6,500 square feet. The project teams encountered a variety of challenges at these projects including structural modifications, elevators and new utility service installation.

During the same time, Multi-Site, as a design/build contractor, managed 15 interior build-outs. Sites involved 1,200 to 3,200 square foot interior build-outs, two of the sites would obtain LEED certification. The schedules were very aggressive, typically taking two to three weeks for each project.

To help achieve a successful rollout of the LEED program, the project team incorporated several sustainable initiatives including minimized lighting and energy use, increased use of materials with recycled content, construction waste recycling, interior air quality program during and after construction, use of low emission materials and high-E glazing;LEEDcertificationis pending.

In 2007, Multi-Site, as project manager surveyed approximately 2,400 branch locations throughout the United StatesandCanada,confirming the “new” logowasnotdisplayed;the team photographed the branches, and then input the images into eProjects, allowing the client to review the images and archive for review later when upgrading the branches. As new branches were constructed, Bovis Lend

Lease surveyed and updated the database.

In mid-2007, Multi-Site was awarded a 206-site signage program, the program involved adding permanent signage to all branches in the five-state region(NewYork,NewJersey,Pennsylvania,Massachusetts and Connecticut).Thisprogram marked the first time Multi-Site provided its full value project management proposition including procurement and permitting services.

The team managed the aforementioned programs, providing single point accountability to the client and capitalizing the benefits associated with managing multiple programs and projects as one program.

TheoverallChase/WaMuRebranding program involved the rebranding of over 1,800 former WaMu branches in 14 states intotheChasebrand.Multi-Siteexpeditiously moved forward in April with the renovation of 22 branches in Idaho, continuing with an additional 189 branches in Illinois and Texas. The 189 branches in Texas and Illinois had an expedited schedule and were completed within eight weeks. Throughout the program, the project team maintained an aggressive, fast-track schedule for the renovation/construction work, which included the installation of new teller lines, work stations, electrical systems, security systems, fire protection, flooring, painting, ceiling replacements,

interior storefront alterations and mechanical adjustments at eachfacility.Constructionwasperformed seven days a week from 7:00 p.m. to 7:00 a.m., allowing the banks to remain operational during business hours. And in the continuing spirit of collaboration, Multi-Site awarded a 14-site WaMu rebrandingprograminChicagotoBovisLendLeaseChicago,the first owner/general contractor collaboration of Multi-SiteandtheChicagooffice, and Bovis Lend Lease Chicago’sfirstmulti-locationbanking/retail project.

hroughitsCombinedBeverageBusiness (CBB)program,McDonald’shopesto capture a portion of the $60 billion US beverage industry by incorporating a specialty beverage area in each of its restaurants, as well as optimizing efficiencies within the drive-thru booth. McDonald’s has rolled out the combined beverage business program through its branding anddesignofaphysicalMcCafeCBBcell.

Acting as its external construction manager, Multi-Site managed the overall program from design through completion for over 4,000 restaurants in 35 states within ten regions. Multi-Site began the program building its teams in each of the ten regions with a Project Success Planning session, bringing stakeholders together to discuss roles and responsibilities, and expectations, creating a win/win matrix, which was used to measure each project’s success throughout the program. Multi-Site pre-qualified local architects and general contractors, approving only those with a proven safety culture and history. Multi-Site implemented processes,

concepts and tools, such as E-Projects, which tracked status and projected completions of eight identified critical path items. Typically, project teams completed construction, which included structural, plumbing, electrical, framing, finishes, millwork and fixture and equipment upgrades and installments, at night in three to ten days. Nationwide, McDonald’s will incorporate a specialty beverage area in approximately 13,000 restaurants across the country.

McDonald’sUSAbuilt27RGyms(Ronald’sGyms) throughout the United States, Multi-Site conducted detailed, site-specific audits upon project completion to provide thorough quality control reporting. Based on the results, Multi-Site managed the flooring repairs on several locations across the country. Multi-Site managed theRonaldMcDonaldHouseCharitycanisterprogram installing approximately 6,700 locations (40ofthe50states)“wall-thru”canistersatthedrive-thruwindows;RMHCanticipatesthecanisters to become its single, largest source of charitable donations.

The Bovis Lend Lease Multi-Site Group, under the careful supervision of Bradd Weddell, managed the first McDonald’s stand alone retail raze and rebuild in the United States to achieveaLEEDrating;theproject, participating under the retail pilot program, achieved 43 points, earning a LEED-Gold rating. The project was a “testing ground” for sustainable operations and design strategies with which McDonald’s hopes to use to create a sustainable retail pilot site solution engaging both the community and its employees through education, establishing a mind set of positive environmental impacts. The store will bring sustainable awareness to all the customers that visit this retail site.

Among the sustainable elements implemented into the design and construction were permeable pavers at the perimeter parking and driving lanes, a green roof, rain gardens and a rain water collection system for landscape irrigation, energy efficient site lighting, extensive energy management system, high efficiency boiler, enhanced commissioning of all HVACequipment,ultralow-flowtoiletsand urinals and a 96% diversion rate of construction and demolition waste from the landfill.

This project is a testament to the excellent working relationship betweenMulti-SiteandMcDonald’s;as with Lend Lease, McDonald’s has been recognized as a corporate leader in innovating sustainable practices within its supply chain, and its sustainable effort is another step in its overall commitment.

BP Solar Commercial Installation of Photovoltaic Panels

BP, one of the world’s largest integrated energy companies, has looked beyond traditional energy choices to help conserve resources and is focusing on new, cleaner technologies, including solar.

BP Solar, with 30 years of experience and installations in over 160 countries including manufacturing facilities in the United States, Spain, India and Australia, is an integral part of BP’s Alternative Energy business with over 2,200 employees focused on harnessing the sun’s energy to produce solar power for electricity.

Multi-Site, as BP’s project manager, has managed the installation of photovoltaic panels and modules on select warehouse, retail and shipping facilities as a pilot program and also universities. A typical project ranges from a 265 KW system to a 1 MW system in potential power output. With each solar panel producing 195 watts, a Whittier site will produce 281.8 KW, necessitating 1,445 solar panels to be mounted on the roof using a PV Module support system engineered for each application and facility roof type. Typical systems supply between 10 – 40% of a conventional facility’s electrical needs as integrated with existing electrical and mechanical system. At one university, the one-megawatt solar array energy project covers 4.3 acres with more than 6,800 photovoltaic panels capable of generating 1,800 megawatt hours of electricity per year, and is expected to provide over ten percent of the university’s future energy needs.

Each BP Solar project ranges fromthreetosixmonths;theprojects have a “service” scope, however, since most of the work is on the facility roof, Multi-Site worked closely with BP Solar in implementing the Bovis Lend LeaseFallsMandateincludingtheelimination of all ladders, replacing them with stair platform ladders with lockable gates.

With a continued focus on renewable energy and sustainability, the Multi-Site is positioned to significantly contribute to a reduction to the carbon footprint.

A major freight shipping company, expanded the capacity of fuel stored at each terminal, ensuring a more consistent supply and preventing shortages or outages during fuel shortage situations due to natural disaster or market conditions. The Bovis Lend Lease Multi-Site Group, as program manager, facilitated the revision of design standards to conform with current and future environmental compliance standards, as well as managed the procurement and construction of each of 12 facilities. The new design standards contributed to a more efficient design, complying with the EPA double containment standards.

Multi-Site and its client participated in Project Success Planning sessions, identifying roles and responsibilities. A typical project scope included the expansion of a 20,000-gallon underground storage tank by adding two or more 20,000-gallon tanks, which allowed weekly fuels drops instead of daily fuel drops, and lasted from one to two months.
