Geoffrey John Norman Warnes - Managing Director

Geoff moved to Southeast Asia in 1986 after graduating with his honors degree in structural engineering from Canterbury University in Christchurch, New Zealand. He was exposed to the different professional and geographical environments of Australia, Papua New Guinea, Singapore and Malaysia in his early years before finally arriving in Thailand in 1996 with ten years of experience and a Master of Business Administration (Technology Management) from Deakin APESMA in Australia.

In 1999, Geoff established Warnes Associates and has since been actively involved in all phases of project implementation and co-ordination, with a particular concern first and foremost to meet the clients' project objectives. Geoff was quick to recognize business opportunities in this growing market in the years following the Asian economic crisis. He decided quite early on to have a presence for his firm in Phuket in 2002 and Samui two years later. That contributed greatly to the growth of Warnes the company, by recognizing growing markets in the years after the Asian economic crisis.

Geoff specializes in a wide range of structures, with a further area of interest in the design of structures for seismic resistance.

Vanich Nopnirapath – Director

For the past twelve years, Vanich has been using his expertise in high-rise building, basement design and construction management to develop business opportunities here at Warnes. But he can rightfully claim twenty-one years of experience in industry and he is fully conversant with major international codes and relevant Thai standards and regulations.

Vanich holds a Bachelor of Engineering in civil engineering from Chulalongkorn University, a Master of Business Administration from Thammasat University and a Certificate of Real Estate Development from the same institution as his engineering degree. He is a Class II (Sor Yor) registered engineer with the Thai Ministry of Interior. His expertise in value engineering allows him to resolve even the most complex issues with simple solutions.

While at Warnes, Vanich has been involved with the structural and architectural work at Bed Supper Club, Hansar Hotel and Residence, Sathorn Square, W Hotel in Bangkok and Plantation Apartment in Phuket. He always maintains a positive outlook in life, believing that life is too short to be wasted.

Pitipong Thinprawat - Associate Director

Since joining Warnes in 2000, Pitipong has taken the experience gained from his previous five years at two other firms and turned it into a most flourishing career that involves special structural design, precast concrete design, showroom and public building design, as well as factory and building renovation.

The portfolio of this civil engineering graduate from Rajamangala Institute of Technology includes the cooling tower at United Nations ESCAP Building on Rajadamnernnok Road, BPB factory building in Laemchabang, MAIS at Amatanakorn Industrial in Bangprakong, the Iranian Embassy on Sukhumvit 39, the BTS Silom Station and a handful of automobile showrooms.

Rhodri Lewis - Associate Director

Rhodri has extensive experience in the structural design of bridges, buildings and buried structures together with associated drainage and highways. His experience includes new design, assessment, strengthening and refurbishment works using both hand calculation and computer aided design techniques.

The British national joined Warnes in 2004 and has since been mainly involved in major Phuket projects. He also has significant experience in contract procurement, administration and supervision for bridge, building ad site investigation, land reclamation and tunneling contracts. In addition, his work requires him to liaise with clients, local authorities, other design professionals and contractors.

Rhodri’s principal design tools are LEAP 5, Superstress, Microstran, STAAD II and also conventional spreadsheet software.

Sittiporn Supitchakul - Associate, Civil

Even before joining Warnes in 2005, Sittiporn has had fulfilment of clients’ requirements high up on his list of priority, next to engagement in challenging engineering works. His important role at Warnes allows him to do exactly both. Sittiporn is familiar with road, hydraulic and geotechnical engineering, as well as drainage engineering. In fact, this Associate, Civil has always been familiar with water and how to deal with it. He holds a Bachelor of Engineering in Irrigation from Kasetsart University and a Master of Engineering in Water Resources from King Mongkut’s Institute of Technology.

Sittiporn was a part of our team assigned to work on Central Family Condominium, Sathorn Square, Som Hansar Condominium and Banyan Tree Samui.

Chairat Rateepoon - Associate, Geotechnical

Chairat joined Warnes as a fresh graduate with Master of Engineering in Geotechnical Engineering from Chulalongkorn University in 2002. The past nine years has shaped him as a professional who is trusted with foundation and geotechnical work. In fact, this gentleman undertakes the design and the design reviews of all Warnes foundation and slope engineering projects.

Despite relatively young, Chairat’s geotechnical experience is significant and includes, in Bangkok, bored pile foundation designs for a number of multi-storey and precast townhouse projects and in Phuket and Samui slope protection design, slope stability assessment and foundation design. His unique skills contribute greatly to the depth of Warnes design team.

Somdet Wongchan - Associate, Structural

Warnes’s expertise in high-rise buildings was further reinforced when the firm was joined by Somdet in 2005. He graduated with a Bachelor of Engineering from Chulalongkorn Univers i ty in 1996 and worked nine years for another Bangkok-based firm where he gained early experience in structural design of high-rise buildings.

This dedicated team player has been with Warnes for six years. Somdet has helped us tackle some of the more challenging projects in Bangkok including but not limited to Sathorn Square office and hotel building complex and the 10,000 square meters private cliff-front, beach-facing residence called Sawan Estate in Phuket. He looks forward to even more challenging projects in the future.

Werawat Tudthong - Associate, Structural

Werawat is old-timer who has spent 90% of his 12-year career with us. Having graduated with a Bachelor of Engineering in Civil Engineering from Thammasat University and a Master of Business Administration from the same institution, Werawat is keen on the design concept, modeling, detailed design and preparation of specifications for residential projects, high-rise buildings, public and commercial buildings, as well as hill-top and hill-side hotels and resorts.

He can be credited for the work Warnes has done for Mercure Ibis Hotel onRama I Road, Banyan Tree Resort and Spa in Samui and Veranda Resort and Spa in Hua Hin.

Nantadet Tangdee - Associate, Structural

Another key staff member who joined the company immediately after graduation is Nantadet. Our Associate, Structural obtained a Bachelor of Engineering and then a Master of Engineering in Structural Engineering from Mahanakorn University in 2003 and been with us since 2003

Nantadet’s structural engineering design expertise has helped Warnes complete several challenging projects including Mitsubishi and Ford showrooms, Sathorn Square swimming pool (steel truss) and the BPB Thai Gypsum factory building. He specialise in high rise building analysis using software such as ETABS, SAFE and SAP. At the time of this printing he is working on The Zire condominium in Pattaya.

Preecha Sriumporn - Associate, Construction Management

Preecha’s outlook is to live a balanced life but he appears to be heavy on the side of achievements. He has had many of those during the first fifteen years of his career and even more over the last ten years with us. This Associate, Construction Management is an expert in project and construction management, as well as cost estimation.

Most challenging projects completed while at Warnes include Sathorn Square Office Building, W Hotel, the French International School in Bangkok and Dulwich International School in Phuket.

The 50-year-old holds two bachelor’s degrees: one in engineering from Kasetsart University and another in business administration from Sukhothaithammathirat University. Preecha is married and has two children.

Supol Techanorarach - Senior Structural Engineer

Supol specializes in the structural engineering design of residential properties, high-rise buildings, public and commercial buildings, as well as hill-top and hill-side hotels and resorts. He has been responsible for the design concept, modeling, detailed design and preparation of specifications in this capacity at Warnes for seven years plus six more elsewhere prior to joining us.

Some of the more prominent projects he has been responsible for include W-Retreat in Samui, Hansar Residence & Hotel on Rajdamri Road, Oakwood Residence on Thonglor 13 and Kansi Sukhumvit 13 Residence which is under construction at the time of this writing. Supol is an engineering graduate of Mahanakorn University of Technology.

Roderick Turner - Senior Roads and Civil Engineering Consultant

Roderick has come a long way, forty-three years to be exact, since graduating from the Royal Military College of Science, London University with an honors degree in civil engineering. He came to Thailand with construction management experience from places like Southern Africa, Egypt, Saudi Arabia and Iraq, as well as several Southeast Asian countries. For the past twelve years, Roderick has graced us with his technical prowess in civil design of mountainous terrain road projects.

He remains a member of the Institution of Highways and Transportation, as well as a Fellow of the Faculty of Building in the United Kingdom.

Adirek Yangsuebtrakul - Associate, Phuket

Adirek is our project site engineer for structural design with extensive CAD experience (AutoCAD drafting and detailing) where large scale civil/structural, highway and topographically challenged projects are concerned. He has ten years of work experience in this area and seven of them with Warnes.

Other expertise includes engineering site and building investigation, site supervision and cost estimation. This civil engineering graduate of King Mongkut’s Institute of Technology North Bangkok is tasked as Senior Quality Assurance Engineering liaising with various construction sites and our Bangkok based designers. Many of the projects he was involved with were luxurious villas such as Villa Santi, Rawai Villa and Katamanda in Phuket.

Prapas Wisulokanon - Associate, Koh Samui

Prapas has more than sixteen years of experience as construction site engineer, project manager and construction manager. His experience includes steel and concrete structures plus civil and earthworks. He has worked on cable-suspended roofed exhibition halls, telecommunication towers, waste water treatment plants, reservoirs, roads and heliports. Hillside construction is also one of his specialties.Some of the more prominent projects he has been a part of during the past six years with Warnes include Nagalaya Residential Development and Lia Sunset Residence on Koh Samui.

But the piece of work he claims as most challenging professionally is the Conrad Koh Samui Resort and Spa because it was a great topographical and geological challenge. Quite naturally, Prapas works out of Warnes office on Koh Samui.

Suchat Unsupwilai - CAD Manager

Our CAD Manager has been with us for twelve prolific years now after serving a few firms in Thailand and Australia in a similar position. Suchat who holds a Certificate of Architecture from Prachachuan Vocation School handles our AutoCAD system development including all routines. He prepares the structural and architectural plans and checks the details contained therein. Suchart also oversees our office’s IT operation and hardware/software planning.

Recent challenging projects include the shop drawings for the precast concrete facade panel at Supanburi Technical Institute, structural drawings and steelwork at Diacut factory and precast concrete shop drawings for Preuksa House Rangsit.

Solid foundation for all aspiring structures

Throughout history, humans are driven to design and construct buildings that challenge the law of nature for practical and professional purposes. But regardless of how tall a building rises, it can never stand the test of time if the people building them do not understand sufficiently well how to work with the terrain involved. Many regions of Thailand present engineers and developers with unique difficulties. Bangkok, for instance, is challenging for high-rise buildings. Given the river basin geography, it is inevitable for buildings to stand on one kilometer deep of clay while the actual rock bed is way low down.

Warnes has proper understanding of efficient foundation designs, soil conditions, construction methods and usable space optimization. Therefore, we are trusted by top developers to provide a solid foundation for their high-rise structures by meeting necessary architectural requirements with insights, efficiency and responsiveness.

Sathorn Square

We have provided structural design and quality assurance for the construction of this high-end complex. Destined to be the new landmark of Sathorn area. Sathorn Square comprises one 39-storey office building and one 30-storey hotel building. It presented a unique structural challenge with its five-storey basemental built around sensitive structures like the former Russian Embassy and the BTS skytrain station. Warnes had to ensure zero damage to them while maximizing usable building space for the owner and make possible the unispan design for the architects with the use of perimeter column design. W Hotel is remarkable for its six-storey podium and a ballroom that sits directly beneath the swimming pool with a huge space truss.

Hansar

Hansar’s building structure gains its lateral stability from a cantilever shear wall core system. This main core is in the high-rise residential tower with the satellite core in the low-rise hotel wing. Its foundation is secure with 80 bored piles of 1.5 meters diameter and 40 bored piles of 1.2 meters diameter in the residential tower zone and the lower hotel wing respectively. Post tensioned flat slabs with perimeter columns on a 10 metre grid provided for ease and speed of construction, with further advantages of the small number of columns providing relatively unencumbered views. Following The Great Andaman Earthquake of 2004, Hansar’s specification for seismic resistance is equivalent to UBC Zone 1 with detailing for ductile energy dissipation in a lower plastic hinge zone of the core walls.

The Zire

The Zire is a brand new condominium by Raimon Land on Wongamat Beach. Its Tower A, at 54 storeys tall, is one of the tallest buildings in Pattaya. Both this and the 37-storey tall Tower B stand against the elements of the wind and the salt on a foundation very different from that of Bangkok. In order to ensure the integrity of The Zire, Warnes had to design a system of rock coring two metres deep into the porous rock bed. At the time of this writing, the construction of The Zire is well underway.

The Star Estate

Warnes was hired by the winning contractor to provide the structural design of The Star Estate. The goals set were for us to reduce cost, ensure that the construction of the building can be completed within the budget and in a timely manner. The design process itself took four months. The subsequent construction required only two years for this 20-storey condominium on a 6.7 rai piece of land fronting Narathiwas Road.

Klong Pai Singto

Golden Land Property Development is working on a project of two office buildings across the road from Queen Sirikit National Convention Center. Both will have twelve floors with five basement storeys. Warnes involvement is to ensure that the nearby MRT subway station and tunnel will not be affected. This project is scheduled for completion in 2015.

Fraser Suites Sukhumvit

This 36-storey hotel and serviced apartment building on Soi Sukhumvit 11 has a total usable space of 60,000 square meters. The Fraser Suites structure is notable for the cantilever swimming pool which protrudes 7 metres out of the top podium with no column support. This was a challenge with the 600 cubic meters of water the pool holds. The project was completed in 2007.

The Lofts Yenarkart

The Lofts Yenarkart was located in a community with a dense population. When we were hired to work on the structural design of this building, one of our objectives was to minimize damage to nearby houses with pre-bore drilling. The lengthened construction process was justified by the risks it mitigated.

This luxury condominium was completed in 2006 and brought much aesthetic and societal improvement to the neighborhood.

Dream ResortExclusive hideaways on all imaginable terrains

Resorts are meant to take you away from your daily life and give you an uplifting experience. But in order to achieve that ideal, the resorts themselves must be architecturally and geographically intriguing – a great challenge for those designing and developing them.

While it is true that everyone can build, Warnes has the unusual skills plus unsurpassed expertise in slope stabilization. We well appreciate how a certain type of soil or rock will react to structure it supports. For instance, mudstone is inherently lubricated and a rock bed of any kind can be stable or unstable, depending on the faulting in the rock. It is the duty of civil engineers to analyze the grain of the rock in order to identify its faulting and natural dip and then apply necessary measures to protect these resorts from the forces of nature slippage or gravity.

We are pleased to have assisted with the structural and drainage design and geotechnical engineering of many resorts in Phuket and Samui, including one in Chiang Mai and another in India. Most of all, we take pride in being able to engineer these projects in the most sustainable and environmentally friendly way possible.

Conrad Samui

This resort in Taling-ngam sub district of Koh Samui could not have been constructed to this level of safety without Warnes expertise. All of Conrad Samui’s 97 villas sit on a rock cliff with steep angles of 50 to 80 degrees. The foundations must therefore meet this great challenge.

Veranda Hua Hin

The architects designed the roof structure of Veranda Hua Hin in an inverted ship form. Our job was to bring it to life by weaving wood and metal elements together. Their luxuriously large swimming pool is also built on a foundation of bored piles. The project required two years from beginning to completion.

Veranda Chiang Mai

As we have previously worked with OBA Architect on the Veranda Hua Hin project, they asked us to provide services for the construction of Veranda Chiang Mai which was completed in 2008. Veranda Chiang Mai is built at the foot of a hill. It has won several architectural awards and its howdah-shaped lobby has proven to be most photogenic.

Banyan Tree Samui

The slope of this U shaped bay in Tongkrok Bay is as steep as that of Conrad. However, the composition of the earth there is mostly compressed sandy soil with overlapping large rocks. This presented challenges to the foundations. Our calculations needed to be most precise in order to ensure the stability of the hillside villas.

Barai Hua Hin

Barai is a 5-star hotel and spa by the beach of Hua Hin. Internationally acclaimed architect Lek Bunnak has designed it as a two-storey hotel building with only eight units, a single storey spa building and a beachfront swimming pool restaurant. Barai has 18,500 square meters of usable space on 12 rai of land.

Amari Trang

The soil exploration company originally suggested the use of piling. After having studied the geography, we challenged that idea by recommending pad foundation without piles instead and helped save a considerable sum of money. The structure itself uses bearing walls on strip foundations, resulting in freedom from columns on the unit walls.

W Retreat Hotel Samui

Located on Maenam Beach, W Retreat Hotel Samui sits on a hill side at angles of 30 to 35 degrees with large rocks scattered about. Our design capability in such challenging environment has allowed us to ensure the stability of the construction as well as the internal roads that hug the terrain.

Twinpalms Residence Phuket

Twinpalms Residence features 22 units of duplex units in a four-storey reinforced concrete building. We have provided full structural and civil design with site advisory services for the construction of this three-rai resort on Surin Beach which was completed in 2008.

Malaiwana Phuket

Steep slopes and complex villa details make Malaiwana a reasonably difficult project on which to work on. Each villa is a reinforced concrete structure with spread foundations that are adequately protected with a drainage system. Only 19 units are planned and they are being built one by one as they are sold.

Lavasa Hillside Resort India

We were introduced to Lavasa Corporation Ltd. the client by the architect Stephen O’Dell of SODA (Thailand) with whom we have previously worked on numerous projects. The long-span curved metal frame of unusual geometry was an exciting problem. However, the slope stability of the site, the retaining structures, the buggy track alignment and the drainage were much more of a challenge.

Industrial FacilitiesPractical approach to high productivity manufacturing

Industrial facilities differ from other structures in many ways. Unlike high-rise buildings and exquisite resorts, factories are not meant to be products which need to attract buyers. In fact, factory buildings are merely a part of the production process. How the building looks is secondary to how quickly and securely the building can be built.

For industrialists, the building is a small part of the cost. One month delay can pay for the building two or three times over. But even in a sector where architecture is much diminished, the engineering aspect of it remains as important as ever. Warnes works closely with the clients in order to arrive at the most buildable solutions which promise optimum efficiency and design for the load and operation of the machinery to be installed.

BPB Factory Chonburi

This factory producing gypsum boards for the ceiling is located in Laem Chabang Industrial Estate. The building housing machinery is five storeys tall and capable of supporting a weight of 300 tons at the height of 22.30 meters. The civil and structural design service was provided by Warnes.

Nissin Monde Chonburi

Nissin Monde is in Amata Nakhon Industrial Estate. As their product is Nissin cookies in pouches, the machines installed in their ten by 120 meters factory building are relatively light at below three tons each.

NPC Central Utility Plant Rayong

Completed in 2006, NPC Central Utility Plant was built in Maptapud Industrial Estate to supply electricity to factories in the estate. The building is two storeys tall and houses machines weighing five tons each.

Sang Fah Thai Asia Pipe

The factory building of Sang Fah Thai Asia Pipe was built in Nakhon Ratchasima in 2004. Measuring 9,000 square meters, the company uses this facility for the manufacture of PE (polyethylene) pipes.

Ford Dealership Showroom

Ford Thailand’s intention was to have one model of showroom to be replicated across the country. Pictured is the one in Loei with usable space of 1,990 square meters in the sales and service areas. Warnes’s involvement is in the provision of necessary civil and structural design service.

Samsara Phuket

An award winning project by Original Vision Architects, Samsara is a gated estate of 14 custom built villas on a steep slope with a stunning view of Patong Bay and to the west. Warnes was employed to value-engineer the original engineering design and improve the usability of each villa. We have also pioneered the first use of the ‘Pisa’ block wall system for bother revetment walls as part of the estate infrastructure.

V i l la Beyond

Villa Beyond is a private villa on Natai Beach in Phang Nga, north of Phuket - one of the most up and coming areas of development in southern Thailand. The villa area measures over 6,000 square meters and features contemporarily designed space with generous ceiling height. The significant use of steel and glass framing systems allow relatively unhindered views of the ocean front lawn and the Andaman horizon beyond.

Amanpur i Phase IV V i l las, Phuket

Unusually for Warnes, the scope for this project comprised construction management services, with Warnes providing a full multidisciplinary team on site during the construction. The project comprised 14 luxury villas, designed and executed to Aman Resorts worldwide standard, with extensive landscaping and a high standard of interior finishing. Warnes also undertook slope analysis and stabilization engineering design due to the demands of the slope restraints experienced on site.

Samujana Samui

Warnes worked closely with renowned architect Gary Fell of G-Fab Architects of Bali on these clean lined, modernistic, open-plan beach villas on a moderately sloping site at Choen Mon, Koh Samui. Load bearing concrete block masonry wall systems were employed to meet the architectural requirements. Long spans with numerous geen roof features including ponds and turfing were accounted for the design.

Pr ivate Fami ly Condominium, Sathorn

Warnes worked with renowned architect Martin Palleros of Tierra Design to build a private condominium of 32 single and duplex units for the owners and their extended families. The project comprised six blocks each of six storeys, located atop a linking carpark basement/undercroft, with a landscaped central garden area with swimming pool. Challenges in the extent of cantilevered elements were addressed in the final structural configuration.

Pr ivate Fami ly Apartment, Sukhumvit 53

Working with internationally acclaimed ‘Kerry Hill’ architects Singapore office, a private single apartment building of six floors was built together with two levels of air-conditioned car-parking including on basement level. Fairly traditional structural systems were employed. However, close coordination with the architect was required in order to meet the intricacies of the architectural and interior design.

Chandara Pr ivate Residence

This dream holiday home belongs to a well known developer from Hong Kong. Designed by Branko Pahor of B and Co Architects, Chandara was one of the largest villas in Phuket at the time of construction with around 5,000 square meters of built up area. The pristine site spanning 5 rai overlooks the secluded bay.

The Chava Phuket

A 45-unit luxury apartment project on Surin Beach to the west coast of Phuket, The Chava Phuket comprises three main blocks around a tropical landscaped garden and pool area. The project is underlain with a variety of soil conditions leading to a mix of piled and shallow foundation systems for various of the apartment blocks. A basement for car-parking was also incorporated into the design.

Defying InnovationsCreative answers to uncommon requirements

There are standard codes to building conventional structures. More extreme ones, however, require individual assessment of particular design, function and land use. Warnes has undertaken and realized several such projects in Thailand, each one requiring particular care, expertise and man-hours.

In addition to engineering practice, we have interest in material science as the exploration of their properties and performance under particular loads and in particular environments. Our research and experiments are conducted through collaboration with educational institutions. They embrace possibilities and pave the way for the kind of innovative engineering designs which deserve to be talked about.

Bed Bar & Supper Club

The elliptical shape that is the Bed Bar & Supper Club provokes the same kind of curiosity now as it did when it was realized ten years ago. This structure comprises prefabricated structural steel rings on top of inverted tetrahedron steel legs with compression load-bearing inclined struts.

Q Bar

Back in 1999, two pre-existing buildings were combined and refurbished as one structure for a nighttime hangout spot known as Q Bar. Warnes’s involvement in this project was in the form of structural solutions to accommodate the additional loadings introduced by the building’s change of use.

Glass Box, KTB

It is difficult for commuters passing through Ploenchit and Nana not to notice the glass box covering the front section of the Krungthai Bank headquarters on Sukhumvit. After this lofty structure was designed, we assisted with the design of the glazing cable truss system and construction detailing services to ensure its integrity.

Foreign Correspondents Club, Siem Reap

This building used to be a police station. It was built in the early 19 century and has seen much action during the days of political infighting. Now it is totally refurbished to serve the current purpose and we are glad to have helped with the audit and strengthening of this heritage building.
