It’s important that you meet with a real estate or condominium lawyer before signing an Agree-ment of Purchase and Sale to make sure you under-stand exactly what is and is not included in the price of your new home.

Prepare for your Pre–Delivery Inspection (PDI)

With all the new types of carpet on the market when it comes to buying carpet it can be a bit of an over-whelming task. Be sure to check out the performance characteristics to make sure the type you are look-ing at will stand up to your expectations. The wrong choice will not last as long and you will be disappoint-ed. Follow these 10 tips to buying carpet that works for you.
TwistLook at the twist in the
individual yarn pieces. Sev-eral twists may give you good carpet. The number of twists will affect the per-formance and the density of the pile. Do not confuse density with the height of the pile. Pile height has nothing to do with per-formance.
Generally the more twists in the individual yarns the more spring in the carpet. Remember the more spring the more foot-prints that will be hidden. However if you are looking for vibrant carpets you will have to trade off the spring because the more vibrant carpets do not have that crimped texture.
Stain protectionYou should look for stain
protection, soil protec-tion and static guard. Most home owners only clean their carpet once a year so you will want a carpet to perform well over a three year period. Carpets should be cleaned at least twice a
year but if you have heavy traffic areas you may have to clean them as often as 3 or 4 times a year.
The carpet industry has introduced some amazing carpets with stain protec-tion, soil and static protec-tion and these new prod-ucts are better than ever before.
Buy from a reputable dealer
Always buy your carpet from a reputable dealer. Look for a quality and cus-tomer service oriented dealer with a special car-pet section. Make sure the dealer stands behind the products he sells.
Look, thenlook some more
Look at all the different types of carpets that are available to you. Also look
at the various under pads available for the carpet. Don’t skimp on the under pad. Just because it’s not visible doesn’t mean it’s not important. A cheap thin under pad will not do your new carpet any good and will shorten the life of your carpet. An under pad that is too thin will only fall apart under your carpet and damage the carpet over it.
Professional installation
You should have your new carpet installed by a professional installer. The dealer will either have their own installation crew or they will be able to direct you to someone they rec-ommend.
Choosing the right carpet
The color and texture will affect the look of the
room and lighting condi-tions will affect the look of the carpet. If the carpeting is smooth or even surfaced it will have a velvety look or plush look like you would want in a formal dinning room. Use an oriental or a tapestry weave style to give a formal look to any room.
To help a room look lighter or brighter a more lustrous carpet fiber should be chosen. Remember a smooth luxurious carpet will show footprints and vacuum marks. If you like this look than ask for a lus-ter fiber but if you do not like the look be sure to tell the sales rep that you do not
want lustrous carpet pile.You can get carpeting
in an uneven surface where the looped pile is a bit uneven so it looks to be tailored. By combining different piles at different heights you will get a sculp-tured look. This look can also be duplicated by the color or the carpet being varied colors. You will find that some carpets get this look by carving on the sur-face of the carpet pile.
On the sculpted carpet the incoming light strikes the uneven surfaces of the pile at different angles. This type of carpet shows no footprints. The low densely
packed carpet is the best for wear. Because the carpet loops are not cut in a low densely packed carpet it will wear longer than a cut pile carpet will. The taller the pile the more sound absorbing capabilities the carpet will have. Remem-ber that high pile carpet is not good for high traffic areas. These fibers will be trampled and will be harder to clean.
You get what you pay for
Remember, like all things in life you will get what you pay for. A low quality carpet is a low quality carpet. Be aware and select the car-pet you need and like. Just because it looks like a good deal at the time, you might not think that when you have to change the carpet in 3 years instead of 10 or 20 years. So shop carefully!
Guarantee or warrantyFind out what the guar-
antee is on the carpet and what the guarantee cov-ers. Does it just replace the carpet or does it also cover installation. What will void the warranty and what is not covered. Know before you buy.

Urban apartment dwellers may not be the only people residing in small spaces. The new trend in American home living is housing downsiz-ing, when individuals de-cide to live in significantly closer quarters -- some as little as a walk-in closet.
Move over McMan-sions, microhomes are the latest craze for cost- and eco-conscious individ-uals looking to capitalize on the American dream of home ownership. On the heels of homes doub-ling to over twice the size of traditional European homes in the last half cen-
tury, the scale is tipping in the other direction. The national average house size dropped for the first time in nearly 15 years, about the equivalent of one room.
As the national family size average continues to shrink as well, many people are finding they simply do not need as much house as in the past. Others are taking smaller homes to the extreme, preferring micro-houses that offer living space in as little as 65 square feet with customizable kitch-en, sleeping and living areas.
There are some advan-tages to living in a small abode, most notably cost. According to Jay Shafer, owner of the Tumblee-weed Tiny House Com-pany, people can build a tiny home for as little as $20,000. That’s a far cry from the average home price of $250,000.
What’s more, small homes are more environ-mentally sound. They re-quire much less building materials and energy to heat and cool the space. Those interested in go-ing green may find that micro-houses are the ideal way to do so.

Each year, home-owners spend billions of dollars improving their homes. While those improvements are in-tended to improve the home for all its residents, such improvements are also intended to increase a home’s value.
Projects that con-tribute the most to a home’s resale value are the most attractive. This year’s “Cost vs. Value Re-port” from Remodeling magazine examines the relationship between re-modeling costs and re-sale value. The following
projects were some of the best for homeowners looking to improve their home and the home’s resale value at the same time.
- Removing
an existing entry door and replacing with a new 20-gauge steel door proved to be a home-owner’s best friend, re-couping 128.9 percent of its cost at resale. Among midrange projects, this one recouped the most money by a landslide.
Con-verting an unfinished attic space to a 15-by-15-foot bedroom and a 5-by-7-foot bathroom with a shower also proved worthwhile to home-owners. Such a project recouped 83.1 percent of its $49,000 price tag at resale.
- For homeowners
looking for smaller-scale projects, a minor kitchen remodel, which includes installing new raised-panel wood doors on cabinets and draw-ers as well as replacing older appliances with more energy-efficient models, boasts a smaller price tag and a solid re-turn. The project, which costs roughly $21,000, recouped 78.3 percent of
that cost at resale.-
Perhaps in light of the headline-gripping natural disasters and storms of the last decade, adding a backup power generator also proved a worthwhile investment. The project involves add-ing a backup system with the capacity to provide 70 amps of emergency power. That project re-couped nearly 59 percent of its initial cost at resale, making it one of the few projects that saw its cost recouped figure increase from 2008-09.
Among projects categorized as upscale, no project
fared better than siding replacement (fiber-ce-ment) when comparing recouped values. Re-placing existing siding with fiber-cement siding that’s factory primed and factory painted recouped almost 84 percent of its initial cost at resale.
