Even though the calendar says it’s spring, March & April has the most rainfall in Northern California than any other month of the year, but we can still get ready for the warmer weather starting with shopping at the local farmer’s markets. Not only do our local farms make eating healthy, easy and inexpensive, it’s a great excuse to get outside, even if it’s raining!
Buying local food keeps our dollars circulating in our community and is fresher and tastes better. Local farmers can offer food produced for taste, rather than for shipping and long shelf life. It’s better for the environment, because local food doesn’t have far to travel, reducing carbon dioxide emissions and packing materials.
At our produce stands and farmer’s markets, you’ll find everything from almonds, walnuts & pistachios to plums, persimmons & pears. Enjoy an outing to a local farm for U-Pick cherries, apricots, peaches or berries. Just-picked tomatoes, onions and peppers make for a flavorful salsa. Thumb Sucking Habit and its Influence on Dental HealthChildren are born with a suckling reflex and it is associated with nourishment, love, and other warm feelings. Babies have been documented to begin thumb sucking in the uterus in sonograms. Children soon transfer this sucking action to a convenient finger, thumb or even a toe. Children find finger sucking to ward off boredom and also to soothe distress, illness, or tiredness and very soon this becomes a habit. About 33 to 55 percent of three to five year olds suck fingers and thumbs when they get tired. Some of them quit sucking entirely once they begin preschool due to peer pressure but may continue to suck at night times. About thirteen percent of
children entering kindergarten suck a finger or thumb and about 6 percent of seven to eleven year olds tend to suck their finger or thumb at night.
Usually, the more vigorous and prolonged the sucking habit and the more fingers sucked, the greater the degree of damage to the dental growth of the jaw and the teeth and it will become resistant to spontaneous reversal. Between the ages of four and just before the permanent teeth start erupting is when the damage to the palate can be reversed. If the habit continues past four years of age, it usually changes the normal growth pattern and development of the bones of the face, facial muscles and the nose, sinuses, teeth alignment, lips and even the growth of the finger. This, in turn affects the child’s speech, breathing and swallowing. Older children can experience difficulty with socialization and can develop negative self esteem, therefore causing a psychological problem as well.
Therefore, it is very important to deal with this habit early on and children should be treated with respect and
given encouragement, support and love in the desire to stop this habit. Usually, most children would need some type of habit breaking appliance and the dentist can help with this aspect. Sometimes, the child might need help from an orofacial myologist and the dentist can help determine if the child needs this extra help to get rid of the habit. Regular dental checkups with the dentist are usually recommended to monitor the success of the treatment, offering encouragement and to guide and support the child to successfully eliminate the thumb or finger sucking habit.

PRUDENTIAL REALTYIt’s A Great Time To Buy A Rental PropertyHowever, before you make the leap into the world of investment real estate there are a few factors that you will need to know to prepare yourself:
First and foremost “Do the math”. Once you have found the property, but before you buy, sit down and make a list of expenses and pencil out whether the rents will cover your expenses and leave a profit. To determine how much yearly rental income you are likely to receive, ask a local Realtor for the going rates, scan the classifieds and check online sources. Don’t forget to make sure you are comparing like for like properties, compare neighborhood, location, and square footage. When calculating the income, don’t forget to allow for vacancies and potential repairs. A good rule of thumb is to count ten months of rent for income and save two months for vacancy and repairs. Next, work out the expense side; include annual mortgage payments and operating expenses such as, insurance,
utilities, possible repairs and maintenance and landscaping. Subtract total expenses from total income and what’s left is called cash flow. If income is more than expenses, it is positive cash flow. If expenses are more than income, this produces negative cash flow. Generally positive cash flow is the most desirable; however future appreciation should also be considered.
Choose tenants carefully. Whether you act as your own landlord or hire a property manager, it is important to follow a few basic steps. First, get a written application. These can be found at a local office supply store or online. Next, run a credit report showing all three major credit reporting agencies or opt for a more extensive service which cross references several databases. Check references and past landlords. Verify employment; the easiest way to do this is by asking for current check stubs. Make sure the lease will lay out rules about pets, smoking, rent due dates including any grace period and potential reasonable late fees. Please take note that if tenants already occupy the property when you buy, you may have to honor their existing lease terms. If the tenants are on a month to month basis, generally a sixty day notice is required. And above all, do not expose yourself to any violations of the federal fair housing laws which include but are not limited to race, color, religion,
nationality, sex, and familial status. In addition, your state or local municipality may have added others to the list, such as age and sexual orientation, so make sure to check with your local housing agency for a complete list.
Distance yourself; one of the most common problems with becoming a landlord is maintaining a personal attachment to the property. Whether you are converting your current residence or buying a new property, it is important to remember that this is now a business transaction and treat it as such. If a renter fails to pay rent or damages the property, do not take it personally; it is not directed at you as an individual. By the same token, if a tenant is unable to pay, you can’t succumb to excuses or a hard luck story; this is your investment business.

The 203(k) loan offers various benefits:
Properties that are sold “As-is” often would not qualify for a standard FHA loan. However, 203(k) loans are designed to improve, update, and modernize the home. In addition, they enable Borrowers to purchase foreclosure properties that require repairs. Most HUD Foreclosure properties could benefit from a 203(k) loan. Even if a home doesn’t need fixing, Borrowers can purchase a home and finance the cost of “modernization” or cosmetic repairs using this loan. The 203(k) loan allows for owner occupied 1-4 family dwellings as well as mixed-use properties. Where zoning allows, a 203(k) loan can be used to convert a single family dwelling to 2-4 units and vice versa.
Another non-FHA great Renovation loan that works with 20% down is the
Fannie Mae HomeStyle loan. You can with one loan add renovations that equal up to 50% of the completed value of the property. So you could buy a home for $200,000 and use a $300,000 home loan to add $100,000 in improvements. These loans solve a lot of problems for prospective Buyers, so now you don’t have to worry when the kitchen sink shows up missing.

Removing WallpaperThe real secret to successful wallpaper removal is something that happens long before it’s time to remove the paper; it’s done when the paper is being hung. It’s called proper wall preparation! Unfortunately, chances are that you may not have owned the home when the paper was originally installed and that’s exactly why you’re removing the paper. Sorry to break the bad news, but red velvet flocked paper is out! Even if the walls were not prepared to your ultimate satisfaction, you’ll still be able to remove the paper. It just may mean a little more elbow grease and some additional repair work to the wall surface once the paper has been totally removed.
Begin by performing the second most important secret to successful wallpaper removal; scoring or
breaking the surface of the paper to allow steam or a paste solvent to penetrate the face of the paper and weaken the bond. Although this can be accomplished in several ways, two of the most popular are with a scoring device designed specifically for this task or by using a hand saw. The teeth of the saw are run across the face of the paper and result in what an angry cat might do to a predator.
The two most popular methods to remove wallpaper are using a steamer or with an enzyme based solution, which will neutralize the wallpaper paste. Either of these methods is acceptable and, under normal circumstances, will work quite well. A steamer, which can be rented from your local tool rental establishment or paint and wallpaper store, is inexpensive and easy to use. Steam is used to moisten the paste while not saturating the drywall or plaster below.
The wallpaper stripping solution can be purchased from your local hardware store, home center, or paint and wallpaper specialty store. It comes as concentrated formula that is to be

mixed with water and sprayed on with a pump garden sprayer. Be cautious not to use too much or you could soak the wallboard below and end up with more repair work and wall preparation than you bargained for.
Regardless of which method you should use, start from a corner at the top and work your way down along vertical seams, letting gravity help peel back the paper. You may find that using a four to five inch putty knife can significantly improve your ability to separate the paper from the wall. After all of the paper has been removed, thoroughly clean up any paste and paste remover that may remain using a sponge and warm water. Once the wall has dried completely -- generally a day or two -- you can make repairs to the surface with drywall joint compound or another appropriate patching material. A little light sanding and you’ll be free of that purple paisley wallpaper and be ready to move on to new horizons.

WHO’S BEEN SNOOPED?
Their Table is Your KitchenAs I look out my window this morning at 6:30 am, I can already tell what a beautiful day it’s shaping up to be. The local fruit trees are starting to bloom and the hillsides are a luscious green thanks to the recent storms. What a great time to look in a business that pairs entertainment with a menu that leaves you breathless.
Shirasoni brings the excitement of the familiar “Benihana” style restaurant right here in our home town. “Your table is our kitchen” headlines their ad, and for those of you fortunate enough to have visited Shirasoni, you know what this means. When I first walked in the door, I felt like I was in another world. The décor is fabulous; the full cocktail bar is a great place to gather and have your favorite martini and the dining area is full of tables adorned with chefs tossing hot grilled shrimp into their hats.
I think the part I like most is the rhythmic sound of the knives hitting the grill as
they completely slice & dice a variety of fresh meats and vegetables in seconds, right before your eyes. You are seated in a horseshoe table with your private chef right in the middle and the grill within inches of your plate. The fragrance of the seasonings as they hit the entrees makes everyone’s mouth water. I especially like to watch the eyes of the children as they watch the show. Each chef with their own personality enhances the meal with their own performance of turning a grilled shrimp into a magic show.
Listed as a Steakhouse, Teppanyaki and Sushi Bar, Shirasoni is an absolute delight for entire families, friends and even date night. The neat part about this restaurant is that you leave dinner knowing new friends, because you all sit together. Having lived in the Brentwood area most of my life, I have come to know quite a few people and it seemed I saw them all the night my husband and I went to dinner. It truly is one of our areas “Places to be!”
They are open Monday through Friday from 11:30 to 2:30 for lunch. They serve dinner from 4:30-9:30 Monday through Thursday and 4:30-10:30 on Friday. They’re open all day Saturday from 12:00-10:30pm and Sunday from 12:00 to 9:30pm. They are located at 6367 Lone Tree Way and have plenty of parking.

From the moment you walk in the door to when you leave, you are treated with kindness and excellent service. Did I mention the great martinis? In addition, the beer is ice cold and the sake perfect!
Another one of my favorites is the Sushi Bar. The real masters are preparing this wonderful addition to Shirasoni right before your eyes. There is something mystical about picking up chopsticks and tasting the artistic creations of the finest ingredients after dipping them into your own creation of soy and wasabi. It makes me hungry just thinking about it. You can also order from the Sushi menu at your dinner table, enjoying a little appetizer as they prepare your entrée. This counts two points in my book.
So, Shirasoni, the Monthly Grapevine gives you five flying shrimp for bringing wonderful meals and a fabulous show to the East County. Your gracious hospitality comes from every member of your staff.
