Foreclosure won’t hurt credit forever

Q: What happens afterforeclosure?
A: There are many Americans whoare either in pre-foreclosure (wherethey are 90 days or more delinquenton paying their mortgage) or havehad foreclosure proceedings start.Millions more have already lost theirhomes to foreclosure.
Having a foreclosure on your credithistory means your credit score willtake a big hit. How much of a hit? De-pending on what else is going on inyour credit history, you might see ahit of as much as 150 points or moreonce the foreclosure is listed.
The damage may be greater, con-sidering that you must have missedvarious mortgage payments beforethe lender files for foreclosure, andeach of those missed payments proba-bly hurt your credit score, as well.
After you’ve been foreclosed upon,you’ll need to rebuild your credit his-tory and credit score by makingthoughtful use of the credit that isavailable to you.
If you have credit cards, youshould use them sparingly, alwaysmaking sure to pay on time and infull. You should create a budget andstick to it. Build up your savings so
your financial life gets back on track.Having a foreclosure, short sale or
a bankruptcy on your credit historymeans it will take three to five yearsbefore you can buy a home using aloan from Fannie Mae, Freddie Macor FHA.
But life will go on. It may just be alittle harder and more expensivethroughout the next few years to pur-chase something using financing.
Q: We’re interested in purchas-ing a condo as investment proper-ty. It’s a condo hotel property andour lender told us that we couldnot purchase the unit as a secondresidence, and so we cannot get a30-year fixed rate loan at today’slow interest rates.
The condo hotel has an excellentfinancial track record and rentalhistory. We love the complex andlocation.
But the best loan terms we canfind is for an adjustable rate mort-gage (ARM). The loan is a 7/1 ARMat 6.5 percent with a 25 to 30 per-cent cash down payment.
We ’ve always been afraid ofARMs but if worse comes to worse,we could pay off the total amount
of the loan in seven years with bor-rowing from our 401(k) or doing a1031 exchange at that time. Anythoughts on this loan or invest-ment property plan?
A: The first thing that comes tomind is to wonder why you’re buyinga condo hotel.
Condo hotels became extremelypopular as the frenzy over traditionaltimeshares faded. The hook is thatyou’re buying a specific unit, whichthe hotel will rent out for you whenyou’re not there and share theincome after expenses. It’s an ar-rangement that might be fraught withp ro b l e m s .
Some real estate investors considercondo hotels to be a good deal for theinitial developer and the condo hotelmanager, but probably not a good in-vestment for the individual condo ho-tel unit owner.
Hotel occupancy is down dramati-cally and in some areas of the countrythere is even a glut of rooms. What ifthe hotel isn’t rented out quite to thelevel that was promoted during yoursales pitch? And, what’s your exitstrategy? Is there going to be a longline of people just waiting to pick upyour unit from you when you’re tired
of paying maintenance fees? You saythat you would do a 1031 exchangein order to sell the condo hotel anduse the exchange to buy anotherproperty. But what if you can’t sellyour condo hotel?
If you play around with the num-bers, it might be less expensive tosimply rent a hotel room in the nicesthotel in town rather than buy and fi-nance a condo hotel investment. I’verun the numbers on a few of thesedeals and once you factor in the fees,maid service, repairs and upgrades,the only one that does well is the de-v e l o p e r.
But back to your question. Do Ithink you’re getting a good financingdeal? I don’t know. It sounds reason-able for what you’re getting. I like thefact that you can pay off this purchasein seven years. I don’t like that you’dneed to use cash from your 401(k) todo it.

Reclaiming FurnitureThere are so many pieces of
beautiful furniture waiting tobe rescued from garages, attics,yard sales and thrift stores.With some vision and a littleelbow grease, vintage furnish-ings can become real treasuresin the home.
What to Look ForBefore committing to a
vintage piece, take a few min-utes to carefully examine yourt re a s u re - i n - w a i t i n g .
• Look for details that proveit is a vintage piece. Authentichardware, the shape of a leg,hand-carved elements and arich patina say a lot about apiece and give it value andb e a u t y.
• Check for cracks in thewood, loose joints, warpedsurfaces or lifted veneer. Thesecall for repairs before anyrefinishing is started.
• Examine previous repairs, especially atjoints and hinge attachments, to assure theywere done properly.
The Big FinishSometimes a piece just needs to be cleaned,
and there are products that will remove years ofdirt and grime without disturbing the originalfinish. But other times, the condition of thepiece calls for complete refinishing. You canremove the finish yourself, or as many people
prefer, you can have the piece professionallystripped.
Once you are down to bare wood, it’s time toselect a stain color. This is the fun part of theproject. Wood-tone colors enhance the naturalbeauty of the wood, like the Special Walnutstain that was used on this armoire. For a non-traditional look, however, consider going be-yond wood-tones to brighter colored stains.Bruce Johnson, woodworking author andcraftsman, says, “The Minwax Company makes
a variety of stains, from oil-based stains, in both traditionaland gel-based formulations, towater-based stains.”
Staining Tips• Apply wood conditioner to
reduce blotchiness and ensureeven stain penetration.
• Oil-based stains require anoil-based conditioner, and wa-ter-based stains need water-based conditioner.
• Follow the directions onthe can and apply stain with abrush or rag, wiping in the di-rection of the wood grain. Ap-plying a clear topcoat is the fi-nal step to beautiful furniture.

If there are no gouges, crack-ing or peeling, and if the floor
is not worn down to bare wood, you can simplyrevive the floor and your job is easy.

There are many options fordownsizing collections you inher-ited or amassed yourself, or forfurniture that has more sentimen-tal value than style.
Here’s our plan to reclaim yourstorage space. Get your stuff intothe hands of people who want itby selling it to a dealer, on con-signment, at auction or online.The bonus is a little extra moneyat a time when many of us coulduse it.
We chose six categories –books, records, furniture, stamps,sports trading cards and vintagewedding dresses – and found sev-eral avenues for possible resale.Experts in every field stressedthat the items in the best condi-tion will net the best price.
Other tips to keep in mine areto always call ahead. Investigateseveral venues if possible. Thesavviest sellers are informedabout the market and realisticabout value. And be honest noteverything you want to get rid ofwill find a buyer.
If you make a few dollars ornone at all, at least you’ve liberat-ed valuable space in your home.That’s something you can’t put aprice on.

Add cranberries and wholepeanuts (roasted, unsalted) ontop. Loop the feeder around atree branch. You can also trythis with other citrus fruits orcoconut shells.

These treats are a classic.The kids will have fun collect-ing a variety of pine cones, ei-ther on your property or in apark. Tie a string to the top of apinecone. Spread peanut butteror shortening over the pine

Dear R.S.K.: Emile Galle entered theworld in Nancy, France, on May 8, 1846.His father owned a faience factory (faienceis a type of tin-glazed earthenware similarto Delft), and some say that he also madef u r n i t u re .
Galle’s education provided him a back-ground in chemistry, botany and the prac-tical craftsmanship of making pottery, fur-niture and glass. Starting in the early1870s, Galle became one of the leading ex-ponents of modern French design, which
developed into the now-fa-mous Art Nouveau style.
In 1873, Galle estab-lished his glass studio inNancy, and a year later, hetook over his father’s enter-prises. Galle presented hiswork at the Paris Interna-tional Exposition in 1889,and the world saw thedepth of his work – hiscameo glass, marquetrypieces, enameled and ap-pliqued items.
The Cristallerie d’EmileGalle became famous and
won many international awards. Galle diedin 1904, but the factory continued (on andoff) until 1935.
The vase in today’s question appears tobe a single-layer cameo representing pur-ple grapes against a frosted backgroundwith a purple base and throat. Today, thisvase would probably sell at auction in the$1,500-to-$2,000 range.

Galle vase loses value in last decade

Homeowners whose mortgage balanceexceeds the current property value knowthe futility of trying to get a refinance. Re-financing options for so-called “under wa-ter” mortgages are limited because mostlenders require some equity in the proper-ty – ideally about 20 percent.
However, borrowers should not give uphope. Options do exist, especially via thegovernment’s Making Home Affordablep ro g r a m .
One of those options is HARP. If youmeet certain criteria, your underwater loanmay be eligible for a refinance through thefederal Home Affordable Refinance Pro-gram. The program allows qualified bor-rowers to refinance a loan that is from 105percent to as high as 125 percent of ahome’s value.
However, not every underwater loanqualifies for HARP. First, you must not beon the road to foreclosure. Any delinquentpayments in the past 12 months will auto-matically disqualify you from eligibility.
In addition, either Fannie Mae or Fred-die Mac must own the loan. You can find aloan lookup tool and other calculators atthe government’s Making Home AffordableWeb site.
Your ability to take advantage of HARPwill depend on payment history and otherfactors including credit score, the structure
of the current home financing and specificlender guidelines.
“Can it help everyone? No,” says JasonBonarrigo, senior mortgage banker withWells Fargo Home Mortgage of Boston.
However, Bonarrigo has closed severalHARP loans and says it’s worth investigat-ing eligibility.
“If refinancing through HARP can shave$300 or $400 off a monthly mortgage pay-ment, it can sometimes make a differencebetween keeping and losing a home downthe road,” he says.
Yo u ’re second option is HAMP. If younot only have an underwater mortgage butalso have missed payments, you may quali-fy for the federal Home Affordable Modifi-cation Program that is available throughmortgage lenders.
To qualify, you must demonstrate finan-cial hardship that puts your mortgage inimminent danger of default. The mortgagemust be owned by Fannie Mae, FreddieMac or by others signed up with the U.S.Treasury to qualify for HAMP.
While the program provides govern-ment incentives (of up to $1,500) tolenders to process these modifications, theultimate approval rests with the lender.
“HAMP is not a refinancing program –it’s a change to the contract terms ... but itcan lower your payments for up to 60months,” says Michael Goldstein, abankruptcy attorney and partner at Gold-stein and Clegg in Lynnfield, Mass.

• Wood: Sustainable forest managementmakes it possible to harvest wood,because trees are a renewable resource
that can be replaced.• Cork: Cork can be harvested every
nine years from the same tree – a muchfaster rate of renewal than waiting for aseedling to grow large enough to replacea n o t h e r.
• Concrete: Yet another option is tomake the concrete slab the finished floorby using various types of decorativetechniques.

How quickly can a New Year’s reso-lution crumble? Several weeks ago, Iwrote a list of the things I would orwouldn’t do in 2010. Although a fewwere reaching for the stars, I felt con-fident that the first of these, “I willnot believe everything the seed cata-log tells me,” was a promise I couldkeep.
I lasted one day. I wish I couldblame this on my friend, whodropped by so we could make a list ofseeds to buy together this year. Butthe truth is, I was weak. The pageswere glossy, the photographs lushwith color; when they introduced thenew stars of the season I could onlysigh and acknowledge defeat. ThePandora’s Box of catalogs is open, andthe season of dreaming is upon us.
Getting an early start on your gar-den plan is a smart move this year,since seed sales are expected to bebrisk. Last year, 7.7 million U. S.households tried food gardening forthe first time, ballooning the totalnumber of those growing their ownfood to 41 million, according to theGarden Writers Association’s 2009Edibles Gardening Trends Research

you might have found your favoriteseeds were gone. There’s wisdom inshopping early, but unless you wantto end up with more plants thanplaces to put them, take a cozy morn-ing and draw up your garden plan.
Begin with measurements ofthe square footage you can devote toyour garden, then sketch out the gar-den on graph paper. I use one squareper square foot, drawing in paths,raised beds and trellising.
Next, make a list of vegetables,herbs or fruit you’d like to plant.Look up the space each one needs togrow, and note that next to the itemon the list. Draw the plants into yourgarden sketch, planning for them tohave enough room to grow to maturesize. Place taller plants to the north ofthe gardenso they don’t shade the shorter ones.
As your map fills in, you’ll be able
to tell if you’ve plenty of room for ev-erything on your list or if you need toscale back your expectations. In mycase, I won’t grow potatoes this year;they take up a lot of room and my in-terests are leaning toward more pep-pers. You might decide that plantingfewer of everything is best.
Once you know what plants fit inyour garden, you’re ready to shop.The choice of seeds versus seedlingsis a personal one; it depends onwhether you have the room to carefor seedlings for eight weeks. Pur-chasing plants ready to pop in theground is an easy way to jump intothe garden.
But if you want a kitchen gardenyour foodie friends will envy, startyour own seeds. Hundreds of vari-eties fill stands at local garden centersand catalogs are arriving in mailboxesfor January perusing. Pouring overtheir pages is a good way to educateyourself in the cornucopia of choices
for your food, a means to learn abouteverything from artichokes to zinnias.
You can easily get lost in the beliefthat a gardener can do no wrong, be-cause those writers gush about everyplant in the catalog (just once, I’d liketo see a little honesty). Not all plantsdo well here, so look to local compa-nies such as Botanical Interests(botanicalinterests.com), Abbondan-za (eatabbo.org/), or Lake Valley Seed(lakevalleyseed.com/) to steer you tochoices that thrive in Colorado.
