Information Requirements
www.ukbimframework.org | @UKBIMFramework
Information has to be produced for a reason• It is a valuable commodity in its own right• It takes time and costs money to generate
Information is for a purpose
www.ukbimframework.org | @UKBIMFramework
Information requirements specify what is wanted• Many different information
receivers• Business, asset management
and project delivery perspectives
• Translation/re-statement from strategic to high-level to detailed
• Line of sight from each detailed requirement to a higher-level purpose
www.ukbimframework.org | @UKBIMFramework
Summary of information requirements
IR Scope When (examples) Who (examples) How
OIR Strategic organisation-wide need for information
Board meetings, statutory returns, strategic reviews
Finance, compliance, CSR, production, operations
Stakeholder interviews, workshops
AIR Asset-level (building, road, pipeline, etc)
Annual reports, strategic reviews, major trigger events
Asset managers, operations directors
Corporate schedule (tailored per asset)
PIR Project-level (new-build, refurbishment, extension)
Key project decision points (governance gateways)
Project sponsors, project managers, investment directors
Corporate schedule (tailored per project)
EIR (operational and delivery)
Contractual obligations within each project or asset appointment
Trigger events and project decision points
Project and asset managers, package managers
Schedule of what information, how much detail, delivery milestones

Reduce embodied and operational CO2 by 40%by 2030
Example cascades of information requirements
OIR
AIR
EIR(Operational)
PIR
EIR(Delivery)
Annual asset operation CO2 reportReplacement equipment selected for CO2 reduction
Embodied CO2 analysis showing reductions for new projects
Annual CO2 report by in-house sustainability teamEach equipment requisition to include CO2 assessment
Design consultants and contractors to include CO2 data on all approval submissions
Support local workforce
80% of sub-contract value with firms within 30 mile radius of site
Contractor to provide s/c location report at milestones 4, 5, 6

EIRs – the what and the when
Supported by asset/project-wide information resources
Exchange Information Requirements- information requirements- level of information need
- acceptance criteria, supporting information- date(s) for requirement to be met

Structured and unstructured information – detail can be specified independently via the level of information need
Geometrical information
E.g. 3-d model with embedded object
data
DocumentationE.g. scanned
certificate, site photos, reports
Alphanumerical informationE.g. COBie
spreadsheet, sensor data
stream

Timing of information exchanges relative to project stages or trigger event completion
www.ukbimframework.org | @UKBIMFramework
Development of information requirements has to be led by the project client or the asset owner/operator (appointing party in ISO 19650)
Each information requirement needs to be in enough detail so that the person setting it can judge whether the information supplied in return is acceptable
It is vital to avoid gaps and duplications between sets of exchange information requirements, which will introduce risk and cost to the project/asset management and the lead appointed parties

KEEP IN MIND
Level of Information Need
Level of Information Need is NOT the same of Level of Definition
You cannot define the Level of Information Need without defining the Pre-requisites first, especially the Purpose
You should NOT abbreviate «Level of Information Need»
