Designed to create a new urban retail landmark in Hong Kong’s famous Causeway Bay shopping district, Hysan Place is a unique vertical mall comprising approximately 42,000m2 of retail space spread over 17 levels.

The concept of the interior design was to create a contemporary retail personality, reflecting the brief that celebrates the themes ‘hip, trendy, young and fun’ and embodying these elements to pitch the destination as ‘The Place for all things Stylish’.

Since opening in August 2012, Hysan Place Mall has been immensely successful, enticing new international brands to the Hong Kong market and on its first day of opening attracting over 130,000 visitors.

The interior planning that uniquely blurs the retail boundary and enhances the shopping experience has been key to the development’s commercial success. Several retail anchors have been attracted to the full floor tenancy opportunities, while other brands thrive on the floors themed for their specific merchandise, designed with open fronted stores that add a sense of discovery to this modern retail destination.

Hysan Place is the first shopping centre in Hong Kong to be awarded the US Green Building Council’s Leadership in Energy and Environmental Design (LEED) Platinum certification for sustainable design.

TS The challenge of a vertical mall is obvious. To overcome this, Benoy purposefully zoned the interior space of Hysan Place Mall into two distinct levels.

The lower mall floors have been designed for Retail, with a crisp and fresh interior that encourages movement. The design unfolds around the concept of a street plaza that has been opened up by a skylight and connects the two main entrances from Hennessy Road and Kai Chiu Road. The crisp interior and glass balustrades allow for clear sight lines to the retail floors above to allow the merchandise to be the focal point of the space, working to draw visitors upwards through the retail levels.

The upper floors of the mall have been dedicated to the Food and Beverage (F&B) zone and have been designed with a different vision; to be cosy and inviting, encouraging the visitor to stop and rest. The personality of the higher dining levels is one of warmth and a richer ambiance has been created through the strong wood tones across the walls, flooring and escalators, enhanced by the natural daylight streaming into the area from the upper atrium.

TSBoth the lower and upper areas have a unique main centrepiece; two grand atriums pour natural skylight into the areas they each dominate. The two atriums have a dramatic curved design that flows down into the architectural lines of the mall. Subtle LED lighting has been incorporated to highlight the bold curved edges and excentuate the drama and appearance of the skylights. The curved sculptural interior creates a feeling of fluidity to inspire movement through the mall.

Not only working to open up and enhance the interior spaces of the vertical mall, the skylights have also allowed for the introduction of special outdoor spaces on the rooftops above them. The Sky Garden on the 4th floor above the main atrium has helped add another element to the retail experience, functioning as a public outdoor space, integrating garden elements and offering a relaxed viewing space to watch over the dynamic Causeway Bay district.

CIRCULATIONDue to the layout of this super vertical mall, careful consideration was paid to the retail and interior planning. It was extremely important to ensure a smooth circulation flow for visitors from street level all the way to the upper levels of the mall. The concept of the express escalator system was introduced to provide rapid transportation by skipping intermediate floors and this was complemented by traditional floor- to-floor escalators and energy saving double decked express elevators.

The circulation and navigation design for Hysan Place also presents visitors with a special feeling of discovery. The relatively small foot plate and myriad of vertical transport options not only allows for efficient circulation, but also delivers a number of different routes through the mall, without creating confusion or disorientation. New facets of Hysan Place Mall are constantly unveiled to visitors each time they adapt their journey both up and down the 17 levels.H

TSPERSONALITYQuirky use of graphic street art imagery is featured throughout Hysan Place Mall, appearing in spaces visitors wouldn’t normally expect such as the washroom cubicals and elevator interiors, to create the youthful, fun, and discovery style ambiance that appeals to the target demographic.

Playful word motifs were inscribed in various locations, further highlighting the mood of the interior and engaging the visitor within the space. Other visual features were designed to reveal and disappear as you move through the interior, such as large scale pixelated images on the lift car lobbies and the many thousands of mirrored panels along the express escalator that reflect glimses of the city as you pass by.

To help visitor orientation clever interior details such as floor number ceiling detailing where adopted. In design the specific spaces of the mall were created with their own personality to further assist orientation.

TSSOCIAL SPACESFor the Causeway Bay community, which has a dynamic and at times chaotic environment, the ground floor of Hysan Place Mall was deliberately raised up to create an inviting and calm haven away from the busy streets below. Essentially the design has established a natural meeting and event place, akin to a modern town square. This floor of the mall is open to the elements giving a fresh and flowing feeling that gives a welcome resbite in this popular district.

Once inside the retail mall, visitors are attracted on a journey to the summit where the design for the upper dining floors has focussed on establishing an intimate and inviting atmosphere with an emphasis placed on communal spaces. The calming ambience of the space encourages visitors to dwell in the large open dining area that features an array of shared tables, benches and booths for diners to utilise as they wish.

The concept echoes the natural and fun elements of the brief through the material selection and enabling guests to create their own dining experience that is not restricted by the design of the space.

Convenient connectivity to Hong Kong’s MTR Island Line and the mall’s location along the major bus and tram thoroughfare of Hennessy Road has also played an important part in ensuring Hysan Place is a social hub for all to enjoy.

GREEN SPACESAs a green building, Hysan Place’s investments in the community are sustainability-based. The 16th floor rooftop is being developed into artificial wetlands, in cooperation with the local tertiary education establishment City University. The wetlands will be completed early 2014 are will be a first for Hong Kong. The initiative will help to recycle grey water, and also fulfil an important mission of educating the local youth on recycling and green issues.

On the 40th floor roof of the development is Hysan’s Urban Farm; approximately 560m2 is being organically farmed throughout the year and managed by a farming NGO, SEED. The participants include many staff members of Hysan Portfolio tenant companies, Hysan’s own staff, and Hysan’s residential tenants, among others. The Farm has been playing an organic farming teaching role, with a number of NGOs visiting the project including St. James Settlement and Hong Chi. Through the Urban Farm, groups of children, many with underprivileged backgrounds, have had the opportunity to learn about basic farming techniques.

Plans are being made to open the 40th floor to the public in the very near future, with green tours allowing visitors to view and take part in the farming initiative.

TSSUSTAINABILITYAs a LEED Platinum standard installation, the first of its kind in Hong Kong, Hysan Place is at the forefront of sustainable shopping centre design. The award is a testament to the careful design of the development that includes environmentally conscious iniatives such as: energy efficient light sources; water saving devices; recycled resources; Urban Windows; high efficiency HVAC and VSD systems; FSC certified materials; vegetated sky and roof gardens; and a Rainwater Harvesting system.

The use of sustainable materials has also been aesthetically integrated into the design of the mall, most notably in the distinct flooring concept. The timber flooring was sourced from reclaimed teak stocks, the 200 year old wood is used in harmony alongside neutral coloured reconstituted stone to create another level of character for the interiors. The different materials have been laid in an pattern that echoes the sweeping curved lines of the surrounding architecture to complement the interior detailing.

Hysan Place is at the forefront of sustainable shopping centre design as the first LEED Platinum designed retail development in Hong Kong.
