The spectacular views of Playa Maderas have been pre-served for each home site. All the oceanview home sites

are situated to enjoy the landscape and views from all social areas and bedrooms.

Featuring five exquisite lots for private residences – in the first phase – Costa Maderas is a private paradise avail-

able to an exclusive group of owners. At your secluded, peaceful residence you can leave your worries behind as you relax amid the sounds and sights of the sea and the

forest. And enjoy both a beach and a valley view.

The lot and the villa are directed to both the evening sun-set and the morning sunrise. Most lots have a view to the

famous Maderas Rock. Two of the lots have 270 degree views. It might be possible to have a 360 degree view from

a small rooftop terrace.

Costa Maderas has a detailed set of rules in a HorizontalProperty Regime, providing a common set of rules for the lot owners. The purpose is to protect your investment and create a well-functioning local community with good neighbors.

Included in the development is a private 2 meter wide staircase for direct beach access that can only be used by owners or renters at Costa Maderas. This also includes a small common area along the staircase where you can re-lax at a table in the shade. Road side parking on the 7.75 meter wide road is prohibited and the common areas will be owned by the Costa Maderas lot owners association.

Architecturally developedfor sustainability andtropical environments

The design is focused on respect for nature and the beautiful environment: adapting to the terrain, mimicking natural materials in small details and creating a delicate contrast through the carefully selected colors to create an atmosphere of calmness and tranquility.

Colors outside should be only brown and white. The useof materials such as rock and wood veneer, apart from generating an architecture in context with the environ-ment, contributes to the sustainability of the projectand reduces the cost of construction.

The architecture is inspired by the Nicaraguan beach-es and the availability to take advantage of breezes for cross ventilation and pronounced roofs, use of pi-lotis if needed, passive weather techniques to filtrate the effects of the afternoon sun, and use of gardens to engender microclimates.

The design was developed from an examination of the climatic parameters. Some of the climate matching strate-gies include:

Bioclimatics and sustainability

1.Optimal orientation of the villas to maximize cross ven-tilation.

2.Plan shape that provides high levels of natural light and avoid dark areas.

3.Use of tree canopies in summer to shade building but

still allowing breeze.

4.Use of parasols to maximize ventilation.

5. Use of reflecting foil laminate under roof to reflect radiation.

6. Light walls in interiors to reflect radiation.

7. Utilization of materials that have minimum of off-gassing properties.

Exterior and interior design

Exterior social areas of the house receive the guests with a terrace, an infinity edge pool, and a wooden deck all leading to a small garden. Inside you will find the living room, dining, and kitchen all combined into a unified open space decorated by its characteristic furniture.

Design the interior of the house to your desires which will easily accommodate to the prototype with three or four full-sized bedrooms, a service area, two small terraces, and a balcony all combined in a two-floor structure. All together the design of the house flows naturally from room to room with strong visual connections to the out-side environment for your appreciation and delight of the scenic views.

Looking beyond the pool and the garden areas, one is greeted with a clear and expansive panoramic view of the forest and the ocean. All windows and doors are lo-cated and designed to capture views of big beautiful trees and the Pacific Ocean while providing access to the terrac-

es with fantastic views. The windows, doors, and terraces are all designed to bring the surrounding nature into the

interior environment to delight your senses.

The house touches the ground lightly, places itself amongst the trees and encourages the enduring land-

scape to grow.

This is a rendering of the prototype – developed for lot #4, but each villa should be unique! Arrange the rooms as you wish constructing more or less, in cooperation with the architect and approval of the administrator.

Using environmentally friendly principles, keeping to the exterior style use of brown and white, you are free to change the interior to your personal preferences.

The home has been designed with a spacious and sunny two story living room (15 ft) which forms the center of the home. This is a place where you can socialize with your family and guests without interrupting household activ-ities.

Each room is connected to this soaring space which promotes seamless connections between rooms. You can choose be-tween 1 or 2 master bed-rooms and extra sleeping rooms as you wish.
