First of all welcome to our new issue of D ProPerty Pages!It is certainly not our first foray into the world of publishing - Dhalia Real Estate Services is nostranger to the world of print and magazines.

But this time we wanted to do something fresh. We wanted to give you something that wasn’t just a simple listing of properties and prices. Why? Because we’ve seen so many changes in the property world over the last few years, we wanted to reflect that change with a new way of reaching out to our customers.

In addition, Dhalia itself has changed. We have grown and taken on a host of new initiatives such as our mobile office that has visited so many local towns and villages; our TV programme D House that was Malta’s first property reality show; created an enhanced training program for our employees; and grew our team to open more offices in order to make life easier for our customers.

This magazine represents an important milestone for us - not just in terms of doing something new, but because it is part of our commitment to continually bring innovation to the local market, while adding value to the professional service we offer our clients.

We hope you enjoy the magazine (and don’t miss our interview with Balesh Sharma, Vodafone Malta’s CEO on page eight - they done some fascinating things to their commercial property) as much as we enjoyed putting it together.

“We had expanded through purchases, but the offices had become more than a little disorganized. It was reaching the point where I was going to need a map just to navigate amongst different departments,” he says with a smile.However, there was another aspect to the issue. The maze like layout created health and safety issues, and the management were concerned for the general wellbeing of the workers. Being in Valley Road, Birkirkara also caused problems with rainfall and runoff.Therefore, Vodafone Malta made the brave decision to move to a new location.

no sMall unDertakingMoving a large organisation from one premises to another is no small undertaking, requiring careful planning in order to be successful. There are a myriad of factors to take into account and a mistake could be costly - both financially and in terms of the firm’s reputation.“We therefore created a property team,” Balesh explains. “They went out and gained an understanding of Vodafone headquarters from other locations around the world. This gave them a pool of ideas to draw upon so that they could draw up our wish list, showing just what our ideal property would be like. It was then that we began to look for the right property. ”

tHe wisH listVodafone Malta turned to Dhalia Real Estate Services with a deceptively simple request. Their wish list required:

• A large floor foot print to house all the workers.

• A location that offered a great deal of natural light.

• Environment freindly and BREEAM certified building.

• Simple and easy parking for the staff and visitors.

• An easily accessible location that was located in a relatively central part of Malta.

Skyparks ticked many of those boxes. While its location might not be completely central, it is situated next to Malta’s airport which also makes it very easy to access. “The location was actually Dhalia’s first suggestion,” Balesh says. “We looked at many others, but this one really stood out and I’d like to thank Dhalia for their help and the professionalism they showed during the selection process.”

tHe MovePhysically moving a company the size of Vodafone Malta from one location to another is no simple feat. It requires the engagement of the entire organization. To make things a little more complicated, Vodafone Malta had decided that the new location was going to offer their staff an entirely new way of working.Instead of working within physical spaces that were designated for specific teams, workers would have complete

mobility throughout the offices. That would create far greater synergy between the teams as departments met, mingled and shared ideas. Vodafone Malta also wanted a place where sustainable initiatives could be implemented – including having a paperless office all throughout.“To pull that off there were a lot of decisions to make, and we wanted the team’s buy-in and understanding on

all elements,” Balesh emphasizes. “We had to maximize our gains and minimize our losses, creating a welcoming hive-like environment for our staff.”Some innovative approaches were used to do just that. The staff were given the opportunity to design some spaces within the new location. Thus one area resembles a beach, complete with a tropical scene on the walls. Another resembles a movie theatre and is furnished with theatre chairs. These areas allowed the team to put their

own creative mark on their new office. The move itself actually took two years to complete. Staff were kept continually updated with the works in progress, as well as any changes in the designs of the offices, through specifically appointed “move ambassadors”. That ensured momentum was maintained and that the staff always knew exactly how the move was progressing. “The execution of the move was hard work, but very exciting and worthed,”

a new Future“Our new offices have given us the momentum and placing to remain Malta’s best communication provider and continue to work hard to maintain this,” Balesh says. “But our offices have become more than that. They are also a showcase for how our technology can assist our customers as we can demonstrate how our technology works for us.”

So will they be moving again?Balesh breaks out into a laugh. “I don’t foresee moving out of these offices. Our eyes may be open for more retail spaces, but our headquarters are definite for now,” he concludes. D enD

Balesh adds with a grin. “Once everything was in place we announced the move and made it in style.” The hard work certainly paid off. Everyone moved into the new offices on the same day and, within an hour, it was business as usual. Energy levels ran high and, just as planned, the new working environment broke down those old physical boundaries and brought Vodafone Malta’s team closer together through greater integration.
