Site History The Shoreditch Estate lies on a scheduled ancient monument with the southern half of One shoreditch within the precinct of the priory and Hospital of St Mary, Spital. The Priory and Hospital, which date back to 1197, was dissolved in 1539 under King Henry VIII and was largely demolished or adapted to secular uses. The 17th Century saw a large influx of Huguenots and the area’s historical association with the silk industry was established.

The 17th and 18th Centuries saw the rise in the development of Georgian terraced housing to accomodate the master weavers controlling the silk Industry. However periodic crises in the silk industry brought on in part by cheap French imports and The Spitalfield Riots led to the downturn in the silk market.

By the Victorian era the silk industry had entered a period of long decline and Spitalfields became a byword for urban deprivation. Commerical uses came to predominate the area with houses replaced by warehouses and workshops. The Spitalfeilds fruit and vegetable market dominated the area in the late 19th and early 20th Century.

From the 1960s onwards a “new Georgian” ethos lead to campaigns to save the old merchant terraces and a gentrification of the area commenced. Urban regeneration has seen the erection of large modern office blocks as well as the preservation of Old Spitalfields Market since 1991 when the fruit and vegatable market moved to Leyton.

As well as the commercially led regeneration of the area, it has become well known for its art and music scene, which combined with the vibrant environment, has attracted a new and diverse occupier base of technology, media and telecoms companies to the area.

Location The Shoreditch Estate is located in the heart of Shoreditch to the north of the city of London within the Borough of Tower Hamlets. The area contains a diverse and vibrant range of occupiers particulary from the technology, media and telecoms industries as well as an eclectic mix of restaurants, bars and retailers.

The shoreditch estate comprises of three adjoining sites totalling 0.32 hectares bound by the Shoreditch High Street, Folgate Street, Fleur de Lis Street, Commerical Street, Blossom Street and of course Elder Street in which my desired property is located.

The location benefits from numerous transport locations due to its central location and it is ideally situated less than 5 mintues walk to the north of Liverpool Street station. It is also a stones throw away from Redchurch Street and other very popular up and coming venues.

Shoreditch High Street Station also provides access to London overground with direct links to Canada Water and Highbury and Islington.

LocationThe overall location of the property is in an up and coming vibrant and popular area of Shoreditch. The area itself offers fantastic rail links and transport connections and only being a short walk from London Liverpool Street. The site is due for redevelopement with properties located within Elder street staying the same, as they are Grade Two listed buildings.The surrounding area will of course be developed and a new shopping and buisness hub is planned.

This is the current site plan of the building. The Net Internal Area is 74.6M . This is the perfect area for my store layout. This is very useful for my own research for the proposed design of the store itself.

Proposed Property The proposed property is located on 6 Elder Street, on the right hand side of the road. The building itself used to be part of an old 17th Century silk factory and still has a lot of it’s original features. As you can see from the front of the building, the original crane and large warehouse doors are still to be seen, but not currently in use. These add tremendous character to the property and provide the exact feel and look that I would like for my store. The front of the bu ilding, as well as the interior is solid brick, with exposed steel beams throughout.

Due to the scale and type of building that I have chosen, I would like to make use of the large window located in front of the property while keeping the colour and store name very minimal.

BuildingThe front of the buildings offer a tremendous amount of character. Firstly with its original tall sash windows which offer a lot of light throughout the building and provide a lovely finish. Secondly, is of course the large double doors which can be seen on each floor. They of course would have once been used on a regular basis to transport goods via the crane located on the third floor to each floor of the building. Thirdly the crane itself, which offers an eye catching ‘sense of history’ towards the building. It is no longer in use but provides a very beautiful asthetic.

On the ground floor, we again have the original doors which are surrounded by 11 individual windows, all allowing light into the porch. The large window to the left of the building is great for projections or possible window displays.

Proposed Shop FrontFor my shop front layout, I plan to keep the original features on show, including the brickwork and vintage warehouse doors. I would paint the front of the building in the ‘duck green’ colour shown to the right in the diagram to provide a clean and modern approach to the decor.

As you can see from the front of the building,there are numerous windows which will allow a lot of natural light. On the front of the building where the largest window is located, I plan to project the logo and slogan onto the large window to catch and draw the attention of passers by.

Proposed Shop SignThe shop signage has to be both engaging and fitting with the brand. I have brought forward the idea of using the iron crane located on the front of the building to support the sign.

The crane is such an important part of history for the building and to bring it forward to use it through the brand provides a lot more character and depth to the project. As you can see, a replica steel crane is fixed to the front of the shop, with a steel cable running through the crane to support the sign from above.

The sign itself is very clear and contemporary, showing the store logo and street number.

Interior Design Mood BoardWhen designing the interior of Depot, I researched into the history of factories and warehouses of the similar era of my own. A silk factory contained a unique decor due to the heavy industrial machines and of the course the hand labour. The decor within these large warehouses represents both the era they were working in and the type of job they were carrying out. I wanted to recreate an industrialised atmosphere within my store. Following on from my dissertation, I wanted to create a store that allows you to engage with the products and allows you as the consumer to feel and touch them. The interior demonstrated in my designs has reflected this throughout with the choice of colours, materials, furniture and lighting.

Interior Design Mood BoardFor my mood board, I wanted simple textures, imagery and style to match my own idea of what Depot should look and feel like. As I am representing the brand and showcasing it to the world, the interior has to be both eye catching and practical to see.

My own store will be very unique both in terms of the products on show and the way they are presented. I hope to engage with my consumers and allow them to take their own journey through the store.

Building Materials

Floor: Wooden FlooringTo keep the character within the building I am going to use the original floor boards. The building itself would have been a silk factory, which of course would have had wooden flooring throughout.

The wooden flooring also reflects the craftsmanship that goes into the products and into the building when it was originally a factory.

Wall Decor: Exposed Original Brick Work

Building MaterialsThroughout the building I will have original brick work exposed, along with steel beams and other original features embedded into the wall.

These harsh rustic materials will set the scene of the original factory, and they will also bring to life my own selected products. Each product I have chosen has been hand crafted and made in a workshop or factory. Depot are of course reinventing this throughout the store, in its brand and the history of the building.

Proposed Vintage/ Industrial FurnitureWhen researching into the type of furniture I would like for my store, I wanted to set the scene and push my consumers back in time, but with a comtempory twist. As the store is situated in a vintage warehouse, I wanted to use this to its full potential.

As you can see from the industrial furniture I have selected, it will resemble the past, while showcasing contempory furniture.

LightingLighting within my store is very important and key to how the products are going to be displayed.

Some products, like the bicycles wi l l be wal l mounted with spot lights fixed onto their position. This is to draw your eye to the bicycle and to the height of the room.

The lighting I have selected is both vintage and practical. They light up the store well, while providing a great atmosphere for the store.

Product Placement: CollageWithin this section I have provided mock visuals of what some of the products could look like in situe. They show the type of decor in terms of lighting, flooring and wall space on show.

Product Placement: CollageWithin these visuals I have mocked together examples of how products can be shown and displayed both on tables and shelving. I have also attached products to the wall, which would hang from nails or screws. Above are industrial lights hanging from chaines, offering ‘factory setting’ lighting and effects.

The products themselves are on display for everyone to see, touch and hold,therefore allowing them to interact with the product.

Hanging products on the wall, as though they are being used within a workshop or warehouse.

I like the idea of products being displayed both on shelves, as well as, being placed around the store grouped together floorstanding, like the image to the right.

This engages you with a series of products together in one go.

Within this visual, I am simulating the entrance to the store, which would showcase two of our limited edition bicycles hanging up on the wall. Each bicycle will have its own spotlight fixed to it, to hightlight the product.

Items of furniture like thedesk for example, will be shown in use within the store. This will add bothcharacter and use to theproduct, while engagingcustomers within the store.

Accessories: BagAlthough the store itself is showcasing a lot of contempary items, I feel as though the packaging should be simple and unique. The logo itself does stand out on the brown paper bag.

My brown recyclable bag, is both sturdy and visually engaging to use. The logo is situated on each side of the bag.

Accessories: LabelsMy proposed label is colour coded in order to designate each section location within the catolgue.

The product name and price will be located on the back, along with the ‘section logo’ from the catalogue. This will also he lp customers f ind products within the store just by picking up and looking at the catalogue.
