FROM OUR FOREST TO YOUR HOMESierra Pacific Windows is committed to sustainability and the Built Green Community. As such, we are proud to feature one of the remarkable custom homes built by Mark McCrerey and his team at McCrerey Fine Homes. This “New Age Farmhouse” designed by Architect Faye Crowe is a near net-zero energy home due to a photovoltaic solar array and a geo-thermal heating and cooling system. These systems provide for almost 100% of the homes’ energy needs and support a HERS rating of 19.
Sierra Pacific Windows assisted in achieving the performance ratings designed for this beautiful home. Our windows are made from sustainably grown wood, manufactured in America and meet ENERGY STAR performance criteria, promoting energy savings and lower greenhouse emissions. Congratulations to Mark McCrerey and his team at McCrerey Fine Homes!

SINCE MY HUSBAND andI moved to Denver morethan a year ago, we’vebeen renting anapartment while househunting. (If you tune intothese letters every issue, then you might alreadyknow that.) Apartmentliving is something wehadn’t experienced innearly 30 years, and it has been a pleasant breakfrom the responsibilities of home ownership—especially lawn care. We’dspent years in homes thathad beautiful but high-maintenance yards;visions of a no-mainte-nance yard spawned thecrazy idea that our nexthome would be a hipdowntown loft. So whenwe moved to our temporary pad, we gave away all our lawn-careequipment and relished the idea that our summer weekends might befree for activities other than deadheading flowers and mowing grass.
But something strange has happened over the course of the year:we’ve gone through yard-work withdrawal. Yes, I actually misspulling weeds and raking leaves. Well, maybe not the work so muchas the satisfaction and happiness that comes with having a prettyyard. I am ready to get my hands back in the dirt.
Perhaps that’s why creating this, our Outdoor Living issue, hasbeen so satisfying. Chock-full of inspiring landscapes—formal, naturaland minimal—we’re sure you’ll find a new idea to incorporate intoyour own yard. And for lounging in style after all that hard work, webring you the latest in outdoor furnishings and accessories (page 19).
We’ll be moving into our new home later this month—just in timefor gardening season. The yard is the smallest we’ve ever owned, which is exactly the right size; I know we won’t have to spend all of ourfree time maintaining it. But we do have to buy a new lawn mower.

Life of the Party
Where It Began After purchasing the empty lot south of their property, the owners of this homein Denver’s Observatory Park neighborhood collaborated with the team at Lifescape Associates toturn neglected terrain into a high-impact, low-maintenance paradise. “Should you desire a privateresort in your backyard,” says Lifescape founder Charles “Randy” Randolph, “this is it.”
“We started with the pool,” Randolph explains, where one switch triggers four sets of cascadingwaterfalls, transforming the cantilever-edge pool into a Tuscan-inspired fountain. Trickling waterenhances the ambiance while drowning out the sound of traffic.
Creating the right atmosphere was key. The homeowners, who entertain frequently, needed alarge-scale space for crowds as well as a quiet gathering spot for intimate conversation. A fire pit situated near the hot tub accommodates masses, while the terrace, with its crackling fireplace andcozy seating, is ideal for small soirées.

The Process The project took six months to complete. Creating a lush landscape in Colorado isno easy feat, and the team also took careful measures to consider the environment. “Conservationand sustainability—that was our driving mantra,” says Dan DeGrush, landscape designer andLEED-Accredited Professional at Lifescape. For new plantings, DeGrush chose native, drought-tolerant perennials, shrubs and groundcover plants, and he preserved a large maple tree the home-owners wanted to protect. Minimal sod saves water, as does the drip irrigation sprinkler system.
Perfect Touches Eco-friendly features round out the design. For example, Kichler LED outdoorlights—which consume 60 percent less energy than conventional lights and use bulbs that have a 15-year life—line the pathways, walls and ceilings. For the patio and pool deck, DeGrush tapped localresources, using Colorado buff flagstone, and an old fire pit was given a new veneer of Telluridestone (also used for the pool walls). TREX decking—composed of recycled plastic, wood dust andhardwood fibers—covers the hot tub deck. Perhaps these green elements explain why Michael Hupf, owner and CEO of Lifescape, has dubbed this backyard “the poster-child of outdoor living.”

WHEN THE HOMEOWNERS set out to build a new house inDenver’s Observatory Park neighborhood, they had a clear visionfor architect Scott Lieb of Sparc Design and builder ScottKirkegaard of AJ Kirkegaard Contractors. “They were deter-mined to develop what I’d call a timeless contemporary home—one that achieves elegance through simplicity,” Lieb says. But most importantly, he says, they wanted a space in which they could enjoy the outdoors and Colorado’s abundant sunlight. With the help of landscape architects Scott and Annie Huston of Columbine Design and Larry Kagiyama, a designer with Aspen Leaf Kitchens, the vision was brought to life.
a seamless transitionTo address the homeowners’ wish for an indoor/outdoor livingspace, Lieb designed what he describes as a “contemporary take” ona traditional pergola over the back patio. “By using floor-to-ceilingwindows, NanaWall [accordion-style] doors, and the same[tongue-and-groove cedar] wood on the ceiling as the great room,we made that space feel like one continuous room—there is hardlya visible break between indoor and outdoor,” he says.
The homeowners also needed space to entertain outdoors, saysScott Huston of Columbine Design. So in addition to strategicallyplacing foliage and annual pots, the designers at Columbine createdmultiple seating areas, including wooden built-ins for the diningarea under the pergola, and tables and chairs by Thos. Baker.

bathed in lightIn the entry hallway (above), it’s the naturallight—made possible by a two-story win-dow and transparent staircase—that hasthe biggest impact in the space. “The entryends up being an interesting and intriguingspace merely because of natural light, stoneand a simple wooden door,” Lieb says. Inthe dining area, the whimsical RobertAbbey light fixture, grasscloth wallpaperand Arlington side chairs provide soft contrast to the structural staircase.
For the sunlit office ( left), Kagiyamacreated a custom mahogany desk (built byAspen Leaf Kitchens) that has one hollowleg for concealing power chords and cables.Vintage chairs and a wooden side tablesoften the blackened-steel fireplace surround. In the great room (right), thegrey Lazar Kubix sectional maintains theoverall contemporary-yet-warm feel. light and dark“The homeowners had no hesitation
about using lots of glass to bring light into their interiors,” Lieb says. And this approach carried into the kitchen:“They loved the idea of having transomwindows above the kitchen cabinets tobring even more light into the space.”
The kitchen is also a study in opposites, the architect says, displayinghow “carefully considered contrasts canreally bring a space to life.” In this case, the zebrawood of the bar and the blonde-stained pine floor transform what mightotherwise feel like a dark kitchen into awelcoming space. That was the idea, saysKagiyama, who was hired to design thekitchen finishes, but after hitting it offwith the homeowners, stayed on todesign the entire interior. “Inside, thehomeowners wanted something verymodern but they didn’t want it to becold,” he says. “So although the house isextremely elegant, we made it very livablefor their three little boys by incorporatingeverything from washable fabrics to thecontemporary white stain on the oak, which doesn’t show dust or footprints.”
The finished space features mahoganycabinets with a custom “blackstone” stain(the same wood used for the millworkthroughout the house), Orion graniteand a glass backsplash by Vogue Bay.Appliances include a hood from Vent-A-Hood’s Contemporary series and an inte-grated Sub-Zero 700 series refrigerator.
47
48
simple eleganceThe design of the master bathroom (above) responds to the homeowners’ desire to create comfort and elegance by doing away with distracting details, Lieb says. “Notice the simple, symmetrical vanities thatframe a nice view into the bedroom.” Here and throughout the home, the architect’s favorite element isthe sleek detail that’s created by keeping the baseboards flush with the wall. Other minimalist designmoves include Soss invisible hinges on every door and a recessed blind system.
first impressionsWith every house he designs, Lieb tries to minimize the exterior street presence (right, top): “I prefer to create an inviting, more pedestrian-scaled streetscape.” With this house, he accomplished that by creating multiple roofline heights. Drawing on the “simple is elegant” mantra, the homeowners chose to limit the exterior color palette to dry-stacked limestone and stucco, and metal accents on the flatroof fascia and soffits—plus a single horizontal band of wood.
The landscape designers created walls in the front yard to mimic the façade of the house. One ofthese walls helps to enclose a front courtyard (right, bottom left) that, says Scott Huston, acts as a “visualtransition to the front door and foyer, and also serves as an outdoor room to sit and enjoy the bubblingfountain, the flowers and the street activity.”
finishing touchesSmall-scale ornamental trees such as Winter King hawthorn and Eastern redbud were chosen for thefront yard so the house isn’t overwhelmed as the foliage matures. The container gardens (right, bottomright), composed of dwarf papyrus, fuchsia, begonia, red sweet potato vine and lotus vine, were designedto “accentuate the strong vertical lines of the house,” Scott Huston says. Overall, the containers lend acontemporary look and feel to the space—the “‘icing on the cake’ for the finished product.”

Green roofs, solar arrays anda small footprint make for ahappy home—and planet

IMAGINE THAT YOU OPEN THE SECOND-STORY BEDROOM WINDOW IN YOUR NEWMOUNTAIN HOME, ONLY TO SEE AN UGLY, FLATROOFTOP COVERED IN ASPHALT AND GRAVEL.Not the kind of view that drew you to the high country? Now, fancy that you open that same window and theplane below is a swath of flowering sedum. Yellow, white, red and pink flowers provide a colorful foreground to theview of meadows and mountains beyond.
Welcome to the world of green roofs, just one of themany significant eco-friendly features of this stunning4,000-square-foot home perched quietly on ElkinsMeadow between Steamboat Springs and Fish CreekFalls. “Green roofs build a quieter relationship betweenthe house and the landscape,” says designer Jeff Gerber, who crafted this home, sustainability top of mind, withthe help of architect Robert Hawkins. “They lift theland up,” Hawkins says.

The ceiling heights over the dining roomand kitchen were brought down in order to keep the scale of the spaces more
livable. The sofa is from Seattle-based Inform Interiors. (opposite) The green roof brings nature right up to the windowsill. (above) Using a photovoltaic array and other alternative-energy sources, the house meets all its own energyneeds when the owners are away. The green roof, from Andy Creath Green Roofs of Colorado, is comprised of drought-tolerant sedum, planted into a layer of specially prepared soil that’s placed on top of a waterproof membrane.

And green roofs don’t just look good. They have anumber of planet-sustaining advantages, says landscapearchitect Lisa Lee Benjamin, the designer of this installation. First, she says, the roof lessens the impact ofthe home on its site by “replacing” land. “We wanted tomitigate our human footprint on the property.” Secondand third, Benjamin adds, the roof provides additionalinsulation for the home, and reduces the amount of rainand snow runoff. Fourth? It serves as a small habitat forwildlife. “This mat of life provides a safe haven forinsects and birds,” Benjamin says. But the biggest advantage is to humans. “People feel good when they dosomething good for the planet.”
Other green features in the home range from big to
small, from the photovoltaic array that collects energyfrom sunshine and the geothermal heat that warms thefloors, to the recycled blue jeans used for insulation. The planet’s health was considered with nearly everydesign decision.
The home’s building materials are earth-friendly aswell—and hail from a variety of interesting sources. Thetimbers are reclaimed from a train trestle that wasdocked deep into Utah’s Great Salt Lake. All the woodflooring is re-sawn wide-plank pine, and “includes pegholes and worm holes” from its previous life, chucklesGerber. Even the exterior siding is recycled hard-wood—oak, maple and hickory—from a fairground inFergus County, Montana.

was created using wood salvaged
from a tree in Seattle. The chairs

fixture is from The Lighting Center
in Fort Collins. “I wanted the lights
to give the impression of ice,” says
owner Laurie Reed.
Gerber and Hawkins joined several architectural formstogether to create a tight structure that tucks into the sideof the meadow. On one side, facing Emerald Mountain, are the living, dining and kitchen areas. That two-storyexpanse opens to a deck, which in turn leads to the wide-open meadow. A smaller structure houses bedrooms andguest rooms. The two tall gables are linked with two lowerrooflines covered in the green roof. “One way to respectthe site is to build small,” says Hawkins, “and this is thesmallest home in the subdivision.”
The interiors reveal a pared-down sensibility. Pine orslate floors and wood walls and ceilings are enhancedwith an uncluttered selection of contemporary and mid-century furniture. “I like spaces to be very simple,” sayshomeowner Laurie Reed, who selected the furniture andworked with project manager Kande Iken to select theinterior finishes.
Trained as an architect herself, Reed is passionate aboutsustainable design and knew she needed the right expertsto finesse the project. “It takes a team of believers to builda home this committed to green design,” she says.

W H E N M I K E A N D A N NMoore decided to build their dreamhome, they didn’t have to travelfar—or anywhere, for that matter—to find the ideal building site. Theperfect lot was right up the hill fromtheir existing home, on the seven-acre plot they had owned fordecades in Evergreen. The couple, who met half a century ago in PeaceCorps training, wanted to build an energy-efficient, solar-poweredhouse with native landscaping andabundant outdoor spaces for relax-ing and entertaining.
Ann Moore, a Master Gardener, had been collecting a file of maga-zine articles about gardens andlandscapes for many years. A photoof a waterfall the couple especiallyadmired led them to the Denver-based firm Designscapes Colorado, and landscape designer ScottJohnson. “We checked out some ofthe firm’s other projects, and theywere all beautiful,” she says. “Equallyimportant, we liked Scott and feltan instant connection with him.”

Architecture in Boulder for the green building design, the Mooresinvolved Johnson in the early stages of planning. “I visited the site beforethey had broken ground,” Johnson says. “It was on a south-facing slope, tucked into the trees, with a meadow and lots of sunlight coming through. We reviewed the plans for a Southwestern-style home, and our discussionsbegan to inspire the idea of incorporating a walled courtyard as a way toenclose the garden and shut out noise from the road.” The team alsoincluded a water feature off the master bedroom, along with a patio, firepit and hot tub.
After grading the property’s rocky terrain to create a more manageableslope, the crew laid out a series of pathways flanked with new planting bedsthat connect the garden areas to the house. Native flagstone was carefullymortared in the paths and patio, and the wiring for accent lighting was laidand buried. Ann Moore found a pair of antique turquoise swinging doors ata Denver shop, and the courtyard wall was designed to accommodate them.

7 Keys to a Successful High-Altitude LandscapePhil Steinhauer, president of Designscapes Colorado, shares tips for
creating a stunning outdoor oasis on high:
✣ PLAN EARLY “The sooner you bring the landscape architect
into the design discussions, the more you can save during the
construction process,” Steinhauer says. “For example, if you’re
running a gas line for an inside fireplace, you might as well run
one for the outside fireplace. Your landscaper can also coordinate
the design and materials so they work with the house.”
✣ GATHER INSPIRATION “We encourage our clients to bring photos
and clippings of gardens, patios and landscaping that they like.
We also ask a lot of questions, such as, ‘Do you tend to host big
parties or small, intimate gatherings? Do you have kids and pets?’”
✣ KNOW YOUR STYLE “Along with discussing the specific plants
and colors a client likes, we determine whether the landscape
should have a formal look or something more casual and natural.
The landscaping should be tied to the architecture of the house,
so a contemporary home might dictate a clean, simple look with
masses of ornamental grasses, while a Beaver Creek home might
have more of a mountain look with boulders and wildflowers.”
✣ CONSIDER CRITTERS “Your plants can be a salad bar for elk and
deer, so fencing or some other barrier may be needed. We can
also incorporate flowers and shrubs that animals tend not to eat.”
✣ CHOOSE PLANTS CAREFULLY “A single property can have great
variances in sun and wind exposure that need to be taken into
account when choosing hardy plants that can withstand the
elements. It’s important to plan the landscape based on water
availability and plant needs.”
✣ THINK SEASONALLY “We like to design landscapes that are
interesting year-round. Often we’ll combine deciduous trees and
shrubs with evergreens. We think about the off-season elements
of a plant like branch structure and color, and whether it produces
berries or seed pods. We also consider ‘hardscape’ features like
boulders, pergolas and arbors for winter interest.”

At Johnson’s suggestion, windows were cut into the wall to bring inadditional light and frame the views.
Deciding what to plant in the new garden beds was both dauntingand exhilarating for Ann Moore. “It was like looking at a new, blankcanvas with nothing painted on it,” she says. “Scott and I discussed apalette of colors we especially like: pinks, blues, purples, reds, whitesand deep orange.”
Johnson adds, “We worked together to figure out what would thriveat this altitude of 8,000 feet. Our goal was to create little pockets ofcolor and interest.” Plantings include a vibrant array of hardy perenni-als filled in with annuals and grounded by trees, shrubs and rocks.Flowers in oversized pots and hanging baskets provide additional color.A fence around the perimeter of the property protects the landscapefrom hungry animals.
The garden was completed in the summer of 2010 and has beenthriving ever since. “We enjoy entertaining, and the space is perfect forwelcoming guests,” Ann Moore says. “When it’s just the two of us here,we eat on the patio three meals a day. The garden is like a beautifuloasis, and we especially love the waterfall by our bedroom window.Mike and I used to do a lot of backpacking, and now we feel like we’resleeping by the side of a stream—but in a really comfortable bed.”

What’s the most exciting view from downtown Denver? Is it from 714-foot Republic Plaza on the 16th Street Mall? Or west to the mountains from the 565-foot Four Seasons Private Residences? Actually, the most exciting view now is from the iconic Millennium Bridge that carries bikers and pedestrians across the old rail yard from trendy Riverfront, into a 7-block-long expanse of the Union Station redevelopment project. That empty plot, crisscrossed now only by free, hybrid-powered MallRide busses, is a multiuse vacuum that lies in what one national survey identifies as the most sought-after relocation destination in the entire country.
Coldwell Banker Previews agent Kathryn Farrow, an expert on downtown, looked east from the bridge and talked about buyers she and other agents are seeing this spring. “They’re moving here for
the lifestyle,” she said, citing embarkation points including Chicago, North Carolina, even Manhattan. “This guy sold a business
and can live anywhere he wants,” she added about a recent Big Apple buyer. “He hated New York and wants to be around people who run and ski. He loves Riverfront and his view of the mountains.”
Those buyers, plus new confidence from within Denver’s resale market, gives a bright outlook to Downtown’s four luxury condominium towers –
Four Seasons, SPIRE, One Lincoln Park, and Residence XXV atop the Ritz Carlton. Those projects languished during the off-years, but are now reporting sales: a record-breaking March for SPIRE, now beyond 65% sold, benefiting from older, well-heeled buyers who patronize the theater/opera/symphony venue at Denver Center for the Performing Arts, as well as the new bars, dining and
coffee places lured to the City’s $14 million makeover of 14th Street.
“There’s surprisingly little inventory downtown now,” said Farrow. Meanwhile,
despite the laid-back aura, downtown Denver is delineating into individual neighborhoods such as those that characterize big cities back east. “There are distinct differences,” Farrow said: the hip feel of Riverfront and LoHi, the tree-lined streets in Uptown, or her current favorite, Golden Triangle, where she’s marketing a 2-bedroom condo in Prado, with a mountain view.
“Somebody tells me what they’re really looking for, and I know right where to take them,” she adds, looking from the bridge toward Union Station, where LightRail
commuter rail service is set to open east in 2016, linking downtown with DIA.

Perfection...
Sitting at the end of a peaceful cul-de-sac, at the very tip of the inside bend of Loveland’s serene Horseshoe Lake, is a classic and timeless Mediterranean-style estate with exquisite features, decadent finishes and architectural ingenuity.
The grand estate, located at 4557 Roaring Fork Court, was personally designed by the current owner and includes five bedrooms and eight bathrooms in more than 11,000 square feet – all on a nearly 1.5-acre lot.
Cross the threshold and your gaze is naturally drawn to the striking spiral staircase and two-story windows that frame gorgeous water views. Upstairs is the primary living space for the home. This main floor features an open floor plan with radiant heating, wood floors and cathedral and vaulted ceilings.
The spacious eat-in kitchen includes hi-end appliances, granite countertops, a large center island and a dramatic stone-framed stove. There is plenty of room for seating and entertaining in the adjoining family room, which offers a cozy fireplace and access to the patio. There is also a separate, more formal dining room with a recessed ceiling and magnificent views.
The master suite is absolutely stunning with a separate seating alcove, access to the patio and a grand master bathroom with walk-in closet.
The nearly fully finished lower level of the home is perfect for entertaining. The full wet bar features televisions, granite countertops and seating for six. There is also a fireplace, locker room with shower and room for at least two pool or ping pong tables.
The outside space is absolutely magnificent. Stairs lead from the back patio, a space ideal for outdoor entertaining and enjoying water and mountain views, down to a beautifully and professionally landscaped lawn. A stone pathway leads to a large beach and concrete boat ramp with roll-a-dock which provides easy access to the lake. The heated garage offers storage space for up to four cars, boats or other water sport vehicles.

Keep it natural. Michelle Johnson, co-owner of the Fort Collins-based
landscaping firm Hydrate Colorado, offers an easy recipe for a natural
weed killer: just fill a spray bottle with three parts undiluted vinegar
to one part dishwashing soap, and use it to douse the weeds’ foliage.
“Rinse out a metal sprayer after use,” notes Johnson, “since vinegar is
corrosive to metal.”
Wait for the ladies. It’s tempting to reach for the insecticide when
aphids are devouring your garden, but Alison Peck, owner of Matrix
Gardens in Boulder, says to be patient. “Aphids can multiply quickly,
but in almost all cases ladybugs will show up and eat them.”
Crank up the heat. Composting is a worthy activity, but people aren’t
always able to stick with it, says Carole Kastler, owner of Camelot
Design, who suggests buying a black plastic compost bin that has a
hand crank for effortless turning. “The easier you make the process,”
says Kastler, “the more likely you’ll keep doing it.”
Or let someone else turn your compost. If you’re not interested in
composting, Colorado businesses such as Oxford Recycling, A-1
Organics and Rooney Road Recycling Center accept yard waste
for recycling and composting. “If you use a lawn service, ask if they
recycle your yard waste,” Kastler adds.
Lighten up. Outdoor lighting enhances ambiance (and is necessary
for safety), but it can also consume a lot of energy. Michael Hommel,
founder and president of Designs by Sundown, recommends
upgrading to LED lights, which “use 60 to 70 percent less energy
and give off a crisper, higher-quality light.”
Buy a smart sprinkler. Johnson swears by the Rain Bird ESP-SMT
Smart Irrigation Control System, a sprinkler system that can be
programmed specifically to meet your yard’s needs. “It factors in
soil type, slope and amount of sun exposure,” she says. “It can save
up to 70 percent of water use.”
Get professional help. Kastler suggests calling in a landscaping pro
to assess your yard for overall water usage, determine if an outdated
sprinkler system can be replaced with a more efficient one, and
analyze if plants are getting the right amount of water. “They’re
going to save you money and recoup the cost of their visit.”
Cut the grass. As in, cut it out of your yard. “Grass requires an
enormous amount of water,” Kastler says. “Determine how much
grass you really need, then lose the rest and be creative with
drought-tolerant plants.” Some HOAs require a certain amount of
grass in front yards, so check with yours before ripping up your lawn.
Click to get answers. Visit alcc.com, the website of the Associated
Landscape Contractors of Colorado, for useful information and
advice, including a “tip of the week” and an “ask the expert” page
where visitors can submit a specific landscaping question that will be
answered by an expert in the appropriate field.
Make some friends. Peck believes that beyond tips and techniques,
homeowners need to develop a relationship with what’s living and
growing in their yard. “When you connect with the birds or butter-
flies, or if you grow something that you love to eat, you won’t want
to use toxic chemicals. Then the eco-friendly part takes care of itself.”
