We all want di erent things when it

across Calgary are living in condos,
it is not surprising that condo
renovations are on the rise.

Charters of Eurodale Developments
says that kitchen and bathroom
renovations are the most popular,
and one of the most common
projects is upgrading and
customizing fi nishes like cabinets,
backsplashes and countertops.
Renovating small spaces
“Typically, we install new fi nishes
in the same locations as the original,
although in some instances we are
able to get creative and shift things
around – something that is not easy
in condos with common elements
such as plumbing, gas, phone and
cable main lines, which can’t be
moved,” says Charters, who is also a
BILD board member.
Other popular renovations he lists
include changing fl ooring, trims and
paint, which allow condo owners to
upgrade the aesthetic of their suites
and make them uniquely their own.
Design and planning are key to a
successful condo renovation. This
starts with hiring a renovator who
is familiar with the structural and
service elements of condos, as well
as how to navigate condo board
approvals and work around
potential challenges.
Working with a condo board
ensures that your renovation is
not impacting any of the building’s
common elements while adhering
to the board’s renovation-specifi c
bylaws. Brendan warns that these
bylaws may di� er substantially
from typical municipal bylaws,
such as sound transfer standards
or time of work.
While you are unlikely to be
moving any structural walls in a
condo renovation, you may still
need a building permit from your
local municipality if you’re
changing plumbing locations or
working with electrical.
A professional renovator will help
you navigate through the permit
process if necessary. A great place

professional renovators from across
Canada. Make sure you ask lots of
questions about the renovator’s past
experience working in condos.

common sense goes a long way.
Thinking ahead is the best thing
you can do when it comes to
making arrangements and packing.
Organization should be your mantra,
e� ciency your goal.
If you are doing the packing, you
may want to go to the grocery or
liquor store to pick up cartons, and
use newspaper as cushioning. This
approach can save you a few dollars,
but in the long run, you may pay for
it in stress, time and broken items.
Think about purchasing cartons and
packing paper from the professional
mover you’ve chosen. The boxes
come in uniform small, medium and
large sizes, which are easy to stack in
a moving truck or van.
While packing, be generous with
whatever you are using to cushion
your things, especially fragile items.
People often cram too much in each
box. This can backfi re, as too many
items with not enough cushioning
may shift during transportation and
damage each other. Packing too
many heavy items into one container
can also result in no one being able to
pick it up, or worse, the box breaking
from the weight. Common sense says
heavier items should be packed in
smaller boxes, and vice versa.
Did I mention labelling?
When you pack the moving vehicle,
remember to place the boxes you’ll
need fi rst, last – and label accordingly
with the contents and which room
it goes into. Even better, if you are
driving to your next residence, place
things such as garbage bags, tissues
and dish liquid into the car. You
should also carry valuables such as
jewellery, your laptop, important
papers and the like separately from
the bulk of your items.
Another way to apply common
sense to packing is to look at each
item with the thought, “Do I really
need and use this?” The fewer things
you move, the less your move will
cost in terms of time and money.
Everyone is born with common
sense, but few use it. If you are
planning a move, I encourage you to
be one of those savvy few!

FALLING SALES AND A RISE in
inventory levels put some downward
pressure on the overall benchmark
price in the Calgary real estate market
in September, according to figures
released by the Calgary Real Estate
Board (CREB).
Total sales in the city of Calgary
were 1,448 in September, a 32.4 per
cent drop from the 2,141 recorded
in September 2014, while overall
inventory was 5,526 in September,
up 21.2 per cent from 4,559 in
September 2014.
Meanwhile, the total combined
benchmark price in the city of Calgary
was $456,100 in September, down
0.26 per cent from the $457,300 in
September 2014 and a slight drop
from August’s $456,300.
“In the last week of August and
the first week of September we
actually had a surge in sales, but then
the market went fairly quiet,” says
CREB president Corinne Lyall. “We’re
currently seeing about half the listings
that are going on the market are
being sold and it’s largely due to the
persistent weakness in the economy.
“This is affecting prices, but we
aren’t seeing any deep price drops
that people have been expecting
because while we don’t have a ton
of buyers, we also don’t have a huge
amount of listings compared to 2008
and ’09,” Lyall explains. “Since the

In fact, she notes the market for
homes priced in the $400,000 to
$550,000 range continues to remain
strong. “The areas really being affected
are the higher price range in the
detached market and the townhouse
and apartment condo markets.”
Detached (single-family) sales
in September were 906, a 25.9 per
cent drop from the 1,223 tallied in
September 2014, and a 9.4 per cent
decline from 1,000 in August.
Meanwhile, attached (condo
townhouse) sales were 283 in

August’s 279.
“This time of year we typically
see inventory ease off, but that isn’t
happening,” Lyall says. “Although
listings aren’t as high, sales are lower,
so many of the listings aren’t being
absorbed, causing a monthly rise in
inventory levels.”
Inventory in the detached market
in September was 3,012, up 17.2 per
cent from the 2,571 in September
2014, and the months of supply
inched up from 2.1 to 3.32 in year-
to-year comparisons.
The inventory in the attached
market in September was 1,232, up
35.4 per cent from 910 in September
2014, while the months of supply
rose from 1.88 to 4.35 in year-to-
year comparisons.
Meanwhile, inventory in the
apartment market in September was
1,282, up 18.9 per cent from 1,078 in
September 2014, and the months of
supply jumped from 2.48 to 4.95 in
year-to-year comparisons.
“The condo apartment market is
being affected more because there is
so much new product on the market
competing with resale condos, giving
buyers a lot of choices and we’re
seeing a softening of prices,” Lyall says.
The apartment benchmark price in
September was $290,600, down 2.7
per cent from $298,700 in September
2014, and a 1.2 per cent drop from
$294,100 in August.
However, there was little change in
the attached homes benchmark price,
which was $357,000 in September,
up slightly from September 2014’s
$356,400 and August’s $356,700.
And the detached benchmark price
continues to hold steady, sitting at
$517,200 in September up from the
$516,000 recorded in both September
2014 and in August.

it is not surprising that condo
renovations are on the rise.

Charters of Eurodale Developments
says that kitchen and bathroom
renovations are the most popular,
and one of the most common
projects is upgrading and
customizing fi nishes like cabinets,
backsplashes and countertops.
Renovating small spaces
“Typically, we install new fi nishes
in the same locations as the original,
although in some instances we are
able to get creative and shift things
around – something that is not easy
in condos with common elements
such as plumbing, gas, phone and
cable main lines, which can’t be
moved,” says Charters, who is also a
BILD board member.
Other popular renovations he lists
include changing fl ooring, trims and
paint, which allow condo owners to
upgrade the aesthetic of their suites
and make them uniquely their own.
Design and planning are key to a
successful condo renovation. This
starts with hiring a renovator who
is familiar with the structural and
service elements of condos, as well
as how to navigate condo board
approvals and work around
potential challenges.
Working with a condo board
ensures that your renovation is
not impacting any of the building’s
common elements while adhering
to the board’s renovation-specifi c
bylaws. Brendan warns that these
bylaws may di� er substantially
from typical municipal bylaws,
such as sound transfer standards
or time of work.
While you are unlikely to be
moving any structural walls in a
condo renovation, you may still
need a building permit from your
local municipality if you’re
changing plumbing locations or
working with electrical.
A professional renovator will help
you navigate through the permit
process if necessary. A great place

Planes, Trains & Automobiles
Bridgeland is a great neighbourhood
to get around on by foot with a
great main street (1st Avenue NE) for
shopping, dining out and socializing.
At the same time, it is quite busy
with car tra� c as one of the main
entryways into the neighbourhood is
the busy Edmonton Trail NE. Cyclists
are not uncommon in Bridgeland, but
the steep hills make it a di� cult ride
for novices.
THE FORECAST OF THE GLOBAL
economy fl uctuates more often
than not.
One day, we hear that China’s stock
crash is causing impending doom, and
the next we’re told that everything is
just fi ne.
The International Monetary Fund
(IMF) recently issued a warning about
a weakening global economy. It says
if U.S. rates rise, the developing world
could see a plethora of corporate
failures. And although the U.S. is
doing better, their employment rates
are steady – not growing – which
means the economic superpower
does not have the strength to pull the
rest of the world out of a slump.
This is added to the emergence of
a global credit bubble. The IMF and
World Bank are meeting in Lima, but
rather than celebrating recovery and
market successes, economic thought
leaders will now be discussing a
massive credit bubble that spans over
many nations.
Growth is slowing in emerging
markets, such as Latin America, and
it’s making investors wary, to say the
least. Corporate debt in emerging
markets has increased from $4 trillion
to $18 trillion – with most of that
growth occurring after the crash of
2008. The IMF believes that corporate
liabilities in emerging markets are
double their equity. (Four years ago,
they were equal.)
At home
Even if the fi nancial climate here in
Canada remains stable, that doesn’t
mean it can’t be disrupted by a region
or many regions having serious
di� culties. And if the developed
world – notably the U.S. and other
strong economies, such as Canada
– raise their rates, it can have serious
consequences on emerging markets.
The best thing for smart Canadian
investors to do is to not only pay
attention to what is happening at home
but keep an eye on what is happening
abroad. The annual meeting in Peru on
Oct. 9-11 was to be a good indicator
to how much we should actually be
concerned about the global economy
and what can be done to get things
back on the right track.
Canada has a good history of
weathering global crises. In 2008,
Canada’s economy fared better
than most. More recently, we’ve
been largely unscathed by the
fallout from Greece. And we’ve
been a benefi ciary of trouble in Asia,
as wealthy Chinese investors have
turned to Canada as a safe place
to keep their money.
In housing, variable and fi xed
mortgage rates are growing closer
together, with only .53 per cent
separating the two. If the Bank of
Canada’s overnight rate rises, variable
mortgage rates could close in on fi xed
mortgage rates, making fi xed rates
infi nitely more desirable.
The good news, if you have a
variable-rate mortgage, is that the
BoC doesn’t seem to be in any hurry
to raise rates. The opposite seems
to be true: two rate cuts this year
have eased Canadians’ mortgage
burdens. And the major banks have
only passed a portion of those rate
cuts on to consumers, so there’s

Zoo is also in very close proximity,
meaning visits there will be frequent
and enjoyable!
Planes, Trains & Automobiles
Bridgeland is a great neighbourhood
to get around on by foot with a
great main street (1st Avenue NE) for
shopping, dining out and socializing.
At the same time, it is quite busy
with car tra� c as one of the main
entryways into the neighbourhood is
the busy Edmonton Trail NE. Cyclists
are not uncommon in Bridgeland, but
the steep hills make it a di� cult ride
for novices.
THE FORECAST OF THE GLOBAL
economy fl uctuates more often
than not.
One day, we hear that China’s stock
crash is causing impending doom, and
the next we’re told that everything is
just fi ne.
The International Monetary Fund
(IMF) recently issued a warning about
a weakening global economy. It says
if U.S. rates rise, the developing world
could see a plethora of corporate
failures. And although the U.S. is
doing better, their employment rates
are steady – not growing – which
means the economic superpower
does not have the strength to pull the
rest of the world out of a slump.
This is added to the emergence of
a global credit bubble. The IMF and
World Bank are meeting in Lima, but
rather than celebrating recovery and
market successes, economic thought
leaders will now be discussing a
massive credit bubble that spans over
many nations.
Growth is slowing in emerging
markets, such as Latin America, and
it’s making investors wary, to say the
least. Corporate debt in emerging
markets has increased from $4 trillion
to $18 trillion – with most of that
growth occurring after the crash of
2008. The IMF believes that corporate
liabilities in emerging markets are
double their equity. (Four years ago,
they were equal.)
At home
Even if the fi nancial climate here in
Canada remains stable, that doesn’t
mean it can’t be disrupted by a region
or many regions having serious
di� culties. And if the developed
world – notably the U.S. and other
strong economies, such as Canada
– raise their rates, it can have serious
consequences on emerging markets.
The best thing for smart Canadian
investors to do is to not only pay
attention to what is happening at home
but keep an eye on what is happening
abroad. The annual meeting in Peru on
Oct. 9-11 was to be a good indicator
to how much we should actually be
concerned about the global economy
and what can be done to get things
back on the right track.
Canada has a good history of
weathering global crises. In 2008,
Canada’s economy fared better
than most. More recently, we’ve
been largely unscathed by the
fallout from Greece. And we’ve
been a benefi ciary of trouble in Asia,
as wealthy Chinese investors have
turned to Canada as a safe place
to keep their money.
In housing, variable and fi xed
mortgage rates are growing closer
together, with only .53 per cent
separating the two. If the Bank of
Canada’s overnight rate rises, variable
mortgage rates could close in on fi xed
mortgage rates, making fi xed rates
infi nitely more desirable.
The good news, if you have a
variable-rate mortgage, is that the
BoC doesn’t seem to be in any hurry
to raise rates. The opposite seems
to be true: two rate cuts this year
have eased Canadians’ mortgage
burdens. And the major banks have
only passed a portion of those rate
cuts on to consumers, so there’s
a good chance you won’t feel the
pinch as much when rates start to
trend higher.
