1. Obtain an updated search from the relevant Land registry in order to verify that the owner is duly registered as such and that the property is not subject to any charges or damaging development schemes. This essential search will also show whether the official description of features, sizes and boundaries matches reality.2. Find out how long the present owner has had the property and what price he/she paid for it. If, for example, the property was acquired last month for €50,000 and is now on offer for €500,000 (or vice versa).3. Obtain information about the prices of similar properties in the same area.4. If the owner is a company, obtain a search from the Commercial registry to find if the company is solvent and identify the person who can sign on behalf of the company.5. If it is a recently built home or major improvements are intended, check with the local Town Hall that the necessary permits have -or will - be granted.6. Find out whether the owner has any pending debts concerning local taxes (IBI). To start with, ask to see a copy of the last payment receipt. 7. Do not accept that any deposit must be a specific percentage of the price. Everything is negotiable.8. Only pay a deposit to the registered owner who is selling the property, or a person who has a power of attorney to receive such a sum (no to any intermediary) and make sure that a signed and properly drawn document is obtained as evidence of such payment.9. Finally, it is essential that the purchase be noted in a deed signed before a public notary that can be registered in the Land registry.

The Foreign Office says it has received an assurance from Spain there will be no repeat of the bag-opening incident at the centre of a diplomatic row.UK official baggage was opened by the Spanish Guardia Civil at the Gibraltar border on Friday, prompting a formal protest by the British government. But Jose Manuel Garcia-Margallo, Spain's foreign minister played down the incident and had denied Spain opening a diplomatic bag as it crossed the border from Gibraltar, insisting that "technically it was not a diplomatic bag"He added: "A mailbag was opened, which is not a diplomatic bag in accordance with article 27 of the vienna Convention." The position of the Spanish Government was rejected by the British Government Tuesday night, prompting a formal protest. The Spanish had put the incident down to an "error" by a junior official, UK Europe Minister David Lidington said.Prime Minister David Cameron said he was "reassured" by Spain's response.Mr Lidington told the Commons: "The explanation which the Spanish have given to us... was that this was an error at junior operational level at the crossing point between Gibraltar and Spain.""The more senior Spanish official present put a stop to that interference with our official correspondence as soon as he realised what it was that was happening."

They kept in contact via email to ensure everything went to plan and they were blown away by the lengths that the team at Bobby´s went to to make their visit one to remember. The group visited every day for 3 days making the most of the warm and friendly atmosphere and quality drinks at a great price including Bobby´s 1€ a pint deal!. Mark and the team at Bobby´s donated prizes for their guest’s tournaments and competitions, with Champagne for the winner’s free drinks and shots. To top it all off the bobby´s team went out their way and booked in a street performer who was juggling fire on a unicycle just for them! It’s all you need for a great read.Issue 10 / 29 Nov- 04 December

Benidorm’s 30th annual half marathon was a fantastic success again this year with over 1900 runners taking part, fans and

spectators cheering everyone along the whole route and to top it off, Brit Joe Bailey took the home the gold! The day started off with the 10k run (also known as the popular race) this shorter race was a fantastic turn out, allowing all people of all ages and fitness levels to take part. It started just after 9.30am and with only a few minutes gone, the starting line was packed with eager runners to get the half marathon underway. At 10am prompt Agustin Navarro (Mayor of Benidorm) held a starting pistol high into the air and with a loud crack the runners were off! It really was a great day for running, with a light breeze helping participants keep cool under the sun and blue sky with only adding a slight bit of wind resistance for the competitive runners. With nearly an hour gone the crowd formed again by the finish line awaiting the leaders and at just 1 hour 10 minutes and 25 seconds Brit Joe Bailey from Salford (last year’s 2nd place) charged to the finish just under 2 minutes ahead of the rest. The race had been won but the excitement was not over as there were two more podium places to be won and it finished with only 8 seconds separating the next two runners. In second place came Juan Antonio Fernandez Cantos (1.12.28) and in third place ruben Caballero Piernas (1.12.36)Joe ran in the Benidorm half marathon last year and came 2nd with a time of 1.12.2, he managed to nearly shave 2 whole minutes off his own record and take the gold. Joe told our team on the scene “I really enjoy this race, this is my second time and I am really happy to have won. I normally focus on shorter distances 5k and 10k runs and I felt like today was more like one of my training runs. I will definitely be back with the team next year”.

Joe is part of the Salford Harriers and Athletics Club; founded in 1884 this is one of the oldest clubs in the country and is in fact probably the most famous Northern Club.

Last May the rabasa Plan was annulled by the courts. The plan included an Ikea in Alicantes rabasa district, this was flawed and judges decided to annul the plan in several separate rulings. However, Ikea still want the rabasa site to compared to other options and Alicante city hall wants still would like to place Ikea in their district. The council may have solved the problem with a Strategic Territory Enactment (ATE) this removes the chance of 13,000 planned homes being built but allows a path for Ikea to still find a place in rabasa. The new plan would be to build a shopping centre as well as an Ikea, it would occupy 300,000 square metres of the 2.3 million square metre site, with another 120,000 square metres allocated to other

businesses such as restaurants, offices and retail outlets. The Urban Planning councillor, Marta Garcia-romeu is confident this new plan will be approved within a month. And the proposal is currently being considered by the regional government. If the proposal is successful the local city council €90 million for Ikea’s building permit and other dues, plus an annual €4.5 million in IBI rates and other taxes. The centre would also provide 9,000 direct and indirect jobs.Currently the nearest Ikea for local residents across Marina Baixa (Benidorm, Altea, Albir, La Nucia and Alfaz Del Pi) is in Murcia, if this plan is to be approved it would cut journey time by two thirds!

BEniDORm ciRcUSmucH mOrE tHan just a circus

The circus tradition was inherited from China, Egypt and Greece then it came to rome where large buildings were built to entertain the people. Horse races, exotic animals, jugglers and acrobats were found all over the world and were introduced here and this form of entertainment was created by the roman Empire. In The Benidorm Circus the quality and originality of the show has helped brought people from far and near to experience a night of pure entertainment. Benidorm Circus is worth seeing for its beauty, quality, finesse, elegance and unparalleled appeal. Emphasizing the use of human artists, Benidorm Circus does not use animals. Instead it combines artists and street

musician elements, opera, ballet and rock. The act includes contortionists, jugglers, trapeze artists and clowns in incredible, original and colourful costumes. The music is also original and specially created for the show, they also incorporate laser and lighting effects which are truly brilliant it really brings the show together and keeps everything up to date and modern. The show lasts for about 3 hours, and although the circus has traditionally been a kid’s show Benidorm Circus is intended for adults and children.

Bar MarianosCalle Gerona 49, BenidorM

“Great breakfasts and burgers”Reviewed November 1, 2013We had a breakfast everyday really good value for money. Burgers and pizza really tasty. Portions ample as well. Have been several times and have never been disappointed.

“Good quality food served 24hrs a day!!”Reviewed November 1, 2013We ate here 3 times during our recent weeks hol. Nothing fancy or pretentious, just good honest food at reasonable prices.Pizzas are delicious & i loved the chicken curry. Can get a bit rowdy at times with stags.

“Priority service if you are Spanish”Reviewed November 1, 2013We called in here on our way back to our hotel as we had passed a few times and it always seemed very busy so thought it must be good. The waiter we had looked like he would rather be anywhere else than there. He served all the spanish customers first before coming to our table, plonking down the paper place mats and asking what we wanted. As we didnt have any menus I ordered a cheeseburger. My partner only wanted a drink so at this the waiter snatched his place mat away rather abruptly and stormed off. Drinks were fine but then again you cant really go wrong with 2 cans of pop!! When my ‘cheeseburger’ came it was actually a cheese toastie!! So not only was he a miserable g*t who it seemed was beneath him to serve the english he also didnt listen to the orders. Would prob give it another chance if we had a different waiter next time.

“Good food at honest prices”Reviewed November 1, 2013Everyone was raving about Mariano’s, and it certainly lived up to its reputation. One to definitely try is the chicken, which comes marinated in a curry-like sauce which is extremely tasty. For those on a tight budget, try the chicken baguette which is also healthy and worth what you pay for it. However, be prepared to sacrifice on surroundings as it’s a little bit grotty.

“Our experience”Reviewed November 16, 2013What a great show by Levi First class act and performance. Great stand up comedy act well worth a visit my wife and I enjoyed it.However we went for dinner and it was nice what we did not realise and its our error, we thought you had to go for dinner and then the show. we only realised this when we had finished (so much food, we couldn’t finish it).we had to leave restaurant as we couldn’t bring our ordered bottle of wine into the show area. we went outside and the chairs and tables were chained up!!!we were puzzled and so were other diners. It did put a damper on the experience. We decided to enter the show anyway. We had a drink and sat back to see the show. I am glad we did.So, in summary, you don’t have to go for dinner to see show, come on in, no enterance fee!!!!! and drink at a very reasonable cost. That is incredible value to me

“Excellent lunch”Reviewed November 15, 2013Although we were all inclusive at our hotel we like to eat out too and decided to hava a lunch here on the way back to the hotel. There is an extensive menu with something to suit all tastes and pockets. You can dine a la carte and there is also an excellent 11 euro 3 course menu. We decided to have a main meal but could not resist the choice of desserts to follow. Having dined there on previous visits we knew the food to be excellent as were the staff. We definitely recommend it if you want a delicious, filling, well cooked and well presented meal.

“Top class”Reviewed October 3, 2013Beautiful 3 course meal, superb Yorkshire puddings. Followed by a top class cabaret show, Levi and all the artistes are very professional, ruby rocks is hilarious (Britney Spears watch out !!!!) would highly recommend a visit when you are in benidorm.

John & Joseph’s Calle Gerona | playa levante, BenidorM

“Been going here since 1993”Reviewed November 17, 2013I holidayed in Benidorm twice a year as a child and we always ate at John and Joseph´s as it was cheap and cheerful and, if I am being honest, all we could really afford after blowing all our money on a holiday in the first place. I have just been back for the first time in 10 years and went to John and Joseph´s for nostalgia reasons.1 Euro a pint and cheap and cheerful food. Lots of people on here moaning about poor quality ingredients and things being so different to their usual Sunday dinner...here is some news for everyone moaning...you are in Spain, you are not going to get the best roast you have ever had! And for 3 euros what do you expect! If you go to John and Josephs with the hope of getting some cheap decent food you will be very satisfied. If you go expecting silver service and an al a carte menu then you will be left weeping at the bar while you wait for Sticky Vicky to entertain you.

“Cheap and cheerful”Reviewed October 10, 2013if you need somewhere to go for a quick meal or just a drink john and josephs is the place to go,cheap drinks and cheap and cheerful food all served with a smile.

“Friendly Staff”Reviewed October 10, 2013Been coming here for many years.(The Original J&J) Thats what we call it, j j’s. lol.. very friendly people and the food is excellent value for money.....not to be mistaken for the John josephs on the end....that used to be a clothing shop...till these people took it on. and decided to cash in on their neighbours name, and miss-leading people into thinking it All belongs to the same people...Not....John & Joseph’s..is the one right opposite the Ambassador Hotel...Not the one on the end.

ShOpping & StyleHow to dress for travel: Autumn/Winter Casual

With the holidays fast approaching, I’m sure there are plenty of you

out there planning on travelling to see friends and family from Christmas Eve to New year’s Day. And whilst the prospect of visiting relatives and mates that you haven’t seen for a while may be an exciting one, the idea of packing for said trip can be something different all together. As a modern, sartorially-inclined male, editing any form of travel bag can soon turn into a nightmare. A heady combination of wanting to include basic pieces, on trend items and the occasional ‘just in case’ shirt can often leave most guys weeping into their paisley pocket square.Luckily for you guys, that’s where FashionBeans comes in. In reality, men don’t need a lot of options, they just need the right ones. When you begin to understand exactly exactly what these are, packing will become an absolute breeze. Who knows, I may even reveal some of my own personal packing tips to give you that extra

competitive edge.BUSIneSS or PleaSUre?There are two primary reasons for travel in the modern era: business or pleasure. This first article in a two-part series will cover pleasure – or, in other words, travel that is not being done for work. Business will follow next week. With that in mind, let’s begin...

tHe BaGFirst things first: the bag. you’ll want to pick up a medium sized leather holdall that can be used as carry-on.For the purpose of this article, I’m assuming that your time away does not extend past five days, which, with the right choices, a holdall can easily accommodate. Anyone who is telling you to take a suitcase is wrong – they only lead to additional hassle (trains) or increased cost (planes). Go carry-on and your life will be a lot less stressful and a lot more enjoyable. There’s also a certain pleasure to be found in living out of a bag for a few short days.

With almost a third of the Season gone and the International Breaks out of the way till next March it was all systems go in the Fantasy League as the Premier League resumed last Weekend with a bang. The 9 games played produced for the Fantasy 30 goals,5 clean sheets,29 yellow cards and 2 red ones. Crystal Palace’s Bolasie and Sunderland’s Wes Brown both went for an early Bath. Who said Black Cats were lucky. referee Kevin Friend was not so friendly in dismissing Black Cat Wes Brown. Kim’s Ginger United continue to dominate the Fantasy with a 17 point advantage at the top over the improving Little Hulton Albion. Eric’s Gluepot Mahou Men & Steve’s Britannia Foods F.C. both moved up 1 place and are in 3rd & 4th place. At the other end of the Table Kim & rachel’s Team El. Nui Baddies are relying heavily on Liverpool’s Luis Suarez to get them out of trouble at the moment he is flying with 52 Fantasy points since his return. The Junior League is being headed by Abby’s Brigade who have a 14 point advantage over rocky’s Mini Spurs.Ben’s Boys are rooted to the bottom spot and are well behind the nearest Team which is Jack’s Bubble Jack 8 F.C. Abby also leads our Golden Boot League which is sponsored by Leonard Knowles Construction. They have potent Strike Force up front with Liverpool’s S.A.S. and Manchester City little Argentinian Sergio Aguero who this Season have amassed a massive 140 Golden Boot points between them. In our Mark Carter Ladies Section Kim’s Ginger United have been at the Summit now for 7 Weeks and have built up a fairly

big advantage over 2nd placed Ann’s Team Golden Girls the distance 69 points.Danielle’s Team Charlie’s Chicos have qualified for a stake on our Cellar Bar Cert tip selected by Ian Charman after notching up a creditable 62 points. Two Teams are heading for our Premier Imports Draw at the end of the Month for a case of sparkling Wine and they are the highest scoring Team which was Johnny’s Big Fat Striker with 67 points and our lowest scoring team Joanna’s Capitol Palace with a miserable minus 6. Manager of the Month for November is being kindly sponsored by Suni at the Hotel Moli in Alfaz who provide a fine array of tasty Indian Dishes (Ask Nick). With 1 Week to go Johnny’s Big Fat Striker are in pole position 14 points infront of Kim’s Ginger United. Gary’s Blue Moon and Britannia Foods F.C. are in contention in 3rd & 4th place. The fastest moving Men’s Team this week is Chris’s real Attempt C.F. who moved up 61 places to No 118 which means he has earned a super Breakfast for 2 at rafters sponsored by Kate. This Weekend the next round of our eagerly awaited K.O.Cup Competition takes place so Good Luck to all the 128 managers taking part. Don’t forget to keep an eye on how your team is performing by visiting our website which is www.alfazffl.com or if you can’t access a computer you can always pop into one of our Bars which display the Tables and results on their Notice Boards in Moraira Tich’s Bar,in Albir Hepburns & The Local and in Alfaz The El. It’s all you need for a great read.Issue 10 / 29 Nov- 04 December

HoroscopeYour weeklyYour amazing personal energy is crying out for exercise of some kind on Monday, so try to indulge it. Even a brisk walk should do

the trick! You need to really listen to people this week, though it may be hard to avoid the temptation to criticize flaws as soon as you spot them. Encourage the people in your life to look at things with fresh eyes and critique their own work - they should learn more that way. The weekend is a time of emotional turmoil for you, though the odds are good that you don’t know exactly what’s going on down deep.

ariesYou don’t back down on Monday, even in the face of overwhelming evidence. You may not take your opinions all that seriously, but

you defend them tenaciously! A new understanding comes your way midweek, and while it might be a bit disruptive, you can accommodate it eventually. Have fun on Thursday and Friday - you deserve a break, and you and your people are all filled with great social energy! Volunteering or community service (however you decide to define that) is perfect for your mood this weekend.

Gemini

Monday is a great day for shopping - within your limits, of course! You are more attuned to quality than usual and might find some

deals. In the middle of the week, you need to reopen lines of communi-cation that have been down for some time. That may start out tricky, but it gets easier. Let your schedule fill up on Thursday and Friday, as it’s better for your mood to keep busy rather than puttering around aimlessly. The weekend brings some heavy emotional business, but you are com-pletely ready for it!

cancerYou feel like a rock star as the week gets going, so live the life! If you want to skip out of responsibilities and do your own thing, you

should. Money problems take you back to reality on Tuesday or Wednes-day, but you should be able to wrap your mind around them without too much trouble. Call on support if you need it. As the week draws to a close, consider a date, even if you’ve been with your partner for decades. Your romantic energy is strong! The weekend is perfect for deep thought - at least one big issue in your life needs serious attention.

leoYour big heart is a major player on Monday, and it might be hard for you to walk by any scene of suffering, however minor it may

be. Rack up some karma! The middle of the week sees you at your most energetic, and it’s a great time to finish up a project or go for a victory of some kind. Don’t expect it to last forever, though - by Thursday or Friday, you should run into some small setback that would discourage anyone else but you. Keep moving forward, and see if you can figure out what’s really going on over the weekend.

virGo

You start the week still fired up from something that happened recently, and might be able to use that energy to get payback of

some kind. Turn on the charm midweek, though - you need to make the most of your connectedness to other people while it lasts. You might be able to land a new friend or romantic partner. Health issues may domi-nate your mind on Thursday and Friday, but they can be dealt with using positive measures and help from friends and family. Try to avoid folks who rub you the wrong way.

taurus

You and your best friends are in perfect sync as the week begins, so it’s a good time to resolve old confusions or make plans for later. Tuesday and Wednesday are almost shockingly slow moving,

and you shouldn’t worry if you don’t make any progress on work or home projects - they really can wait! Your romantic energy is fully en-gaged later in the week, so be sure to make time with your sweetie or go looking for someone new if you’re single. You may feel a little antsy this weekend, but making a few changes should soothe you.

liBraYou can’t help but speak out as the week begins, even if your opinion isn’t the most popular - yet. Keep talking and you should

convince folks. Slow down on Tuesday and Wednesday, as rushing only sets you back farther. If other folks pass you by, you know you’ll do the same to them later on. The legal system is important later in the week, but maybe in a rather unexpected or beneficial way. Every now and then, the system works! Pay attention to your dreams and daydreams this weekend, as they are much clearer than usual.

saGittarius

Monday is just like Mondays are supposed to be - slow, bumbling and best seen as just a bridge between Sunday and Tuesday. Once it’s past, your good energy starts to flow back and you find

it easy to educate yourself on all sorts of new topics. It’s a great time for you to get to know people better. You might make a career move on Thursday or Friday, though it could be so small that others might not see it for what it is. It all ties into your ambitions, which are much more obvious and easily accessed this weekend.

capricornYour imagination is your best guide on Monday, and you should try to avoid censoring yourself or sticking with the plan if a

better opportunity presents itself. Shopping and financial issues at work could be stressful in the middle of the week, and you ought to make sure that you’ve got as much information as you can handle. That brainpower you are so famous for is fully active on Thursday and Friday, so you ought to be able to impress folks with your quick wit. The weekend is a good time to think about your job and career as a whole, and maybe to think about making changes.

aQuariusThere’s a lot going on this week, and if you can get focus on Monday, it might last long enough for you to handle it all. Try to

keep from straying too far. A project you’re working on midweek is more important than it appears, so you should try your best to apply yourself to it totally. Resentment might build up on Thursday or Friday if you let yourself obsess over some debt owed you by a friend or family member. See the big picture! You ought to be able to separate the good from the bad with greater ease this weekend, so get to it!

pisces

You should do whatever you can to resolve disputes in a friendly way on Monday, because it’s all too easy for egos to get wrapped

up so tightly they can’t budge. New information comes in midweek that intrigues you and almost certainly sets you off in a new and exciting direction - make time for it. A challenge comes your way on Thursday or Friday that appears to be daunting but should actually prove to be rather easy to overcome. Your amazing energy this weekend should help you get past anything that has been holding you back.

Hypothyroidism or an underactive thyroid

affects 1 in 50 women and 1 in

1000 men in the UK. The thyroid gland produces the hormone thyroxine which controls the body’s metabolic rate. When a person has an underactive thyroid gland, not enough

thyroxine is produced resulting in many

problems, some of them serious.

Symptoms include:Symptoms that

commonly occur

include: tiredness, weight gain, constipation, aches, feeling cold, dry skin, lifeless hair, fluid retention, mental slowing, and depression.Less common symptoms include: a hoarse voice, irregular or heavy menstrual periods in women, infertility, loss of libido, carpal tunnel syndrome and

memory loss or confusion in the elderly. The most common type of hypothyroidism is autoimmune hypothyroidism. This occurs when the body produces antibodies that attack the thyroid gland in the same way that they would attack bacteria and viruses. This is more common if you have:

• A family history of hypothyroidism caused by autoimmune thyroiditis.• Down's syndrome. Hypothyroidism develops in 1 in 3 people with Down's syndrome before the age of 25 years. regular blood tests are recommended• Turner's syndrome. Again, regular blood tests are advised.• An enlarged thyroid gland.• A past history of Graves' disease, or thyroiditis following childbirth.• A personal or family history of other autoimmune disorders. For example, vitiligo, pernicious anaemia, Addison's disease, type 1 diabetes, early menopause, coeliac disease, Sjögren's syndrome.

rare causes include:• Iodine deficiency, however this is very rare in the Western world• A side-effect of some medicines. For example, amiodarone and lithium.• Other types of thyroiditis (thyroid inflammation) caused by various rare conditions.• A problem with the pituitary gland that lies just under the brain makes a hormone called thyroid stimulating hormone (TSH). TSH stimulates the thyroid gland to make thyroxine. If the pituitary does not make TSH, then the thyroid cannot produce sufficient amounts of thyroxine.• Some children are born with an underactive thyroid gland (congenital hypothyroidism).

Gareth Bale: “There is no rivalry with Cristiano ronaldo”Gareth Bale has insisted there is no rivalry between himself and Cristiano ronaldo at real Madrid and says the Portugal forward is the best player in the world.Since the Welsh star joined the club this summer there has been much speculation with the rivalry between ronaldo and Bale since the his £85m move to real from Tottenham in September which eclipsed ronaldo's £80m switch from Manchester United in 2009."There is no rivalry at all," the Welshman told national

media. We get on very well. He's helped me out a lot on and off the pitch.“We’re enjoying playing together and I think the goals and assists show that we’re playing well together. The pair have both started real's last six matches, scoring 14 goals between them.

Chelsea still progressed to the knockout stages of the Champions League despite their 0-1 loss to Basel, because of Schalke's draw with Steaua Bucharest, with the home side winning the game late on thanks to Mohamed Salah's fine finish. And Mourinho admits qualifying is the only plus point his side can take from the match, in which they failed to have a single shot on target."A bad performance, a deserved defeat - but because of other results we qualify mathematically and that is the only positive thing for this night that we qualify for last 16," Mourinho told national media.

Manchester United were involved in a mid-air plane scare when their pilot had to abort landing seconds before touching down in Germany, writes David McDonnell in Leverkusen. A plane on the tarmac at Cologne airport forced the pilot to abort landing just 400 metres above the runway and land at the second attempt. Over the intercom, the captain told those on board the Monarch Airbus 321 they could not land because the runway was blocked, but assured them they was no danger. The plane, carrying the Old Trafford giants' squad, manager David Moyes, his coaching staff and club officials, eventually touched down safely at 5.30pm local time - 10 minutes behind schedule. After landing, a tweet from rio Ferdinand made it

clear the United party had been on edge. One member of the United camp on the plane said: “It was quite frightening. We were coming into land when we had to pull up suddenly because it appears there was a plane on the runway. “The captain came om the intercom to apologies for what happened and then we landed safely.” United have flown to Germany to take on Bayer Leverkusen in the Champions League group stage on Wednesday. The club lost eight players in the 1958 Munich air disaster, which claimed the lives of 23 people in total. Munich survivor Bill Foulkes, who made 688 appearances for United, passed away this week, aged 81. Ferdinand and his teammates will wear black armbands for the Leverkusen game in a tribute to Foulkes.
