We hope you’ve now recovered from the Annual Meeting! We had a fantastic event this year. Highlights included: fun evening events; a rocking after party; an engaging keynote speaker, Equalman; roundtables; networking; department videos; and even some celebrity sightings – Garth “Mark” Brooks, Willie “Bob” Nelson, Johnny “Devin” Cash and Blake “Edison” Shelton! Relive it all on the Annual Meeting page of PECONet which features photos, presentations and department videos.
We’d also like to thank everyone who took the time to share their feedback. Below are some highlights of the results. Based on your feedback, here is how we stack up in achieving
the five goals we set forth before Annual Meeting. By the end of Annual Meeting, our goals were for all associates to have:
• Obtained a clear understanding of the company’s performance and how they can help to accomplish the organization’s OGSMs (Objectives, Goals, Strategies and Measures). 70% of you told us we definitely met this objective. Bonus – we also finally have down what OGSM stands for! • Gained knowledge on how to better make decisions at all levels. 47% of you said we met this objective. The Learning Zone has great resources and training on decision making – read on to learn more.• Established three digital/
social media goals with their departments. 27% reported this objective was definitely met. We know this is a work in progress. Please reach out to the marketing team if you need help…and in the meantime, be sure to connect with PECO on Facebook, Twitter, LinkedIn and Instagram (shameless marketing plug)!• “Built connections” with three new associates as part of the company’s core values. 67% of you said we definitely met this objective. Maybe we need Cheri Bloss nametags for the other 33%!• Had fun. 91% of you reported you had fun! The rest of you either didn’t remember or didn’t have fun…

Welcome Reception Respondents enjoyed the live music and suggested advertising the venue’s amenities, such as the museum and scavenger hunt, a bit more.
Awards Ceremony The beautiful venue and streamlined presentation with videos were both well-received.
After Party Many enojyed the band but others requested a venue for 2017 that offers more activities.
General Session Presentations Feedback from 2015 indicated a need for better time management of presentations. This year we rolled out the department videos which were very well-received.

Now’s the time to start planning how to cut your tax bill for 2017! Your 401(k) and Health Savings Account (HSA) are two of the best ways to take advantage of tax-savings while saving for retirement and paying for healthcare expenses!
PAYCHECKS & SAVINGS & TAXES, OH MY!
YOUR 401(K)
• Pre-tax contributions are tax-deferred. This means that you don’t pay taxes on the funds until you withdraw the money.
• The contribution limit in 2017 is $18,000.
• All contributions are made through payroll deduction – making it easy to save now! Your future self will thank you.
• You can change your 2017 401k contribution at any time by logging into your Empower account: https://participant.empower- retirement.com/participant/#/login
YOUR HSA PLAN PARTICIPATION
• If you’re enrolled in the PECO UHC health plan you can also reduce your 2017 tax bill by contributing to the related HSA to pay for qualified medical expenses.
• The annual contribution limit to HSAs for 2017 is $3,400 for individuals and $6,750 for families.
• Your contributions are withheld from payroll pre-tax, reducing your 2017 tax burden.
• The balance of an HSA can be carried over from year to year and will continue to grow tax-deferred.
NO “USE IT OR
LOSE IT”
Over 50? You are allowed an
extra $6,000 as a catch-up
contribution to your 401k
Over 55? You can contribute
an additional $1,000 in catch-
up contributions in your HSA

The 2015 Innovation Lab identified an opportunity for PECO which resulted in the creation of a Community Engagement Initiative. The Community Engagement Initiative was designed to expand and formalize the process of how PECO builds relationships with governmental agencies. A vital component of this initiative was the creation of a new position in 2016, the Vice President of Community Partnerships. Scott Adair was chosen to fill the role and lead the program.
The initiative’s goals in 2016 included the expansion of PECO’s relationships with community leaders across the country, as well as the procurement of financial incentives to help offset the cost of PECO’s capital projects across the portfolio.
After its first year, the Community Engagement Initiative made meaningful contact with over eighty municipalities and elected officials throughout the country. “Thirty five of those interactions included face-to-face and town hall visits with municipal partners where our shopping centers are located,” said Scott Adair.
Furthermore, in 2016 the Community Engagement Initiative secured public approval for over $600,000 in funding incentives, and executed over $400,000 by year end. “One particular accomplishment that I would like to highlight is the grant that we
received from the City of Ottumwa, Iowa,” said Scott, “The city gave PECO $300,000 in public grant dollars to offset our construction costs for a new Hobby Lobby that we brought to their community.”
To achieve the results in 2016, Scott said it took active support and participation from all PECO departments to make the initiative successful. “Our accomplishments last year demonstrate that the Innovation Lab properly identified a gap in our operational structure which needed to be filled. I would specifically like to extend my thanks to the Innovation Lab team, and also the Legal, Leasing, Property Management, Construction, Accounting, Marketing and Finance departments for their assistance. Without their efforts our successes last year would not have been possible.”
The Community Engagement Initiative will continue in 2017 with the same focus of strengthening government relationships and identifying public resources (and partners) to help offset operational costs at the properties.
Scott Adair came to work for PECO in 2011. He started in Property Management and works from the Salt Lake City office. When not working hard to secure public incentives for PECO, Scott spends his time with his family and friends, and locked away in his workshop engaged in his favorite hobby, blacksmithing.

A PROPERTY MANAGEMENT TELL-ALLWHEN WATER BREAKS Region: WestPM: Rene Feder
Lake Oroville reached capacity which triggered the need for its backup spillway to help the dam reduce lake levels. The backup spillway hadn’t been used before and wasn’t up to the job. FAIL.
Sunday, February 12200,000 people
evacuated 9 counties due to the breach in the backup spillway structure. Many ended up at shopping centers like Sterling Pointe Plaza.
Heritage Oaks businesses shut down around 4 p.m. and did not reopen until Wednesday, February 15 when the mandatory evacuation was downgraded to voluntary evacuation.
February 17The crater in the main
spillway measured 40 feet
deep, 300 feet wide and 500 feet long.
As we were going to press…The volume of water
released is pushing into the rivers and reservoirs, triggering flood alerts that impact the following centers: North Point Landing and Village One Plaza (Modesto, CA), Central Valley Marketplace (Ceres, CA) and Red Maple Village (Tracy, CA).
The main roads which lead from Sacramento to many of our northern California centers are shut down due to flooding or weather related issues (landslides and train derailments).
Fortunately, our centers, other than evacuations and stand-by evacuation mode have not been impacted other than by falling trees due to ground saturation and landscape damage.
