I couldn’t agree more—as soon as I entered Debbie and Bart Goodwin’s home in Waynesville I felt as if I had traveled to a secluded cabin in the mountains. Between the view of the woods and the cozy rustic decor, I automatically felt at peace. I can only imagine what it is like to sit on their deck and enjoy a cup of coffee on a cool autumn morning.

This issue highlights the extraordinary visions and talents of some of the fascinating homeowners we meet here in the Miami Valley. In addition to Debbie and Bart, we’re excited to introduce you to two other couples who brought their ideas to life. Bill and Tina Hazel took a chance on their Springboro home, and it has paid off tremendously, while Larry and Harriet Roberts knew their little kitchen could become the centerpiece of their Washington Township home.

We’ve also changed our Facebook page to make it easier to commu-nicate with you. Go to Housetrends Dayton to see previews of upcoming articles and share your home and garden stories and ideas with us. We’d love to hear your thoughts! Have a Happy Fall!

Sincerely,

when tina hazel decided to look for her family’s dream home she was so particular that it took five whole years

to find what she wanted. | it’s funny then, that her search would take her to a deserted home in the heart of springboro’s

country club community that had been so neglected it barely resembled its former self. But tina couldn’t help herself from

being drawn to the ransacked home and with each visit she grew more in love with what it could become.continued >

“I kept leaving the house, feeling so bad for it,” she says of her visits to the prop-erty. “It was built with so much integrity and had so much beauty, but at the same time looked so awful.”

Restoring the former gloryThe 9,800-square-foot home was once a gem in the Woodland Greens neigh-borhood. It was designed by a French architect and built in 1984 for one of the community’s main builders. Not only was the architecture divine, but its amenities were far beyond their time.

But the home’s original charm was lost

a local Homearama show six times that summer and every time she heard that someone was building, she would stop by to see what was being done. Shortly after buying the home, they commissioned Joe Chapman, general manager of Southern Ohio Kitchens, and East Company, a local contractor, to transform it from inside out. And because the family decided to stay in their current home during renovations, the work was done quicker than expected.

Creating a classic settingOne of Tina’s biggest priorities was to create a classic look so that if she and her husband wanted to sell in 10 years, the home would be marketable. First, she set the tone in her kitchen by choosing high-end materials and appliances that did justice to the home’s design.

She placed a larger-than-usual island in the middle of the home’s massive kitchen. The island was intended not only for prep work, but also for everyday dining since she didn’t plan to include a kitchen table in the room. She topped the island with Black Diamond granite to offset it from the rest of the room’s light décor.

The island was designed to be big enough to accommodate the four family members plus one guest for dinner. It also is wide enough to allow Tina to do prep work for dinner and one of her children to do homework nearby at the same time. The granite countertop is very unique and was designed to have no seams in order to maintain the color’s integrity. The granite slab was one of the biggest challenges in the entire project because of its specifica-tions and size. “It took a while to find the granite and because it was 1,500 pounds, it took nine of us to get it into the house,” Chapman says. “But it was well worth it in the end.”

The island’s alder cabinetry, from Grabill, features a Fruitwood glaze and beautiful scrolling details. Two U-Line refrigerator drawers are hidden under-

neath the island where produce, milk and juice are stored for easy access.

The maple cabinets lining the perim-eter walls are topped with a light cream Cashmere glaze. Tina chose to comple-ment them with a speckled granite countertop with warm brown, black and natural tones. The kitchen walls feature their original stucco finish, but were color washed with a golden yellow tone. New mahogany floors add a nice balance to the space.

A place to call their ownAnother huge task was making the home’s lower level seem livable again. The base-ment was finished when the home was built, but had been nearly gutted after its previous owners left. The original bar was stripped down to its concrete foundation and the bathroom needed serious updat-ing and cleaning.

Tina wanted the basement to have a totally different feel from the upstairs décor, which tends to be lighter and a bit whimsical. So, black was her color of choice. The bar area’s hickory cabinets feature Grabill’s Shade glaze, which gives the wood its black tone. The saddle-hued laminate countertops bring attention to the wood’s grooves.

A second bar-like area was created near the room’s pit, which houses a sectional and faces a large-screen television. This arrangement allows people to sit at the bar and either face the television or enjoy the gas fireplace. The basement also houses poker, billiard, foosball, and hockey tables, as well as an authentic telephone booth created to hide a supporting post.

The room’s bathroom was also redone to complement the basement’s color scheme, including terra cotta colored tile for the flooring. An outdated mauve bathtub was replaced with an in-and-out shower. The bathroom is perfect for when Tina’s two teenage children come in from the pool and want to shower before going upstairs.

when one of its owners took out the anger of their pending divorce on the property. While the home’s state was incomprehen-sible, something kept calling Tina to return and each time she became more deter-mined to make it her home and to restore it to its original glory. “There were so many possibilities with this home, although I knew it would be a big ordeal,” Tina says of her multiple visits in early 2005.

Finally, Tina and her husband, William, took the plunge and purchased the prop-erty. Tina now had a clean canvas on which to work and she found various ways to gather her ideas. She attended

018-023 nFEA WorkInProgress.indd 21 9/13/10 12:41:55 PM

Page 22: Dayton Housetrends

22 housetrends.com

A private room sits on the other side of the basement where Tina has her Pilates studio, but aside from that the room is really a retreat for her 16-year-old son and 13-year-old daughter. “They have a lot of sleepovers there, play Xbox and just have a lot of privacy,” she says.

A great place to end any dayNot to be outdone, Tina spent plenty of time planning for an in-house getaway for her and her husband. The home’s master bath had so much empty space that “any-one could have easily done cartwheels inside it.” Tina had fallen in love with the walk-thru shower designs at Homearama a few years ago, and thought she’d have enough space to accomplish the look in her new bathroom.

The plan called for uprooting the origi-nal tub, which was located along the outer wall, and pushing it at least five feet into the room. The new shower, which fea-tures multiple shower heads, now runs along the entire back of the bathroom, conveniently hidden behind the tile wall and stained glass window. The room’s orginal windows, which are now inside the shower, were converted to glass block to take the beating from the water.

Rich cherry vanities on each wall are accented with ceramic countertops and black matte finish faucets. Tina’s vanity also includes an extra sitting area with a three-foot wide drawer underneath the counter.

In addition to the master bath, Tina also redid her daughter’s bathroom, but in a much different style. Decorated with light-lime green walls, the bathroom seems more Victorian with its refinished clawfoot tub and floral print shower cur-tain. When she doesn’t need complete privacy, she’s able to enjoy a beautiful view of the home’s back yard.

While the home’s transformation was a huge undertaking, Tina did her part to make it happen in just a matter of months.

She was at the home nearly every day and when contractors needed certain things, she was the one to go get them. She didn’t want anything to stop their progress. As a result, they were able to move in one week before Christmas and decorate just in time for the big day.

For Chapman, it was incredible to work with a clean slate, using his talents and past experience with Tina to create a dream home. “You don’t get many opportunities to take a house and transform it to that extent,” he says. “Being able to work on every room in a house was a lot of fun.”

Perhaps Tina’s biggest gift was just see-ing her dream become reality. “It turned out exactly how we wanted it,” she says. “It is a wonderful place to live.”

Value is a primary concern most people seek when looking to do improvements on their home. Our clients are certainly concerned with getting the best, most functional space for their money. A well-planned design is the fundamental basis for achieving value. This is a process that involves a great amount of input from the client, and the designer. The designer’s role is to take the customer’s ideas and needs, then work them into the forms and style that fit them perfectly, all while staying in a budget that the customer is comfortable with, and is appropriate for the home.

Paver Planet begins every project with this in mind. We feel that many companies may be able to provide an attrac-tive installation for their customers, all for roughly the same investment. But, having it function as beautifully as it looks is the true value that we strive to provide every time.

The customer described above for the Backyard Challenge is no different. In this case they have a relatively small space. This presents a set of parameters that both benefit and restrict the design process. Small spaces allow for a more intimate feeling space but you have to avoid making it feel too confined. Simple, clean design is essential when work-ing with small spaces. As a landscape designer, you have to

take into consideration that the customer will add furnishings and other elements to the space once it is complete. This can make a small space appear cluttered if the basic structural components are too complicated.

You will see the proposed layout is somewhat linear in form. We chose to place a focal point fountain at the end of the patio to help define a central axis of the space. This helps to create a longer, more spacious feel to an otherwise small area. Additionally, the white-noise sound of water is a soft, ambient addition to any outdoor space.

The patio itself will easily accommodate 4 to 6 small tables, plenty to serve and seat groups of 10 to 20 people. The gate at the side of the patio allows access to and encourages visits from the friendly neighbors next door. To help define the space as an ‘Outdoor Living Room’ the row of approxi-mately 12’ tall upright evergreens behind the fountain serve as a privacy-creating backdrop to the focal point. A row of low, roughly 4’ high plantings along the property edge create a colorful and neighbor-friendly definition to the side of the patio area. This height is good because it provides relative privacy while seated for dining, but still allows views and neighborly interaction while standing.

While the construction of outdoor kitchen spaces is gaining popularity, this retired, empty-nester couple has opted to utilize the covered porch on the back of the house for their grilling space, taking advantage of its close proximity to their kitchen. This not only allows for covered grilling space in inclement weather, but it increases space and flexibility of use on the patio level.

Our customers don’t mind maintaining a small garden space that they can enjoy the fruits of in their homes. In this case, the small area behind the garage is perfectly suited to a mixed use cutting garden, for fresh flowers, plus space for fresh vegetables and herbs. This area is easily watered from a rain barrel system that collects water off the adjacent garage roof.

Paver Planet sources materials from a wide variety of suppliers, allowing us the ability to offer the perfect materials for each customer’s home. In this case, the customer and designer have selected a neutral-colored, tumbled clay paver with a Travertine marble inlay. As this is a small space, carefully selecting a monochro-matic color scheme for the pavers is essential to avoid-ing an overly complicated look.

Overall, this project has a simple, spacious, loosely formal setting. It is a great setting for nice dinner gatherings, casual cookouts and simply relaxing with family. Having the versatility to serve many purposes is the best long-term benefit of a great outdoor living space. Adding colorful shrubs, complemented by sea-sonal color helps to give a space like this a comfortable, garden-like feel.

Ultimately, the customer enjoys a beautiful and func-tional addition to their home. The properly installed paver work and attention to detail insures that the project will look great as the landscape matures. This is how the value of the project reveals itself over time. The best-planned investments always do.

Tigerwood is an eye-catcher that comes from the Goncalo Alves tree, com-monly found in South America. Its base color ranges from a golden yellow to a neutral brown, but what makes this species stand out is the black and brown striping effect that gives the wood its common name. Tigerwood also has a high Janka, or strength rating, mea-suring in at 1,850, which is about 300 higher than most oaks.

Lapacho is an extremely durable hard-wood that is known by many names such as Ipe, Brazilian Ebony, Brazilian Walnut, Ironwood, Irontree and Tajibo. In addition to being pleasing to the eye, Lapacho is a very safe wood with a Class A fire rating. In fact, it shares the same class of fire-retardant materials as steel. Sapele wood comes to us from West and East Africa. To some the wood is known as Gold Coast Cedar because it has a cedar-like aroma when first cut, but the similarities end there. Sapele is a highly prized furni-ture and cabinetry wood and is picking up popularity as a flooring choice. It has a fine texture, with an interlocked grain that is sometimes wavy.

Quickly becoming one of the most common types of resi-dential flooring, bamboo offers homeowners a sleek, clean look with a variety of benefits. The popularity of bamboo flooring couldn’t have come at a better time now that homeowners are trying to live a more environmentally conscious life. Compared to other hardwoods, Bamboo is extremely fast-growing, reach-ing maturity at heights well over 50 feet. Additionally, it is harvested over and over again from the same plant. Beautiful, strong and environmentally friendly, Bamboo flooring seems to be popping up everywhere from your yoga studio to your bedroom.

Rustic cabin a perfect spot to call homeBy Christina Kleiner | Photos by Robin Victor Goetz/RVGP, Inc.

Gatlinburg, Tennessee is synonymous with mountain retreats and rustic cabins. Families travel several hours to spend a long weekend in the woods, relaxing in a cabin tucked into a hillside high up in the Great Smoky Mountains. The world seems to slow down the moment you walk up the porch steps and through the front door. For most people, if they are lucky enough to get away for a vacation, this happens once a year. But for Bart and Debbie Goodwin, this is everyday life.

A chance encounterThe cabin sits on 12 acres along State Route 73 in picturesque Waynesville. The couple bought the property eleven years ago. “We’ve lived in Waynesville since 1989 and had driven past the lot for years,” Debbie says. “One day, we saw the For Sale sign high up in a tree and we couldn’t pass up the opportunity.”

They moved into the old, dilapidated house that sits along the road. Family and friends suggested they bulldoze the house, but the couple fixed it up with the intention of living in it for one year before building a new house. However, that one year turned into nine.

During those nine years, Debbie and Bart started their own business- a garden decor store called The Secret Garden. Both had been working in the corporate world for years and decided to try their hand at something different. “We took a leap of faith,” says Debbie. “We knew we had the visibility thanks to the antique shops, Caesar Creek and other activities. It’s been wonderful.”

A slight change in plansThe growing business forced them to postpone building their new home for several years, but their initial desire to build a log cabin remained intact. “We love that rustic feel of the log cabins, but then

we heard about the maintenance they require. With the business, we didn’t need to add more work to our plate,” Debbie says.

Instead of a log cabin, the roughly 2,000-square-foot home features a cedar exterior with a covered front porch and a spectacular multi-tiered deck along the back of the house. The interior keeps the rustic, natural feeling alive thanks to the knotty white pine walls and ceilings and the soaring two-story stone fireplace in the living room. Windows flank the fireplace, providing unobstructed views of the woods behind the house.

The adjoining dining room features a custom-built dining set made of reclaimed wood. The table is several shades darker than the walls and hickory cabinets in the kitchen, adding dimension and visual interest to the space. “I had been looking for a table since we finished the house. We came across the company in Atlanta, Georgia. I gave them the dimensions and they whipped it up. I knew it would be perfect,” Debbie says.

The first floor master suite is located on the opposite side of the house. The bedroom’s private entrance to the deck offers breathtaking views each and every morning. The master bathroom offers its own view of the front, thanks to a large picture window above the soaking tub. “It doesn’t matter

where you are in the house, you always feel that connection to nature,” Debbie says, adding that a guest bedroom and a home office located on the second floor also incorporate the same design.

Peaceful momentsFor Bart and Debbie, it’s the peaceful sur-roundings that make this house so special. The back deck is where you get the feeling that you are somewhere else,” she says. “We’re working seven days a week, so a half hour sitting in the hot tub on the deck means the world to us.”

where you are in the house, you always feel that connection to nature.” —Debbie Goodwin

The original single-level deck ran along the back of the house, but Debbie and Bart felt the railing was blocking the view. To take advantage of the outdoors, they added two lower decks, one to hold the dining table and the other for the hot tub.

The new deck provides the perfect loca-tion to take in the changing seasons. Debbie says she enjoys winter the most. “Everything is white; it looks like a winter wonderland,” she says. “We’re also lucky enough to see an abundance of wild-life throughout the year: everything from deer and turkey to raccoons.

For the Goodwins, family vacations aren’t as necessary as they were at one time. Every morning Bart and Debbie wake up, enjoy a cup of coffee on the deck or in the living room and then make the short com-mute, by foot, to work. They do enjoy going on vacation—they’ve visited Cancun a few times and recently returned from a trip to Chicago. “We love going away and seeing different cities,” Debbie says. “But we love coming back, too. Every time we walk through the front door, we look around and we smile. It just feels good.”

Washington Township kitchen gets a do-over

By Alison Bour

Most people would hate the thought of giving up their family

room, but Harriet and Larry Roberts couldn’t be more thrilled.

The sacrifice led to a kitchen large enough to accommodate

their every cooking whim and their guests simultaneously.

Transforming a cozy kitchenThe Roberts have lived in their Washington Township home since 1971 but never got around to revamping their galley-style kitchen. “It was very efficient, but it was ‘cozy,’” says Larry about the lack of space. “It couldn’t really handle more than two people at a time.”

They had planned for several years to renovate the kitchen. Harriet, a mas-ter gardener, says several friends in her gardening class hired Hurst Total Home to redo their kitchens. “I liked the work-manship and overall design of the final product,” she says about the design/remodel firm. “One of my friends had four different renovations by them so I trusted her opinion.”

During the initial meetings to draw up plans, the Roberts say they weren’t sur-prised to hear Hurst recommend taking out a wall separating the kitchen from the family room and turning the two rooms into one. “We really didn’t need the family room,” says Harriet. “We have a sunroom, living room and a rec room.”

“We’ve done some galleys over the years that were radically changed,” says Jeff Hurst, certified remodeler and president, adding the greatly expanded kitchen would allow Harriet and Larry all the space and kitchen comforts they could imagine.

“In addition, there was no countertop to the left of the stove, and virtually no space on one side of the sink,” Jeff Hurst adds. “Harriet was storing things in the laundry room and garage.”

A challenging designHurst’s first order of business was to successfully relocate mechanicals and ensure the boiler and heating systems would work since the wall separating the family room and original kitchen was knocked down. He was also able to install a temporary kitchen for the couple so they would be able to stay in the house during the renovation.

Next, he added a three-sided island with a cooktop in the middle. The sink and double-oven were positioned to create the perfect cooking “triangle” for Harriet and Larry.

A buffet is now located on an oppos-ing wall in the kitchen. Katie Hurst, who handles sales and design for Hurst Total Home, says the buffet is intended to serve two purposes: a storage center and an elegant place to serve guests during large gatherings. The buffet features the same granite countertop as the island, as well as a beadboard backsplash. Katie Hurst says the look resembles a classy furniture piece instead of a piece that appears out of place in the kitchen.

While the Roberts don’t miss the fam-ily room, they did retain a brick fireplace original to the home. To bring the visuals together, Jeff used the same granite as the island countertop and buffet area for the mantel. Some additional visual “tricks” provide both an open feel and visual uniqueness to the new room. These ideas included a single-tiered countertop, avoid-ing soffits and staggering the cabinets both up and down and in and out.

A fresh paletteIn addition to visiting with family and friends while she cooks, Harriet is pleased with the fact that she has a terrific view in all directions and out the windows from her cooktop. Jeff also says the new layout showcases the sunroom, which wasn’t possible before the overhaul.

As a master gardener, Harriet has a great eye for décor and color. It’s a bit of a blessing and a curse perhaps. After choos-ing European-style frameless cabinetry in Alder, she looked high and low for the right floor. “I wanted to match the color of the cabinets. I found mostly dark and light, and I wanted medium.”

At the eleventh hour, she found her per-fect fit at McSwain. Then she proceeded

to line the walls with at least 15 different color samples, finally choosing Sherwin-Williams’ Enticing Red.

Harriet did know from the beginning she wanted a fruit theme. One eye-catching highlight in her chosen motif is the sink backsplash. Tumbled traver-tine 4x4-inch tiles are accented with a custom-made fruit mural called Furtetto by Stone Impressions.

During the remodel, she also discovered some creature comforts she didn’t know existed, including an island pop-up mixer component and a granite sink with a low-ered center divider for easier cleaning of pots, pans and cookie sheets.

An engineer by trade, Larry took on most of the less visual decisions. “Harriet is into colors, textures and materials and I’m interested in wiring and plumbing,” he jokes, adding that the wide variety of lighting, all with dimmers, is a technologi-cal advancement he’s happy they chose to include in the renovation.

Jeff Hurst says he’s thrilled with the final result. “I wouldn’t be afraid to cook in the kitchen, but it also has a pristine feel.”

Harriet and Larry couldn’t agree more. “People are amazed and awed when they walk into the kitchen. We all just love it.”
