Introduction Since its opening in 1961, Friendsview has been a place where residents, staff and board members covenant together to build a Christ-centered community. The information in this handbook will assist you to enter fully into the life of the community. It is intended to be a practical introduction to community life and to provide you with a basic understanding of the programs and services available. It also describes many of the amenities and opportunities here for you to enjoy. Please take some time to review the information in this handbook and keep it handy to use as a reference. Although we have done our best to cover many areas of community life, if you don’t find the information that you need, please ask. Employees and your fellow residents are happy to help you. The Resident Handbook is compiled by the Friendsview administration with suggestions and approval by the Residents’ Council. The Friendsview Board of Directors, Residents’ Council and administration occasionally change and update programs and services. At that time, the Handbook will be revised as needed to bring it into line with those changes. Annually, or any time when significant changes are made to programs or policies, the Handbook will be reviewed by administration to determine if updates are needed. If updates are necessary, the Handbook will be revised following a process that involves both residents and administration. Any updated edition, or portion thereof, supersedes all earlier versions of the Resident Handbook.

Friendsview Mission Statement and Values The mission of Friendsview Retirement Community is to provide active residential living and quality continuing care to seniors in a Christ-centered community. Friends Heritage “You are my friends if you do what I command.” John 15:14 Friendsview Retirement Community was founded by the Northwest Yearly Meeting of Friends through the Board of Peace and Service in response to the need for a “Christ-centered community” that would provide affordable housing and health care. Incorporated in 1958, it is deeply rooted in the Friends (Quaker) values that God is the source of all life, that life is sacred, and that Jesus Christ is actively present as Savior, Teacher, Lord, Healer, and Friend. That shared vision and godly purpose continues today to serve as the foundation of this ministry.

Definitions Board of Directors: Friendsview’s volunteer board is responsible for overall governance of Friendsview Retirement Community. They establish strategic direction, set policy, and select and support the Executive Director. The board meets quarterly. It includes three representatives appointed by the Northwest Yearly Meeting of Friends and one member appointed by the Residents’ Council, who is a current resident of Friendsview. Executive Director: The Executive Director is hired by the Board of Directors, reports to them and is responsible for overall administration of the community policies and operations. Senior Administrative Leadership Team: Under the leadership of the Executive Director, this team meets regularly. Each member is responsible for operations in his/her respective area. It includes the Health Services Administrator, Chief Financial Officer, and Directors of Community, Dining Services, Facility Services, Human Resources and Marketing. Fulton Street Campus neighborhoods

Neighborhood) This includes the apartments and homes in the Cherry Street/Fulton Street area, as well as the Spaulding Oaks homes that are part of the Friendsview program and also those in the off-campus residents program. Friendsview residents who live in Spaulding Oaks are part of the Spaulding Oaks Homeowners Association and are subject to its regulations and requirements and if those differ from this handbook, should follow the more restrictive.

Springbrook Meadows neighborhood is located approximately three miles from the main campus at 4061 Hayes Street in Newberg.

The Off Campus Resident Program – is made up of individuals waiting for an available residence at Friendsview. They are part of the Friendsview Community residential program and pay monthly fees. Residents’ Association: This resident-led and directed organization “works together to enhance the quality of life for all Friendsview residents.” All residents of Friendsview are part of the Association and are encouraged to participate. The Association meets monthly to hear a summary of the business conducted at the most recent Residents’ Council meeting and other pertinent information and includes time for questions. Resident Association Bylaws: This document provides guidelines for the Residents’ Association, Residents’ Council, and committees. See the Appendix of this Handbook for a current copy of the Residents’ Association Bylaws revised by the Residents’ Council in 2016. Residents’ Council: The Council is made up of representatives from residential areas and elected officers. Officers and neighborhood chairpersons are elected annually. Officers include: Chairperson, Vice Chairperson, Treasurer, Assistant Treasurer and Secretary. The Council elects one resident to serve as a full voting member on the Friendsview Board of Directors and two representatives to the Board Budget Committee. The Council oversees resident-led activities and committees that contribute to the vitality of the community. Although it serves a key communication and advocacy role, the Residents’ Council has no managerial jurisdiction over Friendsview Retirement Community. The Residents’ Council meets once a month to conduct business relating to the Residents’ Association and approves committees who plan and carry out activities and programs that enhance living and build community.

Fire and Safety

For fire or other emergency outside of the main building dial 911.

Fire Alarm in the Main Building:

Close windows and balcony doors that are open in your apartment.

Go to your apartment door that leads to the hallway. If your door feels hot or if you cannot move out of your apartment by yourself, keep the door closed and wait for assistance. Each apartment door is rated as a 2-hour fire-barrier.

If the door feels cool, carefully open the door and look into the hall for fire or smoke.

o IF YOU DO NOT SEE SMOKE, stay in the doorway of your apartment and

wait for instructions. If you are in the dining room or other common area stay there and wait for instructions.

o IF YOU SEE SMOKE

Grab the blue “I’m OK” door hanger located next to your apartment

exit door and place it on the exterior door knob to indicate you have evacuated your apartment.

Go in the opposite direction of the smoke until you come to a fire-barrier door or nearest exit. Get behind the fire-barrier door or outside exit door and wait there for instructions from authorized personnel. If you need assistance, wait behind the fire-barrier door until assistance arrives.

If you are on an upper level do not use the elevators. Go in the

opposite direction of the smoke to the nearest stairwell exit. At the stairwell exit, get behind the stairwell fire-barrier door and wait for instructions from authorized personnel. If you need assistance, wait behind the fire-barrier door until assistance arrives.

PETS: Put your pets into their pet carrier. If it is safe to remain in your room, you may choose to put your pets into the bathroom where the sound is not so loud, however, you should remain in the doorway where authorized personnel can deliver emergency instructions. Make a plan ahead of time on how you will evacuate your pets. If you must take pets with you, keep them in their pet carrier.

In Case of a Medical Emergency Anywhere on campus always call 911 immediately in a life-threatening emergency. In the congregate building, using a Friendsview phone, dial 9+911.

In the main building, if a resident falls and does not appear to be injured, but is unable to get up on their own, you may call the Health Center. Do not attempt to help him/her to get up. Do not move or prop the person’s head; make them as comfortable as possible with minimum movement. Reassure them and wait with the person until a nurse arrives. Blankets are kept in the closet next to the Resident Services Office. To reduce stress and maintain the dignity of the injured person request that bystanders move away.

Outside of the main building, if a resident falls and is unable to get up on their own call 911.

Automated External Defibrillators AED) are located (1) in the main lobby, (2) on Manor 2nd floor, (3) in the Health Center and (4) Springbrook Meadows Community Center. To use, listen carefully to the auditory instructions given by the AED unit.

Emergency pull cords are located in the bathroom of apartments in the congregate building. In an emergency, pull the cord first, and then use the telephone to call 911 (if using a cell phone) or 9 + 911 on a Friendsview phone. For non-emergency assistance in your apartment, pull the cord and a nurse from the Health Center will respond as soon as able.

A wireless call system can be added to any apartment in the congregate building

for a fee. See a current copy of the Ancillary Charges sheet available from the Front Desk. Residents in outlying neighborhoods may want to consider private emergency services, such as Providence Life Line or other wireless options.

Emergency Treatment for Visitors and Guests If a visitor or guest at Friendsview becomes seriously ill, injured, or has a medical emergency, call 911 (or 9 + 911 if using a Friendsview line). If possible, Friendsview Health Services staff will assist the guest until the ambulance arrives. Visitors or guests cannot be admitted to the Friendsview Health Center. The cost of transportation to urgent care or the emergency room is the responsibility of the visitor or guest.

Fire Prevention and Safety Regulations Friendsview’s fire/life safety systems all meet the National Fire Protection Organization (NFPA) codes. An Emergency Preparedness Plan and a Disaster Recovery Plan have been prepared by the Facility Services Department and are updated as needed. Each neighborhood in the congregate building has a resident volunteer who has been trained

to respond in an emergency and has access to an emergency radio. Neighborhoods outside of the main building follow the Friendsview Fire-Pac guidelines. Regular drills are conducted in the congregate building according to state fire regulations. Some are planned in advance with the resident volunteer emergency coordinators and some must be staged without advance notice. State regulations require more frequent drills in health care areas. Assume that any fire alarm is a legitimate emergency until instructed otherwise. All residents are required to participate in all drills and to follow instructions from your emergency floor coordinators or Friendsview staff. Routine checks on our fire safety systems are conducted monthly and annually. You will be notified if testing includes activating the alarms. Safety regulations require that all alarms be individually inspected and tested annually. You will be notified if the testing includes activating alarms. Since its opening in 1961, Friendsview is a tobacco-free campus and smoking is prohibited in or on the grounds, buildings and in cars parked on campus. If you live in a multi-story building, become familiar with the emergency exit plan posted in your hallway. Learn where to find the nearest alarm pull-box and fire extinguisher in your hallway and in common areas throughout the building. In case of an emergency, staff or rescue personnel need access to every apartment. Do not use door stops or otherwise block your door in any way that would hinder emergency access. Doorways and halls must be clear of furniture, decorative items, assistive devices, and all other hazards. Any clutter or barriers to evacuation in the common areas, hallways, or stairwells should be reported to the Front Desk. Keep flammable items away from heat sources, such as your stove, toaster, heat registers or heaters. Do not leave food cooking on the stove if you leave your apartment even for a moment. Make sure all stove and oven controls are turned off when not in use. Overloaded electrical outlets are a common cause of fire. Use no more than two plugs or two appliances per outlet. Extension cords are not recommended - instead you are encouraged to use power strips that include a surge protector feature. If you have questions about a surge protector, contact the Facility Services Department; they can inspect it and determine compatibility.

It is your responsibility to promptly replace any frayed or damaged cords on lamps or other personal appliances. Friendsview Facility Services do not repair or maintain your personally owned small electrical appliances such as lamps, printers, air conditioners, televisions, toaster ovens etc. If these need repair, contact a local licensed service company. Lighted candles are a primary cause of fire in buildings with shared walls. Open flames are prohibited by state fire code in the Manor neighborhoods (which do not have automatic sprinklers) and in all Health Services areas. In other areas, always use extreme caution with lighted candles. Electric oil-filled radiator heaters are the only type of supplemental heater that may be used in the main building. Open element radiant heaters present an extreme fire danger and are not allowed at any time.

Nighttime Safety A Friendsview Safety Monitor patrols the main campus and outlying neighborhood buildings and grounds each night from 8:00 p.m. to 7:00 a.m. They carry a radio and maintain cell phone contact with the night charge nurse. You can reach the Safety Monitor by phone at 503-720-0406, and, in the main building, by dialing “0.” Please do not hesitate to call if you have a concern. Call the Safety Monitor if you see anything suspicious around Friendsview’s parking areas or buildings or if you see a ground level window or door broken or left open after dark. Never confront a stranger yourself. When security is not on duty (between 7:00 and 7:30 a.m.) calls to the Front Desk will be forwarded to the charge nurse. The first maintenance person on site every morning will check with the security phone for any messages that may have been left or missed during this time. In emergency situations always call 911 immediately. Do not call the Safety Monitor in an emergency as this will slow down emergency responders. Notify Facility Services during office hours regarding any outside lights that may be burned out or not operating properly. Each resident is provided with a “fob” or entry card that gives keyless access to outside entrance doors. The front entrance, garage entrance and other doors to the main building are locked from 9:00 p.m. to 7:00 a.m. The entrance to the Health Center is locked from 11:00 p.m. to 6:00 a.m. Phones located at the entrance to the Health Center and the main lobby may be used to call if you need assistance.

Right of Entry to Your Home by Friendsview Staff Each resident should complete a Permission to Enter form. Whenever possible we will enter your home when you are present. However, Friendsview reserves the right to enter any individual Friendsview residence for emergencies, inspections, and repairs.

If Friendsview staff must make an unplanned entrance to your home, they will always knock twice and allow a reasonable time for you to answer. If you do not answer, they will open the door carefully with a pass-key and announce themselves. While in your home, they will hang a tag on your door indicating their presence. When finished, they will complete a service form documenting what action was taken and attach it to your door knob.

Power Mobility Safety Power mobility devices (wheelchairs, electric scooters) are important to maintaining independence. Residents using these devices assume the responsibility to operate them in a safe manner and in accordance with this policy. Please use low speed at all times and travel on the right side of the hallways. Always park in designated areas; inside of your apartment, or inside of the apartment of another resident. Do not park in hallways. Recharge electric devices inside of your apartment only. All cost of owning, operating, and maintaining power devices is the owner’s responsibility. Owners are responsible for any damage caused by its operation to their home or to Friendsview property in excess of normal wear and tear. Users are encouraged to maintain personal liability insurance. In the event of an incident or accident involving a power mobility device, the Health Services Administrator may conduct a review and may require a medical evaluation if there is a question about a resident’s ability to safely operate the device. If it is determined that the resident can no longer safely operate the device, staff will meet with the resident to discuss and evaluate alternatives. Friendsview reserves the right to suspend or terminate a resident’s right to operate power mobility devices on campus based on the safety of the owner, others, the environment, or potential for property damage.

Dining Services Welcome to Bon Appétit at Friendsview. We blend a tradition of fine service with creative planning to bring satisfaction to residents and guests at every meal. With our staff of imaginative and well-trained professionals, we have the expertise to customize each meal, meeting or event. We specialize in creating made-from-scratch menus featuring regional, seasonal, artisan produced products. We have a passion for fine locally grown food. We value social responsibility and sustainability and take pride in improving the modern food supply system for both workers and you, our residents. The dining team includes the Dining Services Director, Assistant Dining Services Director, Executive Chef, Sous Chef, and Supervisors. Along with a group of passionate, well-trained staff, they are committed to the Friendsview values and to delivering high quality food and service to the community. In addition, a resident Food Advisory Committee meets with members of the dining team each month. A comment box is located in the dining room for your questions, comments and suggestions. In the Main Dining room breakfast, lunch and dinner are served buffet style with the exception of Tuesday and Thursday evenings when dinner is served at your table. In the Health Service Dining Rooms, all meals are served restaurant style. Residents are welcome to dine in any of the dining rooms. Weekly menus are available on the Friendsview website, posted in the hall outside the dining rooms and available in your mailbox upon request.

Holiday lunch hours are extended to accommodate guests. 11:00 a.m. – 2:00 p.m. (Thanksgiving, Christmas, Easter and Mother’s Day) Meal service times for Health Services neighborhoods are posted at each dining location (Health Center, Gardenview, and Manor 3rd floor). If your schedule requires an extension of these hours, call Dining Services at 503-537-2290 or 503-537-2251 and we will be happy to accommodate your needs or you may choose the Meal-to-Go option.

Meal-to-Go Option Upon request, Dining Services can provide a boxed meal for your convenience. Meal-to-Go order forms are available at the Front Desk and online at the resident website. Please turn your order in to the Front Desk by 10:00 a.m. the preceding day. See current Ancillary Charges sheet for pricing.

Reservations in the Main Dining Room If you wish to reserve a table(s) for yourself and/or guests, contact the Front Desk at least two hours before serving time. We encourage early reservations for holidays, allowing us to be prepared for extra guests.

Reserving a Private Dining Room Private rooms are available for meetings, meals and celebrations. You may reserve a private room by contacting Dining Services or receive more details about each space.

Catering Services Friendsview offers a variety of catering services including beverages, snacks, served or buffet style meals, birthday and anniversary celebrations and customized events. Our goal is to blend a tradition of fine service with creative planning and consistent event execution to bring satisfaction to each gathering. Special Diets Special diet needs are important to your well-being and we want your dining experience at Friendsview to meet those needs and to be enjoyable. We offer gluten free*, soy free, low sodium, vegetarian and sugar-free options daily. When in the dining room, if you have questions or need assistance please ask any Dining Services staff member. (*Food is prepared in an area that also is used to prepare items containing gluten.) Friendsview maintains a dietician consultant to assist the dining department. Please contact the Dining Services Director (503-537-2251) for an appointment to review your individual needs, for more information or to make an appointment with the dietician.

Removing Food and Dishes from the Dining Room Removing food from the dining room is permitted on a limited basis. We understand that an unfinished portion of a meal or a piece of fruit, needed with medication later, is reasonable. However, removing food for later use should not be a substitute for a meal. Whole fruit is available at the front of the buffet line and beverages are always available in the Terrace Room. Snack items are available for purchase in the Market Place. If you purchase a Meal-to-Go meal, please use the green To-Go containers located in the main dining room. Return these to the kitchen dish room so they can be reused. Please do not remove china, glassware and silverware from the dining room.

Assistive Devices in the Dining Rooms

For your safety and the safety of others:

If you use a cane, please place your cane in such a way that it does not extend into the aisle.

For residents using a walker or wheelchair, first get safely to the table. After you are seated a Dining Services staff member will assist by moving your walker or wheelchair to an out-of-the-way area and will return it to you when requested.

Accommodations can be made for residents who are unable to transfer from a wheelchair.

Dining Room Dress Code Casual dress is acceptable (no house coats or loungewear).

Tray Service or Meal-to-Go Meal tray delivery service is available to residents living in the main building. Because dining rooms are gathering places where breaking bread together creates a sense of community and comfort, we encourage you to enjoy your meals in the dining rooms and only use tray service on occasion or when medically necessary. For those living outside the main building, Meal-to-Go may be provided by pickup or by special arrangement; contact Dining Services for assistance.

Meal Tray Service: Meal tray delivery is available to those living in the main building by contacting the Health Center at 503-537-2260. The Health Center staff will notify Dining Services and a Dining Services staff member will contact you for your meal choices.

Tray service for the first three days is available with no added delivery charge. Tray service beyond three days in a 30-day period is available for a delivery

charge plus the cost of your meal as outlined on the current Ancillary Charges sheet.

For those living in Health Services neighborhoods, tray service is available anytime for a delivery charge or at no charge if medically necessary.

Meal tray service is also available for guests at the guest meal price plus delivery charge as outlined on the current Ancillary Charges sheet.

Meal trays will be delivered at approximately these times:

Breakfast 7:30 a.m. – 9:00 a.m. Lunch 11:30 a.m.- 12:30 p.m. Dinner 5:00 p.m. – 6:00 p.m.

Approximately 30 minutes to one hour after mealtime, a dining staff will knock on your door to pick up the meal tray. For safety reasons please do not place your tray in the hallway for pickup. If you will be away from your apartment during pickup time, please call Dining Services at 503-537-2290 to arrange an alternate time. If you have a contagious illness we will provide special instructions to minimize any spread of illness. We ask that you follow these procedures for the safety and well-being of yourself, other residents and staff.

Facility Services The Facility Services Department includes Maintenance, Housekeeping, Safety and Transportation. We are committed to providing you with excellent customer service. To request maintenance or housekeeping services please call the Front Desk to place a Work Order Request. This will ensure that your request is entered into the maintenance record-keeping system. For emergency maintenance assistance after 8:00 p.m. call the after-hours phone line: 503-720-6439.

Interior Housekeeping and Maintenance Housekeeping services are provided every other week in congregate living apartments and schedules are posted on each floor. Health Center rooms are cleaned every day. Assisted/Enhanced Living apartments receive housekeeping services every week. Routine housekeeping services include:

Bathroom completely cleaned Kitchen and exterior of appliances cleaned Carpets and rugs vacuumed Tile/vinyl floors mopped Exposed surfaces dusted (personal items will not be moved)

If you live in the main building, your windows (interior and exterior) and blinds will be cleaned twice each year. Walls and carpets can be spot cleaned by request. Additional housekeeping services are available for a fee. These can be arranged by calling the Front Desk. See the Ancillary Charges sheet for available services and rates. In Cherry Street and Fulton Street neighborhoods, Meadow Way, Springbrook Meadows, Spaulding Oaks and University Village, housekeeping services are available on a fee-for-service basis. These may be arranged through the Front Desk. Please refer to the most recent Ancillary Charges sheet for available services and rates. Exterior windows are cleaned twice each year at no charge. Interior window cleaning is available for a fee and is done at the same time. Please check with the Front Desk for current charges. If you will not be home at the scheduled cleaning time, you may give housekeeping staff permission to enter by completing a Permission-to-Enter form, available at the Front Desk. Even if you arrange for a neighbor or friend to let the housekeeper in a Permission-to-Enter form must be completed.

Laundry Services Laundry services are provided to residents living in Creekside, Gardenside and Manor neighborhoods. A schedule is posted in each neighborhood. To request laundry service, complete a printed laundry form and place it in the laundry bag provided by Friendsview. You may purchase an additional bag if needed. Weekly laundry services include up to 10 flat items for a single resident and up to 20 flat items for a couple. Flat items include sheets, towels, and wash cloths. (Individuals with a Residency Agreement prior to November 2003 may have a different agreement.)

Maintenance Services A Maintenance Services Representative is assigned to each neighborhood. You will see them working in your neighborhood on a regular basis and get to know them personally. There is no charge for repairs and services required due to normal wear

and tear to buildings, furnishings, and equipment. Call the Front Desk to place a Work Order Request. For all other services you will be charged according to the current Ancillary Charges sheet. If you have any questions about whether there will be a charge, please contact the Facility Services Director to ask in advance. If a charge is applicable, Facility Services staff will give you an estimate of the cost and time involved. Your request will be completed as soon as possible. Because the maintenance workload varies, staff will respond to non-emergency requests as they are able to work them into the schedule. New residents are provided with up to four hours of complimentary Facility Services assistance with tasks associated with your move, such as hanging pictures or shelves, installing air conditioners, mounting TVs, specialized cleaning, accent painting, etc. This must be used within the first thirty days following your move-in or it will be forfeited. Time in excess of four hours will be billed as listed on the Ancillary Charges sheet. Materials and work requiring special skills by an outside contractor must be approved by the Facility Services Director and you will be billed according to the individual project. Friendsview furnishes light bulbs for fixtures originally installed in residences. Bulbs for other personal lighting, such as lamps and nightlights, are your responsibility.

Appliance Care If you have questions about how to properly operate a Friendsview-owned appliance in your residence, contact your Maintenance Services Representative for assistance. Your monthly fees include service and repair of facility-owned appliances. You are responsible for cleaning the interior of these appliances.

Doorways and Common Hallways The hallway walls throughout the buildings are common space and are not available for displaying personal items or pictures. The resident Art-on-the-Walls committee and Friendsview administration provide artwork and other décor for these shared areas. You are encouraged to display personal photos and decorations on the shelves, nooks, or painted accent areas around the door to your apartment. Personal decorations should be tidy, well-maintained and welcoming and contribute to the overall harmony of community living. Out of consideration for your neighbors and their guests, please do not display items that are promotional or that may be offensive. For personal display, please use appropriate hardware that can be easily removed such as small nails or hooks. Photographs and pictures should be framed; unframed paper or other flammables should not be placed on doors, door frames or walls. Check with your Maintenance Services Representative if you have questions. Because doors in the congregate building and exterior doors in all neighborhoods are rated for fire safety, nails, tacks, pins or other hangers that penetrate the surface of the door may not be used. Any penetration of the surface diminishes the fire safety rating

and is a violation of the fire code. Wreath hangers that fit over the door and allow the door to close completely may be safely used. Please do not use adhesives (including removable) on doors. Make sure that decorative items in the hallway or doorway do not block access to the handrail or present a tripping hazard.

Modifications If you make decorative interior changes such as painting and wallpapering, a fee may apply to return it to the original condition when you move. We request that you first contact the Facilities Services Director to discuss your planned changes. The Director will review the plans and approve them in writing. All modifications, permanent changes, and improvements become the property of Friendsview and will remain with the residence. Installation of antennas is not allowed on or around residences. Satellite dishes may not be mounted on any structure.

Garbage & Recycling Because stewardship of our environment is part of our shared values, recycling is encouraged. For your convenience, each neighborhood offers recycling areas to make that as easy as possible. Please refer to posted information in your neighborhood for details. Recycling containers located near the rear loading dock parking area can be used by all residents. Please follow the posted signs to recycle glass, aluminum, cardboard, and paper. Please obtain a Medical Sharps container from the Health Services Center if you use medical syringes in your apartment. Contact Health Services to pick up these containers separately from other trash. Do not dispose of Medical Sharps with other garbage. Manor: A trash chute is located on 1st floor beside the Resident Services office and on the 3rd, 4th, and 5th floors near the kitchens. Please seal trash securely in plastic bags to reduce odor and spillage. Trash is removed daily. Creekside and Gardenside: Trash collection/recycle areas are located on Creekside first floor and in Gardenside. Please seal trash securely in plastic bags to reduce odor and spillage. Trash is removed daily. Meadow Way: Trash service is provided weekly. Place trash in the large dumpsters at each end of Meadow Way. One dumpster is for all recyclables except glass, which should be put into the “Glass Only” container. Cherry Street and Fulton Street: Trash service is provided weekly. Place bagged trash in the large dumpster on the left side of the driveway, across from apartments 1-4. Recycling bins are located in the parking area at the 1015 entrance, or you may use the containers behind the loading dock.

Spaulding Oaks: Trash service is provided weekly. Place your trash in the large dumpsters. Recycling information is outlined in the Spaulding Oaks Resident Association guidelines. Springbrook Meadows: Trash service is provided weekly. Trash and recycling containers are provided by Newberg Waste Management and are picked up at the curb. To recycle glass, use the glass recycle container in the dumpster area by the community room.

Thermostat Control The heat in each home is controlled by an individual thermostat. When you move in you will be provided with assistance to learn how to operate it. If you have any problems or questions, please contact your Maintenance Services Representative.

Landscaped Grounds/Exterior Decorations Exterior features and grounds are designed to present an attractive, well-kept appearance during all seasons. Friendsview is responsible for all basic landscaping and upkeep on exterior features and maintaining sidewalks, streets, and trails. Because Cherry Street Village apartments do not have irrigation systems, residents living there should water the shrubs, grass, trees, and other plantings. Residents may add supplemental landscaping around your home provided it is compatible with the basic landscaping and general décor. (Residents in Spaulding Oaks should follow their Homeowners Association rules.) Placement must be within the confines of the established borders, deck area, the space around the garage door, the front porch, and within the front or rear silhouette of the building or otherwise as approved by Facilities Services Director. Prior to purchasing supplemental landscaping or exterior decorations, seek the advice of the Facility Services Director about the acceptability and/or proposed location of the items. Individual displays should add to the overall attractiveness of your neighborhood. Personal decorations should be tidy, well-maintained and welcoming and contribute to the overall harmony of community living. Out of consideration for your neighbors and their guests, please do not display items that are promotional or that may be offensive. Installation and maintenance of any exterior decorations and supplemental landscaping is at the expense of the resident. All new or revised landscaping becomes the property of Friendsview which reserves the right, after timely notification, to maintain any neglected supplemental landscaping or to remove it, all at the resident's expense.

Outdoor Decorations and Plants Supplemental landscaping and exterior decorations must not obstruct the sprinkler system or any landscaping activities. You may not alter or change sprinkler systems around your home. Contact your Maintenance Services Representative if a sprinkler needs to be adjusted. Additional irrigation, such as drip systems, may not be installed unless approved by the Director of Facility Services.

Any damage caused as a result of supplemental landscaping or exterior decorations will be charged to the resident. Remember that plastic irrigation pipe is near the surface and easily damaged by digging. Check first with Facility Services to avoid problems. A minimum width of 40 inches of clear sidewalk access to the front door must be maintained to allow access for emergency personnel and equipment. Displays of the United States flag should observe standard flag etiquette. The flagpole should be no longer than six feet and should be removed from the bracket and stored when the flag is not displayed. Contact your Maintenance Services Representative if you are unsure about where to attach the pole bracket. Seasonal decorations may be displayed outside of your home thirty days prior to a holiday and removed no later than fifteen days after the holiday is over. If you place holiday decorations on the door please do not penetrate the door with nails, hooks, or other sharp objects. Please check with Facility Services before permanently attaching any decorations to the door.

Transportation Services The Friendsview bus provides limited, local transportation services to residents via a regularly scheduled route. Details about the schedule and routes are available at the Front Desk. To use the bus, call the Front Desk one day in advance. For unplanned trips, please call in the morning or give as much advance notice as possible. Residents living in Springbrook Meadows may call to request pickup at the Springbrook Community Center along the regular route.

Because bus drivers are responsible for the safety of passengers boarding, riding, and exiting the bus, they are not available to escort or provide individual support. Residents needing additional support are welcome to use transportation services by arranging in advance for assistance from a friend or family member or by arrangement with the Friendsview Health Services for a travel companion or health care staff depending on need; fees may apply.

Memorial Services: Friendsview provides bus service to resident memorial services within a fifteen mile radius at no cost whenever possible. This service is dependent on the availability of a bus and driver. Families may contact the Front Desk to arrange this service. Friendsview does not allow funeral and/or memorial services in any of our facilities. Friendsview sponsored group outings: Trips to local destinations are planned by the Resident Services Coordinator and transportation costs are included in the trip fee.

Information about the physical demands of the trip are made available for your consideration before signing up. Please check with Resident Services if you have questions. During trips the bus driver remains “on-call” in order to respond to emergencies. Individuals needing personal assistance during outings should make arrangements for travel support by inviting a friend or family member or by arranging for a travel companion through the Health Center (current charges apply). Yamhill County Transit provides low-cost, accessible public transportation and an individualized Dial-a-Ride service for anyone unable to access fixed routes because of mobility limitations or proximity to fixed routes. Volunteer driver programs may be available to you and information is available from Resident Services or at the Front Desk.

Health Services As a “Life Plan Community” also known as a Continuing Care Retirement Community, Friendsview offers a continuum of health services. Our programs are designed to provide dependable, coordinated health and emergency services to ensure a sense of security and well-being and enable you to remain active and healthy. This handbook provides a brief overview of the services that are available to you. If you have questions you are encouraged to contact the Health Services Social Worker or Director of Nursing and Health Services.

Friendsview’s Philosophy of Nursing Service The philosophy of nursing service at Friendsview is based on Christian respect for the dignity of every individual. This philosophy recognizes aging as a normal part of the developmental process within the life span. It affirms that each person has purpose in life and potential for growth. We are committed to assisting each person to fulfill that purpose and to build on capabilities, always respecting the individual’s right to self-determination including the right to refuse treatment.

Health Services Friendsview residents have access to all of Friendsview’s health care services. For residents living in independent neighborhoods, ten nurse consultations per year are provided free of charge and are intended for non-emergency situations. Examples of when you might contact the Health Center nurse include flu, bad cold, or other non-emergency situations. Additional consultations after the annual limit of ten, or any other nursing services, are provided on a fee for service basis. Please contact the Health Center at 503-537-2260. Other services are also available on a fee-for-service basis. Examples of these services are foot and nail care, audiologist consults, dental hygiene services, massage therapy and physical therapy. A Providence Physical Therapy satellite clinic is located near the Health Center and allows you to access Providence P.T. services on site. SHIBA (Senior Health Insurance Benefits Assistance) services office is located in the same location and provides assistance with Medicare and billing questions. Please contact the Health Center for details at 503-537-2260.

Nurse Call System An emergency call system is in place throughout the main building. By using the pull system installed in your apartment you can call a nurse 24 hours/day. When you pull the cord on the wall unit, it will alert the nurse and will indicate the room number where the call originated. Those living in independent neighborhoods in the main building (Creekside 2 & 3, Manor 1, 4, 5 and Gardenside) may add a wristband or lanyard call system for a one-time activation fee and minimal monthly charge. These can be used to call a nurse from any location inside the main building and will also signal your approximate location. Fees are listed in the Ancillary Charges sheet. Residents of Health Services neighborhoods receive a wristband or neck lanyard at no

additional cost.

Move to a Licensed Health Care Area Because Friendsview is a Life Plan Community (Continuing Care Retirement Community) you have the assurance of care to meet your needs should they change. Changes in physical or cognitive condition may diminish your ability to safely and effectively perform activities of daily living, or place you or others at risk. When a move to one of the Health Services neighborhoods would be in your best interest our staff can help you with that decision. Our Social Worker/Transitions Coordinator is available to work with you, your family and physician. A Multidisciplinary Health Care Team will conduct an assessment to determine if a move is necessary. Any admission to a Health Service area, either a temporary or regular admission, must be accompanied by an order from your primary care physician.

Creekside 1 (Enhanced Living) The first floor of the Creekside wing is an option for those needing minimal assistance to enhance your independence. Support services include help with bathing, dressing and/or grooming, housekeeping, three prepared meals each day and around-the-clock dining options, recreation programming, assistance managing chronic health conditions, and medication management.

Manor 2nd and 3rd Floor Neighborhoods (Residential Care) Apartments located on the second and third floors of the Manor building allow you to maintain independence while receiving assistance with personal care and safety monitoring. Support services include help with bathing, dressing and/or grooming, housekeeping, three prepared meals each day and around-the-clock dining options, recreation programming, assistance managing chronic health conditions, and medication management.

Charles Beals Health Center The Charles Beals Health Center, located on the lower level, is a twenty-nine bed licensed, Residential Care Facility (RCF). Services include 24-hour nursing care, access to restorative therapies, life enrichment and spiritual activities, three prepared meals each day and around-the-clock dining options, and daily housekeeping.

Gardenview Memory Support Neighborhood This safe and secure neighborhood adjacent to the Charles Beals Health Center meets the special needs of residents with memory loss, Alzheimer’s disease, or other dementias. The specially trained staff provides a loving, respectful, person-directed home environment with structured activities, assistance with personal care and medications, prepared meals and around-the-clock dining options, and specially designed spiritual programming.

Temporary In-home Care Friendsview’s social worker can assist you when temporary in-home care is needed. Call the Friendsview Health Center for information.

Short-term Skilled Nursing Services Although Friendsview does not provide skilled nursing care, Newberg Providence Home Health leases a small satellite clinic space adjacent to our Health Center. Skilled services, such as physical, occupational and speech therapies are available in the satellite clinic space. At times, residents choose to use their Medicare skilled benefits at local skilled nursing facilities before returning home to Friendsview. Friendsview Health Services staff will work with you to help you get the most from your Friendsview and Medicare benefits. Contact the Friendsview Social Worker/Transitions Coordinator or call the Health Center for assistance.

Private Duty Workers Friendsview’s policy allows residents living in any neighborhood to hire private duty workers. This may include a companion, laundry helper, housekeeper, certified nursing assistant, or a licensed nurse. Friendsview requires that all private duty employees meet the State of Oregon requirements regarding criminal background checks, licensure, and drug testing. Friendsview employees may not be hired to work privately for a resident. Friendsview reserves the right to review the work performed by the private duty worker and, if the work is unsatisfactory, to ask you to terminate a contract or agreement with the private duty worker. All costs associated with the hiring of a private duty worker are the responsibility of the resident.

Health Insurance Friendsview is not responsible for the cost of any service for which benefits are payable under Medicare, Medicaid, or other insurance policies, whether federal or state. In addition, Friendsview is not responsible for the cost of any services that are not part of your Residency Agreement. If your doctor or insurance company requires you to receive services at another facility, Friendsview is not responsible for the cost of those services. Residents with HMO coverage should consult their plan for details, especially concerning access to skilled nursing care services and outpatient therapies. If you carry Long Term Health Care Insurance you should consult your plan representative to determine what benefits may be allowable.

Animals in Health Services Areas Pets are not allowed in any of the licensed Health Services areas except for approved service and assistance animals as defined by the state and federal laws. An exception has been approved during the transition of Creekside 1 from an independent neighborhood to a Health Services neighborhood. Please see page 33 of this handbook regarding the policy on animals at Friendsview.

Advance Directives, Healthcare POA and POLST Advanced directives allow you to specify actions you wish taken in the event that

you become unable to make those decisions. A form is included in the notebook provided to all new residents by the marketing dept. You may also request this form at the Front Desk.

Healthcare Power of Attorney appoints someone to act on your behalf to make health care decisions if you are unable to do so.

Physician’s Orders for Life Sustaining Treatment (POLST) specifies the type of interventions you want in the event of a medical emergency. To be effective it must be submitted to the state and entered into a database available to hospitals and emergency responders. A POLST form is available from your doctor who will

be able to answer your questions about how to complete it. POLST forms are also available at the Front Desk.

For more information about these documents please contact the Health Services Social Worker. You may also wish to discuss these matters with your doctor or attorney. If you make changes to your Advance Directive, or to your POLST form, please provide a copy to Friendsview Health Services so we may update your medical record. If your doctor faxes your POLST form, please provide a copy to Friendsview.

Emergency Information Packet An Emergency Packet will help you keep all of your important paperwork together in a place where it can be easily found and is available from your neighborhood representative or the Community Life office. Once completed, your emergency packet should be kept somewhere in your home where it can be found easily by emergency medical personnel. We suggest keeping it near your front door if that is possible. If you have a POLST card on your refrigerator, attach a note saying where your emergency packet is located. If you choose not to have a POLST we suggest that you put a prominent note on your refrigerator saying where your emergency packet is located. Emergency Packets should contain the following:

Durable Power of Attorney for medical matters Personal Contact information form (form provided) List of your current medications (form provided) List of your medical conditions and any allergies to medications (form provided) A photocopy of your insurance card(s) Information about the care of your spouse if you have a spouse living with you

In addition, the packets contain stickers for your phone if you live in the main building and use a Friendsview landline. You must always dial a 9 to get an outside line including an emergency call to 911. These stickers are to remind you to dial 9+911.

Administration & Business Office

Business Office The offices of the Executive Director, Marketing Director, Chief Finance Officer and accounting staff are located just inside the main entrance. We hope that you will feel welcome and comfortable bringing questions or concerns to any of us. We are happy to meet with you; the best way to do this is usually by arranging for an appointment. The Friendsview Business Office provides a variety of services to residents and visitors. The Front Desk is staffed by a receptionist seven days a week who is able to answer questions and to provide the services listed below. On Sundays and holidays Front Desk coverage and hours are reduced and services are limited.

Communication The Executive Director represents the Board of Directors in operating and managing Friendsview. Our shared values “affirm the dignity and worth of all persons before God. We promote self-direction, freedom, and personal responsibility, while submitting to authority and community.” You are always free to voice concerns directly without fear of reprisal. Several options are available to make suggestions, ask questions, or raise concerns regarding Board or management decisions. The Residents’ Council maintains a suggestion box in the library and reviews questions and suggestions at each monthly Council meeting. They will respond only to signed comments. Please refer to the bylaws for details. The Council has no authority to make management or policy decisions and does not vote regarding corporate decisions. Following Friendsview’s organizational structure, residents should take concerns to the appropriate department director or to the Executive Director. Individuals on the Board of Directors are not authorized to respond on behalf of the Board or its committees unless specifically authorized. Board members who receive direct written communications from you, your family or representative will acknowledge receipt of the communication and refer it to the Executive Director for a response. The following process should be followed for resolving issues involving Friendsview’s operations, services, and programs.

1. The majority of matters can be resolved by talking to the appropriate department director. As a courtesy to them, and because they are usually in the best position to help you, they should always be the first person with whom you talk.

2. When the department director is unable to resolve the matter or if you cannot

determine who is responsible, you may consult the Executive Director in writing or in person.

3. If you are not satisfied with the response or actions of the Executive Director please review and follow the formal Resident Grievance Procedure (see page 42).

Resident Handbook Revision/Update Policy The Friendsview Board of Directors, Residents’ Council and administration occasionally change and update programs and services. At that time, the Resident Handbook will be revised as needed to bring it into line with those changes. Annually, or any time when significant changes are made to programs or policies, the Handbook will be reviewed by administration to determine if updates are needed. If so, the Handbook will be revised following the process described below that involves both

residents and administration. Any updated edition, or portion thereof, supersedes all earlier versions of the Resident Handbook. Process for Changes /Updates to the Resident Handbook

1. Administration will notify the Residents’ Council of planned changes to the Handbook and provide them with a draft copy of the updated Handbook (or draft copies of relevant specific Handbook section[s]) to review.

2. For changes that affect a particular neighborhood or group of stakeholders, care

will be taken that the review process includes members from this group who may either be Council members or appointed by the Council.

3. After time has been provided for review, the Council members will discuss and

either approve the changes or provide recommendations for revisions.

4. If the Council does not approve of the changes, administration will work together with them toward a revision that is acceptable to both parties. The Residents’ Association, Residents’ Council and resident committees work to enhance the quality of life for all Friendsview residents. Many of the programs offered at Friendsview are resident-driven and are made possible through the leadership and service of residents. Although the administration depends heavily on residents to assist and cooperate in many programs, it is to be understood that the Residents’ Council has no managerial jurisdiction as relates to Friendsview property, personnel or finances.

5. In addition, one or more residents will be asked to serve as proofreaders to

ensure accuracy and to provide feedback on appearance and layout.

6. Once approved by the Council and recorded in the minutes, the updated content will be distributed to all residents. This may be in the form of (a) an addendum, (b) replacement pages, or (c) a new edition of the Handbook.

a) Addendums: An addendum may be used when new policies or programs are

added that do not change the existing Handbook content.

In this case, a draft addendum will be provided to the Residents’ Council for approval following the same process as above.

Once approved, the addendum page will be distributed to all residents.

b) Replacement Page(s): At times, programs may be revised, new technologies implemented, or other systems be put into place. In cases with only limited impact, a revision to the Handbook as a whole may not be necessary and it may be reasonable to replace only a page or two.

A draft of the replacement page(s) will be provided to the Residents’ Council for approval following the process described above.

Once approved, replacement page(s) will be distributed to all residents with instructions to substitute it for the original page.

c) Comprehensive Revision: When significant policy or program changes are

adopted or when the overall content, layout or appearance of the Handbook is in need of updating, administration may determine that a new edition of the Handbook is needed. When the Handbook is being wholly revised, a full copy of the proposed

revised Handbook will be provided to the Residents’ Council for approval following the process described above.

Once approved, a new copy of the Handbook will be distributed to all residents.

Community Life, Resident Services & Resources The Community Life Department organizes services and programs and works together with resident-led committees to foster a vibrant and active community. You are invited to get involved in interest groups, activities and events that appeal to you. This department includes the Community Life Director who serves in an administrative role that includes program planning and development, wellness promotions, and outreach to local community organizations. The Resident Services Coordinator is there to help you get connected and involved in your community. He/she provides direct support to committees and individuals, provides resources, assists with communication and advocates for resident needs and provides guidance to the Market Place and Spiritual Care Team. The Resident Resources Coordinator helps to connect you with information and opportunities. The Fitness Coordinator offers a variety of classes along with personal assessment and fitness training.

To assist in meeting the spiritual needs of the community, Friendsview’s Spiritual Care Team is available to any resident and can be requested by contacting the Resident Services Coordinator. Residents also organize weekly worship services including Sunday morning worship and Sunday evening vespers and Wednesday evening prayer meeting. In addition, various Bible study groups meet regularly and are open to all.

Absences For safety and security reasons, if you will be gone overnight or longer please complete and turn in an Absence Information Form before you leave. Forms are available at the Front Desk and online at the Resident Life website. Information about a possible Absence Meal Credit can be found in the Ancillary Charges. If you plan for a housekeeper or maintenance person to enter your home when you are away, please complete a Permission to Enter Form available at the Front Desk or Facility Services Office. Even if you have arranged for a neighbor or friend to let the employee in, this form is still required.

Activities and Events All residents are invited and encouraged to participate in the activities at Friendsview according to their interests and abilities. Many of the programs have been developed and are directed by resident committees. Serving on a committee is a great way to get involved in the community and you are encouraged to join. A calendar of activities is distributed each month and details are posted on the information boards and included in regular email announcements. You can also find details on the Friendsview website. George Fox University, directly across the street, offers a variety of educational, cultural and volunteer opportunities. We work together to keep you informed of upcoming performances, athletics and events and to develop opportunities especially for Friendsview residents. Although most events are free, for your convenience the GFU traveling box office sets up in the Friendsview lobby before most Residents’ Association meetings and sells tickets to upcoming events. If you need information or help getting connected, or have an idea for an activity that is not currently offered, contact the Resident Services Coordinator.

Animals at Friendsview Friendsview recognizes the need for policies regarding both pets and service/support animals. Friendsview complies with all laws regarding animals in protected categories to make reasonable accommodations. This includes service animals that are individually trained to do work or perform tasks for the benefit of a person with a disability and "support animals" which provide emotional or other support that ameliorates one or more identified symptoms or effects of a person's disability. Please refer to Friendsview’s

Service/Support Animal Accommodations Policy for full details. Neighborhood representatives will be notified when a resident moves into your area with an assistance animal. Pet Policy The intent of the pet policy is to permit pet owners to live in the community with their pets, while at the same time respecting the needs of others for safety and a calm environment. Friendsview’s independent neighborhoods are “pet friendly”; however, some allow dogs and some do not allow dogs. The pet policy applies to pets living in the pet-friendly portions of Friendsview, which may be changed by the Residents’ Council, administration and the Board of Trustees acting in accord with one another. The portion of the pet policy addressing management of pets applies to any animal on Friendsview property. Where pets are allowed by neighborhood:

Residents living in Friendsview apartments in the Spaulding Oaks neighborhood follow the policies of the S.O. Homeowners Assoc.

*In December of 2015, the Residents’ Council approved a grandfather exception that allows current residents in Creekside 1 who own dogs to move with their dogs to Creekside 2 or 3 with the provision that they may not replace the dogs. They also have the option to remain in Creekside 1 and keep a dog but may not replace it. The exception also allows current residents owning dogs to bring their dog with them to Creekside 1, but may not replace them. It was also approved that one floor of University Village be “pet free.”

Residents residing in a pet-friendly part of Friendsview may have one pet, which may include the following:

Bird—size and noise level appropriate for a senior facility

Fish—fresh and salt water limited to a 15-gallon tank, with number of fish

appropriate to tank size

Dog—no more than 30 pounds and 18 inches at the shoulder

Domestic cat—must be litter trained

Residents wishing to keep more than one pet or dog(s) not meeting Friendsview’s size limit may petition the Executive Director for an exception to bring their pets to Friendsview, with the understanding that when their pets die, they will reduce number and size of pets to meet the specifications of the Friendsview policy.

Entrance Requirements for Dogs and Cats Prior to a resident’s admission with any dog(s) or cat(s) to Friendsview, the resident must provide:

Current Yamhill County pet license(s)

Statement from a veterinarian that (a) all appropriate vaccinations are up to

date, (b) the pet does not have a contagious disease that could harm other

animals in the community, and (c) that the animal has been spayed or neutered

(this may be deferred to six months of age for female pets and nine months of

age for male pets with administrative approval)

For dog(s), American Kennel Club Canine Good Citizen certification or its

equivalent, obtained within the preceding year and with the resident as handler

Names and contact information for two individuals who have agreed to care for

the pet in case of an emergency or resident’s absence

Proof of liability insurance of at least $50,000 for the pet owner’s residence

Pet owner’s signature on a form acknowledging Friendsview’s pet policy and

agreeing to abide by it

Evidence that the pet is wearing a tag with the owner’s name and address

Signed Residency Agreement. Please refer to your Residency Agreement and to

the current Ancillary Charges sheet for any charges that may apply.

Annual Recertification for Dogs and Cats Pet owners with dog(s) or cat(s) must provide, upon Friendsview’s request, annual documentation of current Yamhill County pet license(s) and a signed document from the pet’s veterinarian stating that (a) the animal’s appropriate vaccinations are up to date and (b) the pet does not have a contagious disease that might threaten to harm other animals in the community. Acquisition of New Pets by Current Residents Whenever a resident living in an area allowing pets acquires a new dog or cat, s/he must inform administration of the new pet within a week. All of the entrance requirements for the new pet must be completed within a month of the pet’s arrival, except that the resident has three months to provide AKC Canine Good Citizen certification or its equivalent. Management of Pets in the Community 1. The owner is responsible for being sensitive to animal phobias and allergies on the part of others and for preventing their animal from making undue noise or engaging in behavior that could harm someone. 2. Pets should be in common areas of buildings only when they are in transit between residences or between a residence and the outdoors. At these times, they must be in a container; they may not be walked on a leash through corridors or common areas.

Dogs and cats must be on a leash whenever they are outside and on Friendsview property. They must be under the owner’s control at all times. 3. For the safety of our staff, dogs must be contained any time a Friendsview employee enters your home to provide services such as maintenance or housekeeping. A secured pet-crate or a room with the door closed are acceptable. 4. It is the resident’s responsibility to care for his/her animal. Litter boxes, dog training pads, bird cages and aquariums must be kept clean and free of odors. If routine room cleaning is provided by Friendsview, dog and cat owners will provide a vacuum cleaner for use by Friendsview housekeeping staff. 5. Pet owners will pick up all animal waste deposited outside and will double-bag it before placing it into any Friendsview waste container. 6. Aggressive or otherwise dangerous behaviors by pets cannot be tolerated. Any resident or staff member who becomes aware of such behavior must consider it his/her duty to report that behavior to the Executive Director, who will take action to prevent recurrences of the problem behavior. Emergency Care of Pets

In case emergency care of a pet must be arranged, Friendsview will contact the

persons named by the resident as willing to care for the pet.

If neither of those persons can take the pet within a time frame that assures

continuity of the pet’s care, Friendsview has the right to engage the services of a

kennel, and/or a veterinarian if needed. The pet’s owner will be responsible for

all charges incurred in this situation.

Pets Visiting Friendsview Residents who allow visitors to bring pets into their homes are responsible for having those animals adhere to the same transit, containment and behavior standards as are required of residents’ pets. Any damages caused by such animals are the responsibility of the Friendsview resident whom the animal was visiting. Oregon has specific state guidelines governing pet visitation and pet therapy in the Health Center, Assisted Residential Living, Enhanced Living and Memory Support neighborhoods. Anyone wishing to take a pet to visit a resident in those areas must receive permission from the Health Services Administrator and must visit in an approved area outside of the Health Center.

Communication There are several ways to keep up to date on what is happening in the Community. The Newsletter Committee publishes a monthly newsletter that is distributed to all residents. Bulletin boards, email blasts, mail-box notices, and a monthly calendar are used to

inform residents of activities, events and other important information. A Wellness Resources Guide is distributed quarterly and provides an overview of planned activities. Minutes from the Residents’ Council are distributed monthly. All of the information listed above can be accessed through the Resident Life website.

Dress Code Casual dress is appropriate for most Friendsview activities. Loungewear, housecoats and bedroom slippers are not appropriate for common areas including dining rooms. Occasionally there will be special activities or dinners for which more formal dress is encouraged.

Firearms Policy As a “Christ-Centered Community” Friendsview Retirement Community (FRC) recognizes that there are diverse opinions about firearms on our campus. Friendsview residents may possess firearms for many reasons including, but not limited to, hunting, competitive and recreational marksmanship, or personal safety concerns. Some firearms may be possessed as memorabilia, or for sentimental reasons. Other residents may strongly feel that firearms have no place in a community like ours. This policy reflects a desire by all members of the Friendsview community to balance safety and individual rights. We require that Independent Living Residents who intend to possess firearms agree to report the possession and/or the complete removal of all firearms from an independent living unit and to store and transport their firearms and ammunition in a safe and responsible manner as outlined in the policy. Definitions: Independent Homes: Include houses, duplex or four-plex apartments (including Spaulding Oaks), and apartments within a congregate building. Independent homes do not include residences in licensed health areas. Licensed Health Areas: Include the Charles Beals Health Center, Gardenview (Memory Support) and Assisted / Enhanced Living (Manor 2 & 3 and Creekside 1). Friendsview Campus: Includes the Fulton Street campus, all congregate, shared-wall and freestanding homes and apartments, grounds, and other buildings, and the entire Springbrook Meadows campus. Prohibitions: 1. Friendsview employees are prohibited from carrying or maintaining firearms on campus at any time as outlined in the Employee Handbook. 2. Firearms are prohibited in and on all areas of the Friendsview campus, except for Independent Living Residents who may possess firearms in, and transport firearms to and from their assigned independent living units in accordance with the standards outlined below.

3. Firearms are specifically prohibited in the Licensed Health Areas as stipulated in the Oregon Revised Statutes (ORS). Exceptions: This policy does not apply to law enforcement officers engaged in official duties on the Friendsview campus. Standards:

1. All members of the Friendsview community agree to adhere to all federal, state, and local firearms laws and regulations.

2. Independent Living Residents shall report to, and in a manner prescribed by, the Executive Director the resident’s intention to maintain firearms in, and/or the removal of all firearms from, independent living units. Information will be maintained in a confidential manner.

3. Storage of firearms. Independent Living Residents who maintain operable firearms agree that firearms will be stored in one of these two ways:

a. Firearms and ammunition shall be secured in a locked gun safe/vault, or

b. Firearms shall be rendered safe by use of a trigger lock, breech lock, bolt removal or other means and secured in a locked storage space (closet, cabinet, etc.), and ammunition shall be locked in a separate location, apart from the firearms.

Firearms should be stored within independent living resident’s residence and not in public storage, automobile or other storage on campus.

4. Transportation of firearms. Independent Living Residents who maintain operable firearms agree that: a. Firearms transported to and from independent living units shall be unloaded.

It is recommended that firearms be transported in a locked hard-sided case, or be rendered safe by use of a trigger lock, breech lock, bolt removal or other means.

b. Ammunition shall be transported in a locked hard-sided case with the

firearm(s), or in a container separately from the firearm(s).

c. Independent Living Residents possessing a Concealed Handgun License (CHL) may transport their firearm to and from their residence in compliance with the provisions of their CHL; however they are encouraged to transport firearms as listed above.

5. Display firearms: Firearms which are maintained for display purposes only, i.e.

historic or collectible firearms, may be displayed within an independent living unit provided the firearm has been rendered inoperable, e.g. removal of the firingpin, blocking the chamber or barrel, immobilizing the firing mechanism, etc. It is recommended that a licensed armorer be consulted for this process.

6. Violations: Alleged violations of this policy must be reported to the office of the Executive Director. Alleged violations will be resolved in accordance with the provisions of the Friendsview Resident Handbook: Problem Resolution/Resident Grievance Procedure.

Gratuities/Dual Relationships Because our employees provide outstanding service and care, residents may naturally wish to express appreciation. However, our policy prohibits employees from accepting tips, gratuities, gifts or bequests from residents or their families. Please do not jeopardize their employment by making offers to them. You have several options for recognizing employees. The Residents’ Employee Appreciation Committee hosts appreciation events each year and purchases gift cards for hourly employees. They generally request donations in November-December. Another opportunity to recognize employees is by contributing anytime to the Employee Scholarship Fund. For more information contact the Front Desk. Friendsview employees may not be hired by residents or their families privately for pay or engage in relationships with residents in which there is a potential conflict of interest or risk of exploitation.

Information Forms When you move in, you will be asked to complete a Personal Health and Information Form. Friendsview Health Services will contact you annually to request any updates. Whenever there is a change in your information such as emergency family contacts, primary care physician, etc. please contact Health Services so that your form can be updated. This form is kept in a confidential file in the Health Center for referral in case of emergency.

Insurance Friendsview is not responsible for the loss of or damage to any property belonging to you due to theft, fire, or any cause beyond the direct control of the organization. All facility buildings are covered through the Friendsview insurance policy, but the contents of residences and personal liability are not. We recommend that you carry a renter’s insurance policy covering casualty and liability.

Loading Dock/Elevator Usage The loading dock accepts personal deliveries from 8:00 a.m. to 4:30 p.m. Monday through Friday. Facility Services is authorized to admit delivery personnel during those hours. Please notify Facility Services in advance if you expect a delivery to the loading dock.

Lost and Found The Front Desk and the Health Center each maintain a lost and found box as a courtesy; however, Friendsview is not responsible for lost items. You may turn in found

items or check there if you have lost something. If something of value is missing, please report it to the Resident Services Coordinator and we will document and investigate when appropriate.

Moving Your Belongings Because the main lobby entrance is a heavily used area we request that you use an alternate entrance when moving furniture or other large items. Facility Services can assist you in locating the doors and elevators closest to your apartment and provide moving carts and elevator protector pads if needed. When you are finished using carts, please return them to the area where you found them. You are responsible for packing and unpacking your belongings when moving or transferring from one apartment to another. Friendsview staff is not available to move heavy items such as pianos, organs, hutches, or antiques and other items of significant value. The Facility Services Department can provide you with the names of local moving services.

Name Tags Friendsview residents have chosen to wear name tags as a way to get to know one another. All residents are encouraged to wear their name tags and to introduce themselves to new neighbors. If you lose your name tag, please contact the Front Desk to request a replacement.

Noise: Morning and Night Hours In order to maintain harmonious living, noisy activities (television, radios etc.) should be curtailed after 10:00 p.m. If you have a hearing loss, please consider your neighbors when setting the volume. Not all residents and guests are early risers so please maintain the same consideration in the morning before 8:00 a.m.

Parking Reserved spaces are assigned to residents living in the main building in independent neighborhoods, one space per household. Because of limited availability, reserved parking spaces are not available to those living in Health Services neighborhoods. Please contact the Front Desk to inquire about availability. Please do not park in a reserved space that is not assigned to you. Do not park on neighborhood streets in Meadow Way or Cherry Street Village neighborhoods. Parking options include:

Reserved covered carport spaces are located at the west end of the Manor wing. There is no fee and these are limited to one per household. Unassigned parking may be used for a second vehicle.

For residents living in Creekside, lower-level garage parking is available for a fee. Spaces are limited and are assigned according to availability. A wait list is kept for future openings.

Unassigned outside parking (covered and open) is available to Friendsview residents at no charge and is located along the west side of Meadow Way along the outer fence. Guests may also use this parking.

Meadow Way, Cherry and Fulton Streets and Spaulding Oaks residents should park cars in their garage or driveway. Please keep garage doors closed except when entering or exiting your garage. Do not park on or otherwise block the sidewalk. Guest Parking The parking lot in front of the main entrance is available for your guests. Guests may also park in the gravel lot on Fulton Street or in the Health Center lot in marked “visitor” spaces or in unassigned parking spaces along the outer fence in Meadow Way. Guests may not park in reserved spaces. If there is a question please see the Friendsview Business Office. Emergency rescue/fire (red curbs) and loading zones (yellow curbs) are clearly marked at each entrance to the main building. It is important to keep these areas clear so that emergency vehicles can access the building entries. Vehicles parked in these areas may be towed. Parking for resident-owned oversize vehicles is limited; please check with Facility Services. There is no RV parking available for guests.

Patios/Balconies/Decks Outdoor furniture and plants are allowed on your balcony, deck, or patio. Furniture and planters should be earth tone colors, such as tan, brown, or dark green, which complement the exterior. Make sure planters have sufficient drain trays to prevent runoff. If you have questions please call the Facility Services Office.

Barbecue grills or hibachis are not allowed in any of the multi-story buildings. Do not put hooks or nails into the exterior of the building. Decks, balconies, carports and patios are not intended for storage and should

be kept free from clutter. Please store all items in an approved enclosure.

Do not hang banners, rugs, laundry, or articles of clothing over the balcony rails or on a line.

Resident Rights As a Friendsview resident you have the following rights:

To be treated with consideration and respect in recognition of both your individual and your social needs, including the right to privacy and to live and die with dignity;

To be informed (at the time of admission and thereafter upon request) of the policies of the facility, the services provided, and charges;

To manage, or delegate the responsibility for managing, your own personal financial affairs;

To expect a reasonable response to your personal requests or grievances without fear of reprisal, be assured of confidential treatment of your personal and medical records, and to approve or refuse their release to any individual outside the facility, except as required by law or third-party payment contract.

Problem Resolution Friendsview residents live as a community. Our shared values affirm the dignity and worth of all persons before God, promoting self-direction, freedom and personal responsibility while submitting to authority and community. We recognize that interpersonal differences do sometimes arise in a community living setting. When problems involving residents happen they should receive prompt attention. In most instances, taking the following steps can resolve minor differences between residents.

1. Review existing policies as established in this Handbook and your Residency Agreement.

2. Approach the individual(s) involved in a courteous, respectful and diplomatic

fashion to communicate the problem with the goal of coming to a quick resolution.

3. If the problem has not been resolved, ask another person, possibly your

neighborhood chairperson, to serve as a facilitator. If the problem persists, you are encouraged to follow the more formal grievance procedure outlined below. Please see the Resident Association Bylaws for the grievance process for issues involving the Council or Association. Resident Grievance Procedure Step 1: Research existing policies as established in this Handbook and your Residency Agreement. If you disagree with a policy, skip to Step 3 below. Step 2: Problems can sometimes be resolved by talking directly to the appropriate Friendsview department director or Residents’ Council chairperson. As a courtesy to them, and because they are usually in the best position to help, you should always consult them early in the process of resolving differences. Step 3: If you cannot resolve the problem at the department or committee level, or if you cannot determine who is responsible, submit the problem in writing to the Executive Director. Please refer to the Resident Association Bylaws grievance process for issues involving the Council or Association.

Step 4: If you are not satisfied with the response of the Executive Director, you or your advocate may make an appeal in writing to the chairperson of the Friendsview Board of Directors. The chairperson will act on or respond to questions or concerns of a resident or group of residents only after the issue has been discussed with the Executive Director. A concern will not be considered at this level unless you have followed the previous steps in this procedure. Step 5: The chairperson of the Friendsview Board of Directors will determine which committee of the Friendsview board shall act as the hearing body on the appeal. Step 6: The decision of the appropriate committee or chairperson of the Board of Directors is the final step in the Friendsview grievance process and is final and binding on all parties.

Solicitation Solicitation door-to-door or in common areas is not permitted anywhere on the Friendsview campus. Residents may not distribute this type of information through the in-house mailboxes or solicit their neighbors directly. If any type of salesperson comes to your door, please inform the Friendsview Business Office immediately. With the approval of the Residents’ Council, resident committees occasionally sponsor fundraising activities. Although Friendsview cannot control solicitation by mail or phone, information about the no-call program, fraud prevention and computer security tips is available from Resident Services.

Spiritual Care A group of resident volunteers make up the Spiritual Care Team. Their mission is to develop relationships within the Friendsview community, to help residents know Christ, experience his love, and seek a closer relationship with him. They visit, encourage and pray for any resident desiring this support. They make regular visits to those receiving health care services, and provide support to their families, maintaining 24-hour vigils during residents’ final hours. For information or to request prayer or visits, contact the Resident Services Coordinator.

Tobacco/Alcohol Friendsview has been a tobacco-free/smoke-free campus since its opening in 1961. Smoking and/or the use of tobacco, nicotine products (including e-cigarettes) and cannabis is not allowed in any building or on the premises, including, but not limited to, residents’ apartments, balconies, decks, guest rooms, the front entry, Hess Creek Canyon, Friendsview’s sidewalks and in parked cars. Consumption of alcoholic beverages in common areas is prohibited. Visitors and guests are also subject to the same restrictions.

Tours of the Community You can arrange for a tour for your guest or prospective residents by contacting the Marketing Department. A 48-hour notice is requested for tours showing currently occupied resident homes. If you would like a brochure or information packet sent to a friend, please contact the Marketing Department.

Visitors and Guests Your friends and relatives are always welcome at Friendsview. Visitor parking is available in front of the main entrance. Please remind your visitors to observe the 10 mph speed limit and to park in designated visitor parking spaces. Extended visitor parking is available at Meadow Way along the railroad tracks. Visitors with children are responsible for their children's behavior and safety. Guests using the resident fitness/activity areas must be over age 14 and accompanied by a resident. Overnight guests may stay in your apartment when you are at home. Contact the Front Desk to request a roll-away bed and linens if needed. Guests in your room are limited to fourteen consecutive days, with a limit of sixty days in any calendar year. If you need to have guests stay with you in your apartment for more than fourteen consecutive days, or more than sixty days in any one calendar year, please send a request for approval to the Executive Director. Overnight guests, whether relatives or not, may not stay in your apartment when you are absent unless you are receiving medical treatment at another health care facility. Some local hotels offer reduced rates to guests of Friendsview residents. Please check at the Front Desk for information. Guest rooms are available to your guests and to prospective residents. Check with the Front Desk for availability and to make reservations. Due to limited availability of guest rooms, reservations can be made up to six months in advance with a maximum of seven consecutive nights. Guests may check in after 2:00 p.m. Check out time is 10:00 a.m. Breakfast is included with each overnight stay (rates are listed on the Ancillary Charges sheet). Guests are welcome to have other meals in the main dining room and charges will be added to their check-out bill.

Places Friendsview has rooms and outdoor spaces that residents may reserve for special events. The Front Desk staff can assist you in making reservations. There is no room charge for resident-hosted events (birthdays, anniversaries, family gatherings, etc.) or for events with Friendsview residents making up more than 50 percent of the attendees. As a contribution to the good of our local community, rooms are made available on a limited basis to local not-for-profit and other organizations. Inquire at the Front Desk for room reservation policies, fees, restrictions and other information. Catering can be arranged through Friendsview Dining Services. No outside food may be brought into any of the dining areas except in the Meadow Way Barbeque area or for resident-sponsored activities in the Springbrook Meadows Community Center. Parties using rooms may request the use of Friendsview’s AV system. If you plan to use AV equipment you will need to make arrangements for set-up and operation when you make the reservation. Activity Room The activity room, located on the lower level near the fitness center, includes pool tables, table tennis, a large screen TV with Wii game, puzzles and table games, and a popcorn machine. You may borrow the puzzles and games or contribute some of your own to the collection. When you finish with a puzzle or game, please return it to the proper shelf. Please help yourself to fresh popcorn using the scoop that is provided. Resident volunteers pop the corn and appreciate donations to help cover the cost.

Box Storage On the lower level near the resale area you will find assorted small and medium-sized boxes along with packing materials. Please help yourself or contribute boxes that you no longer need.

Computer Center Located just off of the lobby near the Creekside elevator, the Computer Center is open to residents and staff every day. It is equipped with several computers with internet and printing capabilities, a photocopy machine and other standard office equipment. Although there is no charge to use the computers, there is a charge for photocopies. Guidelines for use, hours and current class schedules are posted on the door. The Technology Committee is responsible for the operations of the Computer Center.

Fitness Center/Therapy Pool The Fitness Center, Therapy Pool and fitness equipment are for you to use and enjoy. Residents are required to attend an orientation/safety training session prior to using exercise equipment. Contact the Fitness Coordinator to schedule this.

Check with your physician prior to using the Therapy Pool or fitness equipment. Prior to using the fitness equipment or pool, everyone must sign a waiver of

liability that will be kept on file in the Fitness Office. Contact the Fitness Coordinator for a copy of this form.

Guest waiver forms are available outside of the Fitness Coordinator’s office. Please have your guests read and sign prior to use of fitness equipment (the Therapy Pool is not available for guest use). Guest must be at least 14 years old to use the fitness areas and must adhere to the rules and regulations. Residents are required to accompany guests under 18 years in age at all times.

Friendsview employs a professional Fitness Coordinator who provides regularly scheduled classes, fitness assessments and personal training. Contact the Fitness Coordinator to learn which class will best suit your physical needs.

Therapy Pool policy requires use of the buddy system. Using the pool alone is never allowed. Each “buddy” must be capable of responding in case of an emergency and must complete an orientation with the Fitness Coordinator.

Showers and dressing rooms are located just outside of the Therapy Pool. State law requires all users to shower before entering the Therapy Pool.

On your way to and from the pool, please wear an appropriate covering over your swimsuit. Jogging suits or other active wear are recommended. Bedroom robes are not appropriate.

Gardens Garden Committees at the Fulton Street campus and at Springbrook Meadows oversee the gardens, including assigning garden plots and tool storage bins and answering questions concerning garden policies. If you wish to have a garden plot, contact the Garden Committee chairperson in your area. Friendsview supplies water for the garden area. The committees have established the following guidelines:

Garden Committee must approve placement of fences, gates, archways, benches, and planting of trees and large shrubbery.

If you request a garden space, you must care for it yourself. If you no longer want a space, or can no longer care for it, please contact the Garden Committee rather than giving your space to another resident, so it can be reassigned.

Neighborhood gardens are for the use of residents only.

If you have a crop more abundant than you can use, Friendsview Dining Services will be happy to accept donations of produce, herbs, or flowers.

Laundry Rooms and Utility Areas Five laundry rooms with washers and dryers are located throughout the main building for residents to use free of charge. Please use the laundry facilities that have been designated for your neighborhood’s use.

Manor neighborhoods have assigned laundry times and laundry room is located in the lower lever. Contact the laundry room chairperson or your neighborhood representative to reserve a laundry time and for details about use.

Creekside and Gardenside residents may use the laundry rooms as they are available. Basic housekeeping equipment is available there also.

If you have questions whether large rugs, blankets or bedspreads are suitable for washing in these machines contact Housekeeping Services.

Library The Friendsview library is operated by resident volunteers serving on the Library Committee and is located across the hall from the main dining room. All residents are invited to take advantage of the large collection of books, large-print materials, and periodicals. It is open 24 hours.

Resale Shop The Resale Shop, located on the lower level near the residents’ laundry room, is operated by the Resale Committee. For information on how you may purchase or donate items, contact the Resale Committee chairperson. Proceeds from sales support the Resident Association activities and programs.

Sewing Room The sewing room is located on the lower level near the residents’ laundry room. It contains a large table, iron and ironing board, and a variety of sewing and needle craft supplies. You are welcome to help yourself to these items. If you are interested in using the sewing room or placing your sewing machine there, contact the Sewing Committee chairperson. Please do not use a machine that does not belong to you.

Walking Paths Friendsview has numerous walking paths located around the campus and Hess Creek Canyon. Friendsview residents are welcome to use the GFU track. Friendsview is a private community and reserves the right to limit access and determine uses for our property. Because of the dip in the road on Fulton Street, visibility is limited and it is difficult for approaching cars to see pedestrians crossing outside of the crosswalk. For your safety, when crossing Fulton Street always use the painted crosswalk area. When crossing the street at night wear light colored clothing and carry a flashlight.

Woodshop The woodshop is located on the lower level of the main building near the Creekside parking garage entrance. The Woodshop Club governs this room and the program including use, safety training, storage, equipment, membership, and access. If you are interested in using the shop, contact the Woodshop Club chairperson.

Other Services

First Federal Savings and Loan A First Federal Savings and Loan office is located around the corner from the Market Place just past the main lobby. It provides full-service banking to Friendsview residents and employees, including checking, savings accounts, investment advice, and safe deposit boxes. Regular hours are posted on the door.

Hair Salon Friendsview maintains a hair salon operated by private, licensed hair stylists. It is located in the lower level just beyond the activities room. Both men and women are welcome. Make an appointment by calling 503-554-7008. Stylists are independent contractors; please pay them directly for all services at the time rendered. Because they are not Friendsview employees, they may accept gratuities.

In-House Mailboxes All residents living on Friendsview’s Fulton Street campus have an in-house mailbox located just off the main lobby. In-house mail, such as activity calendars, newsletters,

administrative notices, monthly invoices, or notes from other residents will be placed there. Please do not use the in-house mail for solicitation or advertisement materials. In-house mailboxes for Springbrook Meadows residents are located in the Springbrook Meadows Community Center and can be used to send notices, cards etc. between the Fulton Street and Springbrook campuses. Pickup and delivery is provided by our bus drivers on bus days. Mail from the main campus to Springbrook may be left at the front desk for pickup and delivery. We recommend that you do not use the in-house mail for checks or important or confidential documents.

Internet Free wireless internet service is available throughout the congregate building in individual apartments and common areas (except in the Health Center). The network available is named FRC Resident and the password is: Friendsview. Although we do our best to maintain consistent 24/7 internet connection, if you do experience a loss in service, please report it to the Front Desk. Internet service to outlying homes may be arranged by contacting a local internet provider. For more information contact Facility Services.

Market Place The Market Place is a small store located near the lobby that is staffed by resident volunteers under the direction of Resident Services. Open during specified times Monday through Saturday, it is stocked with basic supplies such as facial tissue, toilet tissue, snacks, etc. along with gift items and cards. Proceeds from the store support resident programs and provide funding for Employee Scholarships.

Storage Units Residents in the Manor, Gardenside and Creekside are provided with an assigned storage space or “cage.” You must provide your own lock. Because there are a limited number of storage units, they are not available to residents living in Health Services neighborhoods. When a resident transfers from independent living to a Health Services area, the storage unit must be cleared out within 30 days. Some underground garage parking spaces can accommodate a storage unit. If you want to purchase a storage unit, please contact Facility Services to find out if your space qualifies and to get specifications of approved storage units. Do not store flammable liquids or materials in the parking garage. Residents outside of the congregate building must store all personal belongings in your apartment or in the attached garage. Please do not use your deck or area outside of your apartment for storage. Limited bicycle storage is available in the Creekside parking garage. Contact Facility Services Director for information and options.

Telephone Residents in Creekside, Gardenside, and Manor apartments have standard touch-tone telephone service included in your basic monthly fee. You must provide your own phone. There are no long distance charges for calls made within the contiguous United States. Long distance charges outside of the contiguous U.S. will be billed to you at the same rate at which Friendsview is billed.

Television Cable Service Apartments in the main building receive expanded basic cable TV which is included in your monthly fee. Premium channels are available for an additional charge by contacting the local cable provider. To receive a list of TV channels or for the phone number to order premium channels, please contact the Front Desk. In outlying apartments and homes, basic cable service is included in your monthly fee. If you choose to upgrade or add bundled services you will be billed directly by the cable provider. Contact the Friendsview Business Office for more information. For any problems with cable services please contact your cable provider.

U.S. Post Office Service Residents of the Manor, Creekside, and Gardenside are provided with a secure U.S. Postal mailbox near the lobby. U.S. Post Office personnel sort the incoming mail and place it in the mailboxes. A sign at the Front Desk indicates when mail is ready for pickup. The schedule for delivery and pickup is determined by Postal Service. Packages are delivered to the Friendsview Business Office and post office personnel will place a package slip in your mailbox. Please pick up packages at the Front Desk. The United States Post Office requires your complete address, including apartment number, on all correspondence. If your complete address, including apartment number, is not on your mail, the post office may return it to the sender. A slot for outgoing mail is located near the mailboxes behind the lobby fireplace. Another mail drop is located next to the Meadow Way mailboxes. You can also post outgoing mail at boxes located on each floor of the Manor. The main U.S. Post Office in Newberg is located on First Street. Friendsview residents may also use the post office on the George Fox campus. In addition, a small U.S. Post Office is located at the Chevron service station across from the Newberg Fred Meyer. If you transfer from one apartment to another, your mailbox number will also be changed to correspond with your new apartment number. A change of address form must be filed with the post office and is available at the Front Desk. Residents living in outlying neighborhoods have a U.S. Post Office mailbox located in their neighborhood. For package delivery, post office personnel will place the package in the package box and put the key to that box in your mailbox.

Gifts to Friendsview Friendsview is classified as “charitable” under Section 501(c)(3) of the Internal Revenue Code. Therefore, gifts of money or in-kind donations may be deductible on your income tax. If you itemize, please contact your tax preparer concerning eligibility. Friendsview will provide you with written donation acknowledgement for tax purposes. Inquire at the Front Desk for more information.

Bequests and Wills Friendsview is grateful for the generosity of residents through the years whose bequests have contributed to many of the amenities we now enjoy. Residents who would like to discuss estate planning have access at no cost to the services of a professional financial planner. This service is available regardless of your intent to include Friendsview as a beneficiary. If you would like information for this resource, please contact the Executive Director. Friendsview residents are encouraged to contact an attorney of their choice to help make out a will if they do not already have one. An attorney is available once a month at the Chehalem Senior Center. Call 503-537-9404 for more information.

Resident Assistance Fund A Resident Assistance Fund was established by the Friendsview Board of Directors in 1960. It is made up of voluntary contributions and a portion of entrance fees and is held in a separate board-designated fund. This assistance fund makes it possible for Friendsview residents without adequate finances to live at Friendsview with peace of mind for the remainder of their lifetime.
