Question: We have hadnatural hardwood floorsfor five years. During thattime we had a rug under acoffee table. This weekwe removed the rug andthe wood floor was a muchlighter color.
What can we do to have
the floor return to its orig-inal matching finish?
Answer: It probablywould involve less work ifyou just let the area dar-ken to match the floor thatwas exposed to the sun’sUV rays. I’ve seen home-owners use bleach tolighten wood floors withsome success, but Iwouldn’t do it myself.
There are, I am sure,products available on theInternet that might pro-gressively lighten thefloor, but most of the solu-tions I’ve seen involve re-finishing all the floor.
Q: I plan to sell myhouse in the next year ortwo. Right now I am try-ing to make some smallimprovements to make
the house more appealing.One area that needs im-
provement is the patio.The previous ownerspoured the 200-square-foot patio in one largechunk, probably about 15years ago. There is a largecrack that runs horizon-tally across the patio,which was filled withsome kind of caulk that
only serves to make itmore noticeable.
Is there any way tomake this patio better,short of digging it all upand repouring it?
A: The fact that thecrack runs across the pat-io is a sign to me that thejob was badly done and noamount of patching willfix it. The answer, then, isno, in my opinion, but I’dget a second one from acontractor or two beforeyou took my thoughts tothe bank.
Advice on rust fromreader Jerry Grover:
I have seen severalquestions about rust inyour recent articles.
There is a product byLoctite called Extend thatis a rust neutralizer. Itconverts light rust to ablack paintable surface.I’ve used it for years andnever had a problem withthe rust returning.
The last can that Ibought came from HomeDepot. This one is a spraycan,butIhavefoundit inabottle as a white milky liq-uid that you could applywith a brush.
I have usually paintedover it with Rust-Oleum,but the directions say touse three coats if you arenot top-coating it.
Q: In the early ’80s werefinished our basement.We used a foam-backedcarpet that was glued tothe floor. The carpet hasgotten wet and we want toremove it. Any ideas onhow to remove the carpetand foam from the ce-ment floor? Is there sometype of solution we canuse?
A: A solvent and ascraping tool, but wearplenty of protection andmake sure the work areais well-ventilated. I’veseen a recommendationfor that citrus paint re-mover but I’d head off tothe hardware store forsuggestions.
Q: Our dishwasher isaround 10 years old, andwe have a lot of calcium in
our water (according toour plumbers), whichleaves a brown residueanywhere the water sitsfor any length of time.
The dishwasherworked fine until aboutsix months ago, when theresidue started collectingeverywhere (the sides,the bottom, the racks, theblades). I’ve tried thingsthat are supposed to cleandishwashers: wiping offeverything we can reach,adding no-spot stuff,which I never needed be-fore.
In addition, over thelast month or two thesmell has gotten unpleas-ant. I’ve tried sprayingeverything with an am-monia-water solution,sprinkling baking soda in-side, wiping the rubberring in the center and ap-plying the no-spot stuffliberally around it. Noth-ing helps.
I’m concerned that ifwe just replace the dish-washer, the problem willcontinue, since I don’tknow what is causing it.
A: Hard water will dothese things. You’ll needto look into a filtrationsystembeforeyoubuythenew dishwasher.

I have few significant skills in life. I can’t tell a joke, juggle, or do a backflip. But Ican walk into most homes and tell you the age of the home within minutes. I call this“carbon dating” the home, taken from my Intro to Geology class at FSU back in theday. Unfortunately for most sellers, buyers have this same “sixth sense” for real estate.
Three decades ago, we embraced a mid-’80s color palette of dark countertops, carpet,and wall colors. As tastes changed in the mid-’90s, many of us realized that “white,bright, and airy” was the new wave, and it was time to break from the ’80s. I stilldon’t know what “airy” is, but it sounded really good on HGTV when everyone saidit, over and over again.
Remember the movie Poltergeist, with its famous catchphrase, “They’re back”? Well,welcome to the new millennium, because the rich, darker colors we so longed to getaway from are back with a vengeance. Anyone who toured the very successful Parade
of Homes this year noticed the darker color choices in most, but not all, of the homes.
Buyers really want new, but in some cases they cannot afford it, it is not available, or it is not in the location theyare looking for. For some of those buyers, they really should just build. For those who don’t want to or can’t, thenext best thing is a relatively new home which has been updated. If the buyer walks into your home and you havethe pickled oak cabinets, green Formica countertops, white tile flooring, white appliances, white walls, and hugevaulted (airy?) ceilings, you might as well have an electronic billboard that reads, “This home was built in 1995.”
So look around. It might be time to warm up your home, add some stone countertops, brush on some mochapaint, and go stainless. No matter how appealing the exterior is, a buyer is going to carbon date the interior ofyour home, which may just be the difference in whether it sells or not.

KANSAS CITY, Mo. — To-day, we are experiencinga demand for the designsof midcentury Americanfurniture, when Americawas in a period of designexcellence and innova-tion, but the question ofwhat to buy has becomemore confusing to theconsumer.
Can I buy an original?Should I buy vintage ornew? What is the differ-ence between an authen-tic piece and a reproduc-tion?
As a designer, andsomeone who supportsauthentic design, I will try
to clarify some of the con-fusion around these ques-tions. (Full disclosure: Iam an authorized retailerfor Herman Miller andKnoll, both licensed toproduce iconic midcentu-ry furniture pieces.)
Original
What really defines apiece of furniture as an“original”? This is an in-teresting question sincemany of the mid-centurypieces we are familiarwith were designed to bemass-produced and havebeen in production sincebeing introduced.
In the purest sense ofthe word, an “original” is a
one-of-kind piece or apiece that was made dur-ing a limited productionrun (also called a limitededition).
Very few of us can af-ford an original, as this isthe stuff that is highlyprized by collectors andrarely comes up for auc-tion. So the term “origi-nal” is not really applica-ble when you are talkingabout mid-century furni-ture that was designed tobe mass-produced.
Vintage or new?
This really gets downto your taste. Are you aperson who wants to seesome patina on your piece
or someone who wantssomething brand-new? Ifyou are like me, the an-swer is both.
I shop vintage storeswhen I’m looking forsomething that I want tohave a bit of history orwhen I am looking forsomething that is notmade today. Other times, Ibuy new because it eitherlooks best in the space orthe new piece has beenimproved upon from pre-vious production runs.
Before buying a vin-tage piece with a price taghigher than a new piece,do your homework andfind out when the piecewas made and how it isdifferent from those be-
ing made today.Be sure to look for a
manufacturer’s tag ormarking to confirm the
authenticity. Sometimesthe design of the manu-facturer’s tag haschanged over time, whichcan help establish a dateof the piece. Considerphotographing the tagand contacting the manu-facturer to see if it canhelp you narrow down thetime frame.
Authentic orreproduction?
Experience has taughtme that clients get easilyconfused by this questionbecause of the way piecesare marketed.
“Authentic” pieces arebeing produced by themanufacturer that is au-thorized by the designer,holds the license on thedesign and is making itconsistent with the origi-nal design specifications.
A “reproduction” is apiece that is produced tolook like the authenticpiece, but the manufac-turer does not hold the li-cense from the designeror the original manufac-turer to produce it. Otherwords and phrases areused to describe a repro-duction such as “replica”or “inspired by.”

Code Enforcement andthe Property Manager
by Harry Anthony Heist, Attorney at LawThere will come a time when the property manager and/or owner of the property receives anotice of a code violation from the municipality where the property is located for somethingthe tenant is either doing or not doing. This may be for something as simple as parking on thelawn, failing to cut the lawn, or not taking in the garbage receptacles from the street in a timelymanner. The violations could be more serious, such as failing to maintain the exterior of theproperty, engaging in a business activity, or allowing mountains of personal property or debristo accumulate on the front lawn. How the property manager deals with the issue can make thedifference in the property owner receiving a fine or notice of hearing, or instead getting a seriousbreak cut for them by the code enforcement official. The key is the property manager must dealwith the problem, deal with it swiftly, and keep code enforcement fully aware of the actions whichare being taken to rectify the situation. The Catch-22 is that the time period for compliance givenby code enforcement is seriously at odds with the actual time it can take to get compliance oreventual removal of the problem tenant.
The Property Owner Receives Notice Usually, the property owner will receive notice by mailat the address that code enforcement has for the owner. This is usually the address where thetax bills are sent. The owner may live in a distant state or be absent on vacation when this letterarrives, and there is thus a major delay in word of the problem getting to the property manager.This is the first in a series of problems that can occur.
The Property Manager is Notified Once the property manager is notified, action needs to betaken immediately. There will most likely be a time deadline which may be close to passing, or insome instances has already passed. This is when the property manager must immediately notifythe code enforcement officer by phone and in writing, acknowledging receipt of the citation andexpressing a strong willingness to deal with the problem fast.
Can the problem be solved immediately? If the situation can be solved immediately, forinstance by having a lawn person go out and immediately cut the lawn, this should be done, andthe tenant should be billed for the expense incurred. If getting compliance requires the propertymanager do any self-help removal of the tenant’s personal property, the property managershould NOT attempt this at all. Self-help removal of items or the towing of vehicles can lead toserious litigation. If the property manager cannot easily rectify the problem, a dialogue must beopened with code enforcement.
Communication with Code Enforcement The property manager should call code enforcementimmediately to see exactly what the problem is. Often the citation is vague in describing theoffending activity or condition, and this will allow the property manager to get a better idea ofwhat exactly is wrong and what needs to be done. By calling immediately, the property manager
can explain to the code enforcement officer that she is on top of the problem and will be takingevery legal step possible to rectify the problem. Most code enforcement officers will appreciatethe call and indicate to the property manager that the main purpose of the citation is to getcompliance, rather than impose fines or other penalties. The property manager will then be led tobelieve that the code enforcement officer is a nice person and that there is an actual extensiongiven. It may be a correct assumption that the code enforcement officer is indeed going to workwith the property manager and give an extension of time to deal with the problem, but can theproperty manager be sure?
Did the Property Manager Get an Extension of Time? The property manager immediately willserve the tenant a Seven Day Notice of Noncompliance with Opportunity to Cure, which probablyis the proper notice to be given in most code violation situations. Your attorney can assist youhere. Will the code enforcement officer sit back and wait? We are not sure. Next week, there maybe another code enforcement officer assigned to the case, as the original one is on vacation. Wasthe extension properly communicated? Did the property manager get something in writing, orwill he or she simply depend upon the phone conversation with code enforcement, one of manyphone conversations the code enforcement officer had that day among many other people? Werecommend that you immediately follow up any phone conversation with a letter to the codeenforcement officer by regular mail and certified mail such as this:
Dear Officer Smith:
Today I received the notice of violation on 125 Main Street and will be taking immediate action.As per our phone conversation, you have agreed to hold off on taking further action against theproperty owner during this process. We have contacted our attorney and have served the tenantwith a Seven Day Notice of Noncompliance with Opportunity to Cure which is attached to thisletter as “Attachment #1”. This is required by Florida law before we can terminate the tenancy, ifhe or she fails to cure the problem. If the problem is not cured within seven days, we are requiredby law to serve a Seven Day Notice of Noncompliance Notice to Terminate. Once this noticeexpires, we can then begin an eviction action, which takes between 20 and 45 days on average.Please use me as your contact person, as I am the person directly responsible for managing theproperty. My phone number is 555-1212. I will be doing everything legally possible to either getcompliance or have the tenant removed. Please feel free to call me or my attorney at 555-1313if you have any questions about the progress or the procedures which the Landlord/Tenant Actrequires.”
The result of such communication will usually buy extra time for the owner of the property. Codeenforcement often has no idea how the compliance and eviction process occurs, and theyneed to not only be informed of the procedure to understand your dilemma, but keeping theminformed of the progress will help insure a cooperative experience with code enforcement andhelp in future occasions when another one of your tenants may be in noncompliance. Developinga keen and cordial working relationship with code enforcement is one of the traits of a successfuland effective property manager.

FORT LAUDERDALE —Despite a steadying hous-ing market, sellers andreal estate agents stillcomplain that low ap-praisals delay or kill up to15 percent of all deals.
In recent years, agentsand others blamed a 2009lawthattheysaidinadver-tently led to less-experi-enced appraisers workingin unfamiliar neighbor-hoods.
Now a common refrainis that appraisers pur-posely keep valuationsdown. St. Petersburg ap-praiser Frank Gregoire,who testified before Con-gress, says banks and un-derwriters are pressur-ing appraisers “to be lessoptimistic and more cau-tious” to prevent anotherhousing bubble.
But that’s “patentlyfalse,” said Ken Chitester,spokesman for the Chi-cago-based Appraisal In-stitute. He concedes theremay be a lag in valuationsin a recovering market,but says appraisers canonly work with the dataavailable to them at thetime.
Appraisers make thefinal call, of course, buthere are steps that sellersand their agents can taketo ensure that valuationsare fair and accurate:
» Don’t get greedy.Strong demand for homesis resulting in multiple of-fers, and some propertiesare being bid up so highthat they won’t appraise,real estate agents say.
Cash buyers typicallydon’t request appraisals,but banks require them sothey don’t lend more mon-ey than homes are worth.In accepting a bid from abuyer needing financing,a seller would be wise toconsider whether the of-fer can match the ap-praised value.
“Highest is not alwaysbest when you’re dealingwith an appraisal,” saidJim Heidisch, a brokerwith Campbell & Rose-murgy in PompanoBeach.
» Be accommodatingwithout being intrusive.The change in rules gov-erningappraisalsdiscour-ages contact betweenagent and appraiser, butthere’s nothing improperabout the agent’s being atthe home to give the ap-praiser access and an-swer any questions, saidMichael Citron, of RE/MAX ParkCreek in Coco-nut Creek.
Sellers should not bepresent because they tendto get in the way, agentssay.
“If they’re there, thesellers will ask, ‘Is it goingto appraise?’ and you
don’t want to bother theappraiser,” Citron said.“Just have the lights onand the air conditionerblowing real cool to makeit as comfortable as possi-ble.”
Fort Lauderdale ap-praiser Scott Dooley saidhe doesn’t mind if sellersstay. If they aren’t there,he prefers for an agent to
meet him. In roughly halfthe cases, agents don’tshow up, and instruct himto gain entry by using alock box, he said.

The report should in-clude the dates of majorwork done on the kitchen,bathrooms and roof, aswell as the closed permitson any additions, FortLauderdale appraiserPatrick Sullivan said. Pro-viding receipts also ishelpful, he said.
The homeowner’s re-portmaypointoutafavor-able location within acommunity and othercharacteristics that dis-tinguish it from othernearby homes, Dooleysaid.
“You don’t want thingsto be missed that may re-sult in higher value,” hesaid.

Let’s make something clear right from the start. No true professionalin the home building industry would do anything to jeopardize thehealth, safety, and welfare of our citizens when it comes to their newhome or remodeled project.
You should also know that the TallahasseeBuilders Association (TBA) enjoys a strongworking relationship with local officials, bothelected and appointed, who impose andenforce regulations on our industry. In mostcases, those regulations are reasonable, andwhen believe otherwise, we make our caseas best we can.
That said, the fact remains that over-regulation at the federal level of governmentcan and does impede our ability to provideaffordable housing in our community and tokeep down the costs of remodeling.
Last week, the National Association ofHome Builders (NAHB) told Congress thatan unwieldy federal regulatory processis hampering the housing and economicrecovery. “Housing serves as a great exampleof an industry that would benefit from smarter and more sensibleregulation,” said NAHB Chairman Barry Rutenberg, a Gainesville tothe House Committee on Oversight and Government Reform.
For example, the Dodd-Frank Act required significant changes tomortgage lending practices, including an “ability to pay” provisionthat requires lenders to establish that home buyers have a reasonablechance of paying back the loan at the time that a mortgage is written.The law states that certain high-quality, low-cost loans known asqualified mortgages (QM) are presumed to meet this standard.
The new QM standard, which is currently being developed by theConsumer Financial Protection Bureau, will define the mortgagemarket for years to come, Rutenberg said. For that reason, NAHBsupports regulatory changes aimed at more rational lending practices,greater lender accountability and improved borrower safeguards.
Overly restrictive rules for the forthcoming QM standard will preventcreditworthy borrowers from entering the housing market.
Meanwhile, changes to the Environmental Protection Agency’sLead: Renovation, Repair and Painting (RRP) rule have constrained
small businesses in the home building andremodeling industry. The final rule, whichwent into effect on April 22, 2010, requiresrenovation work that disturbs more thansix square feet in a home built before 1978to follow new lead-safe work practicessupervised by an EPA-certified renovator andperformedby anEPA-certified renovation firm.
“Poor development and implementation bythe EPA has resulted in excessive compliancecosts and has hindered both job growth andenergy efficiency upgrades,” said Rutenberg.
In 2010, the EPA removed the “opt-out”provision in the RRP rule that allowedremodelers working in a home built prior to1978 to foregomore expensivework practicesaccording to the owner’s wish if no childrenunder the age of six or pregnant women were
living in the home.
By removing the opt-out provision, the EPA more than doubled thenumber of homes subject to the RRP, and the agency has estimatedthis will add more than $500 million in compliance costs to theremodeling community in the first year alone, without making youngchildren any safer.
Moreover, the EPA has not approved reliable lead testing kits, andin many cases consumers are needlessly paying additional costs forwork practices that are unnecessary.
NAHB, our Florida Home Builders Association (FHBA), and TBAwill continue to fight regulations that are “nice but not necessary.”When we prevail in those battles, our consumers and clients are theultimate winners.

ATLANTA — Whenyou’re paying for theview, a vacation homedoesn’t need to have fussydecor or over-the-top inte-riors that distract fromthe lake or coastal setting.
“That’s the reason whythey’re buying thehouse,”said Alicia Mooney-Mac-chia, owner of Alicia Moo-ney Interiors, an interiordesigner at Lake Oconee,Ga., and throughout met-ro Atlanta.
“What you want to do iswalk in the house and lookstraight back at the view.”
Heavy fabrics and de-tails such as fringe on fur-niture are out, replacedwith clean lines, linen fab-rics and neutral colors,she said.
Still, vacation homesdon’t have to be shabby orsuffer from the bare-
bones look of a collegeapartment. Lake homestyle can enhance the se-rene environment whilemaintaining functionalityfor friends and family.
“The layouts are moreefficient and effective,”said Dan Jones, owner ofJones and Jones PremierBuilders and president ofthe Lake Oconee BuildersAssociation.
“There’s not as muchwasted square footage.Obviously, openness is acontinuing trend, and lesswalls.”
Carol Morrison, whoowns a vacation homewith husband Ken on the10th hole of the HarborClub golf course at LakeOconee, said they usedminimal window treat-ments to keep the houseopen and emphasize theview.
The desire for open-ness even extends to deci-
sions about placing stairrails so they don’t ob-struct the view.

owner of Stair South,based in Eatonton, Ga.,said his company situatesiron rails horizontally (al-lowed by local buildingcodes), instead of verti-cally, both inside and out-side the home.
“If you’re sitting onyour porch and lookingonto the lake ... you canlook horizontally and seemore,” he said.
Using nautical decor
You don’t want to getseasick at your lake home.If you want to give a nod tothe water setting and par-ticipate in the nauticaltrend in homes and fash-ion, Mooney-Macchia ad-vises against creating a“lake room.” Instead,keep it simple.
She accessorizes withnautical items, such as oldoars or glass fishing floatsand buoys covered withnetting. Or a throw pillowcould have a nautical orwater motif.
Requests for bunk-bedrooms are rising, espe-cially as grandparentsseek to accommodatemultiple grandchildrenduring weekends andsummers.
“One of the neat things
we’ve done is bunkrooms,” Jones said. “Youknow you’re going to beloading the house withpeople. Instead of a bed-room with a queen or kingbed, put in bunks.”
He adds that the mainthing to consider is ceilingheight — at least 9 feet isoptimal.

Going big
While much of the timeis spent outdoors, home-owners are placing agreater emphasis on cre-ating large spaces forthemselves and theirguests to eat indoors.

“We had it made to looklike a picnic table, but it’sreal heavy wood,” TrudyHene said.

traditional or transitional,vacation homeowners of-ten use wood elements in-doors to reflect their lovefor the outdoor surround-ings.

CHARLOTTE, N.C. —Lowe’s executives arehesitant to say that we’vearrived at the home of theJetsons, with everythingin your house automatedand controlled by comput-ers and wireless devices,but they say we’re not faroff.
“There’s been so muchhype, we don’t usually say‘the Jetsons house,’ ” saidKevin Meagher, vicepresident of smart homesfor Mooresville, N.C.-based Lowe’s Inc. “The re-ality is, we’re gettingthere.”
The home improve-ment company has start-ed rolling out its Iris sys-tem, which it says willhelp consumers use lesselectricity, increase secu-rity, and help monitor andalert homeowners to ev-erything from freezerdoors left open to elderlyparents in trouble.
Iris gives users theability to remotely controland monitor systems suchas thermostats, doorlocks, power consump-tion, cameras and motionsensors, on a computer ormobile device. Lowe’s isexpanding Iris to nearly500 stores this month, upfrom a pilot run in 10stores. The products arealso available online na-tionwide.

lessly with more house-hold appliances and possi-bly even electricity me-ters in future “smartgrids.”
Iris is the latest in astring of smart home sys-tems that have come outrecently.
Time Warner Cable hasbeen rolling out its Intelli-gentHome service. Veri-zon unveiled a similar sys-tem in 2011, and Comcastis pushing its Xfinitysmart home system tocustomers.
AT&T is piloting a sim-ilar system called DigitalLife. And home securitycompany ADT has of-fered a smart home sys-
tem called Pulse since2010.
But there are still ques-tions over whether smarthomes will truly catch on,or even whether consum-ers really want them. ThePew Internet & AmericanLife Project released asurvey of experts onwhere they see the futureof smart home systems in
June.Just over half agreed
with the prediction thatfully connected smarthomes would be muchmore widespread and ef-ficient in 2020, while justunder half predicted mostsmart home efforts willfail due to consumer trustissues and the systems’complexity.
Smart home systemswill certainly have toovercome hurdles beforeconsumers adopt them.Chief among those, Pewfound, is the problem ofgetting diverse manufac-turers to all use compati-ble standards in consum-er electronics, so they canall talk to each other.
The systems are alsomore complicated thanold-fashioned “dumb”homes, even thoughLowe’s and others havetaken steps to simplifythem.
And consumers couldreact negatively to the“Big Brother” aspect ofhaving their energy usageand comings and goingsconstantly monitored,even if by a service theysigned up for.
Manyof thesystemsonthe market now offer sim-ilar capabilities. Lowe’sIris, Time Warner Cable’sIntelligent Home, and Ve-rizon all give users the ca-pabilities to remotely setthermostats, set dooralarms, and connect towireless cameras in thehome, for example.
Here’s how Iris works:Once Iris is installed, asmall hub wirelessly talksto various home appli-ances and a user’s mobiledevice. Users can setrules, such as turningthermostats down whenthey leave, or wirelesslyturn them back up beforethey get home. A key fobsensor tells the system
whether the user is athome or not. The systemalso comes with motionsensors and cameras,which can be accessedfrom a mobile device, sen-sors to tell whether a dooris open or closed, a smokedetector and flood sen-sors.
Lowe’s is rolling outmore devices integratedwith Iris soon, such asdoor locks and pet doors,which can be configuredto open or close at certaintimes. The retailer also isleveraging its connec-tions with manufacturersto come up with more con-nected devices in the fu-ture, such as valves thatautomatically turn off wa-ter if a flood is detected,or a water heater thatlearns your personal rou-tine and heats the wateronly when you generallyneed it.
The base cost is $179for a security kit with anIris hub, door sensors,motion sensors, and a se-curity keypad. Or you canpay $179 for an energy kitwith an Iris hub, one wire-less, energy consump-tion-monitoring wall out-let, and a thermostat. Acombined kit with every-thing from both starterkits costs $299.
Adding more sensorsand accessories costsmore. A wireless videocamera costs $129, whileeach additional key foband door sensor costs$19.99, for example.

Question: I am tryingto complete a short sale ofmy home and received anapproval letter from mylender. I can’t tell if I’mbeing released from theremainder of the debt. Myreal estate agent will notexplain the seven-page

I will be receiving a 1099form for the deficiency.
How do I know if I amoff the hook?
Answer: The only wayto tell if you are truly re-leased from the obligationis if your lender says so inwriting, such as, “You arereleased from any further
liability under this loan.”Your real estate agent
is correct in not trying toexplain the approval let-ter. Consult with an attor-ney instead.
Approval letters oftenare vague on this issue.Simply getting a 1099form regarding the “for-given debt” is not enough,and your lender can still
come after you for the de-ficiency if your approvalletter does not specifical-ly release you.
I have had many casesin which I have had to getthe lender to clarify in theapproval letter that theborrower was releasedfrom the remaining debt,which can be a difficultand time-consuming task.
I also have had instancesin which we have not beenable to obtain the full re-lease in writing.
Still, most people arebetter off with a shortsale, even without a fullrelease.
They may be able to ne-gotiate the debt for pen-nies on the dollar, and theywill save themselves a lot
