Euro-Carex’s ambition is to develop air/rail inter-modality on a European scale for the cargo carriage of short and medium haul fl ights towards high speed trains when appropriate. Major Versatile Host Areas

• Paris – Charles de Gaulle airport hub zone:In addition to its international airport, this area is charac-terized by its very high density of private and public jobs (91,000 jobs in early 2008). This area is particularly wellirrigated by all types of transport networks. The heart of the area concentrates dense and modern corporate ter-tiary real estate and many hotels. Cargo zones and districts for support activities are also offered to companies.

• A few kilometres south of this zone we fi nd the Paris – Le Bourget business airport hub and Paris Nord Villepinte and Le Bourget exhibition grounds. Description: This area provides companies from all business sectors with a diversifi edoffering of offi ce space starting at €200 €/sq.m of net fl oor area near rapid transit stations (RER).Energised by the presence of Disneyland Resort Paris, the Val d’Europe sec-tor (23,000 inhabitants and 21,000 jobs), located in Marne-la-Vallée is under-going signifi cant development with an immediately available supply of space, in particular within the Paris Val d’Europe business park.

Green real estateFor several years now, a real estate offering that seeks to preserve the quality of the environment is progressively emerging in Paris Region in order to meet environmental needs and corporateexpectations. The development of this offering is particularly encouraged by the public authorities who wish to contribute to an improved application of sustainable development concerns.In 2008, the delivery of HEQ-certifi ed offi ce operations greater than 5,000 square metresrepresented nearly 30% of new surface areas marketed (for a total of 270,000 square metres). This production should progress quickly in the coming years; 900,000 square metres of HQE offi ce space are already planned for 2010.Within the confi nes of Hubstar Paris, business parks under construction and/or being marketed are part of this environmental approach combining performance, effi ciency and technology (Parc Mail in Roissy-en-France, Eco-Campus in Cergy-Pontoise, etc.).

South CDG trading zoneThis 198-hectare project includes the creation of a 98-hectarebusiness park that will extend Paris Nord 2 and the expan-sion of the Villepinte exhibition grounds over 71 hectares.In the long term, this programme will feature 850,000 square metres of net fl oor area of activities dedicated principally to services to companies and people, events, high added value logistics and international organization hosting.

South Roissy-en-France trading zoneThe “Sud Roissy” trading zone, located in Roissy-en-France covers a surface area of about 14 hectares.This project provides for the establishment of businesses and shops featuring high quality French know-how and high technology (45,000 square metres), cultural and educational facilities (15,000 square metres), residential real estate (8,000 square metres) and leisure, food service, hotel, offi ce andservice facilities (43,000 square metres).

A few emblematic operations at Hubstar Paris

1. Aéroville

Baptisé « Aéroville », ce centre commercial géant de 50 000 m², dont l’ouverture est prévue fi n 2012, est conçu pour satisfaire les touristes et voyageurs à la recherche de boutiques haut de gamme, et servir les employés de la plate-forme aéroportuaire qui souffrent d’un défi cit commercial et de services. Ce projet devrait permettre la création de 2 500 emplois.

2. AirapolisAn 18,000 square metre convention centre with exhibition halls (45,000 square metres) three- and four-star hotels (re-presenting roughly 1,000 rooms), and permanent showroom space (14,000 square metres) will be established in Roissy-en-France on a 12-hectare plot. The fi rst buildings are expec-ted for 2010-2011.

3. Condorcet CampusThe new Condorcet Paris-Aubervilliers Campus will be built within the community limits of Aubervilliers (Seine-Saint-Denis) and Paris for 2012. It will cover a total surface area of over 130,000 square metres. This new knowledge centre will then form one of the largest concentrations of researchers in the human and social sciences in France with 2,000 teaching researchers and over 6,200 students.

The “Triangle Roissy-Gonesse”, a vast area of 1,000 hectares located between Paris – Charles de Gaulle airport and the Paris - Le Bourget business airport, is a site that will host high technology activities (airport-related, event-related, business tourism, international district) by 2011.

4. Goële business and industrial park

Located 30 minutes from Paris and only 10 minutes from Paris – Charles de Gaulle airport, the Goële business and industrial park at Saint-Mard covers a surface area of 70 hectares and will host logistics companies, shops, hotels and restaurants as of 2011.

The existing hotel offering is based on two major centres

With at least 25,000 rooms, Hubstar Paris is the second largest concentration of hotels in ParisRegion behind the city of Paris. Most of the major European and North American brands are already present: Sheraton, Hilton, Groupe Accor, Pullman, Hyatt, Radisson SAS, Disneyland® Resort Parishotels, etc. The offering is structured by two centres:Paris – Charles de Gaulle international airport and its vicinity (8,000 rooms) and Disneyland Paris and its vicinity (13,000 rooms).
